A view from the ocean club/pool

This review is for a Costco vacations package. If you go through Costco and rent a townhome that is three bedroom three bath, I believe you will receive one of two "Garden view" townhomes. Which are on the opposite end of the resort (far from the pool or ocean club). This review is for townhome unit 1F. The not-so-good: The cold water in the upstairs guest bathroom sink did not work. There was not a working light in the laundry room. There were also some odd noises in the upstairs guest bathroom. There was no remote for the television in the master bedroom. Just a fire stick remote. Lights in the dining area also did not work. We didn't want to deal about having maintenance people come in, so we just let it go, we were able to manage. We did not ask the front desk for any support on this. This part is just for the owner of this townhome. The carpets are terribly stained, there are dings all over the furniture, and the walls are badly banged up. It would be great if the owners could take some time to refresh the townhome. There was also no barbecue on the patio as was advertised in photos. The garden view is not a garden view and is mostly just these random pine trees. I would say that the accommodations are 2.5-3 stars, at best. The neutral: The ocean club did have a lot of rules. And I brought my children to the pool, but made sure they were quiet and respectful of the many retirees that live there and were at the pool. We were not told to be quiet or policed. We just followed the rules.. They also had water there so you didn't need to bring a water bottle, FYI. There are also old golf clubs and sand toys, beach chairs in the downstairs closet in the laundry room. The front desk will give you beach towels for the beach. The pool has pool towels for you. The good: Loved the location. And to be honest, we spent much of our time outside of the townhome, but having 1677 square footage was awesome for three adults and three children. I really appreciated the cleanliness of the apartment, even though things were stained, worn, and banged up. The cleanliness of the townhome was managed really well. It was just very worn. The resort staff was friendly. I only asked them for extra trash bags and toilet paper twice. The resort grounds were definitely four star! Parking was great as you just got to park in front of your townhome. The Costco good...Costco took care of the cleaning fee, as well as any daily resort costs. Also, earned a gift card through Costco.

We booked two condos, 5G and 19C. We really enjoyed the accommodations as there was plenty of space for our group of 12 and the views of the golf course and partial ocean view with multiple balconies was a surprise. We also really enjoyed the pool and bar service contrary to a few other reviews. We were a little concerned reading the reviews since we were taking two toddlers and three other children, but had zero issues when at the pool. We ended up there almost every night to swim and watch the sunset. Parking could be tough, but being there during the slow season we always found a spot. Highly recommend this location and keep an eye out for deals on their website. Great value!

The obligatory coffee early in the morning on the first day of vacation.

We rented 9B for a week. This unit has a view of the beach and the golf course. Our review of the resort is biased by our interaction with the owner of our condo. She is amazing! The condo was great, don't get me wrong. With two bedrooms, pullout couch, and inflatable bed there is more room than we needed. The kitchen was set up and provisioned with a the cooking implements you will need to make as simple or as ellaborate meals as your adventure will allow. We used the condo as a jumping off point to all other areas of the island at it worked well.

The service was terrible. Sure the rooms were very nice but the service was absolutely terrible. The only good server there was Kathy she's very nice but all the others were just so rude. Also the maintenance guy, Vincente is very nice. A person walks by like every 2 minutes to yell at you and "remind" everyone about the rules (which btw are so unnecessary rules). Then they also do a sweep around at people on the chairs to look for hydro flasks, speakers, balls, and floaties. Also if you go up to the bar they'll yell at you to put your shirt on. They don't even greet you when you walk up the man there just yells "put a shirt on" in a very rude and unnecessary manner. The rules are: No hyrdroflasks, floaties, balls, or speakers. No jumping, diving, splashing, climbing on others, or "horseplay". And a bunch of other stuff I can't remember but those are the biggest ones. Something that was also just not okay was that they yelled at the kids and told them they're gonna get a 10 minute time out if they continue to splash around, which is extremely inappropriate to talk to a minor that way. They should have known better to speak to the parents instead because that was completely unacceptable. The next day my water heater was out and I didn't have any hot water for 4 days. The general manager is very rude and when we went to speak with her about the issues she yelled at us, like full on yelled telling us that she had looked for the part to fix it for hours, as if it were our fault. Also the next day we went to go to the pool because we were hot and our pool key cards weren't working so we called and they said that they had shut off our keys! I kid you not they flat out told us that they revoked our cards because apparently we were mean to the servers (which btw we weren't, my personal room and family had not said anything to the servers, maybe other people we were with had but we did not and we were being guilty by as). Also the next two days after the pool incident our parking spot was blocked so we had to park all the way in guest parking. This may seem like a crazy story but I kid you not I have like 30 people to back up my story. Anyways I will never ever stay here again and I suggest other people don't if they don't want to have rude customer service. (Also here's a picture of the living room of 20 D to show my story is real.)

