Details: Before moving into Arrive Mission Valley, I wish I had known about the surroundings: it's close to the trolley station, a police station, and a loud railroad crossing. Upon moving in, you'll encounter various characters in the area, frequent loud noises from the railroad (day and night), and sporadic police sirens 24/7. I've even noticed homeless individuals in the trash rooms of the garage. The complex has significant cleanliness and customer service issues. There is no regular cleaning crew on staff, and I have yet to see the garage floor or stairs cleaned, even after almost two months of living here (pet waste included). While they may show you the stairs during a tour (upon request), only one set is in somewhat decent condition. Submitting maintenance requests, emailing managers, texting the maintenance team and talking to all the above in person often leads to promises (if you get a response at all), but those promises rarely translate into action or results. In one alarming incident, seven police cars responded to a situation in front of the building, and residents were never notified. Personal Experience: I moved into a completely unprepared apartment on August 9, 2024. The unit had been vacant for over a month, yet I discovered 18 (yes, eighteen) issues upon moving in, including major appliances like the washer and dishwasher, which took a month to resolve. Initially, a conversation about concessions began with an offer of $300 and ended at $500, despite my monthly rent being $3,265 (plus $170 in "RUBS Utilities"). Despite expressing my concerns about cleanliness in the common areas on multiple occasions--both in person and in writing--there has been no action taken. I submitted multiple maintenance requests (which were marked as completed), emailed managers, and spoke to every person in the maintenance and management team, including the area manager, in person. To illustrate my daily experience, I often have to stop my seven-year-old from rolling her school backpack through a recurring puddle of pee located by the entrance/exit from the elevator/stairs to the garage. There are at least two dog poop stains on the stairs that have been there for weeks. I've even started creating new routes within the complex to avoid particularly dirty areas. Frustrated with the lack of response and action, I requested the opportunity to terminate my lease early. However, I was told I would have to follow the regular protocol for breaking the lease, which involves very significant fees. Feeling overwhelmed by the unacceptable handling of my concerns, I reached out to corporate and received an auto-response with a ticket number. The following day I was informed that a team member would contact me shortly, but a week has passed, and I've heard nothing. I would strongly discourage anyone from moving into Arrive Mission Valley. If you do, I recommend sticking to a particular area in the complex, avoiding the rest, and hoping you won't have to deal with management. My experience here over the last two months has been unprecedented in the 17 years I've lived in San Diego.

Our group did just that and made an exquisite beach house from Mission Sands Vacation Rental our home for our recent trip to paradise in Mission Beach, which spans nearly two miles of oceanfront. The property was everything we anticipated and more. It was full of charm and beautifully decorated! From the moment we walked in the door, we felt right at home. Our three-story ocean view townhouse featured 4 bedrooms and 4 bathrooms, as well as a private rooftop patio. It sleeps up to 12 people, so we had plenty of space, along with everything we possibly could have wanted at our fingertips. The house was ideal for our needs, as it was very well-equipped with all of the essentials plus some. It offered all the comforts of home with the added benefits being on vacation. They even offer a concierge service to guests who want to walk into a fully stocked kitchen or want recommendations for activities and restaurants in the city during their stay. There's the convenience of three parking spots, a full kitchen, washer/dryer, grill, WIFI, bikes, and 3 balconies for guests to use during their stay, just to name a few! Aside from all of the amazing amenities, the location of our rental was phenomenal. A few steps out the front door and down the walkway and you're on the sand! We could walk and ride bikes all around Mission Bay on the Bayside Walk and cut over to the ocean easily. The unit had plenty of indoor and outdoor space for socializing as well as private spacious bedrooms and quiet sitting areas for anyone to go off on their own and have some alone time. Perhaps our favorite spot on the property belonged to the rooftop patio, where we loved spending the day taking in the ocean breeze and the evening underneath the stars. Side note: We highly recommend making s'mores on the rooftop and taking in the sunset! In our experience, the rental process with Mission Sands Vacation Rentals was very streamlined, which is appreciated by those who are new to vacationing here and unfamiliar with the location. Whether you're planning a family vacation or quick getaway with your friends, you'll discover why Mission Sands properties come so highly recommended! Mission Sands definitely sets the bar high with its services, property location, and especially its level of hospitality during your stay. Great job Mission Sands! We didn't want to leave but we knew we had to when the time came. Thank you for the escape to paradise - we hope to come back and stay with you again soon!

    Ocean Beach Park Units…read more Beautiful Location, Excellent Management -- But Long-Standing Safety and Maintenance Issues Need Addressing We've been coming to this unit at Ocean Beach for 5-6 years, and there is a lot we love about it. The view is fantastic, parking is secure, and the unit itself is spacious and consistently clean. Communication from the management company was excellent as always -- clear instructions on rules, security codes, and answers to questions before we even had to ask. That said, there are two issues we feel need to be raised, one inside the unit and one outside of it. Interior maintenance: None of the interior locks (bathrooms, bedrooms) function properly. This isn't new -- it's been an ongoing issue every time we've stayed here over the past several years. We understand things break, but a problem that persists for 5-6 years across multiple stays is a fixable maintenance item that shouldn't still be outstanding. Safety and enforcement in the surrounding area: This is the bigger concern, and the reason we're reconsidering how often we book here. Throughout our stay, we regularly encountered individuals in visible mental health crisis behaving in threatening or indecent ways near the building -- several instances of public indecent exposure, and unpredictable verbal outbursts directed at people who got within 40-60 yards. In addition, the public lot next to the building (between our building and the lifeguard station) has become a semi-permanent encampment of RVs and cars, with tents, BBQs, and debris that don't move for days at a time -- despite posted signage prohibiting parking from 2am-4am, which should give authorities the basis to enforce turnover. We regularly saw arguments, yelling, and thrown items from this same group. On our last morning, as we were checking out, five police cars and what appeared to be a sanitation crew arrived and began clearing the area. We had to leave before seeing the outcome, but the timing says it all: enforcement action came right as we were leaving, after being exposed to the underlying problem for our entire stay. This isn't a one-time thing -- it's a persistent condition of this stretch of Ocean Beach. It's had a real cost: we used to coordinate trips here with three other families, booking multiple units at once, and they've stopped coming because of what they were exposed to. We love this unit and we love Ocean Beach. But we're increasingly weighing what we're paying against what we're exposed to, and that comes down to a lack of consistent enforcement by the city and local businesses -- not anything within the unit or management company's control. If these two issues (locks, and the surrounding safety/enforcement situation) were addressed, this would easily be a 5-star stay every time.
