My family and I have lived in my complex for about 6 years, and under the previous two property management companies, we never had any real maintenance done. For years, we dealt with a mold problem in our bathroom from a pipe leak that was completely ignored. Since Wilbur Properties took over, the difference has been night and day. I want to give a special thanks to Imelda for being so proactive--she made sure everything got taken care of. Wilbur Properties rebuilt our bathroom and even made repairs in our kitchen, all free of charge. The contracting crew did phenomenal work. The new bathroom is beautiful--every detail, from the colors to the materials, was chosen thoughtfully, and the painters did an incredible job. I couldn't be happier with the result. What stood out most was how kind, diligent, and efficient everyone was throughout the process. They even set up an alternative bathroom for us while construction was happening, which was a huge help. After years of dealing with neglectful management that ignored broken laundry machines, plumbing issues, and mold while constantly raising rent and adding fees, it feels like a privilege to finally be cared for as a renter. I love that he respects your home by taking off his shoes or wears shoe covers . Wei explains what everything takes his project will include and does not rush . Do yourself a favor and avoid this agency at all costs. My property manager, Imelda Olofintila, wrongly charged me a $50 fee, which I had to dispute for over a month before proving it was incorrect. Later, they tried to raise my rent above the legal limit in California. Most recently, they falsely claimed I had a pet to charge additional fees. This agency engages in unethical and possibly illegal practices, and I am actively pursuing this matter through the proper legal channels. YOU ARE CRAZY... IF YOU ARE NOT USING WILBUR PROPERTIES TO MANAGE YOUR RENTALS. As a former Certified Property Manager (CPM) I know excellent property management when I see it. Anne Wilbur and her "A Team" Myron Chan and Jasmine Conejo are AWESOME! Anne, Myron and Jasmine suggested specific remodel updates for my Redwood City rental home, expedited the contractor improvements, advertised on a ton of rental websites and maximized the new rent. Accounting Owner Statements are received monthly and are easy to understand. Their Maintenance Team also inspected the home and submitted excellent recommendations for various repairs. To further add to my previous review. They hired an employee who lowered the rent of my flat without telling me. The employee lied to the boss as to why she did this without consulting me. This employee also gave me consistently wrong information. She gave me wrong information about a bid for my deck (it cost several thousand more than her information). She also gave very bizarre inaccurate information about a gas leak which made the tenant feel I felt ill of him The bigger problem is out of loyalty to Wilbur, I told Ann (the boss) of all of her employee's confused events. The result was that they fired me from their company. Also, neither the employee nor Ann answered my emails. I wanted to know when a court case against a previous non paying tenant was to be held. They refused to answer. I wanted to know what a mysterious $500 charge was for. They refused to answer. . (I still have no idea). The court case- they continue to refuse to give me any information on it or what to do about it. This could end up being dropped at some point, since I am not involved with and do not know about any of the correspondence. Until management cares about the clients rather than protecting and covering up the continued mistakes of this new employee, I suggest staying away from Wilbur. They were great in the past. read more

I had a weird housing situation last spring where a group of housemates and I needed a month and a half accommodation on very short notice and we had a really great experience renting through Wilbur Properties. Collin was our main point of contact and helped us with locating a place in Menlo Park and the entire process throughout our stay. We only had a couple of weeks to find a place that suited our needs, and Collin was very punctual in his responses and really delivered on the place he found for us. When we first toured the place, he walked us through and did an incredibly thorough check of the premises to ensure we wouldn't be charged for any minor damages from a previous tenant. I've never done that with a previous landlord and I was really impressed and thankful at how thorough a job he did. At one point we had some issue with the refrigerator, so we contacted him and he fixed it the next day, which was great. The actual location was perfect for what we needed. We could tell that it had been newly renovated and everything was in great condition. The location was also perfect, and we appreciated that pretty much everything we requested in an apartment was accounted for in what we got. Overall, I highly recommend Wilbur Properties if you're looking in the Palo Alto area (I believe they may have places elsewhere as well). We had a great experience working with Collin, who was very professional and an overall great guy to work with. He did an amazing job finding us a place on such short notice, and I'd definitely go back to Wilbur Properties if I move back to the area. read more
