Enjoyed my stay here- it's a basic zero frills place by the water- super clean and roomy room with pleasant staff; comes with breakfast (super basic continental breakfast- with kind and helpful staff). Only con is my room happened to be by the washer/dryers so it got loud in the morning (no biggie because you should be out and about anyway). Unfortunately it was also SUPER loud late at night due to the bar right next to it (but that's probably not the case for other rooms- I was just unlucky). Beware there is no elevator but 3rd floor rooms are doable even for this old lady (they will also help if you ask) read more

Just left Harborside Inn and had to leave them a review immediately. First of all: freshly baked cookies everyday after lunch time? YES. They were amazing. Other reasons I liked this inn: 1. Close to almost everything and you can walk about 10 minutes to get on the free trolley to the breakers mansion and end of the cliff walk (rejects beach) 2. They don't come in your room unless asked, if you want fresh towels you simply just place the dirties outside your room and they bring you fresh ones in a bag 3. The view was very nice! 4. The staff was awesome. Specifically Alan who is a local and gave us some amazing tips 5. Equipped with a mini fridge 6. Clean, spacious rooms 7. Free continental breakfast each morning Highly recommend a stay here! It's nothing fancy but it's perfect if you are looking for clean and easy accommodations close to the restaurants and such. read more

We have been to all the New England vacation spots from Provincetown to Bar Harbor and Newport did not disappoint. Easy to get to from Boston area and centrally locates smack dab in the middle of Newport-- Harborside checked the box. We got the room with a limited view of the Harbor bc it was cheaper and it exceeded our expectations. Room: very spacious, good decor. We could smell the ocean air each morning. Harbor Room: I loved how the hotel had a lounge area for breakfast that stayed open. Allowed me to get some late night tea/coffee and of course important H2O post New Years Eve Celebrations. Breakfast was good for being included, oatmeal was a fave. Parking: Easy-- right on the wharf and included! Price: we booked last minute, price was competitive. Thank You to Jane for being such a gracious host. Having a nice welcome makes all the difference. We look forward to staying here again and reccomend to anyone looking for a quaint stay in this historic city. read more

We paid $2367 for a 5 night stay for a room be hotel that wasn't even as nice as a chain motel. no elevator, mediocre quality, mediocre breakfast. it is outrageously overpriced. The first day our room wasn't cleaned nor towels changed. We were told that we hadn't requested cleaning or towels-in a nearly $600 per night room! Total nonsense. The kid at the front desk knew nothing about Newport. I STRONGLY ADVISE TO SKIP THIS ONE. THERE ARE PLENTY MORE ROOMS AT BETTER PRICES. Staff super friendly, clean property, and a nice view of the harbor from our room. The property had a "homey" feel. Delightfully warm and cozy luxury on an All Hallow's Eve. As a last minute get away, my husband and I could not have been more pleased with the king harbor view room we shared. Well laid out with a small balcony, comfortable bed, and great linens. With a full couch, side chair, and large flat screen TV, the owners have anticipated everything. Quiet respite at night with a well-appointed continental breakfast in their dining room that has great views on three sides. The very hospitable manager (and town's local paper) even directed us to live acoustic entertainment just up the street at the Midtown Oyster bar. Newport is a great town that's even more more fun in the off season. We will be back. Loved our stay, especially the free parking!! read more

Having stayed a few different hotels in Newport, I can honestly say this is the best all around hotel thus far. Harborside is located on Christie Landing, which is a marina right in the middle of Downtown Newport. You're within walking distance of all the restaurants, tourist attractions and activities that Newport has to offer. All of the rooms are bi-level and offer either a city or ocean view. My stay was in the ocean view room on the top floor. The views of the marina and waterfront restaurants was amazing. It was almost like having a seat at the numerous restaurants since the balcony sits right above them. The room itself is a good size and offers stairs to the second floor loft which contains a standard queen bedroom set. The stairs however are incredibly steep, and frankly a bit dangerous.. To the point where I was a little nervous walking up and down them. From a decor standpoint, the room was pretty average. Nothing to write home about, but you're more so there for the amazing location, view and balcony. The rooms are clean and well maintained, so it does its job. Pound for pound this was my best hotel stay in Newport. It really is all about location when you come here. Being able to walk to the town's best attractions and even witness some of them from your hotel balcony, is priceless. For those reasons alone, I'll definitely be staying here again. read more

