I cannot say enough good things about this place. We booked this for two nights while in Newport and fell in love. Steps from the famous Cliff Walk and a 20 min walk to downtown makes this the ideal location. The room was quaint but beautifully decorated and appointed. The room had a fireplace and a large shower, as well as a bay window looking out to ocean. Each morning there was a delicious breakfast assortment served and a wine and cheese hour each day at 5pm. There was also a beverage station with tea, coffee and water available all day as well as an assortment of nuts, trail mix and candy. Both ladies that worked there during our stay were so sweet and made us feel at home. We cannot wait to stay here again and recommend that you consider it as well! read more

3rd time here and a little disappointed. I upgraded to the St. George's Suite a few days before for $100 more but was not told that the skylight over the bed was not working and would not open. Also, one of the shower heads was not working. These 2 details would have changed my decision to upgrade and I feel like I was tricked into thinking the room was something it was not. Also, I was expecting a bench in the shower as per pictures and that was not there as well. Breakfast was underwhelming. This experience greatly affects whether I will stay her a 4th time, unfortunately. read more

First room was so small , we requested a different room. We were moved to a room on the upper floor , carried our luggage up 2 flights of stairs , exhausted from an early flight , a wedding reception was taking place under our window . Guests were gathering directly beneath our window . The noise went on and on . To be expected from a wedding reception . The continental breakfast was a joke . A bowl of hard boiled eggs, cereal and oatmeal . Beautiful venue . Definitely not for a vacation. read more

Stayed for a cold winter weekend in February to get away. This is one of those reviews I hesitate to write because I don't want to let the cat out of the bag but we had a great experience. There are surely some nice places to stay in Newport but we wanted something a bit more eclectic and unique/boutique. When we saw the pictures of the decor and that each room was decorated uniquely, we were sold. We learned when we arrived that this is operated almost like a bed and breakfast with Will and his partner as the hosts. Check-in is available until 8 p.m. and the hosts live on property and can texted or called with any needs after hours. Each morning a cold gourmet breakfast is provided with takeaway items. Everything is homemade and unique. There are no hot items such as breakfast sandwiches but you'll find poached pears, chia seed pudding, fruit cup, hard boiled eggs, etc. The breakfast items were a bit more sugar-centered than we normally eat, it was a nice treat/calorie splurge. The room was spotlessly clean, as were the common areas. Hand sanitizer was located throughout the hotel and most guests wore masks. Little touches like free bottled water, french presses and coffee, and open cabinets for glasswear. They also had a wine hour with free glasses of wine. There is a big stone firepit with chairs which they will turn on when you want to use it. This was nice for a cigar and a glass of wine in the cold. We stayed in the St. George Suite on the 3rd floor. It had some funky purple wallpaper and a mini-library/gas fireplace in the small sitting room area. It felt hip and eclectic and fun. The windows had water views in the distance which was nice. The room also had a Tivoli radio (unfortunately bluetooth connection was impossible) and a wall mounted tv. A skylight above the bed was nice but ensured an early morning wakeup as there was no way we could find to close it. The bathroom shower was amazing. It was literally almost the size of our bedroom with 3 showerheads and a little thing with jets. It had a skylight so lots of natural light and a small bench. The white marble was classy and the water temperature was good. We loved the shower! The only thing we did not like about the bathroom is that it was right next to the bed which could potentially make things awkward soundwise. The doors on the rooms also did not to much to protect the sounds. We could hear others' conversations clearly and were all 'treated' to quite the 2 a.m. lovemaking performance by our hallway neighbors. That was really the only fault we could find with our stay. Overall, if you are looking for unique and classy, this is a great place to stay. The design elements are unique, the hosts are friendly and thoughtful and it's very comfortable and clean. It's one street's walking distance of the famous Cliffwalk (bring a mask, even though outdoors people wear masks in RI). You can drive or uber to downtown quickly and there are a few restaurants that are walkable. I also will commend the property for not charging the ridiculous 'resort fees' or parking fees that many properties charge. I'd rather know the total price upfront vs. being charged $30 for wifi and newspapers and am glad this hotel doesn't do the resort fee nonsense. read more

