We still have damages that are a year old, waiting to be fixed. The tenant needs to be the administrative personal keeping track of the date, time, subject matter, and action taken as a result of each call that is made. It seems the days are gone when you can trust the business' you do business with. P.S. If you absolutely have to rent from them, make sure everything is written down in the lease agreement before you sign it, even for something as minor as number of designated parking spaces and number of mail keys, to something more significant such as appliances like an air conditioner. read more

My experience with Heritage is only with Liana, and I met her in the course of trying to find a rental in the Peninsula a few weeks back. Met Liana while viewing a property that Heritage listed on Craigslist. While we weren't chosen by the owners as tenants, Liana continued to help us on a one to one basis after that property did not come through for us. We would definitely recommend Heritage if you're looking to rent. We've been renting a home from them for over a year - and the few times we've needed help with something (clogged drain, heater not working...), they've acted immediately and brought in just the right people to fix the situation quickly and neatly. Blanca, who works in the office and is our first point of contact, is fantastic!!! Sooooo warm, sweet and helpful!! Terry, the owner, has been equally nice and responsive. I rented a 2 bedroom at 1726 S Grant St from 8-2014 to 3-2017 and had nothing but bad experiences. We were notified at move in that the place had been remodeled because washing machine and plumbing caused ceiling/wall to collapse, but was told that it was "all good now". First we had cockroaches like crazy in the kitchen not too long after we had moved in, next, believe it or not RATS from poor/inadequate construction from extremely shady owner of the property (who does all the work and building himself - beware). When we had rats we were unable to stay in our apartment for weeks until the problem had finally been resolved, due to the health hazards associated with rat exposure, especially when they entered through the kitchen area. You would think they would compensate us in some way or another right? Well you are sadly mistaken, my daughter and I were sleeping on friends couches for 3 to almost 4 weeks, so don't turn to Heritage reality to show you consideration/accommodations for your basic health/safety needs. They simply just don't care about anything except making a buck and saving money by "doing it yourself" even if the situation requires professional work to be done. Beware of under kitchen cabinet area as that was the entry point for the rats. They did put steel mesh there but I'll bet you anything it has been removed so you would have no idea rats invaded us. A couple months before we moved out the ceiling leaked from bathroom upstairs and there was a huge water pocket hanging down in my hallway. While we were packing up to move during our last month there, we moved my daughters bed away from the bedroom window (in the first bedroom) only to realize that the baseboard was splotched with black mold and water had caused buckling of the wall in her room; after speaking to our other upstairs neighbor I learned he too was experiencing the same mold issue on the wall! So needless to say I'm sure the whole building is mold ridden. We moved out recently and cleaned the apartment to the T, there were some marks on wall from beds and furniture ,but nothing that anyone who lived there for 3 years would not have; just a couple of minor scratches on the crappy hardwood floor in the living room, but surprisingly, we got charged $450 for painting and $600 to buff the living room floor, which was taken out of our deposit, also not to mention an additional cleaning fee of $125(to wipe down the walls) after we had left the place spotless (I hired a cleaning lady myself and had already paid her $125 to clean the place top to bottom)!!! I thought whoever moves in to this place should know about my experience. Oh and beware, if you enjoy peace and quiet you won't get it here, there is a family of 6 living upstairs in a one bedroom apartment directly above that unit. Not trying to slander but trying to spare someone else the headaches that I experienced with the owner/realty company over those past 3 years. I'm so upset that we had to go through so much hassle, while we were so patient and nice and in the end still got ripped off one last time, so Good luck on your search I would 100% avoid renting from Heritage Realty at all costs! read more

