Our offer was accepted, and we placed a $30,000 deposit, at Howard Hanna Brighton congratulating us on the purchase in their office. A week later, we were shocked to learn through our attorney--not David--that the seller took a cash offer instead. David ignored our calls and texts, never giving us a chance to counteroffer. This lack of communication and apparent greed is unacceptable for a high-value transaction. I believe this violates NAR's Code of Ethics, as David failed to act transparently or fairly. His Zillow reviews show only four sales under $80,000, proving he's out of his depth with luxury properties. Check his Google reviews--out of 10, at least 5 report the same issue: David chickening out after accepting offers. This pattern of behavior is alarming. As a bottom-tier realtor, he lacks the professionalism to deal with serious buyers. Avoid David Barnes to save your time, money, and trust!

It wasn't the first e-mail pitch I received from him, but on this one day, I felt spurred to reach out to Mike and see what he could do for us. We knew that rates were at all time lows and we could save big if we could refinance. The catch was that we digging ourselves out of some bad debt and I've had many other lenders ghost me once they pulled my credit score. We'd made great strides recently to fix that and needed someone to give us a chance. Michael placed us in the very capable hands of one of his team members, Marie Bolton. Not only was the answer, "Yes, we'll work with you" but "We've got a deal you can't refuse!" Our initial estimates seemed almost too good to be true; but by the time we were all said and done, our terms at closing were EVEN BETTER! In the end we cut a 30-year fixed to a 15-year fixed and saved 2.5% APR in the process. That will save us AT LEAST $130,000 compared to sticking with the original mortgage. We plan to make extra payments and save even more. Overall, the process was very smooth and simple. Everything but the closing was completely online. From the application to uploading documents to e-signing forms, we were turning things around within minutes. Any questions Chris Marcelo, our processor, had, were resolved promptly for a quick approval. We were actually shocked when we were told on Wednesday that we were "Cleared to Close!" that the attorney wanted it done Friday morning. A night/day difference from our purchase experience. Initial contact with Mike, May 10. Closing, June 18. That's pretty dang good by New York real estate standards! Having been through 3 purchases and now 2 refinances, I know that there's a good chance our mortgage may be sold to another servicing company. Mike tells me that they now do a lot of servicing themselves and there's a better chance they'll keep us for themselves. That would be nice. Less chance for errors like Zayne reported.

She said sellers would not allow inspection, wouldn't not allow my daughter to see the layout SHE never fought for us being the buyers rep... so my furnace just went, the hot water tank needs immediate fixing, dish washer don't work yet she said it worked when we went through " no" you turn it on heard the motor and turned it off! I tried to run it and water all over the floor. Garbage disposal broke!! Seller made out and so did my realtor and Howard Hanna , DONT recommend unless want to end of like me thousands of dollars in dept 3 weeks into closing!

The fast moving market in Rochester does not allow for buyers to get a pre-purchase inspection if they want to be competitive. He is clearly taking advantage of homebuyers given this environment. I obtained an inspection after the close and it revealed serious issues caused by Mr. Blaine's renovations. These fixes will require close to 7% of the purchase price to correct. These are not discretionary or cosmetic fixes. They are foundational to the functions of the home (ie: plumbing, structural walls, and electric) I approached Mr Blaine. He took no responsibility and instead told me to contact his attorney. Given that he was both the owner and the listing agent, I would recommend avoiding working with him at all costs, on either side of a transaction. I would rate this agent and the organization with negative stars if possible.

    My wife and I have worked with several real estate agents over the years, and Kyle is the best of…read morethem all. It was such a pleasure working with Kyle, who was always responsive and knew how to advocate for us with just the right mix of assertiveness and diplomacy. Kyle knows Irondequoit, having grown up here, which was important to us, as we were conducting our house hunt from Canada! When we began our real estate journey, we were looking into buying land and building a house, something Kyle himself has done. When it became clear that we could not control costs on a new build without getting in over our heads, Kyle seamlessly pivoted to showing us existing housing stock that met our needs. We worked with Kyle from Toronto. If we found something online that we liked, he would go and check it out for us and then let us know whether he thought it worthwhile doing a FaceTime tour. After a FaceTime tour, we would evaluate whether we had a chance to drive three and a half hours each way to see it in person. As we got to know Kyle and he us, we came to trust him so much that we felt we didn't even need to be there in person to make an informed decision. What we couldn't see, he would describe, such as the smell of the basement or the slope of the landscaping. He would advise us on the neighbourhoods and community amenities. In the end, we made one offer on a home we had seen in person and two offers on homes we had not seen in person. Irondequoit is a seller's market, so it was competitive, and Kyle gave us good advice on what to include in our offers, as well as gauging our enthusiasm for any given house. If we really had our hearts set on a home, we went all-in on the contract. But if we felt that it wouldn't be a tragedy if we were outbid, but that the house met our needs, we placed comfortable escalation clauses so that we would not feel like we overpaid for a house just so that we could outbid other potential buyers. Kyle's understanding of the strategic nature of contract writing was really helpful. Kyle is honest, good humored, available at short notice via text, phone, and email, and never tried to pressure us into anything. He never came across as if he was looking to close a sale as quickly as possible so that he could move on to the next client and claim his commission. His commitment to us as clients was extraordinary. If asked his opinion, he would give a measured response that convinced us he was always putting himself in our shoes. He took time to listen to what we wanted and never tried to upsell us on anything. If we ruled something out, he never showed us anything he knew we weren't interested in, ever. Kyle has excellent professional relationships with lenders, insurance brokers, real estate attorneys, and his many colleagues in the area who represent sellers. He also referred us to contractors, plumbers, roofers, electricians, and others in the building trades. He would reach out on our behalf and make introductions, and whomever he connected us with treated us with respect, professionalism, and integrity. You could not do better in Irondequoit than having Kyle Hiscock as your agent, advisor, and advocate.
