I stayed there on a weekend. The room was over $500.00 per night. You would think for that amount of money they would at least had a Bottle Water in the room. The Kleenex holder was empty. When I went for breakfast the eggs, bacon, and sausage was institutional food. There was a hair on the sheet when we turned down the bed. When I was checking out the woman at the front desk never ask how are stay was or even acknowledged us. I found that extremely rude and discourteous. When I asked for directions she just pointed while she was blabbing on her phone. The pillows were flat and lumpy. Not a little, a LOT. read more

The location was fabulous! So much in walking distance and a great location. I was also very impressed with the continental breakfast in the morning. The afternoon tea was disappointing. Boring snacks from the grocery store and tea bags. But the tea cups were cute. The patio on the roof isn't anything to brag about. As to be expected, there is no elevator in the building but that' is not what gave this two stars. My major disappointment was the bed. The pillows were flat. And the mattress was the worst mattress I've slept on. I could tell it was rotated but only to hide that it was sagging on the right hand side. It was sagging so badly that I slept towards the middle of the bed. The mattress was past its prime. When my husband complained in the morning the woman working the front desk said oh no. I'm sorry and that she would tell the manager and he would call us. Surprise, surprise. No Call. Parking is across the street, in a city lot, but no guarantee you will get a spot. call. Stayed here for one night, first weekend of November. Staff at front desk was very nice and receptive when I called to inquire about early check in and about parking. After waiting for about 5 minutes we were able to find free parking in the public lot across from the hotel. The room was quaint but nice, remodeled and decently clean bathroom as well. This locations real perk is its delicious an huge breakfast spread, its cute tea time and of course the fact that it's right on Thames street! Definitely worth another stay read more

We had a two night stay here in July 2025. I can't recommend enough. Everything from the staff, to the location, to the breakfast, was amazing. I am so pleased with this experience. The hotel is true to the historical era but has been updated beautifully. The rooms are themed and we had the best possible room for July 4 weekend (stars themed). The breakfast was FANTASTIC. We are big breakfast eaters and it was great. Our room faced the street and it was perfect. At night we heard some people but nothing crazy. In the morning it didn't really get noisy until the ferry's arrive - 10am. Literally steps from everything. Absolutely loved our stay. Thank you! read more

BEWARE: We booked two nights and had a confirmation email, along with a deposit charge to my credit card. The confirmation email had the correct dates, but somehow their reservation system had the wrong dates. I found out 11 hours before leaving the midwest ,by airplane, that I would have no hotel room. The hotel called to find out why we hadn't arrived. After a sleepless night, I was able, with no help from America's Cup, to find a room we could go to after traveling all day. I don't know what we could have been done to avoid this? When one books a room, and has an email confirmation with the requested dates, one shouldn't have to worry that the hotel's system has booked different dates. We were not offered any rebooking assistance, compensation or explanation. How very frustrating! read more

Good place to stay in Newport, RI. Excellent location on thames street. They have pet friendly apartments which is a huge plus. Got very good rates during the blizzard although i expect its much pricier in the summer. The apartment itself was bit small although there was enough space to move around. The apartment had a king size bed and a sofa trundle. Pros were the location, comfy beds and a pretty good continental breakfast. Cons were the wifi wasn't strong at all and there were some issues with the tv's. Also they didn't provide a shovel for my car and had to borrow from somebody else on the street. Overall good experience, but could be better. There is a parking lot across the hotel entrance. read more

Absolutely a great location! You are on the main strip! Leave your car in the lot (which you have a daily fee when it's season) but you get in and out privileges. It's so worth it. We went in April so it was free! You can literally walk everywhere. The longest walk for us was 15 minutes away. Everything else was so close! 3 minutes here ... 8 minutes there ... It's vintage and very clean. I loved how you got an actual key for your room. They also provide an abundance about of food choices for their complimentary continental breakfast and tea time in the afternoon. The staff was also very kind and helpful. We booked directly through the Inn. We ask specifically if they had bathtubs. We were assured that they did. We also ask for a room with a queen bed and sitting area. Upon checking in, we went to our room and found two beds and no sitting area. Yes, there was a bathtub, but not a stopper to fill the tub. I went down to the front desk to ask to change to a room we were expecting, however, the office was closed with a sign with phone numbers to call for emergencies. As much as this was an inconvenience, I did not consider it an emergency. Upon checking out the next morning, I ask to speak with a manager, non was available. I called the Inn several times in the next week to speak with someone, when I finally received a call back, I was met with attitude. I was only looking to express my disappointment in our stay, and hoping just for an apology about the mix up. The person said he would look into it, and get back to me. Well, that was a month ago. This was not the experience we were looking for as it was a celebration. This did not interfere with our celebration, however, it did not add to it either. The only positive thing I would say is that the room was clean and the staff we encountered the next day were very friendly. I would not stay here again. read more

