I turned in a rental application march 11th and got a denial letter in the mail that was dated only a day after I turned in my application. They denied us for "unable to verify employment", " temporary or irregular employment", and "unable to verify income" which was all very confusing since my fiancé has worked at a very well known winery for almost a year now and we turned in his two paystubs with the application. His manager is out of the country, so I went into their office to try and explain that incase that's why they denied us. When I very politely asked if I could give some explanation as to why they may have not been able to contact the manager in order to verify income and employment, a very rude older women said she doesn't need any explaining and better luck next time and then picked up the ringing office phone, as another older women sitting in a chair across from her looked at me and mouthed "sorry" The woman in charge of applications is either RACIST or money hungry for $50 of application fee's because I have never been treated so poorly by any management company in person like that. read more

I was just now physically assaulted by Cathy who works at the front desk and reportedly takes care of accepting new applicants. She fails to listen to anyone or let them talk on the phone and then hangs up if she doesn't get her way. So, I went down there to justify my case. Here's the story: The owner is a very nice and respectable business woman who showed me 2 properties. I sent in a rental application about a week later. Kathy was rude on the phone the first time I ever called, which was a Thursday. She was inappropriately rude while not even knowing who I am or what I look like or anything, just rude to some random stranger on the phone who is inquiring about the properties. Kathy told me she viewed my application. This was a lie. Next day, I call to speak to the owner again, seeing if she's in or if she got my "note that Kathy left to call me back" and I get the same nasty demeanor, brushing me off. As if finding a rental isn't already stressful enough without the additional interpersonal barriers. Then, she says something weird and outlandish in a somewhat childlike voice, "I can't force her to talk to you, she's busy." As if I was pushing the issue in an inappropriate way. I wasn't. I simply called back, following up on the property and my application. Kathy talks to you as if you're burden when really she's just lazy and not doing her job because I found out she never even viewed my application because I realized I sent it to the wrong email address. The site listed summersre1@hotmail.com. This may have been an old site or something. The current email is @gmail.com. Therefore, she lied about even reviewing it from the start. And had asked me to "send it again" to the gmail account AFTER I told her I was interested in staying in touch until I find a place. She thought she could just brush me off and not help me. So once she finally reviews my application she said they need a $25 cash application fee. I spent an extra $15 to overnight it because I was very interested in both places the owner showed me, but I decided that a week after viewing them. This was on a Friday I sent the money. Monday morning I call when the money was delivered and she tells me she found a renter for both places, magically, and that she can send me my money back because she hasn't "processed" my application yet. This was because I applied to places that were "already off the market," in her eyes. SHE was willing to send back the money. I said, "hang onto it because the owner said they might have new rentals pop up that I might be interested in." This is when she realized she wasn't going to get rid of me and that I would be in touch trying to find a new place. She agreed to hang onto the application fee and only charge me if she found a place for me to apply to. She told me she would contact me if she found anything after I told her what I'm looking for. I told her the price range and number of bedrooms, etc. I quit bothering her and kept shopping on my own because every time I called, she was annoyed. So I was giving her the chance to contact me. I let a couple weeks go by. I call today and try to explain this situation and before I could get 2 sentences out she starts talking loudly over me, won't listen. Hangs up. I go there. I start explaining. She's trying to talk over me loud enough so no one else can hear this craziness on her end. I was in there for literally 2 minutes, not even, before she walks quickly around the front desk and opens the front door and puts both hands on my right arm and starts yanking at my arm, scratching me through my shirt. I'm telling her not to touch me. "Don't touch me Don't touch me you're assaulting me!" I'm verbally telling her to get off of me. And I'm pulling away from her tryin to get out of her grip without touching her back and she lets go and watches me fall hard on my ass on the floor and is yelling at ME that SHE is going to call the cops. When she stole Money from me, never helped me out, physically assaulted me, never heard me out. The "non refundable application fee" I totally get. IF your application was actually processed and reviewed for a specific unit. That never happened. She offered to give me my money back and then it later became an issue???? I told her to hang on to it if they find a unit for me to apply to. I never applied. My application was never "processed," is the word she likes to use. So, she's threatening to call the cops on me when I was there for all of about 5-7 minutes in total. I'm a frustrated customer who wanted to be heard. That was all. It should have never gotten physical. She's not security. She has no rights to physically touch me. And she knows that. And the other woman behind the desk knows that too. To yank on my arm and make me fall down and then try to humiliate me. She's awful. And should be charged with assault. read more

