    Genuinely the worst property management company. I lived in their Bellevue apartments in Burlingame…read morefor 3 years and due to improper sealing, a squirrel was stuck in my wall for weeks and pest control said they couldn't do anything. For reference, there used to be a stove connected to the wall that went up to the roof to release steam and they covered that wall with a piece of metal that could be unscrewed, so there was a way to get the squirrel out. I sent numerous requests to no avail and the squirrel ended up dying. A few days later, hundreds of flies are coming out of the wall and landing all over my food, dishes, kitchen area, etc. after they had been touching that squirrel. A complete health hazard. Management finally had someone come and remove the squirrel but would not cover the cost of my rent or food that had been ruined. Esther is a particularly horrible person to work with at this company but truthfully, they're all bad. I loved my apartment, but this company was brutal. There are no utilities, no clear understanding of how utilities are split, a complete lack of help with any request, and a total disregard for tenants. The maintenance guys are great, but that's about it. Stay away.

Well, turns out things are not different. I had a very similar experience. I submitted a rental application to one of their properties in Mountain View. One person on the California Property Services team reached out with tentative lease terms, which looked fine, and I thought "ok, they are pretty responsive, my fears were unfounded". Not so fast. I then received an email from another person asking to submit some more documents to verify my employment and income. I had already submitted most of them with my application, so I was confused, but it's fine, it's another lost-in-translation scenario perhaps, I thought. I re-sent my documents. And then no news for a couple of days. I reached out and they said they were waiting for my employer to verify via email. I clarified that my employer, a very large tech company, does not handle individual employment verifications via email but uses www.theworknumber.com, a standard third party service by Equifax, and shared the guidance provided specifically for prospective landlords. The person responded that they do use TheWorkNumber, so I was relieved to know that this is standard procedure for them. And then no news for a couple more days. I reach out again, and the person again responded that they were waiting for my employer to respond to their verification email. I was semi-exasperated already but I referred them to our earlier conversation about TheWorkNumber. I had to follow-up again in a day, and I kid you not, the person emailed me "I followed your instructions for TheWorkNumber but I'm stuck at password. what do I do?". I was completely baffled by this email but tried to help out, but then was shortly told that they "could not find my employment data on the website". Baffled again, I logged in, and not only I could see my data, I could even see their request to access it. I shared all this information and the contact information for TheWorkNumber support specific to my employer. Alas, no progress for two more days. I bit the bullet, and reached out to the TheWorkNumber support myself, cc-ing the management in the emails. Not only were the support staff responsive, they even confirmed that my data was indeed available on their website. But no response from my prospective landlord. I reached out again, and guess what I received as response? No prizes for guessing "we are waiting for your employer to respond to our email". I was beyond exasperated. By this time, I had shared 4 recent pay stubs, 2 bank account statements showing direct deposits from my employer, a signed "employment verification letter" from my HR, a personal copy of the employment data from TheWorkNumber (and an email from their support confirming that my employment record was available), among other information. I said that there is nothing more I can do from my side. The person responded that they are now waiting for upper management to reach a decision. I thought "maybe someone from upper management will have better sense" and offered that I was happy to chat anytime. Of course, nothing again for two more days. I reached out again, and you got it, they said "we are unable to verify your employment"!!! This whole ordeal took 12 days! (Edit: Forgot to mention, over this time, I could never reach anyone on the phone. I left 5 voicemails in total, and not one was returned.) Soon after, I thankfully found another apartment, filed an application and signed a contract in 2 days. And of course, before doing that I told California Property Services that I'm withdrawing my rental application, bringing this saga of my worst rental application experience to an end. I have rented 9 apartments across 5 cities in the past two decades and nothing comes close to this horror show. All in all, the application fee was a really small cost to pay to learn about the completely incompetent and borderline-scammy behavior from this management company. Avoid at all costs! (My first ever yelp review too, so that others are spared of this horrible experience.)

