I wish I had believed the reviews written about Loma Palisades before I moved in. I read them but didn't think it would happen to me. I was wrong. In the year and a half that I lived there these are bullet points of my experience. * Told me they were replacing all the windows in my apartment. Workmen crew in and out of my apartment & plastic covering furniture for three weeks. * Told me they were replacing our outdoor deck so couldn't use the deck that we paid for for at least a month or parking underneath it that we paid for. * Told me they needed to replace both the beams in my bedroom ceilings. Workmen and crews and plastic covering furniture again for two weeks. * Installed a skylight in the bathroom which started leaking one week afterwards. Promised me it would be fixed within a week. A year and a half later the skylight still had plastic covering it which sounded like living in a haunted pirate ship every night when the wind blows. * Told me they were ripping out the dumpster area and parking lot in front of my apartment. Another two weeks of not being able to use my garage or parking lot that I paid for. I could go on and on but you get the picture. And here are some special notes just for your added pleasure of living at Loma Palisades that I encountered. * No one will ever answer the phone at the front desk ever. No need to remember the names of managers or office people they won't be there the next time you go in anyway. * The pool area will be locked 50% of the time that you try to use it. Don't bother calling to get someone to unlock it they won't answer anyway. * Expect nails in your car tires from all the work and workmen crews that you have to pay for to repair. * Loud parties and music EVERY NIGHT all night where if you complain enough eventually maybe the annoying residents will be asked to leave. * After a year of all this joy my rent was raised $350.00 per month. * After moving out was charged $800 to replace all the carpeting because they said there was water damage. Maybe the water damage was caused by the leaking skylight or the workmen that were there at all hours while I was not home because that is a requirement of the complex? Who knows? I turned in my keys gave them the cash and I will never return. read more

Stay away from this place. Not worth the price and they are just money hungry. Their deposits may not cover repairs on move out, even though they have their own painters workers and what not. Outrageous cleaning prices and even if you do a great clean you will be charged full price. They don't respect your requests as tenants and will enter your house regardless of requests to be present but they avoid your place if a possible emergency is present... like our neighbors water heater ruptured and flooded our downstairs. It was very annoying the inconsistency of entering without us knowing or us being their when we have dogs. Gym is mediocre and the pools are not well kept. Spa was broken all the time. Parking is miserable if you have more than one car. Airlines fly over which isn't too bad but they replaced the duel pane windows to a duel pane and single pane combo which didn't change a thing but raise the rent an unnecessary amount. Oh and they replaced the frame of the patio lights. I guess that adds up to a $1,000 increase in rent! Make sure you read the fine print of this place because like I said before their money hungry and you will see added fees that keep piling up the longer you are there that they don't charge for the first 2 months. Don't expect to get anything bigger than a twin box spring upstairs either due to the terrible layout of the stairs and an empty wall blocking the 90 degree turn to get up the stairs. One of the worst things about this place can be found looking through the Yelps on this place, they don't take action to fix any of there issues. They use the same statement from the same person saying they wish that you can come talk with them to try and resolve these issues but they never do. We brought our issues to them and we got shot down every time. They have so many 1 stars for the same issues. It's clear this place is just another place that cares about raising rent and making sure they get theirs not matter what the result is on the tenant side. Quite disgusting and disappointing. Would rather pay double rent to a home owner renting their place then deal with this leasing group. read more

