If you are just looking for a spot to stay at for a weekend, it's OK for ladies groups or an older couple. They have only a pool for children and the baby pool was not even cleaned and up running. Not really much to offer people as activities they do play bingo in the evening, I did notice that the teenagers were riding their bikes and motorbikes around the campsite and also around on the main road since it's off of the big main road. Again, it was a beautiful place but I think it's more for older couples and maybe we can get away for groups of adults. read more

We pulled in during a flash flood. Our site was ridiculous small and flooded. It was 5pm and after driving all day during a flood we didn't want to mess with that. So we pulled into an empty spot and would move in the morning. The manager came flying over in her golf cart, with a couple of staff, and started yelling without even asking if we needed help. She said "...that's not your spot. You need to move". My husband, standing in the rain, tried to explain that ours was flooded. She said they were all full up and we had to move. So we backed in to the smallest site in the place, in the pouring rain. It has no area in front of the door, because the rig next to it is where our porch area would be. I'm not lying, our awning almost touches it! No other rigs pulled in after us that day. That other site stayed empty until late the next day. I still don't understand why we couldn't have stayed there at least until the rain stopped! Whatever. We will not come here again. There are currently three larger sites that have been open since we arrived. Given the attitude of the staff, we didn't even bother to ask if we could move. So, tonight we are sitting by our fire. This is great campground - big enough to meet great campers but small enough to feel peaceful. It's a relaxing campground and in a great area close to the water and only 6 miles from Colonial Beach. Lots to do around the area. Staff is amazing - you will feel taken care of and appreciated. Everyone is so nice and will stop to have a chat and help if you need anything. read more

Nice little campground. New management and staff that cares and is doing everything they can to spruce it up and improve the experience. Electric service is newly redone, sites are level with fresh gravel (I saw them working on one while we were there!). I saw the bad reviews before going, but with my Thousand Trails pass figured we'd try it anyway (free is free!). It rained overnight two nights we were there and while there was definitely some puddles around, it wasn't anything near what is shown in the prior photos. They've definitely done some drainage work, and my campsite itself didn't have any puddles at all (even when I accidentally sprayed my water heater all over the place!). The new manager (I'm sorry, I didn't get her name - but it wasn't Linda) was super friendly and amiable... and they even had a giant fire pit with smores for the kids! The bathrooms were obviously freshly cleaned every morning, and the mini golf course was playable (and giant checkers was fun as well). We definitely plan to go back, we were quite pleasantly surprised! Oh - and Dominos pizza delivered to us in the main parking lot with no issues at all. read more

WE WILL NEVER GO BACK. I want other people to know our first experience was like. OVER 20 NEGATIVE REVIEWS on various websites ALL INCLUDE MANAGER LINDA. First day people warned us on our lot and water problem. It stormed, I see the back of our trailer sitting in water rising near electrical hook up. A lady from the office came by and said we should turn off our electric water getting close to electric box, it's dangerous. Called ofc. spoke to Linda. I politely asked what they could do? She said, "It's not my responsibility; we cannot control Mother Nature." Started getting nasty. How we can stay in the camper with no electric? Told we could leave +cancel our reservation. No lots left, and even if I change your lot, it's dangerous to unhook it. I will keep an eye on the water, and if it rises, I will turn off the electric. Then abruptly hung up. Husband wrapped the cord up higher on the electric box. Next 3 nights, it rains, and we decided we would turn off the power and not stay overnight, risking damage to our camper. Office said $32 for each night we didn't stay. Why it's not our fault? Linda said I offered to move you, and you didn't want that. That is not what was said. As a Manager, she shouldn't put anyone in that lot. It's a shame that she is the Manager there. I can believe that she is still running that place given all the negative reviews and complaints. read more

We camped here in a motorhome and had a great site A3. For Thousand Trails, this is a super campground. The roads leading up to the entrance were in need of repair, but the roads around The camp were mostly asphalt paved. Our stoned gravel site was fairly level; quick set up for us. Sites are angled so that we had a nice view. All utilities worked great. Concrete slab for outdoor porch. Assigned site with escort. Friendly people. Family friendly. read more

Booked months in advance via website and received confirmation; today, shortly before planned trip, was told that my reservation was being canceled because they don't take reservations for more than 2 weeks. Really wish that had been conveyed on website or that I'd been told at time of deposit, cause now I'm out of luck as everywhere else is booked. read more

If you don't know anything about the thousand trails campgrounds then you might want to consider going somewhere else. this is not a KOA where they charge you $50 a night and have all sorts of lovely amenities and deliver pizza to your door. Thousand Trail campgrounds are membership campgrounds that are priced in a way that make it possible for thousands of people who normally could not afford to live full-time on the road. Thousand trails campgrounds are safe and for the most part well-maintained and clean do they have problems? sure. Could they use some TLC? sure. In short, they are not for everyone. read more

BEFORE YOU BOOK- I've been a member for 11 months. I've notice many unethical practices with Thousand Trails. They are: 1. I paid for a membership for the Southeast zone. For my 2 years, the parks are closed from Dec-Feb. That's 3 months I can not use it with exception to Florida and that is booked because you can only book 60 days out. 2. I've looked on line for a reservation to Harbor View. On-line says they are booked. The park says, "sure, we have spots". I called TT to report this, and they acted as if they could care less. 3. I joined because of an ad that said "$399 (discounted rate) but doing the math, I've paid more than that (approx $492). I reviewed my contract and noticed the page with the price was NOT the original page I received and does NOT have my initials on it. When I spoke to TT customer service, they said they hear this issue all the time. Check recorded convo on 1/25/22 4. Do not deal with Lucy. She is the one that sent me the original contract and when I called to resolve the issue, she told me "I don't remember you and you need to call customer service". I did not think she would remember me, but I gave her specific dates, times and etc. 5. I was told the rate of $399 would be locked in for 2 years, it wasn't. As I enter my 2nd year, the price has jumped to $752. 6. Customer service said, they sales people have the latitude to adjust the sales price individually. So, if you must, just know the price CAN be adjusted by the sales people. ***No need to erase this post because the same one will be viewed on yelp. read more

