We were second guessing the house we are purchasing. As always when buying a house things "come up"...... Kevin was very thorough, took HUNDREDS of photos and put our minds at ease of knowing what we are getting ourselves into. We were out of town for my birthday while this was going on and I didn't have access to internet on and off. We needed 2 other reports (which he had already done) but there is an extra charge for those. Everything was done within 48 hours. We paid $410 for regular inspection and $75 for wind mitigation and four point inspection. I wish I didn't have to pay the $75 since that report was already done, but we needed it quick and it was done quick!

The process was extremely disorganized and unprofessional. My boyfriend and I both took off work for a 10:30 am inspection. I reached out the night before to confirm the time and location at which point Robert requested we push the inspection back until 3:00 pm. We agreed. During the inspection, we requested the report be expedited. We were told that was unlikely but that'd we'd 100% have the report within 48 hours. We are on a tight deadline with our close date so once the 48 hours had passed I reached out to confirm we would still be receiving the report. Robert assured me we'd have it that evening. No sign of the report that morning so I followed up and was told he overslept a nap and would have it to me shortly. I found this odd and unprofessional but believed that he'd be sending the report. Around 11:30 am I followed up again. Robert again assured me he'd have it by 12:30 pm. Robert continuously set deadlines he could not meet and did not proactively communicate. At one point he said, "I was going to offer you a refund for the wait lol" via text. So when the report finally came in at 7:15 pm, we laid out all of the numerous reasons we were unsatisfied with the level of service we received and hoped he would honor his claims and grant us a refund. At that point, Robert completely changed his tune and said he would refund our money and that all communications moving forward should be via email in case of litigation. REALLY unfortunate. While we would never bring this to court, we were extremely dissatisfied with the level of service we received given the premium we paid. ($450 for an inspection) and hoped they would make good on their claims. In our eyes, a $450 inspection warrants professional communication, organization, and timely delivery. All and all, working with R & R Home Inspections made the stressful process of closing on a home much worse. Word of advice to the company - do not take on job you don't have the bandwidth for.

Waypoint advertised and separately charged $200 for a "Pool Inspection & Leak Assessment" as part…read moreof our home inspection package. Less than 24 hours before the inspection, and only after the cancellation window was basically gone, we were told through our buyer's agent that their leak-detection equipment was broken and they could not perform that part of the inspection. That left us scrambling late Friday afternoon to find a qualified company willing to come out Saturday morning. We ended up paying $430 out of pocket for an independent leak-detection company because we were not willing to make a major home-buying decision without knowing the condition of the pool. Fortunately, the independent company found three separate leaks: the pool-light conduit, a return near the shallow-end steps, and the skimmer lip edge. Those are significant findings that could cost thousands of dollars to repair. Had we relied only on Waypoint's inspection process, we would have been flying blind. At the property, the assigned inspector told me a refund should not be a problem, but then showed me what appeared to be only a $98 charge, even though Waypoint's written quote clearly listed the pool inspection and leak assessment at $200. Our agent had also relayed that Andrea was offering a $200 refund. None of that addresses the $430 we were forced to spend because Waypoint failed to provide the advertised service with meaningful notice. This experience is exactly why consumers describe large inspection companies as inspection mills. Waypoint promotes itself as providing "Every Service, Every Detail, Every Time," but in our case an important advertised service was dropped at the last minute, and an outside specialist had to uncover serious defects Waypoint did not inspect. I have formally requested reimbursement and will be contacting the Missouri Attorney General's Office regarding what I believe were bait-and-switch-like business practices. A refund for a service that was never performed is not compensation for the additional expense and risk Waypoint created.

He pointed out a lot of things that could easily be overlooked. The only downside was that he spent quite a bit of time commenting on the design of the unit, which didn't always feel relevant to the inspection itself or didn't quite make sense in context. That said, if you're looking for a detailed and diligent inspection, they definitely deliver.
