Good: great views, great amenities, great location, concierge/front desk are all excellent. Bad: valet is incredibly rude to your guest coming to pick you up, best is to wait out on the street. Air condition has been a severe problem since day 1, waking up sweating numerous nights. I've heard continued revolving excuses, floor is out, gas leaks, roof unit, etc. I'm not an ac tech, end of story is that it hasn't worked in my 4 months here and there has not been any expeditious effort to get it resolved. clearly they are playing the legal game to try and justify "reasonable efforts" to repair it, when nothing is done. Upon move-in upstairs tenants who enjoy their nightly marijuana, had old rugs hanging onto my balcony, after 2-3 weeks of emails they were removed as if it was a favor to me? Since that occurrence there are 2 additional occurrences. Request/ticket system is a joke, they close, cancel, delete things aimlessly. They reply to online reviews before they respond to tickets. I've been a resident at Hanover River Oaks for multiple years and continue to renew my lease. The neighbors have always been great, and the team consistently works to maintain a comfortable and well-managed environment. Even during the window renovation project, the staff stayed positive, worked through challenges, and completed everything as smoothly as possible, which truly showed their dedication. The community events are creative and well planned, offering a great balance of fun and more mature gatherings. The amenities are well maintained, and the 9th floor is rarely crowded, providing plenty of space to work or relax. The outdoor gym and other amenities are also excellent, making it easy to get a workout in or unwind by the pool. Beyond the property itself, the location is ideal close to the Medical Center, downtown, the Galleria, and River Oaks. It's especially great during the holidays, whether it's walking around to see the Halloween or Christmas décor. With the award-winning recognition this community has received, I'm confident there are many more ahead. A special thank you to Regina, Melissa, Starla, Kevin, Zeid at the front desk, the cleaning staff, the valet team, and everyone else who consistently works to make residents' lives easier. Update. Storage room lock was changed, however; no compensation was made for the stolen items. Overall, living in the building is good but thefts are an issue. You get what you pay for and more. Located in River Oaks just minutes away from the Galleria. Also Aton was nothing short of stellar. He is the best concierge I've met in Houston thus far. The team was extremely understanding and Patient with me as I lost my direction and was about 15 minutes late. Came here to see a friend of mine and valet was to capacity. I've never heard of that occurring, but it did. You have to find parking on the side, which was a challenge and terrible. Lived here for about a year now and love it! Management and maintenance are easy to work with, and I love the safe and convenient location! Close to restaurants and neighborhoods to jog in. The property is also newly built, so I was the first resident in my unit, which was definitely a plus! The only thing I am sad about is not being able to enjoy all the amenities as a section was closed off to prevent gatherings during pandemic times, but that is to no fault of The Hanover. The property, personal and neighbours are nice but I recommend Hanover River Oaks only to someone who is ok to SMELL of the WEED in the common areas like elevators, pool deck, sport terrace, terrace with grills, floor hallways and your balcony almost EVERY DAY if you use them. The management ignores the reports about smoking and failed to address or fix this issue during the last 9 months. I haven't faced with this issue in Hanover River Oaks for my first year there from autumn 2020 to autumn 2021 but this period from autumn 2021 till now smells horrible!!! I will not recommend Hanover River Oaks to people who want to live in the non-smoking property. And I will definitely not renew my lease here. read more

I'm not quite sure where to start this post, but I guess the best place is the beginning. When we moved in, I hung something in the bathroom with a screw, which is clearly allowed by the lease. Apparently, that screw went into a water pipe that was ran directly against the drywall, creating a small leak. I'm not a builder, but their own workers that came to fix the problem told me the pipe should never have been placed there. They stated that a water pipe like that should be placed back away from the drywall to prevent problems like these. Despite their own workers telling me this, they tried to charge me over a thousand dollars for repairs. When I disputed the charges, they billed my renters insurance directly. Packages and the mail room. Said bluntly, the package room is a dumpster fire. Throughout the day, deliveries come in and are placed in this room. To enter the room, all you need is a code that is emailed to you. Once in the room, packages are then just piled up, mostly in random places, but sometimes