Please stop reading old reviews, it's all under new management and staffing. We were scared to go due to reviews but didn't have any other TT options in the area. After arriving we had the best camping experience thus far. The staff made us feel like family, always polite and great with the kids. We got to play candy bar bingo with the kids. My 3 year old was catching fish everyday from the pond, playing at the pond and watching the fireflys glow at night around the community fire pit. This was by far the most family friendly campground that we have been to. We plan to come back around and possibly spend a few months next time. Tom, the member services liaison was always there to answers random questions as we recently upgraded our membership. Kelly who works up front has enough energy for two to three people, bound to make you laugh at least twice. read more

SHOULD BE A ZERO!! HORRIBLE! So disappointing! Place is dead, no one comes out, your are not allowed to do any thing apparently at this campground beside be inside and be as quiet as a mouse. We even left a day early (we were going to leave 2 days early)! But didn't want rude people to ruin what was supposed to be our family vacation!!!! We got there at 3pm and there was no one there to greet us, we were left a packet. Camp store was closed. We had a friend come by who was literally only going to be there for 5 min to bring us our birthday gifts as he was on his way to Raleigh. And we came to this campground to enjoy family and celebrate our birthdays. He had barely made it out of his truck when the neighbor (who apparently lives at this campground) came and told him to move his vehicle-- let me remind you that 2 vehicles are allowed on one site. (We only had one). Within minutes the campground workers came and told him he needed to move his vehicle or leave, needless to say he went ahead and left and we knew then the rest of our trip was going to be awful. A few nights later we were outdoors sitting around the fire, our kids were eating S'mores. We were sitting quietly talking and no one was loud or being rowdy. Again the campground workers came by and said that they had complaints for the past 2 nights, the night before it had rained so we had been inside playing yahtzee with the kids. How they could have had a complaint is beyond me. The rude lady proceeded to tell us that we needed to put the fire out and go inside because the neighbor had to go to work the next day. That is not our problem, we came there to camp and enjoy our time with our kids. (Ages 14 and 11). It was only 11:05 pm when they came by. It wasn't like we were out there at 2 am partying. We packed up and left the next day! Oh I did forget to also mention, the picture that shows a kid fishing must be from 1950 because the "lake/pond" is green and moldy and the dock is dilapidated and floating in the middle of the water, no way you could fish from it. I meant to take a picture of that so I could post what it really looks like!! We bought my son a new fishing pole to use while here, however there was no fishing to be done! We will never return and advise you that if you have a Thousand Trails membership, which we do. AVOID this campground at all cost, if you have any intention of having a good time! read more

Found this place while searching the internet for a place to take our boys tent camping. We wanted to go somewhere close to home as it was the first time for our 5 year old. Wanted to have a get away option in case he didn't do well. What a great choice! We received a very warm welcome from the staff. They had things for the kids to do such as mini golf, shuffle board, small fishing pond, playground and a good size swimming pool. They offer activities on the weekends. We were here on Fathers Day weekend and they had a potluck on Saturday night with a fishing tournament. We had a fire ring on our site so we were able to roast hot dogs and make S'mores. This was a first for my youngest and my husband. The boys had a wonderful time and have already asked to come back. It was a relaxing time and we were practically technology free. Horrible campground sites are very very small you can't pick your own site they assign you a site. Our site had a big power box in the center of it we complained to the manager very rude lady did no good we had to stay on the site! Was booked for 3 weeks but changed reservation to 1 week! They charge a $25 fee for your golf cart manger claimed it was a Corporate thing but we just left Chesapeake Bay and VA Landing before that and never had to pay a $25 golf cart fee for either park. Would not recommend this park at all! read more

Not worth your money or time. The workers and manager are beyond rude to anyone under the age of 50. If you are young with a family go somewhere else. I was yelled at by the manager who mistook me for another woman who i guess she had already yelled at that day. I tried to explain to her she had never stopped me and she told me if I said another word she was going to kick us out of the park. Even the pizza delivery guy wouldn't come in because they have been chased out and yelled at by the manager and workers for simply delivering pizza. The advertising is full of lies. The washer and dryers do not work and the prices are jacked up. There's a wash house in colonial beach and another in montross go there instead. The worse customer service we have ever experienced at an RV resort. Will not be returning here ever. read more

Tripadvisor wasn't enough I just had to give my review on all platforms, such a great place! I enjoyed my one week stay here at Harbor View, I plan on speaking with my husband on being an annual since it is not too far from home and the best campground I have been to in awhile. The management and staff are super helpful, dedicated, and kind. From reading a couple bad reviews it all just doesn't seem to add up that "Harbor View" is as "terrible" as people make it. A beautiful campground, nice set-up, and great community. My family and I enjoyed our stay, the grandkids just loved it and had a blast. We were very lucky to be apart of the Halloween Events they had. The kids were bummed due to Covid-19 that they "weren't able to have fun this Halloween" Thanks to Harbor View's staff my grandkids had a grand ole time. Pumpkin smashing, games, candy bags individually packaged, costume/golf-cart contests.
