I have been very impressed with Harbor Steps thus far! I was seeking a dog friendly community central to DT Seattle with water views and it delivers on all those fronts! I read prior reviews and knew to ask for Larry to help as my leasing consultant and he has been awesome! It makes all the difference...he kept me informed when an apartment I was looking for was opening up and has been great with communication throughout the entire search & move-in process. Everyone including the front desk staff and security is very friendly and professional. The on site dog park is a huge plus! I haven't personally seen any homeless on property or poop or prostitutes or drug paraphernalia since moving in. Maintenance keeps the common areas very clean! Yes, the walls are pretty thin but nothing earplugs or white noise can't drown out. You have to set expectations for such in a DT apartment community. read more

Our storage unit located in the building was broken into twice. We did receive a credit for that month but no other security measures were put in place to make sure this wouldn't happen again. The units don't come with Air Conditioning any units with an ocean view will bake from May to September making the units unbearable to be in. The hallways have AC and the entire building besides the actually unit. A lot of construction is constantly going without asking the tenants an informal email is sent and then a sort of deal with it attitude. Management has already changed in the 8 months I've lived here. The location is great but in terms of comfort and peace of mind I wish I would have chosen a different apartment. read more

I couldn't be happier that I chose Harbor Steps as my home in Seattle! I got a new job offer, so I would need to relocate from NYC to Seattle. I felt SOOOOO lucky that I had Larry Vensey as my leasing agent. He is always so patient and responsive in despite of the 3-hour time difference between the East and West coast, even during weekend! He gave me a virtual tour to show me the apartments I was interested in, and he sent me comprehensive information including floor plans and videos. Before I moved in and was still in East coast, he helped me get the utilities all set up nicely in my apartment, and he connected me with a super nice wireless service technician, Burton McClerklin, to get the WiFi set up in my apartment. Upon my move-in day, everything has been perfectly set up, hassle free!! Regarding the noise situation mentioned in some comments I read, Larry told me that it was related too some construction in 2019, and there's no similar project set up for 2020 yet. Since my move-in, it has been pretty quiet, so do not hesitate to come visit Harbor Steps and make it your new home! read more

Larry (and co.) are the dream team you never knew you needed. Larry is an exceptional human being and leasing agent who never stops being on your side. From helping us setup internet, mail-forwarding, apt insurance, parking, even coordinating with our moving company ahead of our move and throughout - Larry did it all! When we first started shopping for our future home in Seattle, Larry was the only person who went the extra miles to help us feel at-home and valued, and even brought joy to us with his stellar personality. Suffice to say that Larry (especially) has made our move-in and the weeks leading in as worry and stress free as we could ever hope for. It's no understatement that our decision to live here was largely influenced by Larry's service and attention. Thank you!! Shout out also to Demetrius who stepped in fabulously while Larry was away from the office on at least one occasion.Other than the move-in and settling in process, the concierge staff and the great folks who have helped service and maintain our in-unit appliances and fixtures have stepped up on many occasions already. Love the location and proximity to all my favorite places. The maintenance service is pretty great, and so is the 24/7 concierge - no worries if you forget your keys any time! Although the units are not the most modern, they're well kept. Could probably get newer units for the same or lesser prices elsewhere, but the location is unbeatable for me. read more

I have lived at Harborsteps for going on four years now, in three of the four towers. I absolutely love this place. The staff is wonderful, the apartments are beautiful and feel like home, and I rarely hear my neighbors... the walls are quite soundproof. I can't see myself leaving this place, so I may be a lifer! In my nearly 14 years in Seattle, I have never found anywhere in Seattle that even comes close, and I've lived almost everywhere! You can't beat the views and location either, every time I bring guests over they are in awe of this place! Highly recommended! read more

Not sure what the low rating is for. I moved here this summer and just love the buildings. The amenities are top notch, management is awesome and local restaurants and stores are fantastic! Art, theater, gym, food, piles place and full time security! It isn't cheap but nothing in seattle is! Rents do go up it's a normal thing I expect mine to go up at the end of our lease. I think those upset on here don't understand a growing economy..... read more