I would give negative stats if I could. Anyone answering the phone sounds like they are busy and you are robbing thier time. I took 2 hours off from work to view a place and they were late. The girl showing the property wore spandex that was 2 sizes too small and not only looked unprofessional but was quite unpleasant. The appointment to see the place was the same time as someone else which made it uncomfortable viewing and discussing anything. I was denied the place because of my credit report but they refuse to mail it to me and I would again have to take time away from work to pick it up with their limited hours. The place was upstairs full sun with no air conditioning and no laundry facility and they are asking quite a price for it. I think I did not get the place for a reason. I submitted an application for a rental in Paso Robles. A week after, they cashed the check for my application. Two months passed and I never received a call from them to notify me whether my application had been approved or not. Last week I looked at the rentals online and I noticed the house I applied for was no longer available. That's fine but I would have loved to at least get a call. I called them today to get some answers. My application looked fine but I have a mortgage on there so they put mine to the side and dismissed it entirely. I have tenants for my home in the LA area. They told me on the phone that I would just have to submit a copy of the lease. That would have been too easy! However, they NEVER updated me on the status of my application so I never got a chance to explain why I have a mortgage. I think that this is a great example of bad business. Don't waste your time or money. My boyfriend and I recently applied for an apartment through Summers. We both have good credit scores and great long term jobs And no criminal records. Whenever I sent them anything they needed I never got a response and would have to call Atleast once or twice to hear back. We have an older German Shepard with no biting history and proof of her being a service animal. and after weeks of trying to contact them about the apartment we were finally told they found someone else. But it's stated if you application is approved it works for 6 months so you can keep applying to other apartments without paying another 50$ per person. So when we didnt get accepted for the first apartment I inquired about others more than once and they never returned my call or email. I see a lot of less than stellar reviews on here. I have lived in a Summers managed property for 5 years. I am moving into another Summers managed property in the coming month. I have never had a problem with them. I paid my rent on time, lived by the rules I agreed to live by and have had nothing but stellar experiences when I visit the office to pay. They are very kind and personable, treated my family and I well and immediately took care of any issues we had. We are happy to continue our relationship with the summers team. My advice for potential renters, come in prepared to get a place with your paperwork in order. Be kind and polite and if you get the place, read your rental agreement and then don't do the things it tells you not to do. read more

Time for an update, after 5 years of renting from Summers. About a year and a half into my most recent experience, things started breaking around the house - the dishwasher, the microwave, the back french door leaked water INTO the house when it rained, and was basically falling apart, the trees were dying because the drip lines were so old and cracking (the gardner was SO frustrated). I reported the issues to Summers, to which they addressed a few of them. Then I got anrent increase, six months later, I got another rent increase! The second increase was attributed to "their balance sheet not working out with the current rent." Since when is that a tenants problem? Two rent increases in 6 months, $300. I stayed, because I was a single working mom with a baby and literally could not handle a move. Fast forward 3 years, the back french door, STILL falling apart and leaking water inside, the chimney leaking all over the wood floor, ruining the wood, and there's black mold in the laundry room from a leaking roof. Friends would stay the night and have wheezing issues, I'm convinced there was major mold in the house, and there definitely was all along the outside and on the roof. All reported to Summers, still no repairs. The maintenance of the property, DID NOT EXIST. I also was a landlord for the 5 years I was there, anytime my tenants would call me with an issue, I fixed it. To me, that seems is a landlord's // property managers job! By the time I left, I was charged for not washing the windows, which was not stated in my lease agreement, carpet that I replaced, because the previous tenants had animals and the carpet was hideous smelling, not to mention it was originals, from he 80's! The fences were falling over, the siding had gaps in it and would leak into the garage and drywall when it rained, and the microwave, still didn't work. I would STEER CLEAR of this rental agency. read more