Absolutely nothing to complain about. That doesn't make it 4 stars though. Bed was a bit hard for my bones but dealable. Check in and out were uneventful and the rate was reasonable for high season. We had room 5 which had two floors: king bed and full bath with 2 large chairs on first floor and queen bed with small balcony on second floor. Breakfast (included) was average and after the first morning we decided to eat elsewhere and pay. Great location and can park right in front while walking all over downtown Newport. From the moment we called, Jane was the perfect hostess - she was able to get us in on short notice, and accommodate our stay changes. The rooms were very large and clean, with a lovely bonus of balconies to be able to view the city or the oceanside. Beds were comfortable, with plenty of pillows, and hot water was easy to come by. My only complaint is that the walls are a bit thin, but I think that to be the fault of an older building. The continental breakfast offered by the Inn was a particularly large spread, and in the afternoons, there are even cookies available. Jane was fantastic, as was everyone else we interacted with, all very friendly, and I would definitely return to this hotel. read more

We were long time loyal 41 Degree North guests til our last visit in June 2019 where it was not the quality we had long come to expect. Not worth $900/night so decided to try Harborside Inn right next door for 1/2 that price. Rooms were large, clean, comfortable and breakfast was a bonus. We drove an over sized truck which is tough to park and the manager on duty worked it out with a non-conventional perfect solution. I forgot my sweater and was called within 30 minutes to let me know. WE WILL BE BACK! read more

I stayed here for 2 nights and both mornings the garbage truck woke me up at 6:30 AM, and sometimes seagulls will fly around for literally an hour. The Harborside Inn is in a great location (close proximity to Thames St) and is a good value for the area. Rooms were very clean, cute and comfy. My friends and I had two of the suites with lofts -a king bed and pullout on one floor and a full size bed upstairs in a loft and each with a balcony and skylights, one overlooking the harbor. Beautiful. I found the staff to be friendly, helpful and they seemed to have a sense of humor when a group of bachelorettes stumbled in at 1am looking for an ice machine. The Continental Breakfast that was included in the cost of our rooms was very good, with a good variety of items to choose from. Coffee was strong and available all day. They also serve wine and cheese in the early evening, although we didn't get a chance to take part in it. If I end up in Newport again I will definitely stay here again. I loved it's central location and homey charm and the fact that they have rooms that sleep up to 6 people comfortably and for a very reasonable price. Great place! read more

Best hotel! We have stayed here for 7 years every August and April for vacation! Satisfied everytime! Can't wait for this upcoming August! There is no other place I'd rather stay. The rooms are clean, comfy and great place to crash after a long fun day in Newport! I love how everything is in waking distance. The staff is friendly and so nice. Don't be fooled by the new "friendly" ownership - this woman takes the full names of ALL people staying in the room and will then charge the credit card on the room UNAUTHORIZED for any additional people over 2....even in a 2 bedroom suite? What a great way to make people really want to come back! I will never be back and also will make sure to tell everyone to stay anywhere but the Harborside. My boyfriend and I stayed here last September and couldn't get enough of the great views of the harbor! The inn is right off of Thames St and is in a great spot. Plenty of stores, bars, and restaurants within walking distance. Parking is tight, staff is extremely friendly, rooms are clean and the bed was one of the most comfortable hotel beds I've stayed in in a while. The continental breakfast was good, could use a few more options. Wish we were around for the wine and cheese that is served in the afternoon. A solid 3+ star inn with waterfront balconies and remarkably good continental breakfast Ina separate lounge overlooking the bay. Beds were comfortable and clean with white duvets and bath towels felt brand new. Bathrooms freshly done and painted. The carpeting and suite sofas have seen better days but the rest is good. It is centrally located and perfect for walking to restaurants, bars, the Cliff Walk, the mansions, and shopping. Breakfast was enjoyable in the Harbor Room, and the afternoon cookies were delicious. I've stayed here twice in the past few months and would describe both experiences as mediocre. The establishment is dated; the air conditioner was extremely loud making it difficult to sleep soundly. The skylights although beautiful allow for too much light when the sun rises even with the blinds pulled. On the positive side, the pricing is reasonable and the location is prime. I stayed at the Harborside with 5 other family members in November. We had 3 rooms for 2 nights and were in town for the annual Pell Bridge run. We had a an excellent stay at the Harborside. I've been running this race for years and this was by far the best experience I've had in terms of accommodations in Newport. Our rooms were reasonable priced, clean and comfortable, and the Harborside staff are incredibly friendly. The continental breakfast was delicious and the sitting area where breakfast is served is a cozy spot to just relax and look out over the ocean. I will absolutely stay here again and would highly recommend to anyone! read more