Updating all I said before as while is still true about the building, a poor customer service by rep about fees and not even willing to acknowledge the flaws in their system and website (I do not really care about this $40 more the attitude) shows that they do not really care about customer experience. Also based on my friends experience raised their rent by like 500. Def will NOT resign. Has been living since the begging of 2017. Location is hard to beat. A great apartment complex with spacious (specially compared to many offerings in newer buildings) floor plans, good amenities, amazing staff for he most part. They send weekly updates about renovation schedule. As I am not at home those hours can't really complain about noise. On cons side: it can be loud depending where your windows are facing. A highway / night crowds. But it's something to expect in downtown. It's an older building compared to new constructions with cheaper materials / appliances. And a real bummer for me - no rooftop (only sun deck) read more

The biggest problem with Harbor Steps is how spoiled you get with all the perks. Really. Three Jacuzzis, two gyms, conference rooms, lounges, Peloton bikes, TRX, pool,, outdoor deck, yoga room 24 hour concierge and security. I hate to sound like a total suck up, but that's not even the best part of living here. It's the staff. The first time I put in a maintenance request they were here within 24 hours. Since then it's been within a few hours. The staff all greet us by name. Amazing. Throw in great sound and downtown views and only two blocks from the Public Market. Moving here was one of the best decisions we've made in a long time. read more

IF YOU ARE CONSIDERING A LONG TERM LEASE AT THIS PLACE, READ THIS!!!! I've been waiting 7 months to write this review but I wanted to wait until I wasn't so emotionally charged by the lack of professionalism I experienced while living here for a year; and I wanted to really provide a thorough review of our experience at The Harbor Steps. My wife and I moved to Seattle from San Diego about 1.75 years ago, and having never been to Seattle or lived downtown found the Harbor Steps to be THE BEST apartments in the area. Everything is walking distance from this place, and well maintained by the crew. Unfortunately, THE HARBOR STEPS HAS THE WORST management staff. All I can say is that they were great to us when we moved in (as are most companies). And considering the first place we landed in by accident when we first arrived in Seattle, The Harbor Steps was a paradise (see my Belltown reviews when we first). But once the trial period was over, so was the Honeymoon with the staff. I won't go into details about the situation but about 3 month into the lease a neighbor moved in the apartment next to us, and it turned out that our bedrooms shared the adjoining wall. He woke up at 5:30am and hit the snooze button for 30 minutes. Mondy - Friday. How do I know this you ask, BECAUSE I COULD HEAR HIS STERO ALARM GOING OFF THROUGH THE WALLS! At first I thought we had thin walls but I also shared a wall with another neighbor and feared that maybe we were being just as loud because our TV was close to her bedroom. She said she never heard us, and we never heard her. So the good news is that the walls aren't thin. However, when I complained to the Property Manager he said he'd take care of it immediately. 1 week went by, no change to music. 2 weeks, nothing. 1 month, still nothing. 2 months, STILL NOTHING. It continued to happen for 5 months and the managers insisted that he's warned the guy and given him a final notice. Finally, it ended one night at 3 am because the neighbor was out of town and his ALARM GOES OFF NONE STOP for an hour. The only way we could get it shut off was by calling the night staff to go into his apartment and unplug it. Ironically, the problem never happened again but the guy wasn't evicted. Even though I was furious about the situation, I let it go with a simple complaint letter to the property manager, because I assumed they had to work within certain tenant/landlord rules before they could actually do anthing. Then, about 10 months into our lease we figured we needed a bigger place and started looking for a larger apartment within the complex (see below). Well, all I can say is that working with their leasing agents is the straw that broke the camel's back. We made several appointments to view perspective apartments, and 3 out of the 4 times, they stood us up...or had us waiting for 20 plus minutes; in my opinion, and as a business owner, if I have an "appointment" with a tenant, looking to renew their lease that should be the easiest sell to make and warrant some type of "customer loyalty"/respect. Not at the Harbor Steps. In fact, we saw one they had advertised on Craigslist, that was about $900 more than our current place and we had our hearts set on it. But, once the agent FINALLY got around to seeing us she said there was a mistake in the ad and that it was actually $1000 more than the advertised price, but would be happy to show it to us. Uhm, NO. And if I'm not mistaken, that should've been illegal, and I could've fought it, but then it hit me. Now I understood why it took 5 months to resolve the noise issue! I HIGHLY DOUBT the property manager was doing ANYTING about the noise problem, other than pandering to my complaint. And in realizing that I didn't want to risk ending up in the same situation stuck in another 1 year lease with them. On the bright side, once I detached myself from the apartment and the complex I also realized that if we were going to pay $2300 a month for rent (including parking) we might as well buy a house. And so we did! Running us off was the best thing they did for us. All in all, in my opinion, it's a great place if your visiting Seattle for about a week, or maybe as a transitional place if your moving to the area--which many people do. But, if you plan on signing a one year lease, I suggest you keep readind. And, yes, like the other posts on here...we had a bad move out experience because they took money out of security deposit and didn't call us back when we had questions. But we were so excited to be done with those people and busy moving into the new house, we paid the last month in our rental agreement...and left the place vacant. I HAVEN'T GOT TO GENERAL OBSERVATION PART -- BUT HAVE HAVE REACHED THE CHARACTER LIMIT. I'll either add a second post or have my wife do it. read more

