Other reviewers are right about the deposit, they'll take away most of it no matter how good condition you leave it, might as well not clean it once you move since they'll charge you anyways. They also paint the place before you move in and charge you for it. This company also practices in false advertisement, they advertised the unit at a certain price and also says pets allowed on their website. Once I got accepted and got the documents to sign, they tried charging me $300 more a month for the unit. Then the owner claimed that pets aren't allowed in the unit and ended up going back and forth with the manager and ended up charging more per month in rent. You have to pay about $40 to apply for a unit based on their false advertisements, and I recently saw my unit go up for rent since I moved and they continue with the lies, I'm seeing they allow pets, which they obviously don't. Also don't expect maintenance requests to be looked at, it took them half a year to fix the laundry machines. They never even looked at some of my other maintenance requests, not sure the point in having a maintenance request option in their app since they don't even look at it. Look for better options, even if it costs a bit more, it might be cheaper anyways since heritage takes your deposit away. read more

Slumlords!!!! Worst apartment renting experience I've ever had. And I've been renting apartments on the peninsula my entire adult life. I'll start with the building manager Celia....the day after Christmas the back window to my apartment was broken. I lived on the ground floor. It literally took this woman 5 MONTHS to replace it. No exaggeration it was 5 MONTHS. Last winter some homeless people were sleeping in the 1st floor hallway as usual, the police came and kicked them out. A few hours later the hallway was on fire. I wake up at 7am and immediately smell smoke. I turn on the light and see smoke. I go and open my front door to the hallway and I'm literally hit with a wall of the thickest nastiest smoke I've ever seen or smelt. My smoke alarm instantly starts ringing I had to crawl out the back window, because leaving through the front entrance was physically not possible.There were no fire alarms in the hallway and no sprinklers at the time nor were any installed after the fire. My apartment smelt like smoke for weeks. The building manager nor anyone else ever asked about or were even concerned about smoke damage. Moving along, Celia the building manager is one of the most unpleasant people I've ever met. She has over the last two years been nothing but rude and unprofessional. One day I was sitting on the steps in front of the building waiting for my friend to pick me up at any moment, and this woman starts waving her finger in my face telling me I am not allowed to wait there. Really? I had lived in the building for over two years, rent paid on time every month, and I'm not allowed to wait in front to be picked up. Unreal!!!! Less then three weeks before I move out I come home from work on Monday night and see that my kitchen is flooded with water and the carpet is soaked as well. The water was coming from the wall and flooring behind the oven. I immediately text Celia telling her. She responds with "ok". The following morning I text Celia at 8am telling her that I will be back home from work at 1pm. She sends me a text at 10:30am saying the plumber is there. That afternoon at 2:30pm when I'm home the plumber comes back, realizes it's a building issue then tells me that he will be back the next day to cut open the wall to search for the problem. The following day in the afternoon, they cut 3 holes in the wall, find the busted pipe and determined that the water was flowing out of a pipe that lead to at least the two apartments above me. Basically anytime those apartments ran there kitchen sink, water would flow out of the pipe and get dumped on my kitchen floor. This happens for four days!!! Four days worth of water!!! It started on Monday, the pipe wasn't fixed untill late Thursday afternoon. At this point neither the building manager nor anyone at heritage realty has even asked to come in and see what is going on. It wasn't untill the day after the pipe was replaced, when I texted Celia telling her to, that she actually came to inspect the situation. ON FRIDAY NIGHT!!! 5 days after I had first notified her of the flooding she decided to come take a look. Of course throughout that week the water kept coming in and the damage to the carpet grew and grew. I could go on and on and on about how she mismanaged the situation at my expense but I'll sum it up with wow. Two weeks later when I'm moving out of the apartment my friend and I pick up my king size mattress and realize the water had flooded that way as well. The water damage from the building had been absorbed into the mattress like a sponge and not only was my $3,000 mattress ruined. But black mold from the wet mattress had grown underneath it and along the wall behind it. Not only was I told that I would not be re-imbursed for the damage to my property but that I was responsible for replacing the carpet in my apartment that had been flooding for four days. These people actually said my carpet was left dirty so replacing it was coming out of my deposit. WHY WOULD I PAY TO HAVE A CARPET CLEANED that has been flooded and has black mold on it? UNREAL!!!! I am not responsible for cleaning up after there flood, or any mess their maintenance people left behind. Shavings of drywall. Water damage in the kitchen, etc. Nor is it my job to inspect for the extent of their flood damage, from their flood, to there property. Most apartments buildings, if this happens, the rent for the days of the flooding, as well as the days for the necessary repairs would be deducted from the rent, as the unit was what most people would call un-liveable spanning a period of a couple weeks. But no I had to live with the flood, the repairs, the smell, the mold as well as replace my mattress that cost $3,000 and now they're trying to say I'm responsible for damage caused by their flood. This review is for working with Janay specifically: just don't! I lived in a property