    Overall: Middle of the road and great location to my job but…read moreI will look into other places to explore possibilities before my lease is up. This has the potential to be a fantastic community with a little streamlining, consultation, and investments. I've broken the review up into Good, Neutral, and Improvements including suggestions. This is one resident's opinion so take it with a grain of salt. Happy reading The Good: Staff is friendly, maintenance is fantastic and always available, pool area/cabana is very nice. The apartments are beautiful, landscapers/lawn care come like clockwork, dog park is serviceable but I'm grateful there is one as Morrisville does not have dog parks. ***Consider-Staff should get a bonus or pay raise; one persons opinion. Anyone who has to sell, provide services to humans ( and their complaints), and great customer service deserves incentives, perks, pay raises. I wouldn't want to deal with me and I'm on the easier end. ***Consider if you don't already trending internal and external business stats like comps, resident complaints, requests, maintenance issues/frequency, turnover vs age/job etc. to identify areas of impactful improvement. Neutral Noise: Most apartments in this area do lack sufficient noise insulation. There is construction but eventually it will finish. Cost: A bit pricey for this area and being NC ( but I'm coming from Jersey) even with the amenities. However, it is a great commuter location. Needs Improvement: 1. Front office needs support. ***Consider hiring interns (lots of HS/college kids available) to work the front desk and deliver the packages, and maybe invest in lockers. ***Consider better processes and technology-Rule of thumb should be anything done repeatedly should be improved, automated, or made self sufficient. Trending is a useful tool here. 2. Alarm, lack of recycling, and utilities are still an issue. Read the reviews. I've only been here less than a year. -Either the clubhouse is constantly being broken into or the alarm system needs to be adjusted. There is a plaque in the window which states the alarm will go off if accessed between 12am-5?am. **Consider locking out user access during this time, adjusting or changing the system. With services like Ring now, there may be cheaper alternative options. -I can't imagine anyone who would install your cable when Hulu live is $58 with tax minus premium channels or sling $30 for basic! -WiFi is criminal; even Spectrum gives better services ($50 for up to 200mbps and average download speed 2019 was 50). I pay $95 for speeds up to 75; I consistently have download speeds under 25 and a minimum of 25mbps is the FCC standard of good. At this moment it is 8.67mbps at Monday 8pm...criminal. ***Consider upgrading/expanding your technology or allowing other providers. I will be testing via Ethernet, contacting Rose connect and then filing a complaint with the BBB. -I just don't understand why there is no recycling and the only answer given is they are still working on it. The community has been here 5 years? 3. Communication and Community: As other reviewers have stated the apartments are pretty and the clubhouse amenities great. They are vastly under-utilized. Events and notification communication are done via email but many people are email bogged. ***Consider consulting an event planner, community, communication and other experts to bring new life to the community. There has to be a more effective and efficient way to connect with your residents, as well as, bring us together not only within our own community but bring other communities in (Durham, Raleigh, Cary, small business owners, charities) and our community out. The building itself is poorly constructed, and no amount of maintenance or superficial updates can fix the underlying issues. I have experienced a major pest problem--specifically a severe silverfish infestation--and management's response is always to slap a band-aid on the issue rather than properly resolve it. The appliances and infrastructure are constantly failing. The A/C unit continuously breaks down and leaks water, which management fails to properly resolve. My ongoing requests regarding the dishwasher and stove have similarly led to temporary repair attempts rather than actual solutions. On top of that, the apartment was filthy upon move-in; I had to request multiple times just to get basic cleaning done, including removing a black ring left in the toilet. To make matters worse, the complex charges a mandatory monthly fee for internet service that is completely unreliable and constantly drops connection. The environment here is also far from peaceful, with neighbors frequently yelling and cursing at each other outdoors. If you are a remote worker or young professional, look elsewhere. There are plenty of actual luxury, modern complexes nearby that will give you peace of mind. Please heed my warning and stay away.
