I called and told them we'd be there March 12th, we were traveling from out of state, after traveling all day we didn't arrive until after midnight, and went to sleep; didn't connect water/electricity/sewer, etc until March 13th. I have a fence for my dogs and child. 3 weeks later I get a call from the office and they tell me there has been complaints about my fence; which I was confused about because of the amount of other people at this "resort" have and how they set there's up. That same conversation I told me that I would be extending my stay by a couple weeks due to my husbands job being extended (which I told them when I called to reserve a spot and they said it was not going to be an issue) and never was I told within the 3 weeks that I was "only approved for 30 days due to my camper", once again I was confused due to the fact that my camper is within their guidelines (10 years or newer) they told me "your camper looks older than what it is" which we have done our best to keep our camper looking nice since we do live in it FULL TIME. I was told that my check out was April 13th at 11:00 AM. April 12th at 12:30pm they called me and said "we had your check out today as April 12 and you all are still on site so I was just curious as to what was going on if you could give me a call back" which i had already talked to the management about all of this, I called them and tell me and the lady says "management is standing next to me let me talk to her" ... "she said y'all can stay 1 more night" which was already the agreement. $1,425 for ONE month is ridiculous in my opinion but I paid it since I was told I'd be able to extend my stay if needed. NEVER AGAIN! I will not ever stay with this "resort" and If it was not for the fact that my husband sleeps on the day we would've moved the 1st time they called. (My fence was not obstructing anyone's path, and I placed it in the designated location because there was no grass, and my older dog has hip issues. It would be more comfortable for him there than in the grave.)

Main office & camp store. They also have like a private hall attached in the back of the office.

This campground is nice. The sites are pretty close with one another. We loved that they are all pull-through sites. We got here around 4:45pm to check-in and it's good thing we did the main office closes at 5pm on a Saturday which I found to be odd. Not sure why they aren't open later than that. They have a nice sized pool which is only open from 10:00am to 7:00pm. They have fire rings at the sites but are supposed to get permission from the main office prior to having a fire (which closed at 5 pm). We walked around and saw only one person that was able to have a fire. They have lovely landscaping throughout the campground. They also have a little water fall feature right after you pass the main office. The main office and camp store look pretty nice from the peek in the window. They have a cute dog park which our pug loved to explore it. They also have wifi and free Cable! The wifi was just okay. They have a nice restroom facility with roomy shower stalls. You can tell they clean the bathrooms pretty frequently. They even had a basketball court and a pretty nice new playground for the kids. If we ever come out this way we will definitely try to stop here again for the night. Just wish the main office was open so we can purchase some shirts and get permission to have a campfire. They also have a propane place inside the campground to get your tank filled which also had weird hours. Don't loose the access key card to get into the campground because they will charge you $25 for it. I took some pictures of this campground.

    Decorated for Halloween.

Stayed 2 nights (Sept 22 - 23). Great location for visiting Richmond, Ashland (Randolph-Macon), or King's Dominion. Our site was in the first row, closest to I-95, but there is a sound barrier which does a good job in reducing road noise. Nice layout, friendly staff, and extremely clean shower / bath houses. Seasonal activities on site. Excellent value.

Dog enjoying pebbled camping lots under trees.

One of the best campsites we've had the pleasure of visiting!! The staff was cheerful and efficient. The bathhouses were spotless. Pathways charmingly lead across the treed and peaceful campground to the charming pool and dog run. Pebble beds at the sites reduced dirt and ants getting into the camper. Missed their "tipsy bingo" and "waffle breakfast" events, so we have an excuse to return.

Beautiful new pool and super nice campground. If you're tent camping, you hear the interstate all night long. The pool has a one foot part then a part to sit on in the water. Nicest pool in any campground I have been to. Bathrooms were also huge and CLEAN!!

We stayed in a 40' class A towing and were provided a lovely 50 amp, full h/u, pull-through that included a cable connection. There was plenty of space between camp sites. The office staff were friendly and accommodating. A sweet beagle greeted me as I entered. There are seasonal sites, but they didn't look like your expected seasonal. All that we saw were neat and uncluttered. We stayed one night and would stay again if in the area. Easy on and off 95. The hum of traffic luffed me to sleep.

My better than a tent, tent.

All was going well here, until it wasn't. I am from out of town and I travel to Richmond for work. I have an over landing set up because I don't have the means to purchase an RV at the moment. I was renting one of the tent sites here on a weekly basis and I was mostly satisfied with my service. They put my name in the system. I was able to call every week and very easily rent a site. The staff was kind and helpful. I wasn't going to leave a review until my stay was finished, but it was recently cut short. I called to reserve my spot and I was told the owner now requires a tent to rent the site I've been renting for months. I'm not sure if it was a cash grab to get me to rent one of the RV sites, but I don't have one so I didn't feel that was necessary. I will say two negatives of my time there. The tent site they have set up is nice. It has water and electrical available, but they let people walk their dogs and poop in the grass where people pitch a tent. They have a sign up that says to clean up after your dog, but everyone knows in sub freezing temps no one is going to do that. I did step in some running an extension cord to the outlet a few time. The other negative, I don't believe they cleaned the bathroom showers often enough. I did take notice that the showers had the same dust/lint lined along the top of the shower and there were hairs on the walls of the shower that were there a few weeks in a row. A note to the owner... While I appreciate the time I was able to stay, you have lost a customer. I planned on parking my RV when I got one in the next few months for as long as I was in Richmond, but I am no longer going to.

