She did open houses every weekend and attended to all the prospects' requests. She sold the house in three weeks with a firm, all-cash offer at our original asking price - during the holidays, which was not easy. Called Hilton and Hyland this morning to discuss listing a property for sale. Conservation went like this: Me: "may I please speak with a listing/sales agent?" Female millennial receptionist with more attitude than my last boss: "Why?" Me: "Because I want to discuss listing a property for sale." Millennial receptionist: "well that's not what you said the first time." Me: "Well I asked you for WHAT I wanted. I didn't know my first sentence had to include WHY I wanted it." Millennial receptionist: (Hang up). So I called back. Me: "Hello. Are you the person who just hung up the phone on me?" Millennial receptionist: "Yes. I'm going to put you on hold." I leased through Michael Bates in one of his properties and have yet to receive my deposit back after 5 months. I've contacted him repeatedly and he has confirmed I'm due the return of my deposit and that the accountant will get back to me or he will check on it, and I have not received my money. I don't know anything about the other realtors, but I don't recommend Michael. read more

RUDE and incompetent. I called their offices from a phone number written on a For Sale sign over a weekend. I just wanted to know if there was perhaps an open house that weekend, or if I could at least get more information. The person who answered the phone could not find the listing, and hung up on me TWICE when transferring me to the agent. I finally called her back and asked her to just pass along the message. Cut to four days later and no one called me back. So I called again and asked if I could get more information, and the person who answered first transferred me to a voicemail. Then when I called back, she transferred me to a rude and monotone assistant who told me that the listing would be on their website later that same day. Period. No, "Thanks for you interest." No, "Thank you for calling." No, "It will be on the website later today, but here are a few details..." No nothing. WHY would I want to give a commission to these people? read more

I have called him and told him in no uncertain terms to stop emailing her, she has told them to stop emailing her, yet they refuse to listen and persist. Left the open house today at 11288 Dona Lisa Dr. utterly shocked at the hostile energy of Christina Collins, and the myriad of false information she was delivering in an argumentative manner. Some "facts" she provided: 1. Studio City is an area where 98 year olds come to die (and added that a grandma had just died in her home a couple houses down), 2. People move to Los Angeles for the beach, and areas like Downtown don't offer a true urban lifestyle in Los Angeles, and 3. West Hollywood is one of the most modern areas of Los Angeles to live in, and "has maybe 1-2 historic buildings and holds no value in the real estate market". CORRECTIONS: 1. Studio City statistically has a median age of 41, and many young couples and new parents have always moved to this area for its versatility (and mentioning that someone died in their home down the street is probably not something a home buyer wants to hear), 2. People move to Los Angeles for the entertainment and attractions (the beach being one of them); people don't move to Los Angeles to casually live on the beach where homes go for well over $20 million, 3. West Hollywood is practically THE symbol of significance that represents Los Angeles; the historical value of its attractions as well as the countless homes AND apartment buildings where the biggest stars have lived is unmatched. Whether or not an open house visitor is purchasing the home you're representing, know the city you work in and adjust the aggressive attitude. When I bought my beautiful house it was 2003. I grew up in a mansion in Dunthorpe, the most upscale neighborhood of Portland, and probably Oregon. So my expectations are beyond excellent. After many decisions and listings my wife Lauren and I chose a $13,500,000 million dollar French villa. It has beautiful French doors with a Meditteranean cover. There is a driveway gate, and a lush landscape. There's seven bedrooms, so one for my wife and I, sometimes my son Caleb comes over the weekend and sleeps here (he's goes to Stanford) and one for my 6 year old daughter, and the rest for my guests. But I can tell you if you decide to live in the rich lap of luxury you have to be topnotch in everything. read more

Hilton and Hyland represented me as Seller of a 4M property this year.. I was extremely dissatisfied with the service I received from agent Laura Kalb. She did not return calls, emails, or texts without complaints being voiced. She was trusted to write the sales contract which was flawed and cost the Seller a large sum of money. Ironically, she collected a commission on a higher amount. Be careful. Laura was focused more on her commission than looking out for the interests of her client. I found her working directly with the Buyer instead of the Buyer's representative. Complaining to her Office Manager, Jennifer Berman, offered absolutely no help at all. STAY AWAY from this company if you are looking for representation of your interests not theirs. read more

