Feels like they could've, and should've, done something else with this place. I mean.. Islands Burgers.. and Johnny Rockets (Burgers).. oh and Dave and Busters (More variety, but still, American burgerish joint). I suppose Buffalo Wilds Wings was a good idea, but that eliminates the 'sports bar' vibe over at Dave and Busters (where you can too get wings). They have a Kabuki's but it's just okay.. this location is very small and barely held our party of 8 at one point. I bet an ESPN zone or something similar would've been a better attraction for this area. Something similar to an LA Live near LAX? I think that's what they were going for but they blew it. It's two stories (not including underground parking) and feels completely squeezed in. Poor planning and poor layout. If you've been to the Santa Monica Promenade, The Promenade at Third (Fairfax), Americana Glendale, or Arcadia Promenade you'll immediately regret this choice. You're right next to the 405 and it's off Sepulveda Blvd too.. Definitely an area that gets more congested than my sinus' during this time of year...ZING! The 'younger' crowd seems to attract here, due to the fact that D n' B's has an arcade and this promenade hosts a theater. I thought it was hilarious when over the intercoms they announced that curfew was taking place at 10PM and will be enforced. At this point the place really started to feel like a ghost town. What else is here? Eh, a few other not so worthy places to actually park and PAY for.. Subway, Gamestop, Mrs. Fields, that Nordstrom rack that was held up prior to Summertime.. It's like the mall, but not at all. The parking here is a joke. If you plan on rolling through, call me. I live up the street, the bus rolls right by this place and can drop you off directly in front of HH or you can actually walk down the hill. Your choice! But seriously, don't call me. I'm not friendly and I'll report your car abandoned as my righteous neighbors have generously done to me in the past while on vacation. Everything about this place is awful, the design, the construction, the parking layout and parking prices, the lack or restaurants and stores, the scary crowds that loiter here. Almost every restaurant and store has closed up in the past 5 years - Johnny Rockets, Star Chicken, Stefanos Pizza, Rubios Mexican Grill, Thai restaurant, soup plantation, Bay Club. And NONE of these locations have been replaced with anything - its literally just empty store after empty store. I'm not surprised every restaurant left either - the building and management seem like a joke. Overcharging people for very poorly designed parking, overcharging tenants for rent, not maintaining a safe space. There is no demand for anything here other than young kids going to D and B. This place is dangerous, I have felt my life in danger just from the types of people hanging out here, not to mention the numerous crimes and hostage situation that has taken place in the area. Tenants, customers, everyone, stay away - this poorly run garbage strip mall thinks that some renovation can change their permanently stained image and horrible reputation. [Movie Theatre Only] I don't know about the shopping center itself, but I did like the theatres. Sunday night, not many people (except in the movie itself), no hassle or crowd, and a nice theatre to top it off. I wish we had time to go to the Lounge for a drink pre-movie but we barely got there in time to see two previews so it's good we didn't push it. Nice and clean theatre. Wide open space. Comfy seats that didn't kill my back. Also, this will forever be the place where I watched Twilight. The movie that revived the hopeless romantic in me and made me tear. First time here yesterday thanks to my sister wanting to see her boyfriend who happens to work construction right across the street from the promenade, aside from the Sony building. I thought it was pretty nice, some stores were closed and it was a little after 11am. We parked near the entrance parking structure on the first floor. You go in grab a ticket and pay near the elevators. I parked near some cars a few feet from the elevators and the walk through to outside of the parking structure. We were literally gone for 1 hour. We ate at Buffalo Wild Wings. We Paid $3 dollars for parking and head back to the car but only by a rude awakening that when I start my vehicle it sounded TERRIBLE!! I didn't know what to think! It sounded like a souped up motorcycle! I turn the car back off and started it again. Long story short SOMEONE STOLE my Catalytic Converter in the Damn parking structure!! Are you kidding me! So I call security and ask to see if there is camera footage of the structure, they want me to go back and look. I'm like I never want to go there again!! What a nightmare to think you're safer in a mall parking structure than on the street only to get victimized my thieves! read more

I hate the parking here. I hate hate hate it here. Now you have to pay $2 to use it? Wow, can you kick me in the balls while you're at it? Frankly, I'd rather pay the $12 at City walk opposed to having to deal with parking here. At least they have some things to do at city walk. Howard Hughes has some of the most pointless stores and really poor selection of food items that aren't big chains that will make you pretty sick of the options. Then you have the 405 near it. So getting here is always a pain in the ass. I mean, beyond a pain in the ass. who thought it would be a good place for a shopping complex like this? Again, the parking is god awful. I only came here for the IMAX, but since there's more options for it, this place has lost its only benefiting trump card. read more