So I give this place 2 stars because it's not the worst place to live but they're trying to present this complex as luxury apartments and they're not. Don't be fooled by anyone looking at their website. Living here isn't any worse than living in OB with difficult landlords that never want to update anything. Here they do have on site maintenance staff who will repair broken things, which is good. However, the apartments themselves are very old and so many things fall apart. They're NOT luxurious in any way. Also parking is hell, and they have very little security and it's very likely that your car will get scratched and/or broken into. Also, the leasing office is notoriously dismissive of any complaint or issue. And every year they will raise your rent, sometimes by as much as 10%. They don't care. They want to make the most money they can without making updates to your unit. And not to mention--laundry rooms suck here. Washers and dryers are super old and it's overpriced. Better to get a portable washing machine or go to a laundry mat. While it is a nice location and a good spacious place (for the beach), for the price they're offering right now--I warn anyone don't fall for the trap. Go pay the $3500+ for an actual renovated updated luxury apartment that has more amenities like better parking/storage and laundry in unit. Oh and also, this complex has a cockroach problem so expect to see them at some point in your residency. It's disgusting. AND on a last note--this place is NOT handicap accessible. They have no ramps from any curbs and pools and laundry rooms. They also do work with local towing companies and split profits to tow in PUBLIC spaces (which is illegal). I know this because I've spoken to the towing guys myself and they've admitted it. They really are building themselves up a lawsuit there. read more

Let me tell you what, if you are looking for a place to reside in beautiful Point Loma than look no further than the beautiful Loma Palisades. No really, don't look any further you might see the hordes of homeless and used needles/condoms and broken liquor bottles that populate the "private" driveway that lead you to your very own .9 car parking spot. All joking aside, if you really want a parking spot that has enough room for almost 2 vehicles you can just tack on a few extra hundred dollars a month; you won't even realize it with the rent increasing at alarming rates. It's truly nice to have a company as awesome as Loma Palisades in charge of every detail of your home life. After a tiring day of making decisions at work the last thing I want to do is come home to any semblance of free choice... yuck! I can sleep easy knowing that my laundry room gets locked up at 10pm, kids aren't allowed to ride their bikes/scooters/skateboards, or even draw on the sidewalk with chalk, and if you want an awning you better keep on looking elsewhere. Loma Palisades really do have their priorities in order. Speaking of priorities; Oh man is it forward thinking of them to take a few months to finally respond to all of my emails. I didn't even realize that if they just don't respond, the problem might just go away. I'm sure that's what happens for most people and probably saves on a lot of digital waste. Unfortunately I must be in the minority and my laundry problems didn't go away. The laundry washing machine keeps ruining my clothes. All well, I guess that's why I have renters insurance. On the topic of insurance, I hope you have good life and health insurance for your kids (assuming you have them). The Loma Palisades, and their forward thinking mindset, likes to keep your kids on their toes teaching them important life lessons like: don't play with the piece of wood with nails in it that got left after a construction job, and the very similar game of let's find the maintenance's unsheathed box cutter that got left next to your sleeping 2 year old, or how about a classic nail through your two year olds shoe from the roofing guys? I could go on, but I'd hate to spoil the numerous life lessons that await you and your little ones here at the Loma Palisades. Now, I know what you're thinking: "How could this place get any better?" Well, if you are lucky enough to live here during the winter you'll be able to get free water! Unbelievable, I know! Just go to any of your exterior walls that have zero insulation in them (that would be all of them) and wipe you hand or towel across them on a super cold night and you'll get your very own water condensed right out of you own air. Now you may be some one that doesn't enjoy a good drink of water right off your walls, which is fine. You can just follow the great Loma Palisades maintenance team's advice, just crank your heat up to combat those super inefficient walls and to dry that air right up to a point of inevitable nose bleeds and also open your windows to allow air flow with that cold dry... wet.. ocean... air? You know what, it makes more sense if you just don't think about it. Do you want to know what else makes a whole lot of sense? Not addressing that condensation build up on the walls from not having any insulation. Then you can get your very own mold to form if you have any furniture against the exterior walls. It actually makes even more sense to blame it on lack of air flow when the adjacent walls with the same amount of air flow don't have any mold at all. I really hope that one day I can attain the level of understanding that the Loma Palisades management team has. read more

