We have lived here, the ice in the back of the building builds up so badly that it's nearly impossible to safely exit the building or enter the laundry facilities. I've called twice in past couple of days and both times I was hung up on and was told there wasn't a property manager available. Last week from my window, I overheard maintenance say "I didn't think it would get this bad" in reference to the ice. How can that be true if I knew it would be this based on my experience from the past two years and the fact that winter happens every year in Chicago? The amount of ice that has accumulated over the past three weeks is unacceptable and negligent. Beyond simply accessing the entry and doing landry, if there were a fire, how would we safely exit. At least twice a week garbage and recycling is removed, where is the concern for them?  We all know and understand injuries that could occur from slipping on ice could be fatal. It is clear that Ivy Residencies does not care about the lives or the safety of their residents. In addition to not being able to safely exit my building through the back, we also have not had a working doorbell. How is this possible? How can one company care so little about the well being of the folx they rent to? It has been so convenient to live here the past few years, however, I feel that I should have access to basic safety elements including two safe entry/exit points and a doorbell. Please do better. The lives of your residents literally depend on it.

It's essential that you keep all your rent paid receipts. They lost our rent payment and hounded us for additional payment until we produced our receipt. 2. Although we paid gas through their online portal, we received notices from the gas company for gas shut off due to non-payment. Obviously HPPM was not paying the bill. 3. Every night I fall asleep to the sound of the interior walls crumbling. 4.The apartment was not cleaned prior to us moving-in. 5. I have spotted many dead roaches in the apartment. 6. There are mice. 7. There are holes and cracks in the walls from previous tenants. 8. The roof leaks causing serious water damages and active water intrusion. While this properties is in a good location I have to believe that there are better property management companies in Hyde Park that are more responsive, up keep their properties and do not lose your rent payments.

Instead, I am met with avoidance, disregard, and false claims of completed work orders, while they insist there is no mouse infestation or evidence of mice in my unit. The landlord continues to deny that there is a problem. They refuse to credit my account for the cost of materials I purchased on my own to protect my home. Calls and work orders remain unaddressed, and they mark them as complete without any resolution. This situation has been ongoing since May 2025. It has become so severe that mice are now openly visible, as if they pay rent, and they walk around the traps. This is a health hazard, and I can't even stay in my home comfortably. The maintenance is terrible and the building management won't pay for a building engineer that can operate the equipment, which results in long delays for major problems. I lived in HPT for 3 years…read more First, the good part. Nice view, good location to the U of C and the staff (maintenance and front desk) are very kind and professional. So why 2 out of 5 1 trust nothing you are told. Make sure you have everything in writing because later on it will just be "oh you did not understand it right" or "no way we told you this". Few examples, you pay utilities that are not reflecting your actual usage, when we were considering HPT we were told that utilities will likely never pass a certain $ amount, they were always about $60-80 more. Another example we were told that the increase of rent is likely to be around 2-5%, and it was about 10% increase. 2 this is where they get you. They keep adding all these things you do not need "smart locks" (cause a key is too low tech), face recognition cameras (the one on the main door did not work for over a month and you could not come into the building unless someone was at the lobby). So then when it comes to renew, they added upgrades and such so they have a good reason to increase. 3 smoking. As much as they claim to be a "smoke free" they don't do anything about this. They keep saying tell us if you smell smoking we will take care of this. In reality they say that they can't find where it is coming from and just send out an email every so often. 4 security deposit. forget about getting all of it. $190 cleaning fee (mandatory that no one tells you about when you sign the lease). Of course the crazy amount of utilities will be added, and maintenance charges. Of course, if they make a mistake and don't give you the right amount you will wait weeks for them to resolve it.... Just try to be late on a rent and see how much they charge extra.... 5 during the pandemic they closed the access to all facilities (which is of course the right thing to do), but of course your rent kept covering all those facilities you never got to use. Also it took them over a year to have hand sanitizer accessible for everyone. 6 It is still not safe. We had some violent crimes in the building. They try to be better about it, but basically the responsibility go to the doorman, and there is so much they can do. 7 so much trash outside. This is not HPT fault, a the park across the street + chicago winds, you will be seeing trash all day every day. If you have a dog be ready to hold it close 8 you can hear everything. paper thin walls + vents that carry sounds from other apts. 9 want to get packages? You got to pay $50 per year for a useless locker. USPS will not use it, fedex will not pick packages from it, amazon will usually leave the packages out and the doorman will have to put them in. So it is secure.... sure.... but most providers won't bother using it So you pay a lot extra for a newish nice high rise, but you will end up paying between 100-300 more each month on extras in addition to rent (utils $150, parking and electricity that you also pay on your own) If you must live in a high rise it is a nice building with nice location, but be ready for a big rent increase and high utils. There are bigger and nicer properties in the area for a better price. Oh and best of luck getting the money when it is time to get your security deposit