Very cute little B&B. I stayed in the side "cottage." The room was a little weird (hardwood floor in bathroom and a fire place with a window allowing you to see through it to the bathroom from seating room). But the place was very cute. Unfortunately was pouring rain when I was there and they were in the midst of repainting but still was a nice spot to stay. A little overpriced, but I would consider returning. read more

We spent a 3 day weekend at The Cliffside Inn-- actually a bed and breakfast--a Hyatt Hotel property. The house is old, which brings character, but as part of a major hotel company, I had expected it to be in much better state of repair. We were in the "Garden Suite." On the Hyatt website it looks nice, with carefully cropped and curated images. No images include the entire room to get the full impression. The description of it as a duplex with a stairway to a separate bedroom, and a private entry sounds charming. The reality is remarkably otherwise. The stairway is an extraordinarily narrow spiral. The entry downstairs, with no key entry, is invariably to satisfy fire code, as this stairway would never be adequate and entry to both levels from outside is necessary, although the downstairs is only accessible by being unlatched from inside. There are two heating systems, one of which was initially in disrepair. 2 remotes for the tv and cable tv, to add inconvenience, a slow shower drain. The big issue, however, is the staircase. We were literally trying to avoid going to the bathroom-- downstairs-- as the bed is upstairs. Downstairs the only seating is behind the stairway--called a library, by virtue of a book case. Not comfortable or communal for sitting. The staircase is narrow, steps are triangular and therefore VERY shallow, with a single handrail for most of the way, and is VERY steep. A risk to truly avoid, especially if you EVER contemplate using the restroom after retiring to bed. If you are a fireman, lumberjack, or Batman, you will probably not have issue navigating the stairs. However if any of the following apply-- over the age of 30, average size or greater, drink more than one drink in a day (don't visit the nearby vineyard), on any type of diuretic, or travel with children or pets, rethink booking this room-- at a premium price I might add. If you disregard my warning, upon entering the room, please revisit my post and say aloud "I told you so." Then repeat in your mind, "I have been duped!" My weekend has made me doubt representations by Hyatt going forward. I am a member of Hyatt rewards, although I did book through Expedia. Shame on you Hyatt for not giving a realistic description of the actual risk and inconvenience inherent in booking this room! Incidentally, I inadvertently said Hilton, rather than Hyatt in my review on Expedia. Having trying making multiple calls, emails, and chats, they will neither allow correction nor delete their app review, on my request, based on factually incorrect information. That makes two apps deleted this morning! read more

The property is lovely. Most of our stay (early August) was great. Breakfast was a delight and the staff were friendly, which isn't always the case at a bed and breakfast. We had reserved four rooms. Three rooms were great. Not so with Room #4. I had a housekeeping issue that was present for our entire four day stay. A prior guest had gotten sick next to the bed. I smelled it as soon as I walked in and the thick area rug was damp. I alerted the staff and was told that they were already aware. I was told that their carpet cleaner was not working and was basically dismissed. The staff didn't offer anything other than an apology. I did manage to get the rug "cleaned " again. And I asked a maintenance person if we could borrow a fan, which he immediately agreed to. It didn't make a difference. Each time I was in that area of a small room it was all that I could smell. I noted this to the staff again. The rug needed to be rolled up and removed. That never happened. So three nights sleeping in a very expensive room that smelled like a frat house. I filled out the survey with a ton more details and never heard a peep. I really expected better, because otherwise it's a really lovely place. read more

I booked this hotel through Expedia for 7/8/23. My friends and I stayed there a few years back. And had a lovely experience. I purchased trip insurance through Expedia. As my mother's health. has been touch and go. At 10 am, on Friday 7/7/28, I received a call that my mother was hospitalized. I immediately called Expedia to use my trip protection, and they told me to contact the hotel directly. I called and explained my situation to the person who answered the phone, to which she replied that no refund would be given. She was incredibly rude and unsympathetic. I asked to speak with her supervisor, she then informed me that SHE was the general manager and reiterated I would not be receiving refunded. I told her. "Fine, I will no longer be a patron" to which she replied. That's fine with me. Then, slammed the phone down. We all know that that room was re-rented and the only person out is me. read more