Houses over 60 years old; old and poorly managed. The worst condominium to live in San Diego, of course, besides being very expensive (lack of options, they do what they want). There is a lot of pressure, discrimination, and prejudice. Especially if you are an immigrant. If you are going to demand your rights or simply ask for necessary maintenance in old and rotten houses, they invite you to leave your house (without any respect). Forget this place forever. It's cooler than other local areas of Point Loma, it's exaggeratedly noisy from the planes and the poor soundproofing of the windows and doors; (because it is a pet-friendly condominium) many residents have dogs that do what they want with their animals, leaving them loose, making their feces all over the door, on the side and not cleaning (Large dogs such as pitbull, rottweiler, and others). Therefore: - if you want peace, forget about this place; - if you are looking for value for money, forget about this place; - if you want a good place to live, forget about this place; - if you want a home with security and tranquility, forget about this place; - if you don't want to have problems, forget about this place forever and look for other options. As time-consuming as it may seem, San Diego has plenty of options and you're sure to find a better place than this junk here. Do not let yourself be fooled by some initial contract facilities or something like that, nor by appearances, here everything is appearances but the reality is quite different. When we moved in we were promised a new tub. That did not happen until a year later after we complained. I could not get it clean because of the cracks. They re-fit it and he ( sub contractor left our bathroom a mess) just painted over the dirt and pealing. The maintenance was always nice. We had to call them a lot because these apartments are old. Although we had an issue with hot water and it was a lot of me having to call and keep them on task which was a pain! After 11 month lease we went month to month. After the year they raised our rent $399 whether we signed a lease or not. We were set up for autopsy and they did not charge for some months of pet rent and tried to get that out of us. Manager never answers emails, except once when I complained about theft and more lighting. She said nothing they could do except call security whom never drive around and make their presence known. This complex does not have gates or fences which means homeless are always around. One morning had a guy outside my front window sleeping in front of our door. They are always looking for opportunities like cars, sleeping in your covered spot or trying to sneak into your back gate. I left my broom outside my back door it was definitely gone the next day. When we moved out we had an appointment for a walk through. They never showed up. Talked to a guy at the office and he said they went to lunch after that. They never came. I cleaned , dusted baseboards. We filled wholes with plaster ( my guy is in construction) We were sent a check for $5.30 after we moved. Of course this was a month in a half after we left. We never can get a hold of anyone when we lived there and of course now. You can send emails but they won't answer. Won't answer the phones. Never call you back if you leave messages. They are all cowards in my eyes and can not even perform a simple courtesy of emailing us what they used our $1000 deposit for but whatever. There were a lot more issue but it would be a novel. My last straw with this place is when a drunk driver hit my leased car along with four other cars that were neighbors. It was a loud traumatic sound as I ran out knowing the leased car was parked there. I felt like I was in a movie as I was watching the manager's husband stumbling in the street and cars that were bashed in and over curbs filling the skies with smoke. The alarming part was the bystanders that were holding the manager's husband back from fighting the drunk driver that they were in some sort of road rage with. He punched the driver in the face as his wife Michelle the manager was trying to hold him back .I'm glad the mother and children driving head on to this mess was saved that night. That trauma is something that can not be paid off. I would have parked my leased car in the garage but they made sure to block it off for their vendor carts. My husband was late many times to work just trying to get out of the garage yet towed over 4 times living here at $400 a pop. This all happened after there lead maintenance man cut down a special plant that was a gift. No word , I walk out to a power tool chopping it down . I mean a simple email would have been great. He made sure to keep the strawberries though which brought countless fruit flies. After , that I was stalked and harassed by three sets of men. Just for making a stand they made sure to bang the building with cleaning tools daily (my pug still has PTSD ) , enter areas not permitted without notice and deny me for nearly a month a washer and dryer that was sitting for weeks but simply didn't want to install. I will spare the countless ADT footage and occurrences for justice was finally served as I heard him and his men