It wasn't the first e-mail pitch I received from him, but on this one day, I felt spurred to reach out to Mike and see what he could do for us. We knew that rates were at all time lows and we could save big if we could refinance. The catch was that we digging ourselves out of some bad debt and I've had many other lenders ghost me once they pulled my credit score. We'd made great strides recently to fix that and needed someone to give us a chance. Michael placed us in the very capable hands of one of his team members, Marie Bolton. Not only was the answer, "Yes, we'll work with you" but "We've got a deal you can't refuse!" Our initial estimates seemed almost too good to be true; but by the time we were all said and done, our terms at closing were EVEN BETTER! In the end we cut a 30-year fixed to a 15-year fixed and saved 2.5% APR in the process. That will save us AT LEAST $130,000 compared to sticking with the original mortgage. We plan to make extra payments and save even more. Overall, the process was very smooth and simple. Everything but the closing was completely online. From the application to uploading documents to e-signing forms, we were turning things around within minutes. Any questions Chris Marcelo, our processor, had, were resolved promptly for a quick approval. We were actually shocked when we were told on Wednesday that we were "Cleared to Close!" that the attorney wanted it done Friday morning. A night/day difference from our purchase experience. Initial contact with Mike, May 10. Closing, June 18. That's pretty dang good by New York real estate standards! Having been through 3 purchases and now 2 refinances, I know that there's a good chance our mortgage may be sold to another servicing company. Mike tells me that they now do a lot of servicing themselves and there's a better chance they'll keep us for themselves. That would be nice. Less chance for errors like Zayne reported.

He even helped by giving answers i to questions i didn't know i needed to ask yet! We were able to close exactly on schedule, and i was never unsure about what next to do or how things were going. I really appreciated the constant communication and updates, and Nick always made sure i knew what i had to do to keep things on track. He was also very clear and helpful in regards to costs and interest rates, there was never a time where i was confused about unexpected prices or how much things would cost. We were working with an EXTREMELY DIFFICULT seller. We had been renting the property for the prior 3 1/2 years and the communicated intent was always for us to purchase when she was ready to sell. Well the seller continuously put up RIDICULOUS roadblocns and was dangling the purchase in front of us the entore time. Always threatening that if we disnt do what she asked, the deal would die. One of the issues was 4 missing items that she had left on the property for us to use which either never worked or broke over the course of time and we had replaced them at our cost. The seller was demanding a stupid amount of $ to "recoup her loss" or else she would not agree to close. Mind you this happened the day BEFORE we were supposed originally close! Both Henny AND Maureen each gave us one of the items as replacements, from their PERSONAL PROPERTY! That's a caring human being! One item was a push lawn mower and the other was an electric dryer! Not cheap items to sacrifice! But they did it....and graciously! We have been blown away by their kindness and generosity. Beyond that Maureen kept in constant contact with us and helped us get to and through our closing finally, just yesterday. The seller held it up for over 4 months! If you are looking for the BEST TEAM to have on your side.. they are IT! On behalf of my entire family, THANK YOU Maureen & Henny! You helped make our dream come true!

    We are now 8 weeks past closing date for my purchase of a property Nothnagle agent listed. After…read moreless than 24 hours on the market, the Nothnagle seller accepted my all cash, over asking price, w/o an inspection contingency, 30-day closing offer for their listing which stated in the MLS description that materials were already ordered for repairs that would be completed before closing. All parties signed a contract stating that closing would be on or before I closed on my former property (which took place on 10/25/18.) But, on Nov 6th I find out that not only are the materials NOT yet ordered, but that the property is not in compliance with HOA rules from prior repairs, and the seller is unable to fulfill the terms he made in the contract. The Nothnagle agent never responded to several of my offers to arrange pre-posession or seller concessions to remedy the burdens that each day not closed causes me. So I guess Nothnagle sellers can fail to perform as promised without any consequence & at the cost of the buyer. A written agreement which includes a Time is of the Essence clause means nothing to them. What a nightmare the last 8 weeks have been, and now that the seller is finally prepared to close, today claims he has a "new offer" and is holding it over my head to strong-arm me into closing on terms which benefit the delinquent seller and cost me for the mistakes he made with 4 major structural repairs and the HOA approval/certification process. One way to see how good of a Realtor you've got -- they're either going to stick up for you or they're going to try to force you to close so they can get paid.