This is by far the worst place we have ever stayed To top it all off we booked a pet friendly room and they gave us a regular room and "made an exception for us" the day after we checked out we receive a call that the room was "dirty" and we would be charged an additional $50. They stated there was dog hair on the carpet not sure how we can keep a dog from a little shedding but by all means the room was kept orderly. They did not tell us upon checking in we would be charged an additional amount. We have stayed at top hotels like the Westin's and have never had this issue ever, our home is spotless our dogs feet are wiped before she comes in! Aside from that the bathroom is not heated at all and ice cold and my husband sustained a cut from the rusted door knob leading outside. Save your money and avoid this place! read more

We felt so uncomfortable staying here. Our room was in a separate back building on the second floor. The bedroom had a door leading onto a deck that had access to another guests room. There was no cover on the window on the door that looked onto the shared deck. We covered the window with the table cloth. Everything needs an update and there was random things broken or missing like the towel rack (they had clean towels on the toilet). I complained to the front desk woman with no real response. Small older hotel, in the heart of everything . Compsired to what the price of other hotels ate. It's small quirky some might say charming, others old and dayed.( think grandma's parlor circa 1850) We saw it listed in Expedia and then called hotel to ask a question about the room ( 101). When I called they gave a discount for calling direct and was lower than Expedia to start with. Room 101 Is in the second floor. You go outside and up stairs to get to it. The room is like a small nyc apartment. A small kitchen, tiny living room, king size bed and huge bathroom. They have tea in the afternoon ( we did not go) And free breakfast which is self serve and sort if standard hotel fare. For what we paid it was fine would stay again. read more

Location - Location - Location and this is in a great location. Within walking distance of many of the shops and restaurants on Thames Street as well as Bowmen's Wharf, it would be hard to find a place closer to all the activity. We got a deal through Expedia, so we only spent $122 a night for 3 nights in late June. That included breakfast. (Looks like our room without the deal was $175.) This was before whatever taxes are applied and NOT COUNTING the $18 a day it cost to park (in & out privileges) at the city-owned parking lot across the street. There seems to be no free overnight street parking available. The lobby is nice, as well as the breakfast room (with a bigger spread than what we were expecting.) There is a TV room in the same area (no TV's in the room). As to the room, it was OK with no view but the roof of the building across the street but we really didn't spend much time there so. . . It's a little old fashioned - clean but in need of a quick update (new carpets, better lighting, wallpaper etc.) The staff was friendly and helpful read more

You can't beat the location Thames but I feel like paying $950 for my room was a stretch even tough it was Folk Fest weekend. I live about 30mins away in Westerly but wanted to get away with my wife for our anniversary & to attend the Folk Festival. America's Cup was our final choice & required a 2 night minimum. We ended up in room 203 on right off the side street. From our window we could see Buskers & a little of Thames. The noise wasn't that bad but the truth is we were so exhausted from the Folk Fest that we passed out almost immediately each night. The breakfast spread was pretty damn impressive. Wish my room was bigger but it was just enough. The sink/vanity area were outside the bathroom which isn't that big of an issue but the bathroom was a bit cramped. I'd definitely recommend it as the location is phenomenal & the staff is friendly. Rooms could be bigger for the price but worth staying. read more

This hotel was one of the few in the area that would take my hotels.com free reward night. I thought the room for the other night was very affordable. The hotel room we were in was nicely appointed and fairly spacious. It was definitely clean and the bed was very comfy. It's an old hotel so you can hear a lot from the other rooms (walking, shower running, etc). We had a great view of the main street, but whenever anyone drove over the cobblestone it was loud. ONE suggestion - put a small vanity mirror in the bathroom - it was really hard to do makeup in there! The breakfast and tea time was a really cute addition, however the area is pretty cramped. If I ever visit Newport again I wouldn't hesitate to stay here again. read more

