My new neighbors are amazed how many repairs the escrow inspector missed during my purchase of a home in Dec 2020. I am grateful to 3r's Construction and Northside Electric to recommend an excellent inspection company called Leupitz. As soon as I got the recommendation, I called to get on their schedule. It was worth it to pay Leupitz Inspections (8 months after I bought my house, and put in $19,600.00) to finally know what this home really has (the Pros and the Cons). Bruce T. was thorough, experienced and communicated with a professional and friendly manner. Bruce outlined in a 16-pg report (with photos) what his expertise found, that my realtors inspection partner missed. I highly recommend the expertise of Leupitz Inspections.

    Inspector listed several incorrect "findings," through what I consider to be complete incompetence!…read more 1. Cited the electric fireplace did not operate via remote. Inspector failed to TURN ON the power switch located on the front of the fireplace! 2. Inspector cited lacking attic "access hatch" within an area where the ceiling drywall attaches to the bottom of the rafters and provided photos to back up his ignorance. The only void between the ceiling and the roof decking is the width of the rafters, filled with insulation and not accessible. No one installs a "hatch" in such location! 3. Because of #2 above, this inspector cited possibility of the bath exhaust fan not being vented to the outside. The diffuser is easily visible on the exterior wall of the house! 4. Inspector cites the outside receptacles (plural) are not GFCI protected, but provide image of only 1. That receptacle IS GFCI protected by it's supply from an indoor GFCI receptacle! 5. Inspector uses word-salad to express ignorance of roof slope, admits inability to determine same, and inappropriate use of asphalt shingles on a 3:12 slope roof. Code cites anything above a 2:12 is acceptable! 6. Inspector cites "NO HVAC REGISTER" within the Main Floor Primary Bedroom. It's clearly visible and functional! 7. Oregon Residential Specialty Code M1504.1 specifically allows installation of a "recirculating" microwave to be mounted atop an electric range. Inspector cites otherwise! 8. Inspector cites a bathroom door does NOT lock. It opens/closes/locks without effort. 9. Inspector failed to list water main shutoff located within the basement bathroom. 10. Inspector cites SOLID COPPER 12/2 w/ground Romex as "stranded aluminum" branch circuit wire located within the subpanel! 11. Inspector damaged the drywall removing/inspecting the ejector pump in the basement bathroom and said nothing, causing repairs and repainting! Such incompetence caused my buyer to back-out, due to extent of false findings!!!
