Management at Burton Way Luxury Apartments gave a key to my unit to my stalker -- yes, you read that right. My stalker created a fake email pretending to be me, told the office that a "friend" would be picking up a key, and they actually handed it over to him. This was after I had already given the management team written and verbal instructions not to respond to anyone using that email or any other number but mine. As a result, my home was broken into, thousands of dollars worth of belongings were stolen, and I was left feeling completely unsafe in my own apartment. On top of that, the building is infested with roaches. They're all over the property and eventually made their way into my unit. I complained about this repeatedly. Every time, management said they had "treated it," but nothing ever changed. The problem clearly runs deep in this building, and they simply refuse to take it seriously. And if all that wasn't enough, after everything I'd already been through, a new employee started working for the management company and -- unbelievably -- called my stalker directly, thinking it was me. This is after months of me explaining the severity of my situation and begging management not to make that exact mistake. It's beyond careless -- it's dangerous. For the amount of money they charge to live here, tenants deserve safety, professionalism, and basic human respect. Instead, what you'll get is a roach-infested building run by people who clearly don't care about their residents or their safety. There are plenty of great places on Burton Way, even older buildings that are managed far better than this so-called "luxury" complex. Do yourself a favor and stay far away. Unless you want to deal with stalkers, roaches, and management that puts you at risk -- this is not the place for you. This building is a complete disgrace, and the word luxury should be removed from its name entirely.

This will be the most comprehensive review you will read of Mediterranean Village West Hollywood…read more My qualifications: I lived here from 2011-2013, again from 2017-2020 and recently moved back. I also have 10+ years of property management experience, including 6 as an on-site resident manager, though I've left that career behind. Anyway, here's the rundown: Mediterranean Village West Hollywood is a 163 unit building on Larrabee and Palm Avenue, just north of Santa Monica Blvd. It is steps away from the LGBT nightlife on Santa Monica Blvd and a short walk to the Sunset Strip. It was built in the late 1960's by the Ring brothers, and the company the Ring brothers founded still owns and manages it (ES Ring). The building is RENT CONTROLLED - subject to West Hollywood RSO, which is super rare for a larger, modern building in West Hollywood (the closest competition, the "Villas" owned by Decron, while old, are NOT rent controlled). Due to its location, size, and age it has a remarkable amount of history. If the walls could talk... the reputation was a wild party building in the 70s, 80s, and 90s. There is a lot of dark history too. Many deaths, suicides, incidents. But that's par for the course in such a large building in this neighborhood. The building consists of four buildings and four unit mixes. First the buildings. There is building 1, the original and oldest building, some would say haunted in many units. Half the units face Larrabee St, which can be noisy, and the other half face the interior. Be warned a hospital rents some units in this building. Building 2 is the largest building. Half the units face the Le Petit Hotel (not ideal) and the other half face either the pool or the koi pond. Building 3 is the smallest building - only 18 units, all studios. This may be the quietest building because it exclusively faces inside the property. Building 4 is another large building, facing a mix of the pool and koi pond, and the other half facing Palm Ave (can be noisy). The units consist of efficiencies (mini studios with a kitchennete - only a handful of these exist as they were broken off from two bedrooms), true studios which there are a ton of (about 400-450 sq ft, most with balconies, full kitchens), one bedrooms, and a very limited number of two bedrooms. The amenities are comparable to one of those fancy new NON rent controlled buildings you'll find in east weho or Hollywood. There is a well maintained, centrally located pool with cabanas and tables. There is lush landscaping throughout, old trees, with gardeners constantly on site taking care of the property. There is a koi pond with seating. There is a BBQ grill. There is a decent gym/fitness center (comparable to most new buildings). There is a leasing office staffed daily from 9 am to 6 pm, though some days they have a seat warmer/temp. There are two laundry rooms - 13 washers and dryers total - with new machines that are operated via an app - very convenient. Sanitation is provided in the laundry rooms as well. There is a security guard on duty every night from 8 pm to 4 am, which helps keep the building quiet and safe. There are cameras everywhere. If you are a new renter and paying the market, the units have become very nice. They started doing grey vinyl plank, granite countertops, and stainless steel appliances. I remember my first stay here the "premium" units were still carpeted with brown cabinets and white appliances. Now on to ES Ring. I've dealt with dozens of landlords in my day. ES Ring is actually the best and most reasonable by far. Of course, they're running a business and not a charity, but at the same time, they are very understanding and friendly to tenants. For example, they recently decided to start paying for everyone's electricity and gas. Meanwhile, other landlords will try to charge you for water, hot water, trash, etc. ES Ring is very fair and reasonable and not greedy. You can trust they will do the right thing most of the time. The on-site staff is always solid and responsive. As I mentioned someone is here every day. Maintenance has always been handled quickly. For my most recent move in, Serenity was very efficient and helpful. She even applied me a move in special. I still remember my time with Tamara, Lewis, Eron, Rebecca, and Camille. Not to mention Mario and Alberto, and Edwin. Too bad nobody seems to stay longer than a couple years. Now going back to the present state of the building. Obviously, this was West Hollywood/Sunset Strip party central back in the day. but like the neighborhood it surrounds, it's become very quiet and upscale. This is not a party building at all which I am grateful for. If you want to party, the bars are in your backyard, but you're not to bring it back here. Rents are a little higher than market, but you pay for the amenities and service. I highly recommend this property. As always, if you want quiet, you are best off on the top floor and facing interior, not the street.