First, we are in corporate housing. Our stay here has been FREE. Keeping that in mind, we couldn't wait to get out of here. First, the apartment in March is constantly at 78 degrees with no A/C. We open the windows and the via-duct across the street and the steam plant are extremely loud. So if you're like me, and need it around 70 degree to be comfy, you windows will be open 90% of the time... even before summer hits (I can't imagine how bad summer is here). I also concur that the concierge service is horrible. I had a sick puppy that I rushed outside... I forgot my keys. I went to the front desk and no one could be found. I had to wait with 3 other people for 10 minutes to get help. Finally a lady sits down and asks me what she can help me with. I said I locked myself out. She asked for my ID..... It's in the apartment. She says, sorry I can't help you.... Now I am locked out of my apartment with no cell phone, no car keys, no wallet...... and she won't let me in. I waited for someone to go through the doors and snuck in, went to the corporate housing office. They were kind enough to walk me up, check my ID in my wallet and left. Why couldn't the lady at the front desk do this? Oh ya, that would require effort. Oh, there is more. Stove was very old and the burners wouldnt sit even close to flat. All the cabinets in the bathroom smelled like wood stain (in turn made all of our towels smell the same way). TV worked only half the time and channels would sometimes work and other times not (sat dish). Internet was even worse. Facility people would tie up the elevators all day. Being on the top floor, you could wait 10-15 minutes on some occasions just for the elevator to show up. This has caused us to miss the bus on several occasions as well as other inconveniences. The bed was cheap and extremly uncomfortable. So bad, my wife slept on the cement floor(covered with cheap, dark grey carpet from the 80's) several nights . My dog could not get comfortable on it...... no joke! ...that is really bad. Closet doors were broke, garbage disposal broke, and the walls are paper thin. Garage parking is super expensive and is open to the public..... so you pay 200-300 dollars a month in hopes you find a spot. He garden area is nice, when people dont let their dogs urinate and deficate in the place. Not only does the dog owner not pick it up, the staff there doesnt either. So, no one ever uses it. Also, if you have a dog, the closest grass spot is 3 blocks away under the viaduct (I hope you like walking and dealing with druggies/transients). The good? I love the location downtown by the pier (if it weren't for the factory and highway outside your window). The view is also good. The pool, sun deck, and party room are pretty cool. Overall, I would not stay here for what they charge. Maybe it's the building we are in; maybe they just don't give a crap. Either way, I will recommend people steer clear of this place. read more