according to the floor you live on. Then, its your responsibility to go find the package. The problem, its more than a little hard to find your packages with that many people living in the building. Not to mention, because packages are not secured in any way, people in the building have been known to steal their neighbor's packages from time to time. In fact, just a week before my brother's wedding, a suit was delivered and stolen out of the package room never to be seen again. When you call to complain or suggest a different solution, they either direct you to the carrier to resolve the problem or tell you they have received a lot of complaints and are looking at it. In the years that I lived there, no other solution was ever implemented. Bottom line: if I'm paying for a two bedroom apartment at those rates, they better make sure my packages don't get stolen. Vehicle break-ins. There were multiple times that residents received emails from management regarding vehicle break-ins. In fact, at least one vehicle was stolen. Now, that's not necessarily Hanover's fault and, to their credit, they hired off-duty police officers to patrol the outside of the garage gate and surrounding the building. But, its a problem when you pay as much as you do to see off-duty police every day for at least a month. And there was always something. For instance, when we first moved in, we had an attempted break-in at the apartment while we were home. Not a fun experience. There were and are many more issues with the building, but I've droned on enough for this review. The only bright side in our entire stay at Hanover was the Assistant Property Manager, Karen LaGrone. Karen always tried to alleviate concerns and make things better. read more

NO NO NO!!!! Do not put yourself through what they put me through. If you move in APT 1906 be prepared for 1907 to play music from his surround sound amp system that will keep you up all night starting at 2 AM to dawn EVERYNIGHT. You will hear, horrific bass vibrations, and your walls rattling that will cause you unbelievable torture. You will get zero sleep. The manager, Wyatt will do nothing about it. So even if you move in a different unit and hear noise that disturbs you, nothing will be done. He will not respond to your messages when asked about important things. Don't be fooled by the good reviews as you can SEE they are all from Leasing agents doing a tour. I was an actual resident since 2021 and all they care about is taking your money and all nice at first but once you sign that lease, that's it they do NOT care about you! I'd hope that observers with sharper eyes would not be beguiled by all the universally positive reviews on this page. Providing a counterpoint with a word of warning to prospective future residents. The building is quite nicely built with good amenities. The staff is generally very friendly and caring, from Akrm to Gil to Blake and others. The resident group is a diverse one, by and large quite friendly with lots of nice chatter in the elevators, not least about each other's dogs. The reason for the low rating is that the building has a major, persistent security problem. Through conversations with other residents and staff members, it's common knowledge that a number of apartments throughout the building have been broken into, with jewelry, guns, and other valuables stolen, including from the "penthouse" apartments. This has been happening since final construction of the building in early 2020 when residents were filling in the lower floors, with items "disappearing". There was even recently a Mercedes stolen directly from the parking lot, which requires a fob to access! Hanover did not bother to put cameras anywhere except on the first floor and poor coverage outside the garage. Any floor can be accessed from the internal staircase, and this is done by thieves and by drunken residents wandering around. Thieves broke the outer doors of the building at one point, to be able to roam the halls at their leisure, without detection from building non-security until serious break-ins began occurring. The building temporarily added private "guards" after some of the robberies to check things and stop outsiders from following cars into the garage -- turns out, right after these guards were dropped was when the Mercedes was stolen. No sign of new guards, but there is a new sticker system to verify a car belongs (one wonders if this does anything with several hundred cars in the garage?). The result of these design flaws was to be totally expected, and is pathetic for a building of this expense and a developer of this size. First cameras were added in the package room and the gym; finally in the last few weeks they have appeared in the elevators. We'll see if this does anything -- but a word of warning, ask about the history and future plans of these issues if you consider moving into the building. Hanover has had at least one similar issue at their building on Post Oak, with two women robbed in the garage at gunpoint there. We move into apartments for convenience and security; HRO has the former, but that allure is smashed by feeling unsafe in the building. read more

