He walked around the whole building of the condo and found several things that will need the HOA repair and several recommendations with items inside the condo like the life of the water heater, seismic straps, drain pans, and a broken tub faucet handle. He answered all my questions and was patient with a few of my concerns. I even called him hours after the inspection to get more clarification about the water heater. I recently bought a house that was inspected by Highland Home inspection and they missed so many…read morefundamental flaws: bathroom hot water wasn't functioning, the crawlspace door had a big opening for rodents, attic access was blocked and never even checked out, the doors wouldn't close, there were openings in the cabinets around pipes allowing rodents, the heat/AC vents would be in closets, downspout being blocked, the wall of garage being rotten because of improper water drainage and the list goes on and on. I have about 15 fundamental items which were missed. I reached out to them and asked for explanation on why they missed these problems. They sent me a letter saying that they don't take responsibility and they don't wanna engage. To all customers especially buyers, I don't recommend this inspector since they just miss a lot of problems in a house and leave you with fixes you have to find on your own. I paid so far 8k for these fixes and expecting to pay 10k more. Reply to the owner: The owner is writing in a way that because I didn't hire them, it can prevent the inspector to not to include and miss so many problems. People rely on the inspection to buy houses. It is the job that the inspector has failed and it is up to the customers and buyers to rely on this inspection or not. I emailed and asked in a respectful way on how these were missed, and the answer was shocking. I have proofs and witnesses that these were the problems that the inspector missed.

He is professional and very knowledgeable with his industry. He takes questions and helps explain things in terms that people can understand. He does not scare the buyers but tell them what is exactly wrong. He is fairly priced and his format for his report is impressive and easy to understand. He is also a licensed Pest Inspector and that comes with the price of the inspection. Most folks don't understand that you will need both inspections and are two different licenses but he covers that all. He books up fast so you will have to schedule in advance.

We were within the 100 day so-called warranty too. We found issue within 1 week of moving in. They offered us our inspection fee ~$500 back. Seriously, that is it. They suck. I would never use general inspection service again. Get a certified engineering inspection and specialized roofer. We are so unhappy. Seller also did not disclose leaks (lied). Real estate lawyers won't call us back even though we have receipts (found in house) of skylight repairs. Entire system screws new home owners over.