Community is safe and location is prime. It is very close to Pike place market, target and Seattle arts museum is right across the community. Seattle aquarium is also very close. The level of service we received at Harbor steps was simply first class. Larry Vensey and his team were very professional, efficient and friendly. He has been extremely reliable and resourceful during our move. Larry handled the packers and movers, moving coordinators, internet and utilities technicians with minimal help from me. He would check in with me periodically to get my input and executed everything so smoothly. He is my go to person not just at Harbor Steps, but in Seattle. WORST CONCIERGE EXPERIENCE TO DATE!!! I would have to agree with Chris G., Seattle R. And Tyler F.'s reviews that the concierge staff here is discriminatory and profiles its residents who are also their patrons. I will keep this as short and to the point as possible. On arrival for check-in I tell the lady the information to obtain the keys and she had the most unpleasant attitude along with a disgusted look on her face. I thought maybe she was just having a long Monday and didn't give it a second thought. Although being the face of the building, the first person people see and deal with is YOU lady! If you hate your job maybe you shouldn't be in the hospitality field of work. That's what was going through my mind. Well check-out day comes end of the week, I am behind a white lady who had a general question and the same concierge lady was happy to answer her question with a gracious smile (here I'm thinking, okay she's in a better mood) but boy was I wrong. My turn next and that happy, cheery, sunny smile became a dreary, dark, gloomy frown. She literally went from warm to frigid as if she had a switch. Okay now that just validated my initial feeling deep down inside that I did not want to admit, but unfortunately there are still those naive, uneducated people who should not be tolerated or even employed. What gets me is that she had a slight accent so this American just got that treatment in America by someone who probably isn't! They should have the decency and common sense to know that without residents leasing with them that a building of empty apartments will not pay their wages! Thank goodness we were there on a short term rental. I would do business with the rental agency again but would not stay at this location again. I will have to say that aside from the unprofessional, ignorant treatment below the room up top was very nice. Great views, especially being in a corner room. read more

This review isn't about the facility itself, but rather the staff that works there. I am moving to Seattle in a couple of weeks and have to say that until Harbor Steps changes their leasing staff they will lose many potential tenants. Perhaps it is because I am 21 and they assumed that I was broke but they wouldn't even show me a unit!! They told me that the leasing agent was much too busy to see me that day, but that I COULD EMAIL THEM if I wanted more information on the property. Wow, what a proactive leasing team. Pity, because I really liked the building's location but it takes more than a location and decent facilities to sell me on a new home. If you have the money to spend on a luxury apartment building go to one of Equity Residential's other buildings like the Olympus, their staff is much more accommodating. read more

Their listings aren't real! I found a 1 bed apartment on Zillow listed for $2,115 per month so I have contacted the property for a tour. They replied back the day later asking for my preferences in terms of size, move-in date, amenities and budget! I told them what are the amenities, price, sq ft etc better for us and I asked if the apartment on Zillow was still available! they said yes ( I have the email as a proof!) so we scheduled for a tour. Also, I ended my shift earlier because of the appointment! So, once arrived, the same lady (Adrianne) told us that the apartment doesn't really exist, the floor plan was a lie and the price is not accurate! All because of a marketing strategy! I think this was a trap, she knew everything but not been honest and professional! They are supposed to tell you what they have available before scheduling for a tour! Instead, she let us arrive so we can tour different apartments and maybe rent one for a bigger price! Very bad experience, not professional at all, spam and such a waste of time! My husband and I lived in the SW tower from 4/7/12 - 2/14/13 and while it wasn't a terrible experience, it definitely wasn't what I expected for what we paid to live there. For the first six months, it was wonderful aside from being in a west facing apartment in the summer with no A/C except for in the hallways outside of your apartment. That was pretty terrible but I can't fault the building as a large portion of Seattle homes and apartments do not have A/C. That said, our view was spectacular.... and on nice clear days, worth every penny of what we paid in rent. On the opposite end of that spectrum however, in the winter, even with the heaters on, it never warmed up. The windows and doors had horrible drafts and the hallways weren't running the heaters because they were apparently broken. Even after speaking to maintenance, they basically told us that they weren't able to fix it. I reported it back in December and it was still broken in February so instead of just keeping it off, they told us they had to blow A/C just to circulate air which meant drafts coming in from UNDER the door. Thankfully maintenance did give me a draft stopper to slide under my door and while it was annoying, it did do the trick. I did like the fact that appliances were upgraded as were the countertops. There was an abundant amount of storage space which was also nice. Overall, the units were very pretty. Now for the bad stuff... Location: Yes, it is a good location as far as it being conveniently close to everything but you are also in tourist central as well as being at the hub it seems for those people in those vests that beg for donations to their various charities. I found it so annoying to leave my apartment because they would stop me not only when I left but also when I got back. Again, not H.S' fault but definitely the #1 reason I did not renew my lease (#2 being the soon to be destruction of highway 99). Noise: Yes, living in downtown, you expect city noises. That wasn't what bothered me. What bothered me was being able to hear my neighbors through the wall. It might have just been that my neighbors were exceptionally bad though because most of the people I spoke with didn't really have this issue. One of my neighbors spoke so loudly that I could hear full conversations through my bedroom wall... so much in fact that one day, I was just so fed up that I started responding back through the wall. He also had a tendency to sing off the balcony whenever he got drunk which happened most weekends. The neighbor on the other side enjoyed blaring his music well into the wee hours of the morning. As a whole, we aren't that picky but when we want to sleep, the last thing we need to hear is "Sexy and I Know It" at top volume at 1am. At least our loud speaking neighbor had the decency to end his conversations before midnight. Concierge: I really liked Ginnifer and Ian. They are both fantastic people who are so helpful and kind. I really was sad to leave them. The rest of the staff at least from how I saw it were rather rude and people I often found myself avoiding when they were up front and instead, sent my husband to obtain packages. I really think management needs to speak to them and teach them about kindness to the tenants who are basically paying their salaries. The leasing agents and Joseph, the Sr. Property Administrator were also fantastic. It was thanks to Joseph that the music blaring neighbors stopped and my front door draft was resolved. Harbor Steps goes through an outside source for parking and it's a hefty $225 a month. I moved to South Lake Union in freaking Amazonia and pay over $100 less for parking as well as for a reserved space in a double gated garage which Harbor Steps did not provide. While parking wasn't really an issue for me, I could see how the other levels would have problems because their private tower entrance parking were closer to the street level and the garage is a public garage. Overall, if you can get past being in tourist-ville as well as the possibility of hearing your neighbors, you will like Harbor Steps. Just know that you can find places just as pretty for less money in a less populated area. read more