We visited many apartments before settling on Hanover River Oaks. The property is modern, luxurious, clean, and safe. The front staff (Jabari any many others) are always incredibly warm, professional, and helpful. During our initial visit, we were welcomed in by Khanh. He kindly checked on us throughout our visit to include when we closed on our unit. Joseph was exceptionally knowledgeable and insightful when he gave us a tour of the property. From the first time I went to look at Hanover River Oaks, I could tell that it was a little different. It could be due to the building being nicer than almost any other apartment building in Houston. It could also be that the people working there are extremely friendly & helpful. The valet team & concierge staff are always incredibly polite and offer to assist with anything you might need, every time you see them. One thing that made a really good impression was David, one of the leasing professionals. I'm sure everyone there is awesome, everyone I've talked to has always been friendly and enjoyable to interact with. With having toured the building more than a few times now, I can tell you that David is a great person to tour with. Just signed my lease at this new tower with Jennifer-- who was absolutely amazing, 5 stars all the way around. She was really attentive to all my needs and diligently responded to all my questions. She is fantastic, definitely ask for Jennifer if you're touring this building. The building is literally brand new so everything is in immaculate condition. The building has something like 40 floors but my unit is on the 18th floor and has an amazing view towards the Galleria area in the west, love it. The amenities are amazing: pool and gym are great, public spaces are super nice. Easy in and out of the garage, never had any issues parking. As a new resident of the building I must say the amenities and staff are some of the nicest the Hanover company has to offer. Prior to moving here in July I lived at the Post Oak location. Although I wasn't too keen on moving -- from what I considered a similarly nice building -- today I'm glad I did. The layout of my new apartment is better/bigger, the walk to Whole Foods is shorter, and the staff is really courteous and welcoming. Akram at the front desk is very helpful and professional - he has gone out of his way to help me with packages and just feel like I live at my home and not in a large building of strangers. Joseph was extremely friendly and open to conversation while we were touring. He seemed to know a lot about the place which helps to know when having to make decisions at the end of the day. Came here during my stay in Houston and I was very impressed with this property from the moment I walked in. Gorgeous finishes in the lobby and literally the best accent walls I've seen in a while nicely placed around the building. My tour was with Joseph Aviega and from the moment he greeted me I knew I was going to be taken care of. We talked about pricing & availability (suuuper slim) and eventually we found a floor plan that worked with what I was looking for. We moved in a few weeks ago and so far our experience has been exceptional. I work in the industry so will try to give a more thorough review. We were deciding between buying a house and renting someplace really nice and opted for the later. From a building and amenity perspective, this is the best you will find. We did an exhaustive search and found ourselves deciding between the various Hanover properties. Ultimately we chose this one because of the spacious yet efficient floorplans and the gas appliances. Other hanover properties had slightly better amenity pkgs but at the end of the day, you spend more time in your unit than amenities. From a location perspective, its great as well. You are central to most things. From a staff experience, you are greated with a smile when you walk in and they go above and beyond to help you. I recall my move in day and one of the valet guys, Camille, was helping me move boxes. Every interaction I have had w the staff throughout my move-in has been a pleasant one which is tough because moves in are very stressful situations. From a pricing perspective, these rents are top of the market as well. And that's ok. These are the Ferrari of apartments, don't expect Mercedes prices. Special shout-out to the engineers, architects, designers and builders who did an exceptional job designing and building this masterpiece of a building. My only critique is the online application process is a bit dated and newer versions are available that are faster and more intuitive but that's an ownership decision. And the units don't have smart thermostats, again very minor. But most other units at lower price points do have them. If you are considering a move, you will have a hard time finding any place better. read more

He really emphasized the amazing amenities and the beautiful fixtures in each unit. For my job, I need really good lighting and he helped me find floor plans that fits all of my needs.
