I found OahuRE while searching for a flat rate listing service. I was already going to loose a…read morelittle money in this tough seller's market and wanted to minimize the losses. Being somewhat experienced with real estate, I felt I could handle much of the sale myself. OahuRE does give you options. For 2% they will provide full service listing. However the $3,500 flat listing is much more limited in services they provide. In fact they will never even set foot on your property. Therefore, I would consider this service only for condos, and probably only the larger buildings where there are lots of comps and lots of sales. I do not believe real estate agents provide much value, certainly not approaching 2.5-3% commission when it comes to condos. They don't need to deal with many of the issues and complexities that single family home sales face. In my particular building, there have been constant sales, and it was pretty easy to judge what was a fair price based on these recent sales. The main things that affect price are upgrades, view, condition of unit, and square footage/parking. As such, I firmly do not believe that a full service realtor would have gotten me more money. OahuRE has this flat fee listing thing fairly automated. The Broker In Charge, Bryn, will answer if need be, but usually you are dealing with his team. For every step of the way they have advise documents to help. YOU NEED TO BE WILLING TO DO A LOT OF STUFF ON YOUR OWN. Many things are common sense. Do a really good job cleaning, or pay someone to do it; Fix everything that is broken; etc. Nobody is really going to be here to hold your hand with this flat rate service. If your place shows poorly don't expect someone to buy it. OahuRE highly recommended professional photos, and referred me to a great photographer who charged only $175. Do not cheap out here. This was sage advise. I'm in a trade where I know a lot of realtors. Out of 5 showings I knew 3 of the realtors, so I might have had an easier time than most because of this. I simply communicated directly with the buyer's agent which isn't really something that is recommended nor something realtors are supposed to do. I don't think it would have made much of a difference to the sale, but it sped a lot of things up as there was a lot of back and forth. In the end, I didn't get my listing price, but I knew I probably wouldn't get that. You need to list at a reasonable number and be willing to negotiate a little in a tough seller market. However, I did save about $14k in seller agent commissions so the extra work was definitely worth it. Before considering a flat rate listing, you really need to think about if you are up for the extra work and if you have the skill set to do a lot of the work that the seller's agent would ordinarily do. Some people definitely do not want the hassle. But $14k is $14k and I felt it was worth it. One thing I really wish I had the foresight to negotiate out of the sales contract was the termite inspection which cost over $600. Absolutely ludicrous for a concrete and steel building. What a scam. I would use Bryn at OahuRE in the future.

Tao did not return my calls and emails. I missed many important milestone appts and submission deadlines due to his irresponsibility and carelessness. He claims he was "sick" for months on end. Why doesn't he have somebody to cover for him while he's "sick" - scam and complete slob!! I fired him as my agent. Do not hire Tao, Jennifer, Ben or anyone affiliated with this brokerage. After Tao was fired, I worked with Jen and she started twisting her words and got caught in her own lies. Petty and filthy. When I spoke to Jennifer about my property, she made it sounds as she was innocent and complexly impartial. She emphasized she wanted to do what was best for the customer and she had no interest in making money for the brokerage. Later, I find out she ripped me off because she takes a lion share of the brokerage earnings - as her grandfather started/owned the business. Things started to make sense now. Also, they couldn't do simple commission % math. I wanted to give them the benefit of the doubt, but with all the sneaky and sly things Jennifer and Tao did, it was done. Jennifer was hoping to not get caught and really should be reported to the board and fined/have license revoked for intestinally ripping off customers. Brokerages calculate commission for a living -- that's their livelihood Furthermore, Tao, Jennifer, and Ben will not put anything in writing, mail, email, etc. because they know they will get caught, and they change their story constantly - they did with me for almost a year. Unprofessional and nauseating the lack of intelligence this firm has. Just look at the other reviews of texts sent to clients.