were fired for some crime they committed on the job . At least this place found some hope through a new manager and I hope I was able to be a voice for the tenants that may not speak due to section 8 housing being tied to the housing below Loma 21. I tried working with Mrs Rex the vice president of the management company yet the same problems remained. In summary, I'm glad I made it out of this place alive ( seriously) even if they still had the audacity to charge me a 1500 move out bill. Keep the change! I'm glad this nightmare is over. I hope you treat paying tenants that pay your checks better in the future let alone ministers and veterans that serve. As managers of property the task is much more valuable than numbers and paperwork. You provide and over see homes, families and the children of the future. Ok- so I was going to hold off on this review until I fully moved out in a little less than two weeks- but I'm fully certain that even if I played "nice" I won't get a dime of my deposit back, and I'm already breaking the lease, so why hold back? This complex is great for two reasons and two reasons only. Reason 1- it's dog friendly. So dog friendly in fact that they never actually care if your dog is on the lease or not. They don't enforce any breed restrictions (even if the website claims to) or really care if you are a responsible pet owner (more on that later). Reason 2- low cost to move in, even if you have less than perfect credit. THATS IT. Two pros. There are too many cons to really name, but l'll try to stick to the biggest ones . They really all stem from having management that doesn't really seem to care enough or be empowered by the owners to do anything. The primary issues revolve around the non existent security. This complex borders Midway, and has no gates, so there are constant vehicle break-ins, homeless people in bushes (or camping out in Laundry rooms) and a drug house on the corner that management pretends not to see. Parking is a huge problem if you don't get two spots, and people regularly block/park in red zones. Mailboxes are broken into at least once a week, more during the winter Holidays (they claim to be adding locking boxes finally so it will just be porch packages getting stolen and not regular mail by June 2019) I've called the cops more in my 22 months here than in my entire life because of these issues (and a few more) and yet management claims "security does its job". Just this morning I caught 3 known homeless "trolls" coming out of a laundry room they'd slept in overnight, and management gave some bs answer about how "security" would be notified. You know- the same people who missed that there was a sleepover during their "nightly patrol". YEAH- that patrol is really effective- NOT. The secondary issues revolve around the age of the units, and the fact that maintenance does the bare minimum to fix issues. This same thing comes into play with the landscaping (and dog poop being everywhere) that they claim to be rehabbing. These are old units, there is mold in more than one spot in ours, as well as a number of issues with plumbing. Because of where our particular garage is located, and the maintenance people using the garage next to us, we've had 4 flat tires caused by screws/debris they've left behind on the ground. The lack of accountability seems to be the driving force around this place. There are other numerous issues (some that are more personal and caused by the on site staff) that have lead us to break our lease and move out in two weeks, which is something I've never done or wanted to do until this complex, but after the second attempted break in (and the threats from a couple of "buyers" at the criminal enterprise unit across the street) we decided it was time to go. We simply couldn't justify the costs of living in these apartments knowing what else was on the market. If you do move here know what you are in for. Also know that rent will increase at least 7-8% each resigning (and that their resigning process is the strangest procedure ever to be conducted by professionals) making these units so expensive it makes you even madder that the crime/issues aren't ever addressed. The neighbors who do care have a decent watch system set up to keep you informed on Facebook, so join that if you decide this is your home, and be vigilant. And get a large scary sounding dog. Just watch out for other pups, and pick up your dogs poop for the sake of the other folks living here. LP Management/Ownership- should you read this- and feel the need to defend yourselves- go for it- but it's the truth- and you know it. The lack of willing action on your part makes what could be a great complex one that is questionable and more concerned with occupancy rates than taking care of its current tenants security/happiness. read more