The resort is nice. Pretty quiet. Pool is nice and not overcrowded. Fairly short walk to public beach and I have a bad knee. Units were nice. Only shortfall for my specific unit was quality furniture and the lack of enough furniture. There wasn't even a smart tv available. Unit 1c. Plus it advertised garden and views but it was a forest 10 feet of back patio. Wildlife is cool, lots of cats and mongoose.

Ask the Community - Halii Kai Resort

Are there BBQ for guests to use?

If your unit has one.... These are privately owned units and furnished quite different from each other.

Is this the hotel that lets guest use Hilton Waikoloa Resort pool/facilities?

No. It has its own pool on the grounds. I asked if we can use the Hilton pool and the answer was no. The pool on he grounds here were pretty cool and had a great view.

It says oceanfront but people only talk about the pool. how far to the beach? can you hear the ocean waves from the bedroom?

It will depend on which building and unit you are in. The resort is mostly perpendicular to the ocean, so buildings/units on the mauka (towards the mountain) side will not hear the ocean waves from the unit. There is no beach in front of Halii… Read more

One of the best things about this property is how easy it is to get around. Unlike larger resorts where you feel like you're constantly walking from one end to the other, everything here is close and accessible. It creates a much more relaxed and cozy experience. The beach is also within easy walking distance, whether you choose to go left or right. Another major advantage is the location across the street from two shopping malls, both offering restaurants and shopping options. The convenience of being able to walk to everything is truly priceless. If I'm remembering correctly, the malls are called King and Queen, or something very similar. In one of them, there is also a grocery store that is impressive in its own right, with cooked food and a wide variety of items you might need during your stay on the island--or even if you are not staying there. I will review that grocery store separately in another post. Overall, this is a great choice for anyone who values convenience, walkability, and a more intimate resort setting.

Would I stay here again? Probably, depending on the circumstances. However, it wouldn't be my first choice. Biggest Issues: -Cleanliness Unfortunately, our room did not feel clean when we arrived. There were cobwebs hanging from the ceiling, a dead cockroach on the floor, dead moths, and noticeable dust buildup along the baseboards and behind the TV. I know some of the rooms have been renovated, but we weren't fortunate enough to receive one of those. - Resort Size & Getting Around This resort is huge, which can be either a positive or a negative depending on where you're staying. One of the biggest disappointments was that the canal boats were not operating. I found out they had been out of service for over a month for maintenance with no estimated reopening date. My kids would have absolutely loved riding them, so that was a letdown. The tram system also needs improvement. If you happen to miss one, expect to wait around 45 minutes for it to come back. It makes several stops across the property, and there really should be two trams running at all times. We had a heavy stroller, and lifting it onto the tram often felt like more work than simply walking. ** Choosing the Right Tower Matters We stayed in the Ocean Tower, which is the farthest from the lobby and most of the restaurants. The upside is that it's closest to the pool with the lazy river and smaller water slides. There's also a pool bar, a coffee shop with pastries and açaí bowls, a small gift shop, and laundry facilities (although every laundry rooms we checked was out of order). Even though we didn't pay for an ocean-view room, we could still see the ocean from our balcony, which was a nice surprise. If I stayed in this tower again, I'd request either a renovated room or a ground-floor room with direct access to Buddha's Point and the pool area. Even getting from our room to the nearby pool felt like a trek. The Palace Tower has the nicest appearance and reminds me of the Venetian Hotel in Las Vegas. It's centrally located, so nothing is excessively far away. I also heard these rooms have been renovated, making it a good choice if having a nice room is your priority. That said, it's not particularly close to the main attractions besides the Italian restaurant, which is only open for dinner. Personally, I don't think I'd choose this tower. If I came back, I'd most likely stay in the Makai Tower. It's closest to the lagoon, the major pools, and several dining options, making it much easier to get around. It's still not directly next to everything, but there's an elevator that makes getting to the pools and restaurants much easier, especially for anyone using a stroller or wheelchair. Traveling with a stroller made this resort more challenging than I expected. While there are accessible routes, they're often indirect and time-consuming. For example, walking from our room to the Lagoon Grill took over 30 minutes. For families with young children or anyone with mobility limitations, that's something to seriously consider when choosing a room location. Dining Having multiple restaurants on-site was convenient, but the operating hours weren't. The three main restaurants--the fine dining restaurant, Italian restaurant, and Tap Room--only opened for dinner. The breakfast buffet was expensive, although there were less expensive plated breakfast options available until around 10:00 a.m. Between breakfast ending and dinner restaurants opening, it sometimes felt surprisingly difficult to find food late in the morning or early afternoon. The good news is there are several restaurants and shopping centers just a few minutes away, and the resort offers a paid shuttle service if you don't have a car. You could easily spend your entire vacation without leaving the property. Overall, we still had a good trip. The staff was consistently friendly and helpful, and there are definitely things to enjoy about this resort. However, it feels like a property that has enormous potential but could really benefit from better maintenance, improved transportation, and more attention to cleanliness. With a little extra care and investment, I think this resort could become a truly great destination again.