I'm the type who NEVER takes a travel vacation. But after last year, I decided 2023 was going to be the year. After doing some research, I decided Cliffside Inn was going to be it. What a great decision! This place was perfect! All the rooms have a name and special details. I stayed in The Loft. Perfectly sized room. Not too big, not too small. The skylights were a particularly nice detail, especially over the large jacuzzi bath. Breakfast is small plate style. If you are craving a full breakfast. The Corner Cafe on Broadway is the perfect spot. Check in was easy, same with checkout. They have beach chairs for you to use and Easton's beach is walking distance away. 10-15 minute walk to the shops on Thames St. The Cliffside Inn was so relaxing and I really loved the room I had. There is also a fire pit and a nice wraparound porch to enjoy your coffee in the morning. I will definitely be returning in 2024. read more

A beautiful combination of vintage style with modern amenities. There were so many "nice touches" at every turn. We had a room with a jacuzzi tub and fireplace which was wonderful. They did an excellent job combining new - clean and modern - with vintage furniture and decor. Some high points for us... relaxing in the cozy parlor area near a fireplace with soft music playing while reading about Beatrice Turner. Sitting by the fire pit in the front yard. Taking a hot bath in an oversized 2 person tub. Our room was very quiet. The impressive Cliff Walk is right down the street. Pricing was reasonable. Nice job! Highly recommended. read more

Absolutely spectacular stay! A treat for those of us who can't afford to stay in Newport during high season, the Cliffside Inn is classic New England charm and class. We were one of only 4 couples staying that night, so we pretty much had our pick of rooms--we chose the Loft. A giant, antique king bed with a fireplace, skylights and a two person tub, this room was everything you could hope for. Breakfast the next day was eggs Benedict over your choice of Canadian bacon or smoked salmon with in house made mini muffins, fresh fruit, granola and yogurt with French press coffee and Harney teas. Staff was nice and very professional- great traveler and restaurant recommendations. Very short jaunt to the cliff walk! Can't say enough nice things about this bed and breakfast. We have lovely memories of our one night there and hope to be able to stay again (please offer a summer discount!!). read more

My fiancé and I stayed at the Garden suite to celebrate what should have been our wedding but postponed due to covid. The room was amazing! Bed on main floor and a spiral staircase leading downstairs to a library nook, bathroom, hot tub and private outdoor patio. They had a fire pit going outside for guest to enjoy along with coffee, tea, hot chocolate and muffins. The staff was amazing, speedy and very accommodating. They were unable to do a traditional sit down breakfast because of restrictions but they had laid out several delicious breakfast options that guest could take and bring Back to their room. Absolutely amazing. My husband and I stayed here during our honeymoon, and were surprised our first night with champagne and rose petals in our room. First off, the breakfast and French press coffee is AMAZING. The wine and appetizers from 5-6 are also delicious. The food at this place is just incredible, and if that isn't enough, the cookies they leave in your room at night are SO GOOD. Everyone that works here is so friendly and they come in and tidy up your room daily. We never stayed at a bed and breakfast before, but this experience and been amazing and we will definitely be returning. Highly, highly recommend. The room itself was beautiful as well. We have been to this Inn twice and will continue booking getaways here! Bill and Nancy have restored this inn to perfection! Everything is immaculate.....service, guest rooms, gourmet breakfast, wine and hors d'oeuvres. The rooms: We have stayed in the Garden Suite and the Tower Suite. Each room is very luxurious in it's own right! The Garden Suite has 2 gas fireplaces, one in the sleeping area and one in the bath area next to the large whirlpool bath. There is a spiral staircase that leads from the bedroom to the bath area. The floors in the bath area are heated. There is a warming rack for towels. The shower was outstanding. We were unable to enjoy the outdoor private garden area due to it being winter. The Tower Suite was also 2 levels with wonderful whirlpool tub on the bottom level and beautiful bay window on the second level. It was so nice sitting next to the fireplace on the bay window seat viewing the ocean waves rolling into the beach! This is a very bright room due to the beautiful windows in the turret. The Food French Press Coffee in the morning is tops! Breakfast was spectacular each morning. I have celiac disease. The chef was so accommodating. When all of the guests were being served banana foster pancakes.....so was I! They offered gluten free options during wine and hors d'oeuvre hour as well. Bill/Nancy and team know how to make you feel welcome! This Inn is spotless and if you book here you will be SPOT ON! We won't stay anywhere else in Newport! 1st rate all the way around, it's so nice to get what you expect and deal with warm, charming professionals. While passing thru Newport, stayed 2 nights for our wedding anniversary, stayed in 'The Loft.' A little small, but we knew it would be going in because it was on the top floor, and it didn't matter because the quality was there and we're suckers for skylights. Comfortable furnishings, great bedding, huge whirlpool tub, super-clean, outstanding location just a block from The Cliffwalk,' excellent breakfast, run by some really nice people who get that it's a hospitality industry. Yes, it's a little pricey overall, but not for the Newport area and the value is there. It may be years before we get back to Newport again, but I wouldn't even think of staying elsewhere unless The Cliffside was booked solid (and even then, I'd still try to negotiate a sofa...) read more