Overpriced, and after 5 days in the "24 hour security" parking lot that we had the joy of paying $200 a month for, our car was completely ransacked and vandalized a few feet away from the security guard. Stop!! Don't even think twice its horrible now! Construction all over all day, RATS running at night all over the alleys and parking due to tunnel machine under ground! Jack hammers in The morning! Construction guys hanging from ladders talking worse than trump in the courtyard and the elevators which are 50% shutdown. Construction noise is too much to offset any other positive AND all combined. Nice place but not for the next few years as just started a new huge project (September 2016) construction on a 37 story building immediately in front of city view ! Noise all over the water facing side as echos through the complex and not softly! Have to move. Made big mistake. Don't even think twice. Plenty of other buildings opening up. Under new managementwho is clueless to the dirt the noise and all. Have to buy 2 air cleaners every 3 months as they explode from highway dirt as window seals are barely sealed. read more

I lived here for a year. The apartment was great, great condition. I only had one maintenance request the entire year. The staff is great. Downsides: the dang elevator and the price. I read the other reviews about waiting for the elevators and thought "I'm sure it's not that bad" and "I can deal" - after about 6 months of waiting 5+ minutes every few days, I was over it. Yesterday, I waited over 10 minutes (and am on the 18th floor, so I couldn't (easily) do the stairs). Also, the price... expect it to go up $200-300 each year. I talked to a few other residents who said the same thing and are moving to cheaper locations. Not a bad place to live but I am so excited to be moving elsewhere. read more

After emailing with various rental agents for months, I tried to set up a time to tour the available apartments. I was given a time, which did not work for me, and my requests to reset it went unanswered. I figured, no big deal, I'll just show up and see what the deal is. I entered the lobby and was greeted by the concierge, Chris. He seemed flustered and came off as incredibly rude. My husband and I are in the process of moving from New York City to Seattle. We were drawn to Harbor Steps because of the location. We visited Seattle for 2 days to view several apartments, but this one was at the top of our list when we made the trip. That quickly changed. We arrived early for the appointment to tour the property and no one seemed to know that we were coming. The receptionist finally located the woman who was supposed to meet with us and she claimed she was not aware we were coming and indicated that she had another appointment 30 minutes later and would not be able to see us. I pulled up the email confirmation on my phone, in which she was copied. I explained again that we had limited time in town to select an apartment for a quick move to Seattle and asked if there was anyone else who could see us. They asked that we return in 6 hours. We of course met with several other properties by then and decided not to keep the second postponed appointment. We are easy going people, yet they treated us like we were trouble makers. We were looking to put a deposit down on an apartment THAT DAY. We were very eager. In addition to the unsatisfactory customer service, the floorplans and photos they sent us were not impressive. Hopefully the units will be updated soon. This is the only property we considered that still had outdated appliances, carpeting and plumbing. We had a similar experience with every Equity Residential property we visited (Centennial and Olympus included). We selected a property under a different management company. We ended up paying a bit more, but after our experience I believe it is worth it. read more