My first review was shortly after moving in. Since then I've decided to change my review. Our apt is nice however it's very old and needs many updates. I don't mean cosmetic updates like they show in the pictures. Our neighbor had a water leak 3 weeks ago. Attached is the picture of how maintenance has left it the past 3 weeks. It's trashy and dangerous. I had family over and we had to keep the kids away from the area but it's hard when it's right outside my front door. Also someone decided to add their unwanted item of furniture beside the area. One of the biggest issues is parking. It's so bad that someone recently painted a fake handicap spot to deter other from parking in it. There are plenty of unused parking spot that are dedicated to unoccupied units. Have us pay for a parking spot! I don't mind paying just so I have my own spot. Anyone who doesn't want to pay can park on the street. I've seen so much road rage and hit cars because people fight over getting a parking spot. The laundry situation isn't ideal. 4 machines in each designated laundry room. They only take prepaid cards which you have to walk up to the main office to purchase and fill. Laundry closes at 10 so if you work a mid shift you're screwed. We currently live here and have made multiple maintenance requests for a specific day. The manager has disregarded this and started sending workers on random days which were not agreed upon. They will spam your doorbell until you answer the door to tell them it won't work today; which is given, as it was never a day we requested. Leasing office is also very unprofessional. They have no knowledge and just say "refer to the leasing packet". Guessing they don't want to be held liable. read more

We live in the condo community across the street. A very loud alarm at Loma Palisades has been going off every day on Worden Street for a week. It screeches for hours each time. Lots of us call the office to complain, but most of the time no one answers. Despite the problem, no one at Loma Palisades maintenance fixes the problem. Awful! read more

This would seem impossible to most, but here we are. I've never in my life seen a management company give such little regard to tenants renting a place that has become entirely uninhabitable. Termites broke through our ceiling over a month ago and came pouring into our bedroom infesting our bed, clothes, shoes, etc. Now we have both toilets that started overflowing on their own with raw sewage spilling onto our floors and carpet, along with bugs flying around our bedroom! They started roof work on the units around us causing termites to infest our place and our neighbors. When our next door neighbor moved out, they snaked their drains causing one of our pipes to break causing water to dump underneath our sink, ruining our personal belongings stored under there. When we alerted emergency maintenance, the came out and did nothing. They literally told us to spray them with windex to make them go away! They offered us no other solution and told us that a termite company could not come out for over a month! We have had to stay in hotels, paying tons of money for our own cleaning supplies, pest repellent, and copious amounts of extra laundry. When the termite company was supposed to come out, Loma Palisades cancelled our appointment and rebooked it for an even later date so they could address more units with the same problem. They tried to lie to us about it and say it was the termite company's fault, but we called the company and they told us exactly what happened! They have had zero regard for our displacement, extra money spent on sleeping in hotels, and anything related to actually fixing the problem. When the person responding to these simply says thank you for the feedback and please reach out to us directly, we already have many times! Thankfully, the comprehensive report we received from the pest control company on how this should have been handled, will help us with our renter's insurance case and prove their complete neglect to the situations. read more

It has been years since I've lived here, but I was thinking about this place today and realized I never left a review. At first glance it was a 'nice place' but we had so many maintenance issues living here. The pipes in the wall busted two times leaving a huge open hole in the living room for about a week . I believe both times it happened towards the end of the week so since the guys didn't work on the weekend we had to wait even longer for the issue to get fixed. I had a cat at the time and had to make shift a fence around the hole so my cat wouldn't get into the mess... my apartment also had carpet so anytime there was water damage the carpet also got destroyed My neighbors water heater did not have a emergency shut off button... which I don't think they knew until this unfortunate event happened...One night their water heater exploded and no joke it flooded their whole upstairs and downstairs and then the water started flooding into our townhouse as well. Very traumatic way to be woken up in the middle of the night. Some sort of maintenance guy came from some random company and this was at like midnight so obviously this guy is pissed and we are all pissed and freaking out so it's just