Definitely do not recommend this business. The Association uses them but has no idea of our complains that go unresolved for months. If you insist too much they give you the run around " leave a message". There are complains that go unanswered for decades...causing damages to the inside of houses which they don't take responsibility for it! Pleasant to talk to but extremely inefficient and poor communicators. Our Association meetings are in horrible timeframes because they have people outside the area, in another state, working with us. The houses need painting but have not been painted but one in 10 years... the roofs were done poorly through the years have caused damages to select property owners. They do the bare minimal and ignore it whenever possible. Unfortunately the association meetings are done during very uncomfortable times for people that have a job acomodating only the time frames of Mark IV Property Management. If I could it would no stars. Irene the person that runs this business is a very poor excuse for a manager. My son's family lived in a house for 10 years. Then out of nowhere they get evicted just before Christmas. They had to live with mold in the bathroom and a sink that was broken. The air conditioner never worked. Terrible! It seems their agenda is to make a property as dumpy as possible. Pool is polluted, bathrooms are not cleaned, the Bbq area is almost invisible, covered with wild growth, address numbers missing, and much more is left in disastrous state. They clearly do NOT care! No one at Mark iv will inform when, where, what time the Board meetings are, (likely due to homeowner outrage). They dont reply to property needs, as they drive the property into the ground. After working with Mark IV and Irene D'inasso for several months, I see why Mark IV has so many low reviews. I just terminated their services. I deal with the elderly for a living. My clients tell me that my patience is one of my best traits. Here, enough is enough. The house Mark IV was renting for me was on the market for some time. I drove by and it was an absolute mess outside. Apparently, the inside was never cleaned and showed poorly. When it rented, Irene wanted the interior cleaned as she could not put tenants in to it in such condition. I cannot believe she would list it and not keep it clean. I ended up having it cleaned before move in. She then sent in her people to clean after that without my approval. They charged me $110 to clean a cleaned unit. $350 was charged to me for an electrician visit. The issue was not electrical so I was charged $350 for a quick consult. I have never paid $350 for an electrician to show up and do nothing. She used my funds for that mistake and has yet to return those funds. I sent several inquiries and follow ups on this and had to track her down to discuss. It was such a pain dealing with her. The lack of professionalism was so low. I requested that my mortgage be paid. They did not pay it. I caught the issue 18 days later. The excuses were so unprofessional. They even blamed not paying the mortgage on me for not obtaining a w9 from the lender FIRST? My owner's rep needed keys and had all kind of headaches communicating with their office to get the keys. Irene will not give out her cell so it is next to impossible to reach her between sickness, family emergencies and travels. What customer service professional does not give out their cell? In regard to my commercial unit, I spoke with Irene after months of non-activity and she indicated that she does not have MLS access. I will not be using the services of this company in the future. After seven years of an extensive (expensive) remodel my house was ready to rent. All new electrical, plumbing and HVAC. I called and Irene came out to look at the property. I didn't really research the going rate (my bad) but she stated it could be anywhere from $1500 to $2100. There are still some finishing touches needed on the exterior so $2100 seemed a little steep but I explained that I would be willing to go lower if I could find a qualified tenant who has been having a tough time during the pandemic and needed a break. She told me she had a tenant in mind and brought her over that day. I was informed after a few days that she had qualified tenants signing a lease agreement. This is where it gets sticky. This is an employee of hers, which I was aware of, and I have now met them, they seem very nice, quiet tenants. the problem is not with them personally. However; Irene lowballed the rent at $1500 per month and charged me $1200 for the services rendered. What services? No advertising, one showing and probably not much of a credit check. For that she takes almost all of the first months rent! When I said I wanted to help someone out I wasn't envisioning someone who drove a Tesla. Run away from these Scammers! If I could give negative stars I would. Buckle up, this one is a ride. 1. Every time my tenant emailed them (the only way he was allow to correspond with them) they NEVER contacted him to fix any issues. Only when I went over to get mail did he tell me he had an issue with the fridge which I fixed. 2. They NEVER answer the phone and leaving a voicemail is useless, they won't return your call. 3. Email? It gets responded to in a lengthy 5-7 business days. 4. The tenant asked them about a problem he was having with a lock they decided to RE-KEY THE ENTIRE HOUSE! They didn't ask us ahead of time and then tried to make us pay a $1000 bill for changing the locks and $75 per window for new screens - also unnecessary. They tried to convince me that they had made valuable upgrades to my house. 