Cliffside Inn is a cozy bed and breakfast right where you'd want to be. The Inn is steps from Cliff Walk which provides magnificent ocean views on a leisurely stroll or active jog (whatever your preference). The historical Breakers mansion is also within walking distance and, depending on your aptitude, you could walk to several of the other nearby mansions. If you'd prefer to drive, Cliffside is just minutes away from everywhere. The property itself is well manicured on the outside and inviting on the inside. With just the right touch of modern amenities, the Inn has not lost its Victorian charm. The common area is relaxing enough to get lost in a good book by the fireplace and welcoming enough to socialize with the guests and friends of the Inn. The rooms are impressively furnished to provide for the perfect retreat. During my stay, the Adele was my escape. The room had a royal feel with a beautiful queen sized bed, a regal sitting chair and a gas burning fire place (standard in each room). The bathroom spared no expense with an elegant claw foot rub and an overhead rain shower. While convinced that I had been transported to a utopia in another time, the hotel still afforded certain necessary modern luxuries such as television, a/c, radio/iPod dock and anything that would come standard with an overnight stay away from home. Last, but certainly not least, the breakfast options were delicious and filling: eggs Benedict, pear pancakes, or any combination of special requests that they could accommodate. In the evenings, a welcome reception with light snacks is standard. On the evening of my arrival, I was one of only two guests in the hotel and the reception was substituted with a cheese platter and a bottle of wine delivered to my room. On the following evening, more guests arrived and the reception was a good opportunity to mingle. Of course it was a plus that wines in red and white were readily available. If you make your way to Newport, it would be a disservice to yourself if you did not stay at Cliffside Inn. The stay was everything and more... Nothing short of amazing. read more

After staying at the Cliffside for the last three summers in a row, I am so sad to say this visit will be our last. We weren't aware of the recent change in management or renovations prior to booking this year, if we knew, we would've thought twice. These changes are most certainly not for the better. What was once a quaint, historic, grand victorian looking old mansion has now been "updated" into basically a modern wannabe NYC hotel. This was a B&B that prided itself on being a historic home to a Newport aristocrat. That has now all been erased to drab, cheap looking decor. The most disappointing aspect was breakfast. We used to look forward the the gourmet, ready to order breakfasts with fresh French pressed coffee the MOST when we would stay at the cliffside. Now it's been replaced with "tapas style" tiny dishes that are not near the caliber of quality in previous years. The "hot options" are now sitting on a hot plate and were always cold when we would eat them. Certain other amenities, such as a bottle upon check in when you booked a suite and turn down service with freshly baked cookies have been done away with. Overall, the Cliffside has lost all of the charm and quality that made it a place that was well worth the money you spent to stay there. Either the new owners bring down the price per night, or go back to the quality that was there in the first place. read more