managed by Janay for 8 years - and "managed" is really a stretch. Janay is the most unorganized, unprofessional person I've ever had the misfortune of working with. Some of the most unintentionally hilarious mistakes she made while working on our lease: - Got the names wrong for roommates - multiple times, including the wrong person's email to sign the final lease agreement (yikes!) - Thought I was contacting her about an entirely different property, though the address was in the email subject line - She frequently had to request the original lease copy from me when we renewed. Why doesn't she have the original copy herself, isn't this her job? - Got important details in the lease wrong and/or I had to review the lease for mistakes and correct them for her Not to mention Janay really needs a professional email: a randomized hotmail email doesn't look professional and I had potential roommates balk at sending personal information to her because it seems like a scam. New emails are free, please make one! I defaulted to dealing with the landlord directly and did my best to keep interactions with her to a minimum because it was always a headache getting her to reply to my emails and get new roommates on the lease in a timely manner and without fixing her many mistakes. I hope she wasn't paid much because I handled all of her work for her. She asked me to request information from the roommates and get them to sign the documents for her - I guess she was "too busy" to do her job? Terry, don't let nepotism ruin your business. I was charged cleaning fees that were not valid. Here are some photos of the condition I left it. The one " cigarette " mark was from a candle that left that mark whIch was tiny and we discussed that over the phone. So many people smoke in the building and blame is put on me?After the no smoking notice was given no one smoked in my unit. Carpet cleaned TWICE so I could be charged to replace it. My review is fair. Many others have similar complaints, but I guess we're all liars?There's nothing to discuss. No photos were sent me, when asked. When I asked to show where in the move out package It was stated I was responsible for certain things, nothing was given to me. Just a phone call to complain about my review. Sewage was flowing from the front yard of one of their properties onto the public sidewalk and into the street for over a month. We called them repeatedly to fix it, but they couldn't be bothered. I had to call the city and get them involved, and they forced Heritage Realty to co operate. Apparently the city has had dealings with the owner, Terry Michaud, and wasn't surprised the issue had gone on for weeks unresolved as this was consistent with his past behavior. Apparently this is a property he owns personally and this is how he handled it. You have been warned. He said he was just waiting on an answer from his broker. He mentioned that he would get back to me on Saturday, if not on Sunday, and on Monday morning at the latest. Nope...I actually had to call him at 6 pm on Monday evening! This is when he said, " Oh, I don't have your pay stubs and whatever else..." He then said "the place was taken." Unbelievable, this is the behavior of an unscrupulous idiot, I'm afraid! As of May 2, 2022, I communicated with Gigi Fernandez claims she is a property manager. We were interested in renting a room with a shared bathroom and no kitchen. Our very first time renting a room. The unit wouldn't be available until the prior tenant moved (May 30th). Grant, it we are low income on social security and asked we get a co-signer which I did along with all documents required. We were approved on June 2, 2022, that we meet on June 13, 2022, to sign the lease agreement along with monies that we couldn't get the keys until the move-in date June 15, 2022. We didn't understand why and actually never had to wait for the keys after signing and handing over monies. On June 13, 2022, she emailed me that the landlord decided not to rent to us when we have already been approved and the dates scheduled. She wrote: "My apologies for any inconvenience. This was the landlord's decision. Hope you find a better place that will suit your needs." Sincerely, Gigi Now, how inhumane is that? She gave us hope and happiness to have a place to lay our heads. She asked if I had questions and yes we did. She said that was too many questions???? No answer to the reason why they changed their minds. Since then we have been displaced, homeless. Heritage Realty goes out of their way to make sure their tenants are cared for! I have worked closely with Jennifer and she goes above and beyond for us. We have never had a bad experience with Heritage. We locked ourselves out of our apartment during the middle of the night after traveling back from visiting our families for the holidays. Jennifer was so kind and was more worried about us being tired from traveling than her. She seriously goes out of her way and is the absolute best! Another time, she helped us set up the garage key. Wow. Things have been so tough in the Bay Area rental market lately, I thought I'd ignore the horrible reviews of this place and inquire about one of their listings. I called about three weeks ago about a place in Burlingame and the guy who answered said he'd get back to me. He never did. I called again a week ago about the same property and the girl who answered the phone was a snot, then put me through to someone else who gave me the number of an agent named Leanna. Once that happened and I heard her voice, I realized she was the same agent my husband and I had talked to last year when we first moved back to the Bay and needed a place to live. She blew us off then and guess what she did this time? Yup, she blew me off. I called to ask about a duplex and she said she was having trouble getting in contact with the current tenants, but that she'd get back to me once she did. Never happened. What is WRONG with these people? Obviously, they're not particularly interested in running a business. I guess I should consider myself lucky that thanks to their indifference, I didn't end up signing any kind of contract with them. read more