Location: Easy to see right off the 405, there are giant signs for the restaurants and theater located in the promenade. There is a parking structure attached to it for easy parking, however parking is NOT free (see more info on this below). Plenty of spots though - never an issue finding a spot, even if you have to go to the roof. Overall: This place has gone way downhill since this used to be one of our regular movie spots. Parking used to be $1, then $2 flat to park and NOW they have a service. This alone wouldn't annoy me much except usually if you go to see a movie or eat at a restaurant at these places you get some kind of "discount" or money back validation. You know what cinemark gives you for seeing a movie there? THIRTY FIVE CENTS. Yup. And the kicker was that when we went to pay for parking ($3 for 4 hours which honestly is not bad) the stupid machine has a CHANGE SHORTAGE and couldn't even give us our stupid $.35 refund. What a waste. I don't understand this policy at all. If you go to see a movie you should get to park for a couple hours for FREE and/or get at least a dollar off! As far as whats still surviving in the complex - a buffalo wild wings and a dave and busters have recently moved in which is probably what is saving the whole complex. The cinemark isn't bad, but nowhere near as busy as the bridge theater used to be in the old days. A souplantation, kabuki, pizza place and a few other random food places are still there as well. The big draw used to be the nordstrom rack which has since moved down the street to the mall. Not a whole lot to do here anymore on the whole and we definitely do not make an effort to go here like we used too. Our visit today was purely because we were out of options to see the movie we wanted to see because it was in limited release. That being said, although the parking refund thing was just ridiculous, the actual theater is not bad. I just don't rank it up there with some of my more preferred places anymore. Here's hoping that it gets better sometime in the near future (like put something in that giant empty nordstrom rack space) and they really think hard about that parking policy. read more

These days I consider myself a relatively happy person but after my first ( and only) experience at the promenade at Howard Hughes Center, I feel like i've slipped back into a temporary state of eeyoreness. I drove by many times and thought to myself, " THERE MUST BE A PARTY OR SOMETHING GOING ON THERE!" and after about nine months of living three miles away I decided to see what the hoot was about ( err, yes. I am slow to follow through) What I imagined was shining lights, fat cats and unicorns and when I arrived I was met with little more than overpriced parking and a small selection of not-so-great chain restaurants. At first glance the promenade appears to be a mall of sorts ( a good thing) but as soon as you actually arrive there, you'll discover than some restaurants and IMAX theatre ( which is cool! I love big pictures!). Here's what The promenade has to offer: Ben & Jerry's ( hello vermonster) Starbucks Islands Burgers and fries Johnny Rocket's Kabuki Japanese restaurant Rubio's mexican food Souplantation ( this place makes me uncomfortable) Star Chicken Stefanos ( pizza) Wetzels pretzels Wild Thai The establishment itself is clean and easy to navigate but there is something about it that it kind of spooky ( maybe it's the vacancies or the fact that there were very few people there). According to the many signs plastered around the promenade, there are several new restaurants going up so that *may* make it a little more jumpin but I wouldn't hold my breath. The promenade is a good place to go if you work nearby, don't mind paying for parking ( first 30 are free and after four it's a flat rate of 2) and enjoy the predictability of a large chain restaurant. If you're looking for something new and exciting, there are ton good restaurants within a few miles and I would suggest taking a chance! read more

I only came here because it was the closest "mall" around LAX and I had about 2 hours to kill before my brother arrived. The only store in the whole "mall" is a Nordstrom Rack which one can easily browse in 30-40 minutes, other than that prepared to get bored! There's a movie theater which is nice but not for those who are just there waiting for someone to arrive to LAX. Apart from the one store and movie theater you have a wide array of mediocre food. You have everything from a Rubios to Soup Plantation so if you're into that food then here's your place. I don't know, this place just sucks. If you have time to kill I would just go to LAX in hopes to see a celebrity because this place just sucked. Never again will I come to this place. read more

We drove out here to meet my dear cousin who was visiting from Atlanta. Figuring the location was ideal since LAX was ten mins away. Parking garage/structure was very convenient. The courtyard offered great seating and nice views of the surrounding buildings. We ordered croissants, bagels, and wraps at the nearby Marie Callendars. Afterwards, we headed to Borders. Overall, easy access off the 405. Although I wish there were more variety of businesses there... then we could've really spent at least half of the day there. read more