So you decided to visit beautiful Newport Rhode Island, and you are thinking of staying here, at Harborside Inn. Don't. Despite the convenient location, not advertised is the fact that the hotel sits above a line of retail shops, which bustle with shoppers during the daytime hours, and is next door to a bar, which will provide soothing sounds for you to struggle to fall asleep to, until last call. Provided of course that the slab of concrete they call a bed doesn't keep you up much later than that. They advertise that the hotel was renovated in 2005. I'm not sure what the condition of the inn was previously, but I was hardly impressed with the updated décor. The theme is your standard nautical vacation one, done on the cheap. A new coat of orange red paint and white linens in the bathroom doesn't make it luxurious. Use the washcloth and risk scratching your face apart. While the room is spacious, the linens and the electrical system leave much to be desired. My husband and I stayed there on a chilly weekend in March, and the heat was connected to the fan, and wouldn't get above 64, no matter how high you turned the dial. The linens were an old scratchy pilled brown blanket that even Salvation Army wouldn't accept, and some 100 thread count sheets for your pleasure, atop a discount mattress that was as comfortable as sleeping on the floor. The balcony barely held two, and had no shelter from the elements if in fact you planned on using it. In the morning we were awakened to seagulls, which were clustered in the balcony next door, and the racket that woke me up at 8am was one of the seagulls with his wing and head caught in the rails. My back hurt miserably and I went to get a drink of water, but the glasses provided in the bathroom were dirty, which shouldn't be too surprising seeing as there was hair stuck on the wall and in the bathtub. Going to get breakfast wasn't any better. The highlights were warm orange juice and boiled eggs with gray yolks. There was no afternoon tea that we saw, or any of the other amenities listed on their website. Despite the cleanliness, comfort amenities and noise, customer service must have been good right? Wrong. Here, Harborside Inn failed miserably as well. When we checked in Friday evening, we had to wait for the desk clerk to get off her personal call and check us in. When we wanted to leave the next day, my husband couldn't find the desk clerk, a different girl this time, because she was in the breakfast room, talking to another employee about her wedding instead of attending to guests. Needless to say, I didn't want to spend another night there. There was no manager available to speak to and we were told that their policy was to charge us for the night anyway. We chose to leave and put this terrible hotel behind us, driving 4 hours home on our anniversary. When I called the manager the next day to explain that I was unhappy with my experience there and wanted a refund for Saturday, she said she would call me back in 10 minutes. I had to call her back a half hour later. Apparently, she was busy checking in guests, but she had been nowhere to be found just the day before. After arguing with me for 20 minutes, she said she would refund us for Saturday minus a 25 dollar charge, because we didn't give her a chance to rectify the situation on Saturday, which she didn't attempt to do. I explained we were giving her a chance to provide good customer service now, by refunding our money for the night we didn't stay in the hotel. She said she'd call her general manager and get back to me. Still waiting. I would never recommend an overpriced, noisy and dirty hotel with poor customer service. If these things don't bother you, then feel free to stay at Harborside Inn. You'll be delighted. read more

This was the worst customer service experience I have ever encountered. The hotel itself was great with an amazing location. The complimentary wine and cheese hour was great too. But, I booked my room through Orbitz. I was supposed to get a BI-LEVEL 2 KING BED SUITE. I reserved the room month in advance (in April - not peak season) Upon arrival, they charged my card right away, which I was not told in advance. Then, I get to my room to find a single room, and single bed. Apparently they had given my room to another customer and this was all they had left. When I went to complain to the hotel lobby clerk, they could not help one bit and barely apologized for the misunderstanding. There was nothing that could be done and they would not offer any type of discount whatsoever. I had to talk with 4 separate people before speaking with a manager after the weekend was over. I was told by the manager I would get a $20 credit. Wow: 20 bucks for a room half the size I was supposed to get. I was never even credited the $20. They were not helpful at all and refused to admit the fault was on their part. I would NEVER recommend this place. Too bad because the location was great. read more