Decent well located inn in the heart of the shopping district. We stayed one night in March with the kids for a get a way before the hoards of tourists arrive. The room we rented was a small apartment with a pull out couch for the kids and a king sized bed in an adjacent bedroom. The rooms were well appointed and comfy. Breakfast was included and it was better than I expected. The city parking lot across the street does not start charging until April. read more

This is a small older hotel right in the middle of Newport. Stairs and squeaky wood floors. Short stumbling distance from many bars and restaurants. The free trolley bus to attractions like the historic mansions and the cliff walk picks up right outside on Thames Street. The rooms are small but well appointed and very clean. Staff was nice. The breakfast is a feast. Great place, and inexpensive relative to other newer and larger hotels. Love the America's Cup theme too. read more

This is a great spot to stay in if you're spending the weekend in Newport. For starters, you cannot beat the location. It's right in the heart of Thames street, which makes it very easy and convenient to walk to most places. The parking lot is right across the street and $18 a night, IF you go in season. If you go in the off season, parking is free! The staff was very friendly, we got there early and didn't expect to check in until 3, but they actually let us check in at 12. We stayed in a regular room with a king size bed (room 402) and didn't have any issues with it. It was odd that the sink was outside the bathroom, but we didn't really care. We did notice a rooftop area that would be great to utilize during the summer, but it was too chilly for us to go on it. The hotel also offers complimentary breakfast and tea time with pastries. People complained about the noise and yes, it was a tad bit noisy but that's because the hotel is right on a busy street. You can also easily hear people walking in the halls, but that usually happens in most hotels. Because of the reasonable price and great location, I'll definitely be staying here again if I come back. read more

Also, a short 8 minute drive to the beautiful Breakers Mansion! They offer tea time from 3-5pm and a wonderful complementary breakfast. The staff is incredibly friendly and welcoming. Ok, so this review is really 2.75 stars. I will explain, keep reading: Pros: Breakfast has lots of options, albeit not high class. But enough to get you going ing the morning: Wheat toast, yoghurt, cereals, coffee, OJ, fruit. Late checkout was granted, 1pm instead of 11am. Discounted parking across the street, still expensive at $18/day, but thats better than $20+/day. In/out unlimited. Location is great...right down the street from Brick Alley Pub and all the shops and restaurants. Pedicabs are easily reached as well. Cons: Breakfast was very low quality, save for the items I mentioned. Undercooked bacon, strange eggs, broken pastries from Hostess...if you can't identify it, don't eat it...tread lightly. Tea time was lame. Don't advertise tea time when all you can offer is Constant Comment and old coffee with broken pastries and cheese without crackers... Room was AWFUL. Outdated and in disrepair. Wallpaper was peeling, scum on the stove in the kitchenette, ripped ottoman, not enough soap...the bathroom was clean, as were the sheets, but again: low class. Room 506 is big, but not romantic and is terribly decorated. Room 503 is beautiful however, snuck a peak one morning when the door was left open by the housekeeper...Don't know about the other rooms, but call and ask questions. No elevators, and our room was not attached to the main lobby...no internet in this other building we were in. Rooms 501-506 are in a different building. Housekeeping was lax. Not enough towels, we ran out of soap...TWICE. Cheap toiletries. So bottom line: If you are careful and ask questions this Inn could be great. However, if style and class is not important to you, then this is fine, otherwise go to the Adele Turner Inn at 93 Pelham Street. But this place is good enough to get you through. We paid a lot for the room per night $276 plus tax, parking etc for three nights. (I stayed at the Waldorf Astoria in NYC for $336 per night and had a huge suite...) read more