A friend and I came here last night (12/18/11) to see a movie at The Rave. I had not been to the Howard Hughes Center for quite sometime and not much has changed. They still charge a flat rate of $2.00 to park. So if you are coming please plan accordingly. If you do not have exact change you will hold up the entire line behind you. There is plenty of parking and plenty of places to eat from Island, Souplantation, Thai, Sushi, Johnny Rockets plus many others. I almost forgot to mention they have a Starbucks and I love me some Starbucks=) There is a Book Store and a Nordstrom Rack plus once again many others places to shop. I was a little worried headed to a mall a week before Xmas but it was no problem what so ever. You can plan a fun evening out and do it all right there. read more

If it weren't surrounded by 15-story buildings, every business here would fail. My chief complaint is pre-paid cash parking. Even Century City and Beverly Hills are wise and kind enough to limit parking fees by duration, offer two hours free, and not ask for cash. I honestly don't know what this place is considered. Is it a mall? Is it a towne center? There's not much to do.There aren't any real restaurants, just diner/dive type joints along with typical strip mall stores (Starbucks, Ben and Jerry's, etc). There is a theater, though, which has a student discount if you show your school ID. The theater isn't all that great, but I'll save my thoughts for a review on that theater. Howard Hughes deserves better than this. The man who helped transform the aviation industry has one of the worst shopping centers in LA named after him. If not for Nordstroms Rack, I would have never came here. They f-ing charge for parking. So let me get this straight... I have to sit through the worst stretch of freeway traffic in our nation (fact) and pay you money to park in the worst designed garage I have ever been in to spend money at your mediocre shops? Review of the cinema only. My friend had tickets for a free (score!) screening of Tron (double score!). First off, the drink machine alone was all sorts of curious wonder. The likes of Gatorade, cherry cola and flavored Dasani, yelpers! The seats could go back just a little - perfect when you're in row D, the one bordering the aisle separating you from 2 hours of neck-craning pain. I was particularly worried because the movie was in 3D; nope - it was great the entire time, sans double vision, neck pain or contingent nausea. Aside from the parking which can be a huge pain to navigate, but at least is cheap, I really love the Howard Hughes Center. It has just about everything you need for a fun night out with friends: selection of great food from small joints to full on restaurants and chains, Dave and Busters, shopping, amazing IMAX style theater, etc. It's clean, well attended, and I find all shops have great customer service. I'd wager the Promenade is supported mainly by three groups of individuals: 1) People who work across the street (two multistory office buildings). 2) People who come to watch a movie and grab some food at Island's or Souplantation. 3) Nordstrom Rackers There's plenty of leasing space in the Promenade nowadays and I can only pray that some good food establishments decide to move in as I fall into category 1). This "mall" is pretty outdated. I was looking for a jacket the other day, and remembered there was a Nordstrom rack here. Parking is $2.00. I'm not cheap, but serious? The new Santa Monica mall doesn't even charge for parking within a certain hour, and this doesn't nearly have as many options as the Century City mall or Beverly Center. Sure there's a Borders and Imax, but after that, there's not much. I spent more time driving up the structure and looking for a spot than actual shopping. All the inside spots are compact, and all it takes is one jackass to park incorrectly to throw all of the other cars' parking alignment off. Overall, I guess I'll come back here if I want to watch an Imax movie, but that's about it. read more

I hate paying for parking :-( It costs two bucks to park in their underground garage. There is a movie theater here that I believe validates tickets. They starbucks validates tickets before 11am. Store selection is minimal, but there does seem to be quite a few food options. It's not my favorite spot, but it is local and not overly crowded and clean. read more

For a shopping center that doesn't offer very much, charging $2 for parking does not help attract new and existing customers. BTW, the parking fee was charged as you entered into the parking structure so make sure you have cash on hand. Also, when I entered the parking structure from one of the main entrances, it felt like a unidirectional labyrinth. I know there is a IMAX theater, Nordstrom Rack, and various small eateries. Definitely better than 2.5 stars, don't know why there's so much hate! Yes it can get crowded, and yes that crowd can include tons of pre-teen Bieber-lovers, but hey, so does every indoor or outdoor mall in the world on the weekends. The theater is huge and has tons of movies playing, the restaurants are above average, and the parking is cheaper than it could be. It's not the greatest, but I've never had a problem here and I've been coming here since it opened and they were shooting lame MTV interviews during movies when the theaters were called "The Bridge". Go to Islands, get a good burger, chill out, and go see a movie. Easy. read more

Flat out, the worse movie theatre I have ever visited. It was several months ago when went to see the movie Interstellar starring Matthew McConnaughey. For those who don't know, the movie has a running time of nearly 3 hours (excluding trailers). Why one star: the theatre's AIR CONDITIONING was broke and not operable the whole time. Everyone in the movie theate just sweated it out. After we left the theatre I went to find the manger to put him on blast. He said the a/c has been out for a few days. Just inexcusable. He comped me and our party like 4 tickets but they meant nothing. I told him you got to tell customers beforehand and disclose that. Will go to the new cinemark in playa vista. Peace. read more