an overall terrible situation to be in. I had tandem parking spots and my car got broken into and windows smashed in the middle of the afternoon - mine and my neighbors. Didn't realize until living in this area that it is not the safest ... And the icing on the cake for traumatic experiences...sleeping one night and suddenly hear someone downstairs in my house, shut my bedroom door and started freaking out. Eventually Go downstairs to find a couple standing in my freaking doorway, shoes off and they have luggage, apparently their daughter gave them a key for her place and they obviously had the wrong freaking address(all these townhouses look identical), and I have no idea how they were able to Jimmy the lock and get into my place.... The guy even said they were having trouble with the lock but they just kept trying...they seem just as freaked as we were and I just told them to get out... and left a voicemail for maintenance immediately .. they changed the lock the next day ... but this should've never been able to happen in the first place.. Change your locks people - or have some sort of second hotel type lock on your door I recall the maintenance guys being kind and helpful My neighbors were always smoking on their patio which leaked into our place which was not ideal and that was even after the Palisades sent out a no smoking letter Maybe the new renovated buildings are better, but i was in the older buildings and I do not recommend those old ones, eek read more

Took a whole video before I locked up for the last time to show cleanliness and lack of damage, even got touch up paint and touched up the walls in any spots. Was supposed to have someone walk through before we left and made and appointment but never showed up. There also was no pre-check checklist to help protect yourself against false claims. Me and my wife rented 2-br apartment there from September 2019 until December 2020. This was our 1st rental experience in the USA. In general, everything was good. The front office working very good, the maintenance is well. Want to thank Tuavao Mailo, she was our leasing manager. We met just one problem: the poorly working refrigerator. After two attempts to repair it, it was successfully replaced with another one. DO NOT MOVE HERE! LISTEN TO ALL THE YELP REVIEWS THAT I IGNORED. I have lived here for almost 2 yrs. List of some of the things that I have had to go through while living here: - The 1st day I moved in- front door didn't lock, kitchen sink had holes in it & sprayed water out the sides, & carpet was covered in dog pee. After moving all my stuff in, I had to move my stuff out so the carpet could be replaced, with no help from maintenance or the carpet company. - The 1st year I lived here the plumbing didn't work. Sewage would back up into the bathtub. Everytime I contacted LP, I was blamed for it. I was told I was putting tampons, baby wipes, and an "excessive amount of toilet paper" down the toilets, w/ zero proof. I was told if I kept putting stuff down the toilets that I would have to pay for the hired plumber. When asking the plumber to show proof of what he was accusing me of, he was unable to. He showed me a video of the camera that was dropped through the pipes. There were no tampons, baby wipes, or toilet paper in the pipes. The extremely old, narrow pipes were clear of debris until the video ended when the camera reached water and you could no longer see anything. Even though LP knew the issues were with the pipes, they pretended to repair the issue by removing both toilets and replacing them with old toilets they had in storage. After having to reach out countless times, LP (maintenance actually) finally admitted that tree roots had grown into the pipes in my unit and they needed to be replaced. I had to move out for multiple days so my living room could be dug up and some of the pipes replaced. I was ignored for a year and never got a single apology for the accusations. - The plumbing is STILL terrible. In Feb of this yr I walked down the stairs and stepped into sewage water. Half of the downstairs was completely flooded with our neighbors dirty shower water. Once again, Blair blamed me for it. She even sent a letter to my insurance company saying that it was caused by my hair in the pipes, even though maintenance told me the flood wasn't even associated with my shower (which has a hair catcher). The pipes that overflowed came from the neighbor's shower. My insurance company agreed the blaming was bogus. - The outlets downstairs caught 2 of my things on fire last year. Loma Palisades didn't even care that the whole apartment could've burned down and told me to put in a maintenance request and that I would have to contact my insurance company to pay for my burned items. - glass oven door fell off - laundry rooms have dog hair, mold in the rubber lining, & tar in the washers and dryers. After tar ruined a load of my clothes I put in a maintenance request for the dryers to be looked at. Kim ignored the request & closed the repair request w/o ever