My sister and I stayed here this past weekend, to enjoy president's weekend and the winter festival. i chose this inn primarily for the location, but also because it sounded really cute. We arrived early, and happily our room was ready. We parked in the parking lot across the street, which gave us a pass with in and out priviledges - really convenient. the room was adorable. super clean, floral wallpaper, floral curtains, with a desk, a loveseat, an armchair, and two double beds. the bathroom was also very nice. they had a breakfast spread in the morning that was pretty awesome (and included) - a bunch of pastries, toasts, some hot foods...it was great! they also serve afternoon tea, though we didnt make it either day because we were out doing other things. price was reasonable...i booked directly on the inn's website, and got an average price of $109 a night - made the weekend trip very affordable. the location was fantastic - it was right in the middle of downtown, within walking distance of tons of shops and bars and restaurants. it was pretty much perfect. great experience! nice and clean, perfect location, friendly staff (who even recommended sights for us to see) and a place that i plan on going back to the next time i'm in newport! read more

The place was a complete surprise. I have never experienced a B&B and this was close. Room was overlooking Thames street, so street noise was present but not a problem, in fact it was part of ambiance. Room was very clean & neat. Breakfast spread & presentation was great, like a "New England Event". The staff was fabulous & helpful. The location was in the middle of everything, (Ships, Shops, Restaurants). Price was very reasonable for area. Parking was not free, but Inn provided a discount. We only stayed one night, but wished we could have stayed longer. We will be back!! read more

Stayed in Newport twice and both times here. It is bed and breakfast style with each room being decorated differently. Four floors with just a few rooms on each, this quaint old historic building will make you feel like it's your home. The rooftop deck is a place to chill before going out. Breakfast is included offering many options but is basic in quality- it'll help get your morning started more affordably than eating out. Hotel is in excellent location, walkable to the main town. I stayed here with my boyfriend for 2 nights, it was a Saturday and Sunday night in August. The location is definitely perfect, we just parked the car when we checked in and walked everywhere. Even with validation parking is still $18 per 24 hours, so keep that in mind, but the parking lot is very convenient. We got an "apartment-style" room, it was room 504. I liked it- we had a kitchen area and pull-out couch so it was certainly spacious enough for the 2 of us. We were disappointed that we weren't able to try the breakfast because both days we didn't make it down in time. I do think it would be nice if the food was served until 11 or 12. But I would stay here again, probably only in the apartment-style rooms though. read more

This place smelled awful from the musty smells in the entryway to the cat urine smells in the hallway! We stayed on the second floor. Our friend stayed on the 3rd floor and when we met up - that was the description we all had - We renamed the place CAT PEE Hotel! The room was way too small to be charging $250 or even too small to be a hotel room...a chair way in front of tiny closet to block entry....you had to walk sideways to get by the bed... the vanity was a joke. All the decorations were a mishmash and not quality hotel furniture. But worst of all were the SMELLS!!! read more

If you would like to have a genuine Newport experience this is the place to stay. The hotel is smack dab in the center of everything there is to do in Newport (which to me is eating and drinking). The hotel was impeccably clean, comfortable and cozy. The rooms were decorated in traditional New England style and were fairly large for this type of establishment. The staff, which I am assuming is one family, were very warm, welcoming, and accommodating. There is free wifi available as well as free breakfast. The breakfast offers many items from fresh fruit to waffles and there is something to please everyone. There was not a tv in our room but we didn't miss it. You do have to pay for parking but the lot is directly across the street and is large. The lot sign says $24.50 for 24 hrs but the hotel will validate and you get a rate of $18.00 a day and it is "in and out" if you feel compelled to drive anywhere. We couldn't have picked a better place to stay. read more

This place was perfect for me and my girlfriends to go to for a bachelorette weekend. The rooms were spacious and easily accommodated my party. The staff was friendly and very pleasant. We had 5 girls in one room and felt there was enough space with the 2 beds and a cot. One room had a large changing area and big bathroom and the other room was large and bright, with good closet space. Each room had a tiny refrigerator and hair dryers. Both had TVs and dressers. The continental breakfast was decent, a good way to start your morning. They had a good spread. The location of this Inn was perfect, located right off of Thames st, and just far enough to down that there wasn't heavy traffic. They lock the front door at 11pm but provide you with a handy key fob to get inside. While there is no private parking area they do provide you with a discount at the parking lot across the street. Overall this Inn was perfect for what we needed. We had a great view of Thames st, and while it was raining and we weren't able to take advantage of the roof top deck it looked like a great area to hang out.
