The damages were not present when doing the walkthrough but upon move in day I walked into a unit with bubbling, disgusting paint, and a wet smell. I notified the property manager immediately but nothing was done until a month later when contractors came in and painted over the visible mold... less than 24 hours after the paint job, mold started pouring through the walls. I got professional testing done to gather information for my health, and got the heck out of there. Stay away from this building and especially any units on the top floor. Unit 1001 likely has not been remediated and still has an ongoing issue.

The quality, current new leasing management, service quality, tenant concerns, complaints/return calls and quality value of their units are absolutely horrible. No updates to the rental units, no repainting, creative landscaping of their properties, very cheap owner, repeatedly raising the rent every two years, slow to provide maintenance. They could care less about the quality abd appliances update inside and outside their leasing units. The monthly leased rental amount are not worth the quality of the units. The tenants I have met at Elgin, IL PW Townhomes do not rent there for long periods, they are in and out within a year. Most previous tenants told me the leasing office suck. Very Poor onsite tenant service and extremely slow to react to tenant concerns. Avoid PW Townhomes and CH Ventures leasing by all means! You have been warned! Beware, don't be fooled like i was.

Pam and Wendy did give us a significant amount of their time and energy over the months it took us to complete the purchase of our new home, which was greatly appreciated. That being said, due to circumstances that could and should have been avoided, we now find ourselves in a discouraging and extremely costly situation as we work through several issues that should have been identified through the home search, due diligence and inspection. We trusted the inspector Pam and Wendy recommended to us would be thorough with a critical focus on protecting us from major issues - this was clearly not the case, and the shortcomings of the inspection and related negotiations have left us having to pay tens of thousands of dollars out-of-pocket to remedy. On a related note, the 'experts' Pam and Wendy recommended during the inspection/attorney review period were equally poor, particularly a roofer that gave us an estimate for repairs that we now know was 95%+ underestimated (as proven by four subsequent estimates for the same work), and gave us a false sense of security in terms of what we had ahead of us. Maybe the most unsettling part of the experience in hindsight (which should have raised our flags in the moment) was when Pam and Wendy clearly put the best interest of the sellers ahead of ours (their client) in the context of pressuring us to sign the deal on a condensed timeline so the sellers would not have to relist the property. Finally, neither Pam nor Wendy made themselves or a legal representative available to represent us in person during our closing, and did not give us a heads up that we would be there alone, leaving us with a fairly sour taste on what should have been a celebratory day. Overall, as we continue to work through issues daily and try to recoup our losses, we do not feel our best interests were prioritized and feel the advice from Pam, Wendy and their recommended subject experts was critically underwhelming and insufficient.

When we heard about a home coming on the market in Evanston, Pam did not hesitate to reach out to her contacts and ensure that we were the first people to get into see. Once we knew this was the home for us, Pam and Wendy knew how to navigate the negotiations with multiple offers, and her competitive yet sensible drive kept us calm and focused throughout the stressful process of buying a home in a pandemic. After the house was ours, Pam and Wendy's work did not end. They connected us with their favorite vendors for roofing, carpeting, lighting and more. They ensured we were connected with the best lawyer and loan-officer and were on-call to help us navigate several unforeseen circumstances throughout the process. We have kept a great relationship with Jim through the years, and my husband has worked with him on buying and selling some of our investment property. So when it came time to sell our city home in Logan Square as we made the move to the suburbs, we knew Jim Flanders was the one to help us do this. We were building a new construction home in the burbs, so we had a lot of lead time in knowing that we needed to list the property. This was a tricky balance since we didn't want to list the home too quickly (and risk selling it and being homeless for many months until our new house was ready), but we didn't want to miss the peak market season during the summer months and wait until the fall or winter to list it. We also have 2 toddlers at home, so the idea of having to keep the house "showing ready" for an extended period of time was daunting. In a perfect world, we would be able to get under contract quickly with a buyer, but negotiate a later close date and get the best of both worlds. Jim helped us do a walkthrough of the house and pointed out the things he recommended we do to get the house in showing form (painting the walls, caulking some areas, clearing out toy congested areas) but only focused on what he felt would actually make a difference rather than asking us to invest a bunch of money in things that ultimately do not help sell quicker or at a higher price. Jim helped guide us in our timing, thanks to his knowledge and understanding of the market. We listed on a Wednesday in July, and decided to have an open house that very weekend. Jim came and managed the open house for us and the first couple to see the home made an offer that same day. They did not have a real estate agent, and Jim led all the conversations directly with the buyer and negotiated the terms and conditions for the contract. He was able to negotiate a 90 day closing, which gave us plenty of time to stay in our home and enjoy it before needing to vacate. The best quality about Jim Flanders is his easy going personality and honest approach. He always has your back and wants the best for you. But he is not pushy. He will not talk you into doing yourself a disservice just to get a quicker commission. He truly wants to advise you and guide you to get the best results possible and his patience is incredible. He will be there as many times as you need him for as long as you need him, to make sure everything goes smoothly. It was one thing for us to have the utmost trust in Jim, but the most impressive thing was how much the buyers also trusted Jim. They opted not to get their own real estate agent and were fine working directly through Jim (even though he was representing us, the sellers) because they also could feel that Jim had everybody's best interests at heart. This is where Jim Flanders really sets himself apart from other realtors I've worked with. He forms relationships, not just with his clients, but with the opposite clients as well. He took time to have many phone conversations with the buyers to put them at ease, talk through the inspection findings, and negotiate our terms. They trusted him so much that when it came time to close, they didn't even ask for a final walk through of the house before closing. We couldn't have asked for a smoother and less stressful process of selling our home. We got the price we wanted, the closing date we wanted, and all the negotiations and conversations were easy and friendly.