fixing the issue. Often my clothes give me a rash b/c they're covered in dog hair which I pay $4 to wash. I don't own a dog. Multiple neighbors of mine have had the same issues & have told me they have voiced their complaints. LP is fully aware of all of the issues yet refuses to listen to their tenants. LP has chosen to spend their money on PAINT for the last 2 years instead of fixing all the issues. (Look at the replies on other reviews from LP acknowledging that they know about the issues, yet won't fix them) - Before moving in, I was never informed that we would be living in a construction site and that our doors, windows, patios, etc would be open all day, every day for weeks w/ untrustworthy workers coming and going as they please. - I resigned my lease in 2022 was b/c I was told the projects were almost over. We were told in Jan 2023 that the replacement of all windows would be the last thing being renovated. Since then our parking spaces have been taken for multiple days at a time to pour asphalt & now to re-paint the crumbling, termite infested carports. - This past week LP hired workers to paint our parking spots & overhead storage units. The day after they started, I noticed my padlock to my storage unit was cut off. When I went to the office to complain, I was told by the Roni at the front desk that this has now happened to multiple tenants, during this specific project. Everything in my storage unit was moved around & $300 worth of items were stolen. My car was parked in my parking spot until Mon at 7am. The hired workers arrived Mon b/w 7-8am to start. When I voiced my complaints to the project manager he responded with "I spoke with the construction foreman. He informed me that he found the cabinet ajar while powerwashing on Mon. He shut the cabinet & latch, no lock was present. LP & our contractors are in no way responsible for any insecure items left in your carport". When there is a car parked in the spot, it is impossible to open the cabinets & steal anything. Therefore it is obvious that the workers were the ones who cut my lock & stole my items. - There is NO parking. My neighbors have to park in red b/c there is no street parking. read more

- They lied about my floor plan. I was supposed to get wood floors and i got carpet. - lied about parking. They said parking is ok. I usually drive at least 20 minutes in the area to find parking - they entered my apartment for repairs when I I specifically told the office rep. that no one can enter with out me being at the apartment - they don't answer the phone. - and when they did answer, they placed me on hold for one hour. And then hung up. - they don't respond to email. - horrible customer service. - laundry facility is dirty. -dog poop everywhere - nothing gets fixed. I couldn't be more happy to have gotten out of this complex. They robbed my husband and I of $1200. We renewed our lease which requires over 50 initials and signatures, there were 2 pages which were signed by my husband but were missing initials. We didn't realize and we're being overcharged for rent for SIX MONTHS!! An email was sent to my husband but it did not indicate ANYWHERE that he was missing 2 initials which would prevent us from the discounted rate. We did not receive any phone calls or letters on our door. He signed over 50 pages so it was clear that we intended to proceed with a 6 month lease. If this was the other way around and we were underpaying we would have received phone calls and notices. When it was brought to our attention when we moved out we were told that we would not be refunded that money which is completely unfair. We had lived there for 3 years and never missed rent, not even during Covid. Other than that if you don't mind you stuff being stolen it's an ok place to live. Cars get robbed ALL THE TIME, the storage units above the parking spaces get robbed, things get taken out of backyards and off front porches. Constantly homeless going through the dumpsters. Security is nowhere to be found. And good luck getting your deposit back. I heard numerous people say they didn't get it back after I had moved in and I thought it was probably their fault. Our place was spotless when I moved out, even wiped down the inside of all of the cabinets. Apparently that doesn't matter, we got almost nothing back from our original $800 deposit and were charged for literally everything. Other reviews say the same thing. read more

