    We pulled in during a flash flood. Our site was ridiculous small and flooded. It was 5pm and after driving all day during a flood we didn't want to mess with that. So we pulled into an empty spot and would move in the morning. The manager came flying over in her golf cart, with a couple of staff, and started yelling without even asking if we needed help. She said "...that's not your spot. You need to move". My husband, standing in the rain, tried to explain that ours was flooded. She said they were all full up and we had to move. So we backed in to the smallest site in the place, in the pouring rain. It has no area in front of the door, because the rig next to it is where our porch area would be. I'm not lying, our awning almost touches it! No other rigs pulled in after us that day. That other site stayed empty until late the next day. I still don't understand why we couldn't have stayed there at least until the rain stopped! Whatever. We will not come here again. There are currently three larger sites that have been open since we arrived. Given the attitude of the staff, we didn't even bother to ask if we could move. So, tonight we are sitting by our fire. This is the view...

    Nice little campground. New management and staff that cares and is doing everything they can to spruce it up and improve the experience. Electric service is newly redone, sites are level with fresh gravel (I saw them working on one while we were there!). I saw the bad reviews before going, but with my Thousand Trails pass figured we'd try it anyway (free is free!). It rained overnight two nights we were there and while there was definitely some puddles around, it wasn't anything near what is shown in the prior photos. They've definitely done some drainage work, and my campsite itself didn't have any puddles at all (even when I accidentally sprayed my water heater all over the place!). The new manager (I'm sorry, I didn't get her name - but it wasn't Linda) was super friendly and amiable... and they even had a giant fire pit with smores for the kids! The bathrooms were obviously freshly cleaned every morning, and the mini golf course was playable (and giant checkers was fun as well). We definitely plan to go back, we were quite pleasantly surprised! Oh - and Dominos pizza delivered to us in the main parking lot with no issues at all.

    WE WILL NEVER GO BACK. I want other people to know our first experience was like. OVER 20 NEGATIVE REVIEWS on various websites ALL INCLUDE MANAGER LINDA. First day people warned us on our lot and water problem. It stormed, I see the back of our trailer sitting in water rising near electrical hook up. A lady from the office came by and said we should turn off our electric water getting close to electric box, it's dangerous. Called ofc. spoke to Linda. I politely asked what they could do? She said, "It's not my responsibility; we cannot control Mother Nature." Started getting nasty. How we can stay in the camper with no electric? Told we could leave +cancel our reservation. No lots left, and even if I change your lot, it's dangerous to unhook it. I will keep an eye on the water, and if it rises, I will turn off the electric. Then abruptly hung up. Husband wrapped the cord up higher on the electric box. Next 3 nights, it rains, and we decided we would turn off the power and not stay overnight, risking damage to our camper. Office said $32 for each night we didn't stay. Why it's not our fault? Linda said I offered to move you, and you didn't want that. That is not what was said. As a Manager, she shouldn't put anyone in that lot. It's a shame that she is the Manager there. I can believe that she is still running that place given all the negative reviews and complaints.

    Great small campground. Peaceful and relaxing. Staff is great. Bathrooms are cleaned.

We ended having a great time and will likely do again (with more planning and preparation). As for the site, Coles Point looks like it's past it's expiration. It's right off the Potomac River (great!), but it needs a lot of work. There must of been nearly 100 RV units on this property, all boon-docking. (1) The bathroom facilities need to be upgraded (2 showers per sex), the water pressure was non-existent, and the showers were not cleaned. The water was hot, at least. My husband said the door on the men's shower did not even close properly (the door was too big!). I did not look into the toilet/sink section. (2) The storefront needs more supplies. They had some fishing tackle, but no fishing line. A few snacks, but no basic staples that an RV'er might need: oil, sugar, salt, paper towels, paper plates, etc. They did appear to sell lots of ice. I would suggest propane too. (3) Someone said the restaurant used to be a big thing. Now closed. We went to Walmart and was a 45-min trip one-way. There is nothing in the area to eat or drink for miles. If available, I'm sure the RV'ers would gladly spend their money so as to not leave, but with no offerings, there is not much to recommend the resort. (4) Due to the size of the event, planning should have been done to provide additional dumpsters to accommodate the amount of trash that was generated or have a mid-event dumpster pick-up. All the dumpsters were overflowing when everyone pulled out. (5) The actual campground. People have been living there and in all such places, it begins to look run-down. It was described to me as "ghetto". People who camp don't generally want to RV beside people who live in an RV park as it becomes truly "lived in", especially in a expensive unit. It was overgrown, the structures were falling apart or needed to be painted, and it looked "bad". I hope to see changes if we return next year, which we hopefully will. Good luck to the new owners because the site can be great for travelers.