I was a tenant with Heritage Realty for the past couple years. I had to move out of my apartment because of noise disturbance issues. Heritage realty did nothing to fix the problem. I emailed them several times and also called their office several times and all they would say was we will send out a letter regarding noise. Few months pass and still the same issue. Nothing was done to actually fix the problem. I'm sorry it's very frustrating when you're paying so much rent yet you can't get any peace or quiet. A little advise to Heritage Realty. We were very pleased in how Terry Michaud helped finalize the purchase and negotiate the terms of the new lease with the landlord. He was very thorough in explaining every section of the lease and highlighting the key requirements from the landlord. Terry even gave us some good advice on business, related to partnership structure, lease, and finances. We've gone back to Terry and Heritage Reality a number of times during the last several years for advice and help with lease papers. CJ, Christine, Robert, Freddie, Sam, & many others have tended to my calls/problems over the years. They've installed a new fence, fixed the roof/plumbing, tree trimming, etc. It is not always easy to get paperwork done w/insurance and deal with rental issues, but I am VERY HAPPY with their work.. Heritage Realty have been managing our duplex for more than ten years- they are awesome!!. They proactively handle any issues professionally and timely. Our automatic deposit is made every month on time. Janay is our property manager and she is great - we seldom hear from her as she handles everything independently. Cecelia handles the bank deposit and rent payments and she too is proactive and detail oriented. Every couple of years we stop by to chat with Terry who provides solid advice about refinancing, selling, property taxes and much more . Additionally, they circulate a monthly newsletter to clients which is full of great articles about everyday things such as saving for retirement, securing a job, owning a rental property and much more. I wanted to give -10 stars but that wasn;t an option I guess. I rented from them 07-08. The WORST company I have ever come across. When I moved in the place was nasty, not cleaned at all, I had cockroaches, my toilet was broken, wouldn't flush for over a week! It wasn't even bolted to the ground. Their "repair man" was 1 1/2 hours late when he finally came out a week later. AWFUL!!! Missing bulbs in my apartment, which they tried to charge me for when I moved out. They really try to scam you. They blame you for their wrong doing. They took $500 out of my deposit to fix things that were that way when I moved in. They NEVER return phone calls, or emails.. for weeks. I felt like a stalker trying to get ahold of them for my own money!!! Dealt with 5 different people & they all ended up "no longer there" when I would call back. My husband and I moved into some apartments in Redwood City because they were very reasonably priced and generally a good deal. However, within a year, Heritage Realty bought our apartment building, and things started changing quickly. They tried to raise our rent as soon as they could, and they made the process of signing another lease in order to lock in our rate for a year very difficult. In general, their office seemed very poorly organized. Often, my husband would call and have to repeat something he had already told them because whoever he had talked to before hadn't kept track of the conversation or didn't know what he or she was talking about. They also started trying to make "improvements" to the apartment building to be able to charge more on rents, but the improvements often were not beneficial at all to the renters. For example, they had several very nice trees cut down which provided great shade and natural beauty--and they didn't warn us they would be doing this, so we left our windows open and came home one day to woodchips all over our apartment from the tree-cutters! We were quite anxious to get out of those apartments after two years. When we left, we had our whole apartment professionally cleaned at our own expense and it looked absolutely spotless--at least as nice as when we moved in. However, they decided it needed to be repainted and took the money out of our deposit to pay for it. My suspicion is that they have to repaint every few years anyway and just decided they could get the money out of us. read more

I rented their house for six years. During the six years, I paid to clean carpet every year. I never draw a line on the wall. When I plan to move, everything got ugly. I told the manager one month before. They said they would count the day from the day the receiving written notice. I had to pay for 3 extra days. Ok that's fine. Then I moved and the house is still in great condition. I waited 3 month, and did not get my deposit back. I have to call many times, after I reached their top manager; I have to get in person. And they deducted half for no reason. They said it was for painting, cleaning. That's unreasonable. Nobody would pay painting and carpet cleaning for live in six years. These guys are smart enough to think that you would not sue them for 500 bucks. Then they exactly deduct that amount. This is the worst real estate ever. read more

I'm upping them to 2 stars because it appears they are at least making an effort to right some wrongs. I came home form work one day and there was a "24 hr notice to Enter". OMG..., there was no name or no phone number to identify who was going to "enter the premises". So, naturally I deduced it was HR. They made minor repairs that I never would have bothered with but that's OK...they were making an effort. One thing I did get was a new screen door which was nice as the original one looked like it had been retrieved from some section 8 housing project that HR probably manages. Long story short.....the guy put it on so the "stopper" was backwards. I had to take the screen door off and turn it around and put it back up the correct way. On a good note, I needed an outlet ground for a cable install. Janay made that happen the same day. I was very impressed. And the electrician actually knew what he was doing....BRAVO! read more

I just moved into one of Heritage's properties, and I had a good experience. The items I called out in the lease to be repaired were repaired when I moved in. Two days before move-in there were some big items that hadn't been taken care of, but Lianna (from Heritage) made sure that nearly all of them were taken care of the next day. It did not take numerous phone calls to get it done. It took one phone call and Lianna was all over it. It remains to be seen what the experience will be like for the term of the lease, but I have to say that the beginning of the relationship has gone well. read more

I have to say that this office is the most unprofessional office I have ever dealt with! When I walked in, I was not greeted properly and the guy at the desk acted like I was bothering him. When I inquired about their listing for rent, I was given a phone # of an agent to call for info. That agent's name was Leanna. She was the absolute worst! She never followed up with anything or anyone. I had to repeatedly call her until I finally gave up. She always had excuses. Horrible work ethics! If I could give this rental company no stars, that is what i would do. We moved into an apartment that was not managed by these people at the time. While we were living in the complex the owner of the property decided to change management companies. I have not idea why. What a horrible decision!! We decided to move out, not because of the switch but for other reasons. From the day we gave our 30 day notice it was ll down hill. It took us 3 weeks to schedule a move out inspection after numerous unreturned phone calls. Then on the inspection date the manager never even bothered to show up, after contacting her about 4 times I finally got her to answer, she came over 1 hour late. Then we didn't receive our deposit back on time because somehow it got "lost" in the mail. After not getting return phone calls again, we finally had to physically go down to the office and threaten court involvement to receive our money. RENTER BEWARE!!!!! These company is unorganized and very rude, never returns phone calls, and is just shady in every way possible. Stay away from any property they may have advertised. read more