5. When I asked for the new keys to my house numerous times they were never returned. Instead they sent me the old keys to my house, I do not have current keys to my own house, thanks Mark IV! 6. When I called to ask them for my keys because I was locked out my own house I called and Irene was "busy" in a meeting and NEVER called me back that day. It's okay, I was thankfully able to inconvenience my tenant - great job Mark IV! 7. They messed up our bookkeeping for more than six months and even tried to hold our disbursement hostage when we wouldn't pay the $1000 scam fee. 8. Irene deals with complaints with indifference and disdain, as if this is not her job. 9. They currently manage the HOA for another property of ours and the HOA hasn't met via in person or Zoom since 2019 citing it is too hard to get five people together for a meeting. In short, there HAS to be anyone better than these people to manage your property or HOA, run as far as possible away from them. read more

I would give em negitive stars if I could! Last year they hired a lawn care person for our pool. They didnt know what they were doing so the county closed the pool. We did not get to use our pool once last year. I emailed them countless times. No solution ever came to be. Now they have ceased to refill the dog waste statiob bags. Ive emailed them to no response. To top it all off they added another 100 to our very high HOA due to them being screwed over by roofers. Avoid them at all cost. They cant deliver on anything. 0 stars! My husband and I were unlucky enough to purchase a condo in which Mark IV manages the HOA. If the reviews below are any indication of what that means - let me sum it up for you. RUN AWAY FROM THESE PEOPLE AS QUICKLY AS POSSIBLE. When we closed escrow, there was a written agreement in which MARK IV would fix several problem areas that were pointed out during our investigations of the home. Some were minimal, some were big. It has been 14 MONTHS and none of those fixes have been made. One of which, a drainage issue, was the direct result of $32 thousand dollars worth of damage to our home during January's storms. They basically shrugged their shoulders and said "oops" - even after countless emails and phone calls to their offices, they have yet to make good on their promises. They can't seem to get it together enough to have someone come out to paint 10 feet of trim. They have made us regret living in this community (as I know other neighbors who feel the same way) and I only hope to save anyone else from having to deal with them. read more

This has to be one of the ultimate worst management companies I have ever encountered. Other reviewers are correct, they do NOT care about your property and do not deserve your business but do deserve all the low marks. Stay away from them. Try to even get a return call or maintenance problem taken care of, forget it. My tenants have had to deal with problems on their own. Repeated calls with no returns. I finally had to drive 15 miles just to talk to them. I made a list of issues to take with me. When I got there and met with the representative. I had to ask her if we could talk in private. She really thought we would stand in the entrance to their office and discuss the problems. We went into a room where she left the door open. This is a small company and office. I'm sure conversations could be heard every where in there. She proceeded to either claim she was not aware of property problems (even when previously told) or doubted the word of my tenant. Water running down the inside wall of a doctors office with black residue from the roof was not acceptable in a physicians office, or any office. The one conversation I had with her, the rep claimed it was cleaned up on the roof where water was pooling, without giving any effort to fixing the cause of the problem. When I asked her why she didn't do anything to fix the problem she had no answer. This problem began in September and attention to it was finally given in November only after continual calls by my tenant. This outfit is horrible. Confronting the rep was horrible. She denied issues, kept asking who told me this or that. No visits to the property herself but willing to doubt my tenant. I was there it was true. I came there to resolve the problems not make this confrontational. But instead of attempting to mitigate the problems she made excuses including they have hundreds of properties to take care of as if I am to accept mediocre service because they are busy. Tell me you wouldn't be frustrated!! Finally a woman came to the open door of the office and told me to leave. I asked who she was and she rudely said it doesn't matter I'm not talking to you, yet she rudely told me to leave or she'd call the sheriff. I was shocked! She said she could hear us all over the office. This came as no surprise. I then told her to close the door. As I said it is a very small office. She said no, this will stop and she ordered me out. I was not yelling, or using bad language, none of that. I was however, adamant in wanting answers. I am in my 80's, clearly I was not there to do battle. If my voice got raised it was simply out of frustration that none of my concerns were being acknowledged and the rep was talking over me. I should have been afforded an office to meet in private with door closed but was not. I found out later this woman was one of the owners. She possessed absolutely no people skills at all. Professionally she should have come in closed the door, sat down and showed she was willing to discuss and resolve the problems. She acted like a bouncer in a bar with her threats. It was embarrassing to say the least to be kicked out. This has never happened to me ever in my life. Water leaking from a faucet at the front of the building that needed a special tool, and causing a muddy mess for