The first thing I saw when entering the Famcamp was an overflowing dumpster; grossly overflowing. After setting up, our first trip is to the bathhouse. My wife informed me the ladies room was disgusting, and there was only one roll of toilet paper in the entire restroom. That was one more than in the men's room. The men's room also has more than half of the light fixtures inoperable (which did imrove the appearance). The grounds are also lacking basic maintenance, with trash and broken limbs lying about in various places. There is evidence of past improvements, such as concrete pads for the sites. It appears that the current leadership for the Famcamp has no interest in maintaining it.

The game room has no heat, making it unusable in cold weather. During the recent storm, the RV area was not cleared or maintained. The rest of the base roads were passable, but the RV grounds were not, leaving us effectively stuck and unable to move our RV. Despite not being able to access or use our RV site due to these conditions, we were still charged. To make matters worse, management has been unreachable and has not returned calls. For a facility on a military installation, this level of upkeep and customer service is unacceptable. I cannot recommend staying here until basic sanitation, maintenance, and communication issues are addressed.

After consulting their park map, we picked one that we thought was next to water. The stream depicted in the drawing was more of an unsightly drainage ditch. The overgrown brush next to it was full of thistles. Additionally, the quickest way by "road" to the bathrooms was through mud and lots of it. Trying to navigate through the grassy parts resulted in more mud. Having a pup, we were excited to let him try out the dog park. Another disappointment. It was mostly gravel with stagnant, standing water which we all know can make our pups really ill. Our campsite was mostly gravel. For tent camping, this is most uncomfortable. We were also disappointed to learn that our fire pit and grill were one in the same. It was cold that weekend. They do sell firewood in the store for $7 a bundle. We burned through five the first night because they're small and burn quickly. For $10, stop before entering the park and get a huge bundle from a private residence like we did the second day. They're located on the left. The stacks are at the street. We called the number listed and were told to just drop our money in the box. The park wasn't all terrible. The staff we encountered were all very friendly. Their store is also one of the nicest I've seen at a KOA. It's almost like a gift shop. Not their fault, but lots of late check-ins with truck lights so they could set up, barking dogs and children running around after 11 pm. We also did not enjoy the blaring 6 am alarm going off as well as their barking dogs ... again the next morning.

    We stayed at Williamsburg Campground this summer for seven nights as we were taking our…read moregrandchildren for the Yorktown, Jamestown and Historical Williamsburg experiences. We enjoyed a full hookup site. This campground is in perfect proximity to all three historic spots as well to Busch Gardens which we went to with the two day pass to break up the large amount of history. This all worked out very well. The campground is very nice, and well taken care of. George is the head of maintenance and grounds, and he makes sure that things get done. The grass is cut, the staff will pickup your bagged trash if you set it out on your site by 9am, picnic tables with umbrellas was a nice addition and the gas grill at each campsite makes cooking easier for the campers. Staff will deliver ice and firewood to your campsite. The swimming pool with splash pad was a big hit with the grandchildren and made the choice of staying at this campground easy. They also have an activity building that features things to do like a basketball shooting game, tabletop shuffleboard, a pool table, giant checkers, various board games, and more. There is a laundry room adjacent. There is a kid jumping pillow, playground, hiking trails, disc golf, and lots more. WiFi was good and the grounds are secure. We enjoyed our stay here. The cost per night of our stay seemed a bit high at first sight but with the many amenities the cost smoothed out once on site. A couple negatives I have is that a $10.00 price tag for a small bag of firewood was very disappointing and over the top. Also, we made our reservations early to ensure locking in on the available site of our choice but then were forced to pay an additional $10 fee to guarantee that they didn't move us into a site that would not be our preferences. Even so, we would stay here again if we wanted to spend more time in this area.