Would give zero stars if I could. My wife and I have been trying to get a place through this company for a couple of months. We live five hours out of town and are trying to relocate. First we called while we were in town and found the listing and they said they would not show it to us until we put in an application and were approved. So we left town and went home, filled out an app and they didn't accept things digitally and we had to send everything and a money order to them physically. So we did. All through this process I called them at least a half dozen times with no answers and left messages, never getting a return call for a single one. We finally got them to agree to show us and booked a time and planned a whole trip just to go see the place. Drive five hours and then called the day of in the morning to confirm our time to see it that day and then they said never mind they couldn't show us because they were running an application for someone else and that means they can't show the place. Even though we made plans with them a week prior and made a whole trip for it. Then we were denied and have no clue why seeing as we have the money and my wife alone makes more than enough to meet the requirements. So she called them to ask more about it since they didn't give any reason for being denied other than "you did not meet the requirements." My wife got through on the phone and they gave us no information on why we were denied and then we're super rude and when my wife tried to ask for compassion and understanding, they hung up on her. Do not recommend this company, they've been hell to try and work with for months and in the end gave us nothing but a headache and took our money. read more

When doing the walk through the owner Sandy Summers, told me maybe this isn't the rental for you...I should have listened the problems started to snowball from there... The fan had no lightbulb or globe, the owner who thinks she is over-entitled, said fix it yourself. They installed all the blinds incorrectly, not centered in the windows. They won't fix the shower doors that don't close. They didn't even clean the place before we moved in!!!! We have finally moved out and thank the lord!!!!! We got our full deposit back, which we should have because we lived in mold, broken floors and moisture for the six months we were there. Please take my advice and NEVER rent from Summers. Glad to see there are at least a couple of reviewers whom like Summers Real Estate. Sadly though, there are more negative reviews and have to put myself in the category. The do not return most phone calls or earn any high points in following through requests. Also and not sure why, but they treat you like they are doing you a favor when you're inquiring about one of their rentals, instead of vice versa, even though you are the customer. Unfortunately, they have a monopoly in Atascadero for listing rentals (unless you go through an apartment rental complex) so you're kind of stuck with them. For any entrepreneurs out there, business idea: why not start your own property management company and offer your customers kindness and respect. That would be refreshing to see! Guess it's best to just be very patient with that agency (not all of the workers there have an attitude though) and not take their seemingly rude behavior personally. **UPDATE: August 15, 2015** Not my nature to complain about others, etc. However, I just don't get Summers Real Estate company. We moved in April 2015 and not long ago, they had a landscaping/painting company come in and redo some of the front yard and repaint the fence. One of the painters actually took one of our own patio chairs to use as a step-ladder and spilled paint on about 10 places on the chair! And he also used OUR OWN garden hose to wash things off and got paint all of that, too! I notified Summers Real Estate to explain how our own property was used by the company they hired and what did Summers say? Nothing. I would think since they hired this company, somebody should have to rectify the damage they've done to our things. I applied for a condo in Atascadero June 25th. They said they would get back to me in 3-5 days. That was TEN days ago. Obviously I didn't get the condo but that's not what my problem is with this company. If someone hands your company $50 to run your application they deserve a call back, especially if they didnt get it. Tell me what's wrong with my application so I know what the issue is. It honestly was just a big waste of time and money. On top of that the office staff is rude and unhelpful. I HIGHLY RECOMMEND GOING THROUGH A DIFFERENT RENTAL COMPANY. Not sure why they were rated so low before, because I give them a 5++! When I applied (about 3 years ago) the office responded quickly and set up an appointment. I was able to move in quickly with no hassles. They were very nice and friendly every time I called or visited the office. Rent was easy to drop off or mail in. Whenever I had an issue with something inside the apartment, they were very responsive to fixing it. My job recently relocated me, so I had to put in my 30 day notice. They were amazing at helping me finalize a walk through and worked with me to set up a move out date! I highly recommend Summers Property Management. They are wonderful and I am sad to leave them. read more