I don't even really want to give this place 3 stars, but..... If I would have given this place a review while I lived here, it certainly would have been better. I had a great place with a great view. And for a business traveler, this place was perfect with the concierge keeping my packages until I was back in town. Now, I did have a few issues while I lived there. Like when maintenance broke a chunk of my counter off while doing another repair and they actually tried to tell me that they would wait until I moved out to fix it. It took MONTHS for me to get it fixed. I kept getting the run around about them only being able to use a scrap of counter so we'd have to wait until one was available. And twice I had the pleasure of having another apartment leak into mine. It made my apartment practically unlivable, yet they didn't do anything for me. I could have gone to a hotel until Friday, but that didn't help since it was still unlivable over the entire weekend. And then there was the building that was constructed right in front of my view. And the staff tried to tell me my view had not changed. Ummm....I could no longer see the mountains or the full ferris wheel, but apparently to them that meant it hadn't changed. Now, here comes the best part. After the HUGE rent increases twice (13% after 9 months and over 10% a year later), I decide I can't stay here. I can own a house for cheaper! So, I give them my notice. And now no one will respond to my questions. I can't get any answers on anything I ask. Like how do I give notice. And who do I contact that I emptied my storage unit. I use the the cleaning service, carpet cleaning service they recommend, but they still don't give me back my security deposit. So, why did I bother? But of course, no one will respond. And the best is that they charged me $85 for paint. I literally had one picture hung in my living room and they tried to say I had to pay for the paint because of the damaged wall. Needless to say, since I didn't keep me mouth shut, they ended up refunding me the paint money when they couldn't prove there was any damage done to the wall. I loved the time I lived here. The location is amazing, but it is definitely NOT worth the money. And now it's so loud with all of the construction. And the staff seems to be a rotating door....not sure why that is, but it's concerning, nonetheless. Oh and beware of the parking garage too! I know they are not owned by Harbor Steps, but lots of thefts and break ins happened (once to my car). And not only do they not answer emails or calls, but they didn't refund me my month AND they charged me after I had moved out. It took several emails and phone calls to fix this! read more

Apartments: I am a current resident at this apartment community. The location of the apartment is good. The amenities are a little old, the apartments have been installed with new appliances. Staff: The leasing staff is extremely not understanding. I had an issue with seeing a line item on my monthly rent for Seattle city lights I needed clarification on and could not get to them while I was traveling. They refused to waive the late fee while I was trying to sort out what the extra charge was. They were rude and mentioned that they had nothing to do with Seattle City Lights changes, and still they showed it as a part of my rent on their portal and collect payment for it on their portal. There are several other apartments around the same location that I would recommend over Harbor Steps. Bad Experience. Please beware. read more

We lived here for 3 years and just recently moved out as we purchased a home. I can solidly recommend Harbor Steps - the location is convenient, the homes are nice for the price, and the staff is top-notch. Service requests are processed promptly, always within 24 hours - I even had maintenance show up the same day if I submitted the request early in the day. 8 years ago or so, when I first moved to Seattle, a lot of my friends lived at Harbor Steps. It was a really nice place in the midst of downtown, and there weren't many of those. Now, it's still as expensive but the problem is that there are a lot more places to live - so many apartments have sprung up that you can't even count them on your hands anymore. I recently stayed for a month at HS in corporate housing. The apartment was nice, but nothing amazing, and comparable to most places I've lived downtown. The male concierge was a jerk - losing packages, blaming us, not really that pleasant... honestly, the dude is a douche. There is a new lady who seems great, so we tried to work with her. The fitness center is average, the common room sub-par, the garage spots tight. Really, the best thing is the location - for which, yes, you'll have to deal with tourists - and the fact that it takes big dogs (we don't have one, but I remember a friend having trouble with this.) My recommendation is to save your money and go elsewhere. Or spend and get more elsewhere! read more