We enjoyed a full hookup site. This campground is in perfect proximity to all three historic spots as well to Busch Gardens which we went to with the two day pass to break up the large amount of history. This all worked out very well. The campground is very nice, and well taken care of. George is the head of maintenance and grounds, and he makes sure that things get done. The grass is cut, the staff will pickup your bagged trash if you set it out on your site by 9am, picnic tables with umbrellas was a nice addition and the gas grill at each campsite makes cooking easier for the campers. Staff will deliver ice and firewood to your campsite. The swimming pool with splash pad was a big hit with the grandchildren and made the choice of staying at this campground easy. They also have an activity building that features things to do like a basketball shooting game, tabletop shuffleboard, a pool table, giant checkers, various board games, and more. There is a laundry room adjacent. There is a kid jumping pillow, playground, hiking trails, disc golf, and lots more. WiFi was good and the grounds are secure. We enjoyed our stay here. The cost per night of our stay seemed a bit high at first sight but with the many amenities the cost smoothed out once on site. A couple negatives I have is that a $10.00 price tag for a small bag of firewood was very disappointing and over the top. Also, we made our reservations early to ensure locking in on the available site of our choice but then were forced to pay an additional $10 fee to guarantee that they didn't move us into a site that would not be our preferences. Even so, we would stay here again if we wanted to spend more time in this area.

Extended our stay with no problems even over a major holiday weekend they went out of their way to adjust for us to stay a few extra days. This park has a lot of long term campers, mostly in the back half of the park around the lake/pond, and up in the tree line. Our site, upfront just off the entry was a short walk to the pool with a nice shade tree. Mostly level packed dirt and gravel, had to use a couple blocks and manually adjust everything a little but it worked. 50 amp FHU in the back right corner with the utility connections fairly close to each other, and worked as they should. The front area appears to be where those staying short term set camp. We had folks around us just overnight on a couple nights. The other rigs were at least a couple spaces away that stayed more than a couple days. The park, at least where we were, was peaceful, clean and comfortable. During the week day very quiet and relaxed. We used the pool a few times, in the evenings and early mornings it was well maintained, clean and hardly used. The check in office/camp store/laundry is in the A frame by the pool as you enter the park. Its dated, but clean and serves its purpose. The park has RV, cabin and tent sites, each with a picnic table and fire ring and various types of hook ups. We ended having a great time and will likely do again (with more planning and preparation). As for the site, Coles Point looks like it's past it's expiration. It's right off the Potomac River (great!), but it needs a lot of work. There must of been nearly 100 RV units on this property, all boon-docking. (1) The bathroom facilities need to be upgraded (2 showers per sex), the water pressure was non-existent, and the showers were not cleaned. The water was hot, at least. My husband said the door on the men's shower did not even close properly (the door was too big!). I did not look into the toilet/sink section. (2) The storefront needs more supplies. They had some fishing tackle, but no fishing line. A few snacks, but no basic staples that an RV'er might need: oil, sugar, salt, paper towels, paper plates, etc. They did appear to sell lots of ice. I would suggest propane too. (3) Someone said the restaurant used to be a big thing. Now closed. We went to Walmart and was a 45-min trip one-way. There is nothing in the area to eat or drink for miles. If available, I'm sure the RV'ers would gladly spend their money so as to not leave, but with no offerings, there is not much to recommend the resort. (4) Due to the size of the event, planning should have been done to provide additional dumpsters to accommodate the amount of trash that was generated or have a mid-event dumpster pick-up. All the dumpsters were overflowing when everyone pulled out. (5) The actual campground. People have been living there and in all such places, it begins to look run-down. It was described to me as "ghetto". People who camp don't generally want to RV beside people who live in an RV park as it becomes truly "lived in", especially in a expensive unit. It was overgrown, the structures were falling apart or needed to be painted, and it looked "bad". I hope to see changes if we return next year, which we hopefully will. Good luck to the new owners because the site can be great for travelers.

I guess everyone has the right to give whatever rating they want, but sometimes I feel this is unfair for the business. We stayed a week there in July and had a great time. Due to the unusual hot weather we spent a lot of time at the pool. The pool seemed very clean and we didn't encounter anyone drinking alcohol. Even if someone did have a drink I wouldn't blame the RV park for their actions. We used our StarLink internet so I can't comment on the quality of the RV Park internet. I found out over the years that most KOA's and Good Sam parks do have connection problems when they are 100% occupied. The Staff was very friendly and helpful. Someone mentioned in another review that there was no garbage service. To me that is not big deal I just put my trash in the dumpster, just as I would do at a National or State Park. We used the RV Park's showers on the final day and they were very clean. Finally, we did see big beautiful Pine Cones on the ground and we didn't hear any report of injuries from getting struck in the head by a falling Pine Cones, as one reviewer worried about in their review.