Terrible experience overall. ----------------------------------------------------- I've been looking at several rentals through this Property Management service and I finally found one that I wanted to do a viewing of; location and price were ideal. The process was messy, unprofessional, and ultimately has led me to look elsewhere for renting. Tuesday 2/23/16: Interested in scheduling a viewing for a property that was soon to open up I called their number and got no response during their business hours, just voicemail. Also their voicemail was full and I could not leave a message. I called later that day and connected with a lady who sounded like she thought she could be doing something better and I was keeping her from that. The whole thing left a bad taste in my mouth and none of my questions answered but they said they would call back by Friday (2/26) to get me more info. Friday 2/26/16: No call. Monday 2/29/16: I decided to call them after never hearing back. Maybe there was a miscommunication? Well hello again; same rude lady, same lack of question answering, same message of "they will call me later". Two Weeks Later: I finally called them again, not even sure why I kept trying at this point (the price was enticing I suppose). They finally set me up for an appointment. I arrived to the property at the appointed time and...nothing, no one was there. I waited nearly 20 minutes past the appointed time and poked around a bit before calling the number again. Same rude lady, lots of huffing. Told me that "their agent they scheduled was doing something important" and they would send a different agent. Now I'm a little upset because they implied my time and effort to come view this property was not "important" to them, plus they had kept me waiting and didn't bother to call. So over 38 minutes after the scheduled meeting time a lady who looked like she wanted to be anywhere else showed up, walked over to the door, unlocked it, huffed a few times and tapped her foot impatiently. I tried to be polite; I approached, did the handshake and asked if she was the new agent sent to meet me (I was trying to coax out a name from her as she was just standing there) and she huffed and told me "No, I'm Summers" before waving me in. The property itself was a bit of a mess; dark with lots of little but visible issues that should have been resolved before showing it. Things like broken light fixtures, dust, and loose wiring. Any questions I asked of this Summers were met with short, impatient responses and she spent the entire 5-6 minute walk-through huffing and checking the time. Only question she asked me was if I had an application and the money for the application. I told her I'd get back to them. They might be waiting a while... Remember, this is how they treated a POTENTIAL client, you know the one that you want to woo so you can encourage them to part with their money. I feel terrible for their tenants, locked into a lease with Summers Property Manglement. I hope the low rents were worth it. STAY AWAY! read more

In an update of my previous one star rating for this company, it looks like I'm getting stuck for my tenant's last water bill. In Atascadero the owner of the property is responsible for the water bill. I even called Summers Real Estate to remind them to pay the bill before issuing the deposit refund. This in addition to a very lackadaisical final walkthrough with lightbulbs left missing, light fixtures dirty, holes in the walls, and dirty windows and screens. I can't recommend this business. My boyfriend and I were interested in a number of their properties after seeing them in ads and called, emailed, left messages for a solid week with no response. Finally we decided to stop by and try speaking to someone in person. Not only was the woman we spoke to rude, and seemingly indifferent about receiving our business, but there were five employees I saw working, none of which bothered to answer our calls, or return our messages or emails. It was a pain to try to set up an appointment to view houses with this woman, any date or time we were available just wouldn't work. While waiting for our appointment to view rentals, we spoke to a few friends and coworkers that had previously rented from Summer's. None of them had anything good to say. We decided to cancel our appointment, at which point they suddenly took interest in our business. The appointment we made was under my boyfriend's name and phone number, so they wouldn't have returned his calls at that point, but they never did call me back, and it has been three weeks. If attempting to do business with Summer's was this much of a hassle, I can't imagine how much worse things would get once you are stuck in a lease with them. This place is a scam! I applied for a property (on Honda ave in Atascadero, which has been on their website since last year) and paid the app fee then never heard back from them. I called several times and even went in the office. the lady would barely even make eye contact or give me the time of day, kinda made me feel like I was being a nuisance(not to mind u I am 8 months pregnant!). Kelly said it wasn't their fault that they had to "harass the owner" to get an answer, and that it wasn't their problem. They originally told me their standard response time to run an app and get back to a potential tenant was 3-5 business days. Needless to say it's been 2 months and no call, email, or anything. I gave all the necessary paperwork and make well over 3 times the rent of the place I was applying for with good credit! I've heard a lot of people have the same problem, and they have had several of their properties listed on their website and craigslist for months and months. We were interested in a home applied, we also explained to them that we had not yet given our 30 day notice, that we would give our 30 day notice if we were approved and we would move in 30 days from then. We scheduled an appointment to see the property , LOVED IT. Called to check in, there customer service was AWFUL! their staff was RUDE! They wanted us to pay rent for that property right then and keep paying rent where we are until our 30 day notice was up. We are not rich by any means and are NOT going to pay double rent! Horrible! A very distressing experience. My daughter was applying to rent from Summers Property Management a home in Atascadero. She was told she needs 3x the income of the rent and a co-signer because of no credit score. She complied with both and I was the co-signer. They took applicant fees from both me and her and I had