They are utterly incompetent: They prepare accounts that are riddled with errors, and that are issued in pdf, i.e. not in excel. They do not keep accurate records of who has paid assessments---this can cause a lot of friction because it puts the onus on the Treasurer to figure out who is behind. They do not respond to emails. Their front office staff [two ladies on the front desk] despise their customers and performing any kind of task---even acknowledging receipt of notices. We have terminated our contract with them and will move to someone else... anyone else. There is no way to convey how much additional work and burden---and, even, emotional strain---they have imposed on our building as a consequence of their ineptitude. Stay clear.

He was always available, nice, and very helpful. He fixed everything that ever broke in my place and I never had to pay any fees (broken toilet seat, electric socket smelling burnt, gas light went off at 9pm and he came over to re-light it, kitchen sink stopped up, etc). I hardly ever had to deal with the people in the actual McKey and Poague office, but yes, they are running their business like it's still the 80's. I am moving out in two weeks and I'll update this if I have any problems getting my security deposit back.

We'll my only comment is that Joanne deserves to be a 5.0+. My wife and I were fortunate enough to be represented by Joanne in the purchase of a condo residence for our daughter who will be attending U. of Chicago in the fall. Based on our experience we recommend her 100% without any reservations. Between my wife and me we have done at least 50 R.E. deals over the years and currently own 3 homes and one investment property. So, we have done business with LOTS of realtors. I myself was a realtor for about five years. So, again, lots of experience. We both think Joanne is as good as it gets - Reliable, knowledgeable, professional, intelligent, xlnt communicator AND, as a bonus, a pleasure to deal with personally. She pretty much makes herself available 24 / 7, a real rarity these days. Weather as a buyer like us or as a seller, do yourself a favor and give Joanne a call. My son and I stayed at Del Prado for four days in an Airbnb two bedroom unit. The unit was basic…read moreand sparse, yet comfortable and suitable for our needs. Key fobs are used for entry to the building and metal keys for the actual unit itself. Free street parking less than a block away can be found, just have to keep driving around to find it. The building is very large, yet quiet and spacious with a fitness room, laundry facilities, vending machines in the lobby and a front friendly desk person who is seldom at the desk, but that's OK since we didn't need any assistance while we were there. The building is old, but clean, and we saw no bugs inside our unit. The hallways are muggy, no air-conditioning in the halls. Management has large fans in the lobby to circulate air. Window air-conditioner units inside the apartments work great! The location is in a very safe part of Hyde Park with a café located right outside the building, a Mexican restaurant next-door and a sweet shop across the street, very walkable area to the lake as well.

My toddler and I both look forward to giving them homemade cookies during the holidays. Mac Properties resident services though...useless. Mac as a whole could care less about their residence. Our proper manager Mark Gearing requires multiple phone call and email inquires (and yes I have had to walk down the to the resident services office) to complete any tasks. You're then gaslight to believe you didn't supply all information need for him to follow through on their end. Most recently my dog died of cancer. Mac requires a 30 day notice of a pet no longer being in the residence before they will remove a pet fee. How on earth am I supposed to know when my dog will die and then be required to pay for her? Not only that I've been trying to have my dog, who passed April 21st, removed from the lease as my new lease started in June. Not only is she still there now the pet fee has doubled from the previous month?! I've called Mac upwards of 6 times, emailed Mark (crickets), walked over and now I'm getting automated emails to pay the rent of my dead dog. And now Mark is claiming I've been keeping him waiting by not providing documentation of the dog's death. This is one of many awful experiences with resident services. Oh and the camera in the lobby is broken, then after it broke they removed 24 hour door service. Packages are constantly stolen, yet Mac isn't responsible. Oh and you can't have medications delivered because only Mac employees can enter the mail room but again they aren't always present as they once were. I could ramble on even more but Mac sucks.
