We have lived at Mark-Taylor San Posada since they opened in 2016. We are finally moving in 2…read moreweeks. We intended to only stay here for 3 years at best, but then Covid hit, and with it the housing crunch. So, we were kind of stuck with apartment living. Apartment living will always be just what it is. You pray that the residents you wind up sharing walls with our classy and considerate. So, as you can imagine over eight years, we have had a variety of residents we have had to share walls with. Unfortunately, most were very bad. We were told by management to call security and document so that they could build a file to evict. That never happened. So, besides the usual slamming doors and cabinets, we also had to endure loud music during the wee hours of the morning. Then when Arizona passed the marijuana act back in 2017-2018 and gave the green light for people to light up, we had users who shared vents with us, and you can figure out that the smoke was indeed entering our apartment. Nothing was ever done. I must say that the complex was pristine during the first 4 years. But, after that I believe there was a combination of an influx of residents who apparently did not appreciate nice things which was evident by the noise disturbances they caused, the trash and litter they tossed, or failed to dispose of in the waste containers, along with irresponsible dog owners who habitually leave their dog's waste for someone else to dispose of. According to our lease rules for waste and recyclables, all residents are required to place their waste and recyclables outside their doors from Sunday to Thursday no sooner than 6 pm. For many residents that rule was another one they chose to disregard. That is especially problematic here in the "Valley of the Sun" where more than have of the year is "HOT". Just imagine what happens to garbage when it has been baking in the sun for hours, and often over the weekends. The Maintenance crew kept the grounds free of litter first thing every morning. The last 3 years I have seen the same trash for several days. Then you have another rule that many residents choose to ignore, which is storing all manner of items right outside their doors and on their patios. Let's just say it looks very "ghetto'. On to the pool. After, the first 3 years my wife and just stopped going to the pool on weekends unless we got out there before Noon. Many residents took advantage of Guest privileges and as one can imagine, you only need a few who triple and quadruple their maximum number of (2) and now you find yourself trying to share the pool with too many guests who have brought oversize inflatables, boom boxes and the like. The pool and jacuzzi were amenities that in the earlier years were always kept clean. No more. I would say the last 3 years there has been a greyish build-up of sludge and dirt on the tile walls completely around the pool. The jacuzzi is even worse since more dirt will build up with heated water. This summer before I left town I reported it to the office. They did respond back and thanked me for alerting them. When I returned a month and a half later it was as dirty as it had been. As a senior citizen I just don't feel comfortable anymore getting into pools and Jacuzzi's that have filthy walls. Just recently they closed the pool for a couple of days for required maintenance. I thought for sure they would clean the walls. So much so that I went out late the night they reopened to take a swim and relax in the jacuzzi. But, to my disappointment it was very obvious that the walls had not been cleaned whatsoever. Given the fact that this large complex only has one pool and a tiny jacuzzi, coupled with the heavy usage it gets during hot months, it should be a given that the walls should be wiped down each morning, especially the jacuzzi. My final complaint is the "Fetch" delivery service Corporate Office imposed on us without any more than a "Sales Pitch' meeting they invited residents to attend. They did not ask what we thought-it was more of "We are adding this new service (whether you approve of it or not) and "Oh" by the way $30 will be added to your monthly rent". (As if we didn't have enough fees already) I might add that I have never used this service, yet I, and whoever else did not use it was forced to pay for a service we never received. For 3 years that totals up to roughly $1000.00 per resident.
So, for any potential and/or future tenants; just remember that "Everything that glitters is not gold". The apartments themselves in comparison to other complexes I've visited ranks high. However, I personally believe because Mark-Taylor have so many properties in several states, they are all well-cared for the first few years but then, at least in the case of this property, the attention apparently diminishes over . For a Complex of this size, there is no excuse for Corporate Office to not invest in hiring personnel to monitor and enforce rules and policies as stated in our signed lease
