He "managed" 2 of my properties. His "inspections" were useless. Whenever, I flew into town to check on my property, I always found major damage that magically happened right after an inspection. I renovated one house before hiring him. He gave it back to me with every door kicked in, ceiling collapsed and the roof was rotted out. If Mike "manages" your property it might cost $30,000 in repairs when he returns it to you. Don't expect him to do anything that actually requires work on his part. Learn from my mistake, find somebody who will actually protect your real estate asset.

I was a serious buyer, and my offer was only about 3.3% below the listing price. I was not looking for an unreasonable deal. I was trying to purchase a home while getting straightforward answers about the property and having legitimate concerns addressed. During the transaction, we were repeatedly told that "the sellers don't know" or that "the sellers never lived there." The initial disclosure also contained numerous "I don't know" responses, and questions from my agent were not consistently answered. I also felt that my agent was spoken to disrespectfully during negotiations. What concerned me most were the physical condition and safety issues I personally observed at the property. I observed three large openings in the fence that had been patched, with a large dog on the other side. I also observed what appeared to be mold or mildew around the interior AC unit and underneath the exterior AC unit. These were concerns I felt deserved to be taken seriously and clearly addressed before proceeding with a purchase. I also noticed that the Zillow listing for 329 Mizzen Lane described the property as having a fireplace, but there is no fireplace. There is a fire pit, which was also listed. In my opinion, property information should be carefully reviewed and accurately represented, particularly when a home is being marketed at a premium price. Overall, I felt that more emphasis was placed on how beautifully the property was staged and presented than on addressing the concerns I raised about the home's condition, safety, and listing accuracy. If you are considering purchasing 329 Mizzen Lane or another property in Emerald Shores, I believe it is reasonable to expect accurate property information, transparency, attention to concerns raised during an inspection or showing, and professional communication throughout the transaction. I am sharing this review because, as a prospective buyer, these are things I would have wanted to know before spending significant time and money pursuing a property. Based on my experience, I would not recommend this transaction experience. I ultimately felt that a significant amount of my time was spent pursuing a property where my concerns were not adequately addressed. The property had also previously been listed from approximately July through November, which was another piece of information I considered when evaluating the property and the transaction.
