Mold all over everything that was on top shelf of closet
    Alex B.

Despite the fresh paint on the outsides of the buildings everything inside is old, broken, and full of mold. Maintenance is in our apartment at least 1-2 times a month snaking our shower drain or plunging the toilet because the plumbing is so bad. A few months ago they put in new tankless water heaters and now the water pressure on the shower sucks and there is always a huge puddle out front of our apartment where the water pressure release pipe drains out. The mold is the worst though!! The wall in my living room where my front door is is always covered in mold and we have to clean it at least once a week. The closet at the entry way and the closet in my bedroom are just as bad. We've made many repair requests to fix the mold but they never actually do anything to fix the problem. Last year they just came in and painted over the mold on my ceiling?!?! Literally just trying to cover it up. We're only still living here because we like the area and the prices for rent have gone up so much since we moved it we really can't afford to go anywhere else at the moment. The only positive thing I have to say about this place is the maintenance crew is really nice and usually very responsive. They do the best that they can with the resources they have but management never wants to approve any kind of work that will actually fix the mold or plumbing issues so they're constantly just putting on new band-aids that never work. Do yourself a favor and avoid this place at all costs.

Currently 8/23: This is what the inside of my house looks like WITH the windows closed! Only a couple of days of dust.

Update 2024: Not sure how but the noise and structure issues keep getting worse. Management never gives a heads up about invasive maintenance happening to surrounding units. I wish they could take the feedback and just do better. There's been a lot of roof and plumbing issues in many apartments so they are constantly drilling and pounding on units. You can feel AND HEAR EVERYTHING! Even if it's not in your unit. The plumbing sounds like they're about to burst rattling. Sounds like a semi truck every-time a faucet is turned on. Not sure what happened when these units were cheaply built but they are spending a lifetime fixing them all the issues. It's like living in a constant war zone.

More trash left by the construction workers that I had to pick up so my kids were in danger of more nails in their feet

Let me tell you what, if you are looking for a place to reside in beautiful Point Loma than look no further than the beautiful Loma Palisades. No really, don't look any further you might see the hordes of homeless and used needles/condoms and broken liquor bottles that populate the "private" driveway that lead you to your very own .9 car parking spot. All joking aside, if you really want a parking spot that has enough room for almost 2 vehicles you can just tack on a few extra hundred dollars a month; you won't even realize it with the rent increasing at alarming rates. It's truly nice to have a company as awesome as Loma Palisades in charge of every detail of your home life. After a tiring day of making decisions at work the last thing I want to do is come home to any semblance of free choice... yuck! I can sleep easy knowing that my laundry room gets locked up at 10pm, kids aren't allowed to ride their bikes/scooters/skateboards, or even draw on the sidewalk with chalk, and if you want an awning you better keep on looking elsewhere. Loma Palisades really do have their priorities in order. Speaking of priorities; Oh man is it forward thinking of them to take a few months to finally respond to all of my emails. I didn't even realize that if they just don't respond, the problem might just go away. I'm sure that's what happens for most people and probably saves on a lot of digital waste. Unfortunately I must be in the minority and my laundry problems didn't go away. The laundry washing machine keeps ruining my clothes. All well, I guess that's why I have renters insurance. On the topic of insurance, I hope you have good life and health insurance for your kids (assuming you have them). The Loma Palisades, and their forward thinking mindset, likes to keep your kids on their toes teaching them important life lessons like: don't play with the piece of wood with nails in it that got left after a construction job, and the very similar game of let's find the maintenance's unsheathed box cutter that got left next to your sleeping 2 year old, or how about a classic nail through your two year olds shoe from the roofing guys? I could go on, but I'd hate to spoil the numerous life lessons that await you and your little ones here at the Loma Palisades. Now, I know what you're thinking: "How could this place get any better?" Well, if you are lucky enough to live here during the winter you'll be able to get free water! Unbelievable, I know! Just go to any of your exterior walls that have zero insulation in them (that would be all of them) and wipe you hand or towel across them on a super cold night and you'll get your very own water condensed right out of you own air. Now you may be some one that doesn't enjoy a good drink of water right off your walls, which is fine. You can just follow the great Loma Palisades maintenance team's advice, just crank your heat up to combat those super inefficient walls and to dry that air right up to a point of inevitable nose bleeds and also open your windows to allow air flow with that cold dry... wet.. ocean... air? You know what, it makes more sense if you just don't think about it. Do you want to know what else makes a whole lot of sense? Not addressing that condensation build up on the walls from not having any insulation. Then you can get your very own mold to form if you have any furniture against the exterior walls. It actually makes even more sense to blame it on lack of air flow when the adjacent walls with the same amount of air flow don't have any mold at all. I really hope that one day I can attain the level of understanding that the Loma Palisades management team has.

