I relocated to California for work (RTO) and left the property in August, giving Marshall Reddick full authorization to manage everything--including tenant placement and payment of utility bills. This was by far the most horrifying property management experience I've had, and I own properties managed in other states. Over several months, I was instructed to reduce my rent five separate times due to what they claimed was a "poor market," yet the company changed real estate agents 3-4 times without my consent. Each time, they failed to run the live Facebook marketing campaign they had explicitly promised. Most alarming, I was later informed that power to the property had been shut off for three weeks before Marshall Reddick notified me. I was told this occurred due to a lack of funds, and only after the prolonged outage was I informed of a potential microbial growth issue--a serious risk to the property that should have been addressed immediately. Despite providing a 30-day notice for non-performance, Marshall Reddick ignored the notice entirely and continued to demonstrate a complete lack of accountability, communication, and urgency. This experience showed a complete disregard for: Basic property oversight Timely communication Tenant placement execution Utility management Owner fiduciary responsibility I would strongly caution any property owner--especially those managing remotely--before trusting Marshall Reddick with their investment.

I had the lease for one year, I stayed in the apartment for 11 months, but I had to move due to new job opportunity, I gave the guy who I signed the lease with (Perry) a notice of one month and two weeks that I was leaving and if he could give me the last month and the security deposit back. So on June 31st I gave him the keys and he was happy with how I left the apartment and told me that he will send me a check for last month and deposit ( I have a text to prove this), so I trusted what he said. two weeks later as I keep checking my mail for the check, it was never sent and it was that he had switched the numbers on my new address and the postal returned the letter back. I waited a third week and finally, I got the check but it was only for the deposit. I contacted Signal Real Estate office and sent them the text saying I was going to get the full amount, they couldn't say anything and told me to talk to Perry, so I did that and I was calls and texts are ignored and his voicemail isn't excepting messages......... I guess prayers work, a month later I received the check for that last month. If it wasn't for this money hassle I would've given them a 5 star for the cleanness of the place and how I was kindly treated when I was signing the contract and when I was leaving lol.

He was always easy to work with and friendly. When we decided that we wanted to buy a home, he provided us with listings information on properties in greater Fort Myers that were in our price range and area. We went out on several occassions and toured homes with him to figure out what we wanted. He pointed out both the good and the bad on properties. When we found a property that we liked, Bo gave us information on what similar houses had sold for so that we could make a fair estimate of the value. He wrote the purchase contract so that our deposit was protected in case the house did not pass inspection, we did not get our loan, or it did not appraise for atleast as much as we agreed to pay. Unfortunately, we had to cancel two contracts because the inspections were bad. On the first one, the house had a roofover which we could not have known about without an inspection. The Seller tried to save money and did a partial repair that we could have gotten stuck with if our agent was not looking out for us. On the second one, the house had problems too and we cancelled and got our deposit back on that one too. In the process, we realized that we are new home people and we wanted things to be perfect. Based on that, Bo found a new home community with very nice houses in our price range. He went with us to the community and we toured some. We liked the new homes there and decided to buy a house. He helped us negotiate a great price and we were able to buy our house for less than other ones the builder was selling. We have been very happy in our new house and Bo did a great job representing us as our Buyer's Agent.

They have sent us to the wrong office to pick up key fobs, then didn't have any when we finally went to the correct office. The have failed to update registration with the security company, so our guests have been detained at the gate sometimes and turned away altogether at others. They have been notified in great detail of these issues, and ignored our requests for action. I'm not sure how this company continues to find victims/clients with a 1 star review rating, but do yourself a favor and find a company that can fulfill simple requests. You'll be sorry you didn't when you can't get into your own security gate.