So my husband and I went to take a look at a house that is managed by Heritage and we liked it alot. After the visit we went back to their office and filled out an application, handed over a check for $2600 for a deposit. The agent told us the deposit was to show the owners we were serious. The agent said he would check our credit and get back to us.That was all on a Wednesday. Friday rolled around and we still hadn't heard anything from them. Monday came we called the agent no answer so we left a message. Tuesday comes around and the agent finally calls back and tells us "Its pretty much a done deal" and that we could come in the following day at the office to complete the paperwork. But I had checked my bank account and noticed that they had cashed the check we gave them for $2600 for the deposit. We had not even been approved for the house or signed a lease. I asked the agent why had our check been cashed prior to any approval? He said he didn't know why. That wasn't very reassuring but nonetheless we agreed to meet with the agent the next day. So obviously we were concerned that we had been scammed, we went on line to check if the agent even had a real estate license. When we checked we were shocked to see all the stories on yelp about these people. We went in the following day with a positive attitude but that was quickly extinguished, when we asked the agent why they had cashed our check he couldn't give us a clear answer. He plain and simply said I don't know why it was cashed I cant tell you why. He got irritated because we wanted to know why it was cashed and we didn't feel that this was starting off on the right foot. He kept telling us "can we just forget about that", "can we move past that", referring to the deposit check. They get credit for one thing only...actually giving us our deposit back right then and there. I say proceed with caution when thinking of doing any business with Heritage Realty. Save yourself the headache!!! They are rude and fraudulent and do not know how to run a business! To say the least unprofessional and incompetent.... The service is ok , the only complaint I have about the service, is the response time, I've had my earlier requests answered, yet my recent requests have not been attended too, the workers are ok, when they came to move in a new refrigerator they damaged the wall, and I called the owner, and I'm still waiting on a response. You know he is the guy that is suing you for the deposit... Ask the morons at your office and you may learn to understand how bad you really are. He called you 20 times and you still stiffed him. So glad we are done with Heritage Realty. I will say that at first, the communication with Alexandra was great. She helped us move in and everything was smooth getting in. The landlord stated they would replace the curtains a few months after we moved in. I will mention that this owner had lived in the property since 1975...so the curtains upstairs were old, dusty and had stains on them. I waited 5 months to request new ones. After several communication issues with Celia we were able to get the curtains and 2 other issues finally resolved after 11 months of living in the town home! Also, at move out...what a disaster. We specifically hired the people from Heritage Realty referred to us for cleaning and carpet cleaning. At first, Celia tried to charge me $500 to clean!!! I told her that I was looking for a top to bottom cleaning and only could afford $250. I also told her I have never had any cleaning crew charge that much. She said she would clean it for $250 but not to tell Heritage Realty her charge price so she wouldn't get in trouble. Cleaning day arrived and Celia informed me that she did not clean walls at all. I was shocked that no one ever told me this! What cleaning crew does not clean top to bottom? We were very good tenants, kept the townhome in good shape. After living a year, I did notice marks on the wall from furniture. Things that you could take a magic eraser to and get off. Had I known she doesn't clean the walls I could have done that myself. That day I wanted to speak with someone about the issues. Celia called Blanca and Blanca told me that Celia is a manager so basically that was it. Instead they will charge you to paint over any scuff marks instead of using elbow grease. Heritage Realty took out $640 from our deposit for painting and lightbulbs that were missing from under the cover in the bathrooms that we never touched! It was given to us that way. So all in all...I spent almost $500 of my own money to hire the cleaners they referred. After going back and fourth with another Property Manager, we were able to get back at least half of the $640 deposit they took. I highly suggest going with another property management company to rent from. I as a tenant did not feel taken care of at all and taken advantage of. read more

I discovered Heritage Realty because a friend of mine was a tenant at one of their properties and told me about a studio that was becoming available. The particular property manager that I dealt with was Claudia. First of all, Claudia was very hard to get a hold of. Just setting up a time to meet her to deliver documents took several days. And when I called her to get an update on the status of my application, I again had to leave several messages and didn't get a response. I finally decided to contact her supervisor, Terry, to inform him of what was going on. He was actually pretty nice and tried to help me which is why I gave a 2 star rating instead of 1. Finally, Claudia gave me a call and told me the reason that she hadn't contacted me is because she offered to rent the studio to someone else who showed interest while she was showing a 1 bedroom apartment. Ok, so you couldn't call me and let me know that? And then she had the nerves to tell me that she was busy and gets many calls as if to justify her behavior. You had been working with me for several weeks and couldn't make a quick 3 minute phone call to tell me? I call BS! This place is a joke. read more