This place is amazing! Very nice mix of vintage and modern decor. We stayed in the Atlantic suite which was very nice and spacious. We had a fireplace and jacuzzi in our suite. The suite we were in technically had enough sleeping space for 3, but I would not recommend bringing children with you. The breakfast they offered was very nice and I was actually impressed by the variety and how healthy the food was. We had missed this due to running late from the Newport Auto Museum, but they have happy hour from 5pm-6pm so if you are a wine drinker I would recommend checking in on time (4pm) and grabbing a glass of wine before you head out for dinner. If you are looking for a nice romantic getaway that will not break the bank, this is the place! We look forward to returning in the spring or summer. read more

We've stayed here for the past three years. The first two years were great, but now it's under new management which we did not know until we showed up. The best part of our stay was always the breakfast. You would have a number of serve yourself cold options and then either eggs cooked to order or the breakfast special for that morning. The breakfast was always amazing. Now they moved to tapas style pre-cooked options so you are carrying two or three plates of small portions. The hot options were cold each morning we went and was no where near the quality we were used to. The new owners say this is a hit at their other properties which is fine but they are still charging the same amount as previous years when it was a much higher quality experience. We also normally stay in one of the suites and we would get a complimentary bottle of wine and cookies and all of that has been done away with but the price has basically stayed the same. All of the small touches that made this such a great place to stay have been eliminated. read more

Details done right. And I mean done *right*. The inn keepers are hospitable and inviting, we feel as though we are their honored guests. The front lobby has a thoughtfully done list of things to do in and around town, and the events start at the Inn. The evening we arrived: 5-6 pm is hors d'ouevres with beverages (wine and other things). Perfectly planned and executed. The house is gorgeous and location is perfect. 5 second walk to the cliff walk and an easy walk to The Breakers and any of the big homes. 20 minutes to downtown. Stay in the tower suite if you don't mind stairs- it's gorgeous! Huge bubble spray tub and tile shower in the bathroom on the first floor. Second floor (and this is all in one suite) has a queen bed, water views, a gas fireplace, and a spectacular window seat. After a long day walking, that tub was clutch. The morning protocol. 7 am is "early coffee" in the parlor. 8-10 am is breakfast (expecting good things). Look past the price and enjoy top notch hospitality. read more

This is our go to bed and breakfast in Newport RI. The innkeepers Nancy and Bill always make us feel welcomed and special. We've stayed in several of the rooms over the year including Beatrice's room, the Sun room and the Atlantic suite. Each has there own unique personality. They all have water views but the Sun room has a fabulous aromatherapy shower which is heaven on earth after a long day of walking or running along the cliff walk. Last year I came to Newport on business and vowed to bring my hubby back for a nice romantic weekend. We made good on those plans and spent Columbus Day weekend having a wonderfully restful and easy time. We had the Cliffside Suite which is four rooms two of which has a skylight. There is a fireplace that connects the sleeping and living room. So cool. There is a TV in the living, sleeping and sitting room. Very cool. We had tea. Superb! We probably could use one more day there. Newport is a great place. We were in walking distance to the famous mansions, the Cliffwalk is only steps away and 1/2 mile to the beach. I can't wait to go back. Of course there are other inns to try but my heart was stolen by Cliffside. Please give them a try. read more

Had a wonderful overnight stay in the tower room. We were celebrating my birthday, and couldn't have picked a more adorable and romantic place to do so. The room was 2 floors. The luxurious bathroom is on the first floor with the whirlpool tub and spa shower. We loved the tub. It was super relaxing and loved the bath salts they provide also. Upstairs, is the bedroom with the super cool vaulted ceiling, window seat, and gas fireplace. The windows were very drafty, so we didn't really sit much at the window seat, but the view was beautiful. In the evening, they provide a turn down service and leave some very yummy cookies for you. Nice touch. We enjoyed the 5pm wine and appetizer hour in the sitting room. All the food they service is delicious. Breakfast the next morning was amazing and the staff is super friendly and accommodating. We had bananas foster pancakes with canandian bacon. They also offered eggs cooked to order for those that did not want the pancakes. Best pancakes ever. They also had yogurt, granola and fresh baked muffins, as well as French press coffee.
