Washington State has adopted a standard protocol that home inspectors follow and Mr. Gardner addressed each of those to my expectations. In doing so he indicated areas I overlooked when viewing this home several times over. Not being aware of these nuances is why you hire a home inspector simply because a home's wear may not be fully factored into the closing price. Water damage is the nemesis of any home and probably the most pervasive. This inspection confirmed those suspicions however I underestimated the extent of the issue. I was able to follow him throughout the inspection process from the roof to the crawlspace. His assessments however verified what was also right with the house. That information provides a more balanced assessment of a property's worth and a basis for making an educated offer. Being informed can save years of buyers remorse and this inspection provided just that. Homes can be a maintenance hog so just knowing what your getting into is essential. Don put to bed a lot of that nagging uncertainty. After all, you ultimately are the one left responsible for what the seller leaves behind. Knowledge is your best bargaining partner and those tools were provided in his extensive assessment. I confidently recommend him and his command of service.

I recommend anyone whose a first time buyer to go with Boggs Inspections. He even took photos of every thing and was very detailed with including this in his report. He was nice, personable and made me feel comfortable through the entire process. Booking him was super easy and they even managed to squeeze me in last minute! I called on a Wednesday and BAM! Come Thursday he was inspecting :) The water wasn't hooked up and he is coming back free of charge to finish the inspection. Like I said if you need a reliable, trustworthy company to work with go with Boggs inspections. Especially if you are a first time buyer. Its vital to have someone you know thats going to thoroughly inspect your home.

We were within the 100 day so-called warranty too. We found issue within 1 week of moving in. They offered us our inspection fee ~$500 back. Seriously, that is it. They suck. I would never use general inspection service again. Get a certified engineering inspection and specialized roofer. We are so unhappy. Seller also did not disclose leaks (lied). Real estate lawyers won't call us back even though we have receipts (found in house) of skylight repairs. Entire system screws new home owners over.