It used to be a nice shopping and entertainment complex, but it has gradually become a forgotten sprawling structure on the corner of Sepulveda and Howard Hughes Drive. I haven't been here for a couple of years, ever since crime started to increase in the area. They also charge for parking with no validation option. Here are the parking fees as of 9/8/2014: 0-30 Minutes - Free 31 Minutes - 1 Hour - $2.00 1 Hour to 4 Hours - $3.00 Each Additional Hour - $2.00 Maximum Daily Rate - $9.00 Lost Ticket Pays - $9.00 PrePay $3.00 Flat rate: Monday - Thursday: After 4:00pm Friday - Sunday: All Day I abhor on-site parking fees. At least other shopping centers with theaters offer the option to validate your ticket for a parking discount. Whatever, I don't see myself ever going back here anytime soon. read more

Besides paying for parking I love this movie theater. Yes I can tell there not keeping up the maintain with the theater cause I did notice the seats or getting ruined and ripped. It has one of the best i-max theater in the south bay area. Love $7 Tuesday all day long and if they can keep the maintain in the theater. I love the Howard Hughes Promenade... mainly because it's home to my favorite lunch spot... Souplantation! I hardly ever eat anywhere else here... but I do occasionally go to the Islands here (aww, first date with my husband at that Islands). They also have a Kabuki which has very fresh/delicious sushi (among other great restaurants). The Power Surge, Putting Edge, and Bridge Cinema De Luxe make this little shopping center a lot of fun as well. I love Piccolo's, the $1 bookstore. EVERYTHING is $1!! The Howard Hughes promenade has a lot of nice stores, and it's a great place to hang with friends. The downside is that you have to pay for parking. $1 for the first hour during the day... $2 for anything more than that. $2 flat rate in the evenings. There is really no reason for this place to even be here! There's barely anything good, just the movies, Starbucks, Islands and Kabuki. The Nordstroms Rack sucks compared to other ones that I've been to. Everything is closing slowly and I barely ever see anyone here on the rare occasions that I come. Even Borders closed! It thrives, or should I say, miraculously stays alive because of the hundreds of employees working in the offices across the street who come here during their breaks out of desperation. Since I was once one of them, I too, came here. There's a crepe shop where I had an overpriced plate of something that was definitely not a crepe.. Kabuki, aka cheap, small sushi rolls.. even the Starbucks had problems: I had the worst green tea latte in my life. Thankfully I had a co-worker who consumes anything and everything. The place has to be one of my favorites. Although it have a party scene, it has dave and busters which i go to often! If you're looking to being around a party, this isnt the place for you. If you're looking for semi mellow fun and enjoyment, definitely stop by. There are a variety of places to eat, a movie theater, places to watch your favorite sport teams and just simply just have fun. The parking is super cheap too which is a big plus. Shittiest mall is a good description that someone else made. Also, mall owner are ingenious on outdoing each other in that direction. I work next to it. So, out of desperation and simply going for a walk, I went there way too often. There are no stores worthy visiting. There are barely any stores either. A block of downtown Santa Monica has a lot more to offer. There are barely any people, let alone hot chicks. The 405 next door paints a nice background music of whoosh-whoosh. That sound is actually a relief to the horrible music piped into the place through randomly blaring speakers. The one plus are the comfy lounge chairs for taking a break from work, if you live in the office towers close by. As the place is deserted, there are always plenty of chairs available. If there were a non-profit dedicated to demolishing the place, I might consider donating. read more

Here's a thought, perhaps if parking was free (because you are competing with a bigger, better mall a few steps away from you) this place wouldn't be a total ghost town? Yes, parking is only $2.00 but why should I have to pay anything if I just want to go to Nordstorms Rack or Souplantation or Rubios. You dont have to wonder why the stores here disappear one by one. Marie's Calendar, On the Border, Jamba Juice, Borders, The Bridge, the list goes on and on. Yeah basically it's because people dont want to pay parking. Just saying. Do people still come here for movies? I wonder. The only reason places are maintaining in this promenade is probably because the buildings across the street bring in some business. workers gotta have lunch. It's such a easy solution to bring this place back to life. And I get it. This promenade probably faces a dilemma because it doesn't want surrounding workers and students from pepperdine to abuse their parking structure. So just make parking free for the first 3 hours and $2 flat afterwards. This way people feel like they are getting their moneys worth. If you stay longer than 3 hrs you would have likely watched a movie and grabbed food. If Nordstorms Rack moves away (perhaps down the street) and this place continues to charge parking it's pretty much done for. read more