to complete a full set of documents as well. She got a call a few days later and was told she was denied because of credit. She called back and was told it was a income denial. Say what? Which is it. So I told her I would go down and talk to them. A few days later I went in Summer location and inquired to the receptionist as to why she was denied. I was first told credit and I asked how that could be since I was a co-signer with excellent credit. And I asked why I co-signed if it made no difference. I did not get an explanation. She also mentioned it was do to income and I asked how that could be since she makes over 3x the rent. The receptionist then pulled the files from an unlocked drawer and told me private information from my daughters application such as income. I asked how my personnel information was stored and she said locked in this drawer. I told her I would get back to my daughter and be back. A few days later I came back to revisit the denial with full facts. I was met with a rude receptionist. I introduced myself and she said "I know who you are" I once again asked why she was denied because her income and credit with a co-signer should be fine. Then I was told that ultimately it was up to the owner and she said she knew she would not want to do business with us anyway. Wow what preconceived notion did she have already? I said that I doubt the owner got the application and letters or reference and that I would contact him directly. I also said that last time I was in you told me my personal information was locked in the drawer and I mentioned there was no lock. She then stood up and got irate and told me to GET THE F$$K OUT! She then called the police to have me removed! All this for asking questions? The police responded I talked with one officer and they said I did nothing wrong and left. So this all boils down to a very rude unprofessional company who seems to collects fees but issue unfounded denials. How many applicants paid $50 for a rental they were denied on??? They ran a HARD credit check on me as a co-signer, yes a hard check which hits your credit score. The store my personal information in a unlocked drawer with easy access and refuse to return my application to me. I contacted the owner of Summers by phone several times to discuss my situation. I left 4 voice-mails on Richard Summers cell phone and have had no response. I guess this further shows the lack of customer service. I would give no stars if I could, but unfortunately I have to give 1 to write a review. These people are thieves! My boyfriend moved out of a stand alone apartment recently and they charged us $40 to clean the windows when the windows were dirty to begin with which was marked on the pre-walk through when he first moved in! How in the world are they going to charge us for something that was dirty to begin with and they have it marked on the papers?! Shady! And then they post on their website that the apartment was already available for rent, but told us that the apartment wasn't clean yet so they couldn't tell us how much of our deposit they were giving back! We cleaned this small apartment from top to bottom and they still charged us $175 for cleaning and $75 to schedule the cleaning! We even changed the toilet seat cover when he first moved in because the one they had there was old, yellow, stained, and cracked...but I don't see them reimbursing us for that! I don't recommend this managment company. I quickly viewed an apartment and was told a senior manager it would be ready for me on the following Friday. I put down the deposit and had my wife bring up my household goods and food in coolers to move in. When we went to the final walkthrough we learned that their was only one plug in for the whole front of the apt and that was used by the refrigerator that didn't work. The electrical outlet for the AC was covered over with interior finish so it wouldn't work either. The associate we worked with was rude and walked out saying "good luck" as she departed. My wife and I expected to move in and had food that would spoil with no option but to return the 140 miles back to my primary residence. THEY NEVER EVEN CONTACTED REFERENCES OR EMPLOYERS!!!!!! Do not even start the application process with these idiots!!!! After paying the $25 each application fee for my boyfriend and I, and waiting 5 business days, they had not contacted me on the status of our rental application. I left 5 messages with a receptionist who played dumb every time I called back. Still no response!!! The following day I called and said "Do I have to show up there in person to get a response from HEATHER, on what is going on?". The receptionist TIFFANY, very flustered asked, for the 6th time, our names and dug through some paperwork and gave me my answer. The icing on the cake is: They never even contacted my references, or checked our employers!!! After being so annoyed with these people, I checked with employers and past landlords myself. By far the worst property management company ever!!! I rented from them for 6 years, it was a nightmare to get anything fixed and when they did get around to it they only send shady contractors who do a half assed job. I was interested in another property of theirs and for about 6 weeks they strung me along claiming I was approved but they were waiting on more applicants (which is discrimination by the way) and then they would say they were waiting on the owner! Never heard back from them at all and that property has since been rented. However I'm glad I didn't rent from them again. DO NOT EVER RENT FROM THEM THEY ARE SHADY AND YOU'LL NEVER GET YOUR DEPOSIT BACK! Not to mention there front office girls are extremely rude and miserable people who clearly hated their jobs.