Run from this place. Don't let the location and amenities deceive you, you can find these other buildings without all the problems. 1. Noise. Exterior repairs kept us from using our unit during the day for nearly a solid year. It sounded like a jackhammer in our living room. We thought we were finally out of the woods and signed a new lease (more on that horrible experience later) thinking at least the noise situation was resolved when we received notice (RIGHT AFTER signing our new lease) that a 3-4 month engineering assessment was to begin on the interior of the building. This involves intrusive construction inside many of the units and HORRIBLE noise throughout the building (again, think a jackhammer in your living room). If you work from home, have pets sensitive to noise, or children, RUN! 2. Security. Our car was totaled in the parking garage due to someone stuffing cardboard boxes under our car and lighting them on fire. NOTHING from management. Not even an apology, let alone an offer to cover our deductible. We lost our car, had to pay a huge deductible, and were put through a police investigation. There are frequent break-ins in the garage also. Our other car has been tossed multiple times. We were assured that additional security would be added (cameras, etc.), but so far, nothing. Security is also lax around the buildings. There are not sufficient cameras and only one security guard for four giant buildings and a huge property. The security guard also has other responsibilities outside of security. 3. Elevators. There are only 2 elevators in the NE tower. And one of them is frequently reserved for movers or out of service. This leads to LONG waits and packed elevators. One time it was out of service for MONTHS! This is hugely inconvenient. 4. Inflated rents for long-term tenants. Rents have gone down 3% in the Seattle market, yet rents for renewing tenants continue to go up. When it was time to renew our lease we researched the market extensively. Based on comps our unit was worth $600 less than what we had been paying for it. We approached the leasing office with what we believed was fair market rent and were told "no." Policy is that they NEVER reduce rent regardless of where the market is. We decided to move, but with a desire to minimize pain for our young son who goes to school in the area, we decided to move into another unit at Harbor Steps. This unit was the exact same floor plan, only 7 floors higher. It was listed for $800 less than what they were charging us to renew our current lease. So we move. Then we look online and see they have listed our previous unit for $600 less than what they quoted us. That was EXACTLY what we told them we were willing to pay based on fair market. So we moved for nothing. This is a really crappy way to treat long-term tenants. If you move here expect a rent increase every year regardless of where the market is or expect to move every time your lease is up. What a pain for everyone! 5. Old buildings and dated furnishings. Horrible drab paint color in the units and outdated window coverings. Makes units feel very dated. Much nicer, and newer units on the market. No air conditioning. Very hot in the summer on higher floors. In summary, while the location is great and the complex offers some nice amenities, the problems far outweigh the positives. I'd look elsewhere. read more

It is not the staff but the holding company "Equiity" which is a issue here.I mean it is but obvious that SW tower and other buildings are wearing out..but Harbor Steps people just refuse to repair things.The parking garage is in a horrible state.Filth and chipped out concrete/cement every where.I also think that the SW tower is sort of allocated for ASIAN population and is rarely maintained.Been here for 3 years now..but this year it is sucking really bad.Pet issues and irresponsible residents..all complaints fall onto deaf ears.Other than the location this facility has nothing to offer really.Recently the management is not responding in time either..they seem to have hired unskilled immigrant workers as part of their regular repairs teams..which is sort of sucks..because new immigrants rarely care about standard of living ..or customer satisfaction.. read more

I am a temporary visitor to my friend in this apartment complex. Just wanted to mention an experience I had at this place on 5/2/2019 - I left my wallet at the gym and had forgotten it for a couple of hours. When I realized I went to the front desk and got it with everything intact. A maintenance personnel had retrieved it and left it there. I you love living in a very noisy environment, then this is the place for you. Traffic from 1st Ave is near constant - loud motorcycles, duck buses, traffic jams with horns, and last but not least, at least one emergency vehicle siren an hour - usually a firetruck (no joke). It's the noisiest environment I've ever lived in. And during the summer, the low ceilings make each apartment like a small oven - windows MUST be kept open, and even then, it's brutally hot inside. And wreaks of vehicle exhaust, especially when it's rush hour on 1st Ave. Bleh. What better way to enjoy at "home" after a long day at work than to sit in a sauna that smells of car exhaust, while listening to loud motorcycles, duck buses, and fire trucks? Lastly, the elevators are so very slow. Expect to wait 5 to 10 minutes after pressing the call button on a Saturday afternoon. To be perfectly honest, I hate this place and count the days until my lease is up. The people who work here are nice and professional - never have had a problem. The location, though, has to be the absolute worst in the city. read more
