Once all the power and heat was turned on, Jay went above and beyond going through all the parts of the house. He pointed out everything they needed to repaired and gave rough estimates and referrals throughout the house. The thing that really stood out though was that Jay was straightforward and honest in his assessment. I work on a lot of houses, so all the figures he gave for estimates were pretty much in line with what I would expect. Not too high, like he was selling me on a repair I didn't need. But also not underselling the cost of what needed to get done. To me, there's nothing more valuable then getting accurate information. Don't try and overinflate or udnerflate what costs will be. Just say it like it is and let me decide how to proceed. I will absolutely be using 4 Seasons for future Home Inspection work and I highly recommend them to anyone who needs a home assessed.

He measured bathroom moisture and hot water temperatures from all faucets, spigots, showers/tubs, and even spoke up for us in front of the construction manager regarding problem issues. Spencer arrived on time and finished in about 2 hrs and 15 mins, right on schedule. He walked on the roof when he was unable to use the drone. He reassured me that my biggest concern of water in the crawl space was most likely due to a fixable gutter problem. He helped me realize that the house was not in bad shape which was really reassuring. I got the printed report shortly after and he did verbally review the major items with me at the end. I would recommend Spencer and if I needed another preinspection, I would not hesitate to call him.

Washington State has adopted a standard protocol that home inspectors follow and Mr. Gardner addressed each of those to my expectations. In doing so he indicated areas I overlooked when viewing this home several times over. Not being aware of these nuances is why you hire a home inspector simply because a home's wear may not be fully factored into the closing price. Water damage is the nemesis of any home and probably the most pervasive. This inspection confirmed those suspicions however I underestimated the extent of the issue. I was able to follow him throughout the inspection process from the roof to the crawlspace. His assessments however verified what was also right with the house. That information provides a more balanced assessment of a property's worth and a basis for making an educated offer. Being informed can save years of buyers remorse and this inspection provided just that. Homes can be a maintenance hog so just knowing what your getting into is essential. Don put to bed a lot of that nagging uncertainty. After all, you ultimately are the one left responsible for what the seller leaves behind. He was on site the next morning before 8:00 am and started on the outside before I or the buyers arrived. We were really under some pressure because offers were due at 12:00 and I so appreciated John showing up extra early to make sure that we would be successful. However I didn't hire him to be my friend, I hired him to inspect my house. Most of the inspection was great, but some things were completely wrong or missing. The report states that the venting above the gas stove was working properly but there is no vent at all there, and that has been an ongoing issue in my house. The report also states that the water dispenser in the fridge was working normally but there is not even a water line connected to the refrigerator. I had read really good reviews about this business, so I had hoped for the same. Unfortunately it was a sub par inspection.