I called 30 minutes before and left a voice mail that I will be 15 minutes. I gave her another call 10 minutes earlier and said I I will be 15 minutes late. I could tell she didn't check my vm because of her "who is this?" bitchy tone. I explained again that I will be 15 minutes late and she said because of you are holding me up on the phone I will be late for my next appointment at 1:30. Whoever shows up first can see the place ??? What kind of attitude is this? I don't ever want to deal with Heritage Realty again. I emailed them. I doubt they will get back to me. If I could rate this place less than 1 star I would. They were so insanely rude, I am still reeling. I am in the process of looking for a new house, and was directed to a listing under Janay at heritage realty. Oir contracts, credit checks, etc were sent to her. I was then told the next day to come in so they could run their own, which ran my roommates and I over $100 to have processed. When I arrived at the office Janay completely ignored me. Even after I went to the receptionist and explained I was here to drop off the money for the credit checks Janay had requested, the receptionist attempted to speak to Janay, who through the open door of her office I could hear say "I have no idea what you're talking about ... well tell her she can wait" A man came in after me, who Janay was immediately kind to, while I sat ignored on their couch. After over half an hoir of sitting there Janay emerged, gave me the most shade filled look I have ever seen and the waved at the receptionist and said "yeah, she'll just take care of it" before going back into her office and shutting the door. After that whole debaucle, she refused to return any of our calls or emails, and it wasn't until the (much more pleasant, and from a different company all together) relator who had put us onto the house initially had called Janay also SEVERAL TIMES that she even designed to give any kind of response. I have no idea how this woman makes any sales with that sort of attitude, unless, I suppose, they are to well off looking middle aged white men like the one she was insanely pleasant to while leaving me on the damn couch for ages. The roof to the house we rented was leaking for days before they sent anyone out to look at it! What a nightmare! I was completely baffled at the difficulty I was having getting basic information about a rental property from this company. Then, I read all the reviews online, and it made sense. I've not found one good review for them to date. They did not respond to my emails for over a week, and then I got a "mailbox full" response. I couldn't get my fax through (unsuccessful) due to problems on their end. Finally I got a terse response from an agent. She appeared not interested in assisting me. I eventually reached the broker, and he refused to give me any of the information I requested. Then, I looked for reviews online about this company and it all made sense. I wonder if the owners of these rental properties are aware of how their management company is dissuading potential renters. Anyone who has actually worked with this company and had a problem, I recommend you to take your complaints to the Better Business Bureau and California Department of Real Estate. They're easy to file, and it's important to get them documented. Follow up: Since the posting of this review, the Broker has emailed me hostile, insulting and threatening emails in retaliation. I recommend caution and research be done before doing business with any such a company. The "positive" reviews posted here after so many negative ones sure seem suspicious and one has to wonder if they were written by someone at Heritage Realty or associated with them. read more

My wife and I stayed at one of the appertment units managed by Hearitage Realty in San Mateo for 3 years. The unit itself is decent but it takes a long time for any maintenance request to be fulfilled. The maintenance crew they hire is very unprofessional and never arrived on time. We kept the place very clean with no damage but the move out charge was ridiculous. read more

Ummm.... Where did all the reviews go? This company is TERRIBLE!!! Renters need to know to stay far far away. My sister rented from Heritage for a year, I stayed with her off and on during that period to ease my very long commute. Roaches, broken toilet, missing light bulbs, missing outlet covers (both of which they charged her for when she moved out). The list of problems goes on and on. No one returned any of her many many many calls for repairs. The only time anyone from this company acknowledged any of her many many issues and complaints was after she posted her honest review of her experience on Yelp. Suddenly she got an offer for a free dinner from the owner to make up for a year of living under slum lord conditions. No thank you. read more

For Santa Clara apartment, the property management stopped doing their job at all since 2017. The fire alarm at our apartment ceiling was beeping for more than three weeks day and night. It was too high to reach without a ladder. We called the management for over ten times but no one ever show up. We called AT&T to check our internet and had to request the AT&T guy to use his ladder to take care of the fire alarm. The sewage overflows at our apartment parking lot a few months ago. No one ever shows up to take care of it. We can still see the used toilet paper at our parking lot at the moment I am writing this review. Great job!! Terry, thanks for the reply. Since my previous review, I have to say that Terry (from the main office) has made several efforts to improve my safety level and renting experience: First, my door locks were changed and i was assured that no one will enter my apartment without my permission. Second, Terry called to apologize to me for the loss of the keys and correct the other complaints I had. Third, when I found myself locked out of my apartment on Easter Sunday (the wind closed the door on me when I went to take my dog out), Terry personally came to unlock my door so that I didn't have to wait and pay for a locksmith. Lastly, we recently had an inspection of the property and it was fast, non-invasive, and within the stated time. Also, my building was recently fitted with a new water heater and re-carpeted entryway, so it looks like the management (or landlord) is doing what's needed to keep the building maintained and up to date. read more
