The guy that came out suggested a good cleaning of the track and said to use soap and water to clean it. After the cleaning he also suggested to get a good "Silicone" based spray which is best to use on a patio door track. He also suggested not to use DW40. It will not hurt the patio track but a silicone based spray cleaner is preferred. I found a silicone spray at a Menards near my home. I'm sure any hardware store would have it too.