The amenities are nice and easily accessible, and I've been content with my stay for the most part…read more I've been living here for a little over a year now, and throughout the hardships and mishaps I've experienced with things such as, but not limited to, the difficulty with moving units (expect a headache using findigs.com), the security concerns (something has been stolen from the "secure" 4th level parking garage), mailroom inconveniences (on the behalf of the couriers), and maintenance issues (mainly the elevators), the staff has been great with assisting and handling everything. Namely, Ariya and D'Angelo have been more than helpful with taking care of the tenants. It's easy to tell when someone cares about their job, as well as identifying the integrity they bring to the property. Whenever the couriers are lazy and fail to properly utilize the parcel lockers, I've been able to consistently rely on Ariya and D'Angelo to make things right. They go above and beyond the scope of their job, and are very easy to communicate with. This is the kind of warm reception that one would want to interact with. I'm not sure of everyone on staff's name, but I can appreciate the general cleanliness of the high traffic areas of the building, along with the speedy responses to maintenance requests, amongst other things. One thing that I cannot stand is the fact that some of my neighbors choose to ignore the leasing agreement by smoking (especially cigarettes) in undesignated areas, causing me to not enjoy keeping my windows open, for concern of second hand smoke inhalation and cigarette stench permeating my unit. I've also experienced a few noisy neighbors who choose to ignore the 10pm noise curfew. The units cost too much to deal with inconsiderate neighbors! These complaints, as well as the loudness of Hollywood Blvd. are the main causes for my three star rating--all of which I fully acknowledge aren't the responsibility of the building staff. Every time we need something from the front office, it is taken care of swiftly, and the same can be said about any maintenance request. It also helps to have such a fantastic group of coworkers like D'Angelo, the supers Juan and Manuel, and the cleaning ladies Maribel and Socorro. They all make living in the heart of Hollywood extremely pleasant. If you're considering moving in, it is definitely worth it. The amenities (pool, gym, BBQ), the size of the apartments, but it is the people who work here who make this location the best choice. And P.S. If you're moving here, get Starry Internet!

My experience living at Redwood Urban Hollywood (1820 Whitley) was consistently disappointing…read more Maintenance and Building Conditions: The elevator was out of service for several months, and the hallway carpets were frequently stained and unclean. The building often smelled of cigarette smoke, and there were multiple occasions during the winter when there was no hot water for extended periods, despite residents continuing to pay for it. The jacuzzi was closed due to maintenance issues, there were periodic water leaks in the garage, and the garage remotes worked inconsistently. The laundry machines are located in the gym area, which made the space very humid and uncomfortable. There were also recurring issues with water bugs inside the building, contributing to an overall feeling of poor upkeep. Noise and Safety: The main gate produces a very loud mechanical noise whenever it opens, which can be startling. Trash sometimes accumulated in the hallways, there was no designated guest parking, and packages or mail occasionally went missing. There were also times when individuals without building access were found near the entrance, which added to concerns about safety. Management and Leasing: Communication with management was often difficult, and the leasing process felt confusing at times. There were issues with incorrect rent charges that required follow-up to correct. The fee structure also lacked transparency. Upon move-out, I was charged a significant amount in fees, even though I left my unit clean and in good condition. Overall Impression: The property could benefit from better management, more consistent maintenance, and clearer communication with residents. Based on my experience, I would not choose to live here again.