    2/9/2026 (UPDATED AND REVISED) Owners in this condominium…read moreassociation are now facing a multi‑million‑dollar special assessment adopted through a process marked by missing statutory notices, incomplete disclosures, and major procedural irregularities. NS Management does not set the budget, but as the licensed management company they are legally required to act with ordinary care and comply with the Illinois Condominium Property Act. That did not happen here. Multiple owners, including my 89‑year‑old mother, never received a statutory budget or statutory special‑assessment notice. What we received were narrative letters with none of the required elements: no per‑unit amounts, no adoption date, no 115% rule, no petition rights, no statutory language, and no statutory budget format. My mother's written request to designate me as her authorized agent was also ignored. The consistencies of these omissions makes it difficult to view this as an innocent error. A petition signed by owners was delivered around January 6, 2026. The Board and the Association's attorney acknowledged it and invoked the 30‑day statutory deadline, yet no statutory meeting notice was ever issued. At the same time, the "budget" distributed by NS Management lacked every required statutory element. If no statutory notice was ever issued, it is unclear why the petition was acknowledged or why the statutory clock was invoked at all. The consistency of these omissions makes it difficult to view this as an innocent error. Owners who attended the January 19 meeting reported that the Association's attorney told them owners "could not veto" the assessment and that veto rights apply only to capital improvements. He did not mention the 115% rule, the 20% petition right, or the 51% veto threshold. His January 14 written explanation also omitted these protections. These omissions materially affected owner understanding, and because his explanation failed to include core statutory rights, I reported the matter to the ARDC. The statute is explicit, and the protections it provides are so clear that no attorney could reasonably claim to be unaware of them." Owners deserve a process that follows the law and provides complete, accurate information. The failures here were not minor oversights -- they were fundamental breakdowns in statutory compliance that placed millions of dollars at risk. Owners have already been told their assessments will increase by about $350 per month beginning in July, despite no statutory budget ever being provided and no vote ever occurring. The fact that NS Management and the Board's attorney responded to my complaints yet still intend to collect an assessment adopted through a non‑statutory process is alarming. Because of the seriousness of these violations, I have filed complaints with IDFPR and ARDC and I also plan to contact the Association's and NS Management's insurance carriers to verify that coverage remains valid in the event the IDFPR or ARDC determine owners were misled or statutory violations were committed, ensuring owners can pursue damages if necessary. I will be submitting this matter to the State's Attorney as well. This process has been extremely stressful and exhausting, but once I saw how many owners were confused, discouraged, or misled, ignoring these violations was not an option. I documented every step -- elevator notices, emails, mailed communications, and meeting interactions -- to ensure an accurate record exists, and I will continue collecting additional evidence while the agencies complete their reviews. It is also notable that the owner of NS Management has responded to every Yelp review except mine. Owners deserve an answer, and his silence only reinforces the seriousness of the issues raised. 2/12/2026 Follow‑up to Ken's Reply; Ken's reply misunderstands the issue. No one is claiming NS Management sets budgets or makes Board decisions. The problem is that, as a licensed management company, they had a duty to correct statutory defects before distributing notices -- including the Board's attorney's explanation that omitted the 115% exception. They sent it out anyway, and many owners relied on that misinformation, leading to widespread anger and real financial harm. That level of impact made a complaint to IDFPR(NS) and ARDC(board's attorney) mandatory. He flagged my review despite everything being documented. Prospective clients should also review the owner's curt and dismissive responses on other consumer‑advocacy boards to understand the broader pattern for themselves. I genuinely hope no other community ever has to experience what our owners went through. If anything here seems unclear, read the Illinois Condominium Property Act -- the law speaks for itself. THERE IS NO MISUNDERSTANDING! NONE! NS MGT don't set budgets, but they are responsible for the accuracy of the notices they send! Six owners I spoke with were mad, and after I showed them what was left out, they were even more mad.