As first time home buyers, my husband and I were basically clueless and had no idea just how complex the Bay Area real estate market is. Nicole helped us navigate these waters with ease, and educated us about the complexities of disclosure packets and purchase contracts well in advance so that when the time finally came, we'd be familiar with such detailed documents. Pre-covid, Nicole spent an entire Saturday driving us to houses in various neighborhoods so that we could see what different cities offered and to help us narrow down our home search based on what we saw. We also attended several open houses together and she always kept an eye out for homes that fit our criteria and attended broker tours on our behalf. We also continued working with Nicole throughout the pandemic and experienced first hand how the original interaction model had to change. Without any open houses, I felt like Nicole had to pour even more time into our search because covid policies required individual appointments to view each home. Nicole was patient with us as we viewed what seemed like 20+ homes during a nine month period. She is respectful of your opinions, but will also share her professional opinion when requested. We ultimately found a home and throughout the entire closing process, not only did Nicole help us, but so did her team. We were in the best of hands and there weren't any hiccups. Together, this team guided us every step of the way with constant communication. DocuSign was used to electronically sign all documents and keys were left in a lockbox when the home was officially ours! In fact, with their help, we were able to close a week earlier than expected! As you can tell, we obviously spent a lot of time with Nicole (she was stuck with us for two years!) and we enjoyed every minute of it. She's great to be around and extremely insightful. Finally, I want to share a story from when my husband and I first started going to open houses a few years ago. When we told other agents who our realtors were (we just would say "carol and Nicole") and they *always* knew who we were talking about. Nicole and Carol have created a reputation that is built upon trust, professionalism and extensive market-specific knowledge.

Nicole was super patient and took me around to view multiple listings on our first appointment. She was super knowledgeable about the area having more than 20 years of experience. She also walked me through all that I needed to know as a first time buyer, and quickly built trust and made me feel comfortable with her representing me. At every step of the process, she personally walked me through it, explaining to me what all the documents in the housing disclosure package were for, and what I should be looking out for. Most importantly, she was always on my side. Nicole and Carol work together as team and I can't recommend them enough! I will definitely be working with them again in future!

    Rented an old house that cost us $5000 a month. Installed dishwasher, kitchen island and other…read morestuff outselves. The landlord refused to change a lot of things including kitchen cabinets and stove. We performed professional lead test for $1600 out of pocket after receiving positive result from lead test bought at Amazon. We moved out before the rent expired, they did help us find a new tenants, but surpise surpise charged us $3000 without a proof of work (before & after pictures) essentially to resurface the wooden floor, which we cared for. It suffered abosulely no damage by us except for maybe marker pen by kids, we tried washing some of them off and it was coming off, so it didnt need the whole resurfacing work. We feel lied to and exploited to renovate the super old house. We left behind the dishwasher and kitchen island and Ring doorbell all brand new, and landlord refused to pay even $200 for everything included. The price was symbolic, because the dishwasher cost us $600 from Costco and Kitchen Island $500 from IKEA, Ring Doorbell dont remember. New tenants ended up buying those things. Worst experience I've had with landlords so far, the landlord felt super greedy. UPD: Wanted to clarify couple of points: * The management company was ok, Christopher was responsive * Amanda helped us find new tenants quickly when we wanted to terminate the lease early * There was NO lead problem (conclusion of the environmental report), but problem with who should pay for the evaluation. Owner refused to pay anything even though they were interested in this report as well (their words, not mine) The reason I left this review to the company is because I can't leave this review to the house owner, I just have nowhere to leave it. I wish the company would stop working with landlords like this, and do a better job of protecting the renter's interests as well, not just the landlord's. After all they're the mediators between the two.

They are always very prompt and responsive to any maintenance issues. The small rent increase I experienced when my lease was up for renewal was extremely affordable. They are incredibly professional, kind, and considerate. I even needed to move out before my lease was up, and they were very reasonable in working with me to find someone new to take over part of the lease. Such a positive experience renting from them!

What separate Alex Aung Cupertino Real Estate team from many other real agents in the Bay area is that they did not stop looking out for their clients right after the escrow is closed. When we needed to remodel our new house, they introduced us to their trusted and pool of resources, from their home builder network from structural engineer, licensed contractors, handymen, plumbers, heating/cooling electricians, painters and etc. They stepped-in and negotiated every quote for us. Just to make sure we are not getting ripped off and also get the best quality work for the amount money we needed to spend that give us ultimate peace of mind. Overall, we had great experience working with them every time. We will definitely go back and ask them to represent as our real estate agent next time whether home buying or selling comes along. We would not hesitate to recommend them to anybody.