Ascent proved to be a quaint, charming, and relatively modern experience that I needed, with some pitfalls. While the units are all completely updated, it's an old building and now and then you'll hear it and feel it. There were issues with the pipes beneath the wall in my kitchen above the sink that were never a major problem but never resolved either. But that's weho for you- aged very gracefully. At least this neighborhood. The building itself is in the middle of the norma triangle which is one of the best neighborhoods in west hollywood to live in. It is safe, quiet, upscale, charming, and lovely. Ascent offers some perks, like a (very small) rooftop pool with an unobstructed view of downtown los angeles that's absolutely priceless. My jaw fell when I toured and saw it for the first time. It was not worth the price I paid. Like I said I moved in july of '19 into a 730some square foot studio... a large studio for sure. And it was $2,595. At the time I think that it might have been closer to fair, and I also might not have known any better. A year and some months went by and in the midst of the pandemic I found a larger 1 bedroom down the street (closer to santa monica blvd) for $2k a month- plus utilities that I now pay (ascent includes all utilities and cable tv in the rent...) meaning i am now living in a larger and nicer apartment for a net of $350 less per month. It's a lovely building with a lot of charm and elegance, they just are still charging too much for it. I see since I moved out that there are like 6 apartments that have been vacated just on my floor alone and I don't wonder why.

I was suspicious at first, especially because…read moreliterally every other apartment I visited during my frantic search of the area was crappy, overpriced, and/or managed by crazy people, not to mention awash in terrible Yelp reviews, so I thought surely this place was too good to be true. But it really is that great. Of course, I'm not saying this building is perfect. Like other buildings, problems do arise here an there, and you encounter the same issues as you would in any communal living setting. But unlike other places, the management actually deal with the problems as they arise, within reason, and they don't try to pull the wool over your eyes. In addition, the sense of community here is great. Liz and everyone else that work here are so friendly, I genuinely love going to check the mail or pick up a package, because we usually chat for a few minutes. They truly care about the building residents! I think this situation is really rare in a big city. The cherry on top of it all is when I signed the agreement and was lead to my apartment, I had mentioned that I was new to the city and did not know anyone. That's when Liz encouraged me to join her and some of our neighbors for a hike. I took her up on her offer and drove to Runyon Canyon Park (which is only minutes away). The hours flew by as I got to know some of my neighbors/co-adventurers. The other day a friend who used to live in LA but currently does not was passing through town, and I offered him a place to stay--I love having friends over because for the first time in years I have a place that's big enough to have guests. When I told him the address, he revealed that he had actually lived in this building when he first moved to LA! When I asked him how it compared to the other places he'd lived around town, he said this was actually his favorite, in part because it was the biggest studio apartment he ever had. So there you have it! You really can't go wrong with this place. I plan to stay at The Lofts on La Brea for the foreseeable future.

"CAROLINA" was not honest to me and not share her full knowledge before I paid for application fee AND DEPOSITE MONEY BEFORE I MOVE IN TO THE PLACE. I explained to her about my income and clearly they saw back and forward, my statements and even mentioned I have a co-signer with good history for the past 6 years and she made me to do all that and without any phone call 30 minutes after she sent a bunch of email for rentals verifications, her manager "DIANA" very rudely sent an email about rejection because of my co-signers credit and on phone call she brought another excuses, my co-signer used to be a co-signer for another 2 people with the letter of explanation we have a proof everything was on time but it's only report. Also, pay stubs are more than x3 and even x5 for source of income. As today on 26th of Feb, not these people wasted $118 only for a small commission for themselves and money from me. Also not sending my $400 deposit check back. I am trying to keep emailing and calling and leaving voicemails for DIANA and CAROLINA but non of them communicating with me. This check supposed to send out last 2 weeks and after a week Diana called me and apologized they just sent out after 10 days and because I am in LA, I would get it in 3-4 business days and now we are a week more (3rd week) I do NOT HAVE MY CHECK AND ANY RESPOND from these people. If you are self-employed even high income, stay away from this unprofessional team who would judge you because you are just smart and making money from your business.