Check-in was warm and the complimentary upgrade lent a genuine sense of hospitality -- one the stay itself never lived up to. The air conditioning was broken and clearly overdue for servicing. Housekeeping was inconsistent at best: personal items had been moved in ways we found inappropriate, bed linens went unchanged for stretches, and the towels bore visible stains on two different occasions. Most concerning was a basic hygiene failure we witnessed directly: a housekeeper handled the trash bin and then, without changing gloves or washing hands, proceeded to handle and place our fresh towels. That is not a lapse in polish -- it is cross-contamination, and at a property of this caliber it points to a gap in training and supervision that guest-facing warmth cannot paper over. BAD COCKROACH INFESTATION!!…read more We stayed here for 5 nights in Aug 2025 and unfortunately our experience was ruined by a persistent roach infestation inside our unit. On the very first night, we killed six live roaches indoors. Over the next two days, we encountered several more inside--including one crawling near my foot while we were eating at the kitchen table--which terrified my children. We also saw many on the patio, along with ants along the wall near the sliding doors. We were unable to use the patio or keep the doors open for fresh air. Management sent pest control to spray, but the cockroach sightings continued. They offered less than 10% partial compensation, but it didn't make up for losing the ability to relax or feel comfortable in the unit for the majority of our stay. We understand Hawaii has tropical insects, but this went far beyond the occasional sighting. This was a recurring and disruptive issue that affected our enjoyment of the vacation. Management said it's "normal" for Hawaii. Well, I've been coming to Hawaii for decades and I can confidently say this is a bad infestation because I have never before experienced anything like this. Especially at resort (supposedly) of this caliber and price point. And management's response was slow and unsatisfactory. I do NOT recommend this resort. The front desk is so important, and why at my business we take it so seriously. You'd think Marriott would too.

It was the first impression of this resort which would captivate our senses for the rest of the stay and the next stay, and beyond. As a guest we were treated to 5 star service! The Aloha spirit seems to be in the hearts of all the staff! The Live entertainment on weekends is special, and all you can eat Buffet once a month is worth waiting for! There is so much to do right in the resort from snorkeling and swimming where sea turtles hang out, to enjoying the many pools and spas.....and it is perfectly located to enjoy sunsets, and day trips across the island! Kona is very close and if you love coffee it is a short trip to the many Kona coffee farms! The rooms are spacious, spotless and comfortable ! Room service is immediate and all staff friendly and helpful. I hate to recommend this most perfect of getaways because my wife and I want this place all to ourselves, but this resort, staff, and our gratitude for the experience deserve a 5 star experience rating!