I was so excited to move into this complex. The townhouses are spacious, it's close to the beach, peaceful, and the grounds are beautiful. Unfortunately, Loma Palisades has decided to rent units to students here on a J-1 visa from Ireland for the summer. The past 2 months have been an absolute nightmare. They roam the complex screaming drunkenly day and night, leaving trash and vomit everywhere. I also haven't been able to enjoy a single day at the pool. Hordes of students take over every pool, every single day, and party well into the night. I've spoken to other tenants who have counted 14+ people living per townhouse, they've had their cars damaged from bottles being thrown from balcony parties. I get that Loma palisades had units that needed to be rented at the beginning of summer. But to rent them to international students, who are overcrowding and abusing the townhouses and the amenities, and making daily life a nightmare for year round residents, says a lot about this company. They clearly only care about making money on these summer rentals, and not about who they rent to or the quality of life of their existing residents. I thought I was renting at a family friendly, peaceful, well kept complex, I was wrong and I'm incredibly disappointed. read more

Been living here for few years now. Below is a list of pros and cons Pro: They are cool with pets (maybe a con for some people) Location is really convenient (close to the beach!) Lots of space for the cost (not sure how accurate this is for people moving in this year 2022) Maintenances employees are down to earth and good people. Cons: I have to have them come spray for roaches once every 4 months otherwise we have a problem. The apartment pays for it but it's a pain to move everything and multiple times after moving everything the roach person did not show up so it was a huge waste of time and we had to put everything back. We have to have maintenance come once every few months to stop our shower from leaking. I don't know anyone who has lived here and got a deposit back. Not sure if they value long term tenants because they raise my rent by the max they can every year. my car has been vandalized in the parking lot and burglarized. I had my identity stolen from someone stealing my drivers license out of my car. Overall believe it or not the pros do our weigh the cons you just have to stay on top of things and it all works out. read more

Payed $130 in application fees cause it was three of us moving in (the boyfriend, his brother, and myself) we wanted to move here cause of location and because we wanted an extra room for baby #1. We sent over all of our information and put a security holding fee for the place we were supposed to move in to. Right when we had everything pretty much set, they said that the place we were supposed to move into, pulled their 30 notice and we could no longer move in. They offered another place for $300 more than what we were gonna pay and said they couldn't honor their original price. I feel scammed and conned into spending more. Basically screwed us and cornered us cause we had everything all set to move. Now that a month has past (mind you we never even moved in) they have yet to send us our holding security deposit back. So we lost $130 in application fees, had our credit ran, And after over a month later still haven't received our $200 holding security deposit. Brianne is nice but didn't do squat for us. The gate to the pool is wide open! Any toddler could venture in and drown!!! Check out the pictures I posted. Also their toddler pool has dog poop in it! Again, check out the pictures. We know exactly which dog it is! We have complained to management and they do nothing. Blow-my-palisades is a pile of poop! Literally! No one picks up after their dog. Since I've moved in I've had plumbing issues. Now my ceiling is leaking... maintenance? What's that? They are slow to fix anything and it's only ever a bandaid. I have buckets collecting water. It's been a whole week and the problem is still here. If you want poor management, poor maintenance, obsolete customer service, thin walls, car theft, package theft and a leaky ceiling come on down! read more

Just helped a friend move into Loma Palisades and I must say that I am impressed. Some of the previous Yelps may want to reconsider now that there is a brand new management team on board here who seem to really want to do their best to offer great service to the residents. Just like my own apartment complex, LP features resident appreciation days every month. It does sound kind of hokey but plenty of people like stuff like that. April has a patio contest for spring and 1st/2nd/3rd place gets a gift card from Home Depot. That is pretty cool. Also the gym will soon be remodeled, and the units are currently in the process of getting upgraded with new dark wood cabinets and brand new stainless steel appliances. My friend's place already has the new upgrades and it looks nice! Since LP allows dogs, the fact that they also offer free pest control treatments for a resident once a week for anything like fleas, ants, spiders, etc.is appreciated. 24/7 maintenance on-site and lots more maintenance workers gets work orders done quickly. Still problematic is the parking situation. I do feel sorry for the poor residents without a paid parking spot because that area is congested. If it were me, I would say try to get up on the hill in a unit with a view or one that is near that hidden pool and jacuzzi overlooking Sea World. My friend loves her new spot there and guess who gets to house sit next week? That would be me! 5 YELP STARS for that! read more