Loma palisades - the worst for san Diego - California - 92110

Houses over 60 years old; old and poorly managed. The worst condominium to live in San Diego, of course, besides being very expensive (lack of options, they do what they want). There is a lot of pressure, discrimination, and prejudice. Especially if you are an immigrant. If you are going to demand your rights or simply ask for necessary maintenance in old and rotten houses, they invite you to leave your house (without any respect). Forget this place forever. It's cooler than other local areas of Point Loma, it's exaggeratedly noisy from the planes and the poor soundproofing of the windows and doors; (because it is a pet-friendly condominium) many residents have dogs that do what they want with their animals, leaving them loose, making their feces all over the door, on the side and not cleaning (Large dogs such as pitbull, rottweiler, and others). Therefore: - if you want peace, forget about this place; - if you are looking for value for money, forget about this place; - if you want a good place to live, forget about this place; - if you want a home with security and tranquility, forget about this place; - if you don't want to have problems, forget about this place forever and look for other options. As time-consuming as it may seem, San Diego has plenty of options and you're sure to find a better place than this junk here. Do not let yourself be fooled by some initial contract facilities or something like that, nor by appearances, here everything is appearances but the reality is quite different. Anyone who doesn't listen to advice listens poorly! Good luck!

She went above and beyond to make sure we understood the community, the amenities, and what living there would actually be like. It felt like she genuinely cared about helping me find the right fit rather than just giving a standard sales pitch on why I should live at the West. I really didn't want to write this updated review, but I think it's important to inform others of…read moresome of the issues I experienced before ending my lease earlier this year. Before I get to that, Urbana has had many issues since May 2024 when new managers (not management company) came on site. In September of 2024, the fire alarm went off five times. All of them were a false alarm, except for one, and everyone thought it was a false alarm because we were so used to them. This continued on in the months ahead where they would have to do fire alarm testing, which happened at least 3 times in December. There was also a hot water problem. It went on for more than 24 hours, and technically that's considered inhabitable, but they brought us some food from Becca di Beppo to make up for it?! I didn't have hot water for 3 days!! Thank god I was a member at FIT because I went there to shower, but they didn't even give us a rent discount or anything for that month. The "events" were very lackluster compared to what they used to be like Poker Night where they would bring in different casino tables, or a Zoo/carnival day on the rooftop where they actually brought in exotic animals, but those days are gone and now it's a continuous happy hour at a brewery down the street. Their sister property Vici seems to have a lot more events that are akin to what Urbana used to have. I got $11 back from my deposit. My $500 deposit, and I only got back $11. I never painted anything, never even hung up or mounted anything. Everything was in working order. I asked for a breakdown and they said cleaning and "painting the walls." I asked how that's reflected on me since I never even made any holes or nails in the walls and they never got back to me. Also, they used to have bike racks in between cars. They got rid of those because bikes were getting stolen and offered to put some in storage. Well, new management denied my bike was ever in there and when I showed them the email that it was with a picture of my bike, they said that they're not responsible. So, yeah my bike got stolen out of their storage. I really didn't want to leave this review because I had great times at Urbana, but I feel it's warranted.

Absolutely the Worst Living Experience I've Had in 7+ Years…read more I moved into Urbana over seven years ago after calling to ask if the building allowed smoking. The leasing agent said, "Yeah, it's a smoking building. Come on over. You want to check out an apartment? Want a beer?" -- at 11 a.m. That should've been the first red flag. But hey, it's San Diego. People party. And at Urbana, that's what most residents seem to do: drink heavily, act entitled, and leave trash everywhere. Things went from bad to worse. During the pandemic, management showed no concern for resident safety. I had to escalate to upper management just to get hand sanitizer stations installed and basic mask guidelines posted. I was physically attacked in the elevator during COVID -- management's response? Indifference. It gets darker. During the pandemic, there were meth-addicted sex workers living in the building under a stolen identity. It took management forever to do anything about it -- even after repeated complaints. There was also visible gang activity on the sixth floor, because apparently Urbana doesn't really vet who rents there. I was attacked in the lobby by a gang member trying to force his way in, and still, they dragged their feet in taking any meaningful action. More recently, a friend of mine died in his unit from alcohol poisoning. What doesn't help is the 24-hour self-serve beer keg on the rooftop -- yes, really. No ID checks, no oversight. If my kid lived here and got in an accident after drinking at home, I'd be furious. It feels negligent, if not outright illegal. The building is now "autonomous," which means: no front desk, no supervision, and zero accountability. The current property manager, Isaac Stermer, is one of the most inept people I've ever dealt with. He cannot communicate, he delays action until you pester him multiple times, and he clearly doesn't care. When a neighbor left open bags of dog feces in the hallway, it took me three complaints and photo evidence to get a response. There are no security cameras in the elevators. The cameras in the lobby don't even face the front desk. They want to spend money on turning an old office into a "community lounge" instead of improving safety. Priorities are completely backward. Worst of all, when someone dies in the building, they say nothing. No notice, no compassion, no acknowledgment. They'll tell you "we're family," but in reality, they only care about one thing: profit. If you're still thinking of moving here, lock your doors. And don't be surprised if the party never stops, the trash piles up, and management turns a blind eye -- every time.