Heritage Property Management deserves a ZERO. Bottom Line....Horrible, shoddy and unaccomplished property management company. Rodents in the kitchen and walls. Constant unsafe and hazardous plumbing issues with sewage continually backing-up in the bathroom toilet, tub and sink, also the kitchen (I was accused of putting too much food down the garbage disposal). When I called to report the flooding issues I was told that "no one here knows about that property and Rose is gone for the day" click. No working dishwasher, which was part of my lease--I was accused of using the wrong dish soap when it never ran in the first place. After 18 months Rose from Heritage finally ordered a new one only to be "lost" and never found. When I first moved in Heritage's painters had painted the kitchen and bathroom cabinets shut, and upon opening the cabinets the paint began peeling and ripping on the first day. I endured the friction upon opening and closing the drawers and cabinets causing sawdust to cover pots, pans, dishes and food, so I had to re-clean all my dishes before each use. FOUR water service shut-off notices in 22 months (which Heritage paid for as part of the lease) before Heritage was put on an automatic payment plan. Never once did Heritage inform me the water bill was paid, I had to call the water service company myself to make sure my water would not be turned off! The garage flooded every time it rained destroying personal items because the back lacked rain gutters and the driveway slope in front drained directly into the front of the garage--simple fixes. Termite excretions clearly visible damaging the garage. Rotting patio overhang in the backyard that was not only dangerous but full of dive bombing carpenter bees. Was told it would be fixed upon moving in, nothing happened. Heritage's staff was uninformed and VERY unprofessional. I once stood in their office for 10 minutes before anyone acknowledged me while Heritage's staff went on about their personal lives. I have at least 18 pages of documentation and pictures on all of these issues which Heritage never ever followed-up on. Rose did apologize for all my issues once I gave notice. The move-out inspector said the house was spotless with no issues and I know I left the duplex in better condition than when I moved in. In fact, the unit was rented right away. To top it all, Heritage refused to return a portion of my deposit for painting. Mr. Michaud said "so sorry, but we believe it is fair to deduct monies for painting!" Wonder if they used the same crew who painted the cabinets! I deserved my entire deposit back. Heritage's property management was lacking and I'm sure the owners of the property have no idea. read more

Heritage Realty is the best! At the beginning of last month I was obsessively looking for a place to live. Everyday of CL (refresh, refresh, refresh), and would only find a few places a week. Of course, those places were either swooped up as soon as posted or too good to be true. When I saw the posting for my new home, I called Heritage right away! I first was in contact with Don Sfarzo who was very friendly and accommodating. He was able to move up my initial viewing date by one day making it possible to be the first one to look at it. He then had his associate, Jonathon Michaud, come to show me the place. Jonathon made himself available on a Saturday evening well after office hours. He worked with me through the night making sure that my application was processed and approved! Don and Jonathon were great and look forward to meeting the rest of the staff at Heritage. I haven't moved in yet, but am sure will have rave reviews in months to come... read more

So, previously we haven't had the best of times with heritage. Terry has helped us through a couple issues we have had which was great but I shouldn't have had to go straight to the owner for those issues. We have been renting from them for, about 4 1/2 years. Basically it would take awhile to hear back and what not. I've noticed recently that they must have "weeded out the bad". We've had a change of property manager, Blanca I believe, and she's very friendly and responds almost immediately. I remember dealing with her when dropping off rent and getting receipts. Glad they moved her on up. Emailed a question to her in the evening(after business hours) and she called me, not emailed, but called me at 945 the following morning and explained and helped me out with the situation I was having. I think if they keep hiring competent and helpful people, they will rebuild their reputation quickly. read more

I love the location of my unit in Burlingame and also it's designed beautifully. I agreed with most of the comments before that the service wasn't that great. I got a couple of those complains (but more like reports) about my bathtub since the first day of moved in - not appropriate to use for being too old and scratchy. And another issue with water leaking in my ceiling cause flooding on my floor. The previous managers CJ and Kathy didnt really do much about them and became pointless to really report anything. So for a while i stopped doing it from disappointment. Only later when they hired the new manager Rose, it became more hopes about better service when finally they found out my floor under the tub was rotten and they wanted to fix it. I didn't put a big hope they would listen to my wish to replace my old scratchy tub.....BUT they really took it seriously and they did a great job on doing it. I really appreciated Terry's new team member effort and hopefully they keep up the good work and improving the service for all units. I have my trust back for them.