my tenant, lights out on the parking lot. Their service as whole is good but don't trust the man in charge of the move out process. He is dishonest. Record Absolutely Everything you see wrong upon moving in. Everything! Take pictures for your records. Be extremely thorough when filling out your move in checklist that they provide Be prepared when its time to move out because he will go after your deposit like none other. I learned the hard way. I moved in without recording things like missing pull string grips on the levelor shades or a broken suspension strings in the shades and was held accountable for these repairs. I paid a cleaning company $350 who did a thorough cleaning yet I was deducted a cleaning service fee regardless. . To sum up, I learned the hard way. Hope you don't have to as well. Mark IV properties is the worst and they just don't care. They ignored two broken pump in my hoa area causing the flooding of mine and a neighbors homes. They them hired servepro's to jut the walls and floors. Leaving the home unlivable. Then they refused to pay servepro's and refused to replace the walls or the floor. The pumps that had been broken for months got fixed but they claimed it was not their fault. They never fixed the damage done by servepro's or the damage from the flood. I was not able to live there for more than two months. My neighbor had it worse believe it or not. read more

We did have an unfortunate experience with a tenant who wouldn't vacate but Mark IV stepped up and walked with us through the process. The legal team was awesome. Irene and Kami were with us throughout the process and made an unfortunate experience, tolerable and completed in a short amount of time. There's is no other company as fine as Mark VI! Besides these people just having zero care for their renters, the real pain in the butt is having to deal with the moving out process. We rented an apartment in San Miguel for 5 years and although the owners were great, Mark IV was terrible at keeping any type of communication with us the renters and owners. Lots of stuff happened with the property yet they never told owners about it. Also beware of the maintenance company they use (El Paso Maintenance) because that man sure is a scammer! Had a walked thru inspection scheduled 4 days before our move out date and be failed to show up! I called multiple times, texted and nothing. Wasn't until I called Mark lV again to complain that i was not going to be responsible if walk thru didn't happen and was going to expect a full refund when Xico finally called my husband (the evening before we had to turn keys in, and be wanted us to go at night back to the apartment to do it)... The next day (turn in key date) after already having everything cleaned out, appliances pulled out and cleaned, carpet cleaned by company and everything dusted (mind you unit had been empty for days already at this time) once he was done walking with us he told us place needed more cleaning BUT if we paid him there (cash) he'd have a cleaning lady clean for us and we would be free to just leave and not worry about the place that he'd take care of it for us. I was baffled because the place WAS clean! Spotless even compared to how we got it yet he still wanted it "cleaner" or so he said. After staying behind and cleaning some more we realized either way this man was going to rip us off regardless just by his demeanor and we knew no matter what he was going to find something to try and cash in on! Amazing property management I enjoyed renting from them! We did get our deposit back at both places we lived at minus the carpet cleaning because it's cheaper to have them do it then have someone else come in. When something broke they had some there in minutes or later that day to fix it and never left us waiting. SENIORS BEWARE!!!! After living in Casa Rio Senior complex for over 13 years my husband and I moved out because of Mark IV management or lack there of. Seeing first hand how Mark IV treated the tennants here was unbelievable. If you had a problem you were lucky if they got back to you in a timely matter. More often you were ignored and pushed to the wayside. A neighbor of ours went without hot water for days, thats right DAYS!!! We witnessed tennants move in and out without Mark IV doing repairs that needed to be done. But Mark IV was sure about collecting deposits from next tennants and not refunding full or partial refund from ones moving out. Refunds are very seldom refunded, and if its partial it is next to none. My husband and myself were lucky we did recieve our full refund and that is because we told Mark IV straight up if we didn't recieve full refund we'd see them in court. This was not a threat but a fact. My husband did more for Casa Rio in our years there than the actual management Mark IV. We had many neighbors call and contact Mark IV on our behalf and our unjust treatment. Yes we left and the terms were not ideal but we could not be happier. We have always been advocates for the seniors where we lived and will never regret that. But if you are a senior or have a family member thinking of moving to Casa Rio please seriously reconsider your decision. Living at Casa Rio before Mark IV became involved was uneventful. We rented 2.5 acres with a house for 2 years. All was very good until the move out process. We gave our 30 day notice and began the move out. Irene our property manager spoke to us that the new tenants were anxious to get in. We informed her we were ahead of schedule. She said great, turn in your keys and rent will stop then. Great for us save 2 weeks rent and the next folks get in early. Much to our surprise they did not stop rent when we returned the keys. They charged us another week, $563.
