Bought a house, my realtor suggested this guy for the home inspection. Big Mistake. He was not thorough and not competent.

Tom was excellent! We're first time home buyers with no idea what to look for and Tom was extremely thorough, patient, and knowledgeable. He shared a 40 page report with us the next day, including photos and explaining any findings and also providing summary of things to look out for, and what serviceable items we should stay on top of. He will climb up on the roof, get into your chimney, root around your crawl space, and find every small nasty place that needs to be checked out! Tom Dabb is an exceptional home inspector. He was recommended via two different realtors (from two different companies), and lived up to their glowing reviews. We had the home we bought inspected by Todd at Immaculate Home Inspection and I will never recommend him to anyone. This guy clearly needs to go back to school when it comes to inspecting houses. He wrote on our inspection report that we did not have GFI switches in our house. WE HAVE OVER 10! He looked at two outlets in the living room that were not grounded and wrote on the report that none or our outlets were grounded and the house needed to be re-wired. The house was rewired before we bought it and if he would have just pulled the outlet plate off, he would have seen the ground wire sitting there. Todd also told me that he would meet me at the house, after the inspection, so he could show me what he had found. I showed up no later then a half hour after he was supposed to have STARTED the inspection and HE WAS NOT THERE. I called him and he had told me that he had finished early and would talk about the stuff he found over the phone. Todd also told us that we had a plumbing pipe in the ceiling of our utility room that had been drywalled over and that it was unsightly, but perfectly fine. IT WAS A WATER LEAK! if Todd would have taken the time to poke the huge bubble in the paint, that he took for a plumbing pipe when we dont have anything with pumbing in the upstairs of the house, he would have been showered (like I was) with nasty roof leak water that had been sitting there for quite some time. This roof leak was caused by the sheeting on the small flat roof section on the back of the house being rotten to the point of the wood being powder. If Todd would have walked on the roof, like he told us he did, then he would have noticed right away that something was not right with it. I called Todd and he did come out to take a look at the roof leak but after about an hour of just standing there and looking at the back of the house, he told me that he couldnt find where it was coming from. I had a friend of mine that is a general contractor come out and look at the leak and he found out where it was coming from in about five minutes. It has now cost us over $4000 dollars to fix the leak and we are still working on replacing all of the ceiling board and drywall that it has ruined. This guy has no idea what he is doing and should never be allowed near your home. There were other things that he lied about on the report that he was just too lazy to actually inspect that I will not get into. Needless to say, I will never, ever hire this man again. read more