The way this company presents itself is extremely inappropriate. I came home to find their brochure on my kitchen counter and I have never contacted them or requested anything from them. They tricked my housekeeper into letting them into my community gate and my home gate and presented her with brochures. They should not be seeking entrance to gated communities if they do not have appointments or permission form home owners. I would not trust them to list anything for me if they have so little respect and regard for security. read more

Having bought two properties from them in Beverly Hills I would actually not buy a property if it meant dealing with them again. That is how bad my experiences were with them. I've seen their agents get into a screaming match with my agents, they don't return phone calls, constantly turn up late to listing appointments, come wearing gym clothes, the list goes on. I feel Hilton and Hyland is a company with bad habits that have come about from years dealing in a white hot market. I called to check on property and when he called back he wasn't answering my question to the point I though the disconnected. After that, he asked my for my budget when I said I'm shopping around and right before I was going to say I don't have budget, he said call me when you know your budget and he hung up. So RUDE!!! Bjorn Farrugia and Alphonso Lascano at Hilton and Hyland are by far the worst real estate agents in Los Angeles. They over promised and under delivered. They jumped my fence and showed my house WITHOUT my permission. Yes, that is breaking and entering! They left lights on and doors unlocked after every showing, including one time I was gone for the weekend and they showed my home on a Friday. I came home Sunday night finding lights on, a back door unlocked, the air conditioner down to 55 degrees left on, and my refrigerator a jar. Once an offer was accepted, they immediately shifted their loyalties to the buyer. It is a shame that an interaction that is so emotional is made worse by the very people who are supposed to represent you and be on your side. read more

I contacted Chris Mara to discuss a rental property that he was representing. I have been working with the public for as long as Chris and never in my life have I met someone, so rude, self-righteous and condescending as him. I admitted to him that I was new to the process. I asked questions that I am sure that he has heard over and over. Perhaps they weren't the right questions but he was quick to shut me down and act totally offended over what I was asking...Are you kidding me? In my business, I HELP the customer and guide them in the right direction. I do not rush them off the phone and make them feel like a second class citizen. It appears to me that Chris is jaded by all of his years in the biz and only wants to deal with customers and their million dollar listings. Perhaps Chris needs to find a new career where a personality and customer service are not required. Get over yourself Chris! read more

We are closing on a house next week and Marcie Hartley of Hilton and Hyland was our agent. I never knew a real estate agent could work so hard and have so much to do. She went to visit numerous houses with us and finally helped us find an estate in Holmby Hills that was in escrow with someone else. Her advice and relationships with other agents allowed us to put in a back up offer that was immediately accepted when the previous buy backed out. I can honestly say we would not be moving into our dream home next week if we had any other agent. After accepting our offer she was in constant contact with the escrow company and lender to ensure that we closed on time. We actually secured our funding in 24 days, which is amazing in this market. She is now working just as hard to sell our old house. Her assistants are just as pleasant and efficient as she is. With so many people jumping into her profession and working part time, I must say it pays to work with a pro, especially when looking for higher end real estate. read more

This is one of the most over-priced, over-rated, pretentious agencies in the city. Think of the movie 'Pretty Woman' - you got these real estate brokers who have little or no education or backgrounds, who walk and talk as if they owned your 7Million dollar property themselves. They're salesman... period! They claim that they pay google for premium ad listings, which is true. The problem is -- try calling their office at anytime -- and you get a receptionist who barely speaks english and an office that NEVER has any brokers in it to take your call. Try going on their website and contacting an individual agent --- you can't! The only #s listed are the office #s and again no one ever goes in the office. Are they so elitist that they can provide their cell numbers online - so that BUYERS can ask about the house THEY'RE supposed to be selling??? They also claim that they have International reach and that makes them better than other agencies. This may be true or not. However, their game-plan is the same as every other broker on the street. They want to get LISTINGS because that's EASIEST way to make money and HOPE that OTHER BROKERS will find or bring in buyers. If these guys had such incredible reach, I'd like to hear about all the houses they've found buyers for, instead of how many billions they've made for 'talking people into listing with them.' People want their houses SOLD... not just listed! I also don't want my $7million house treated like chump change because they're all focusing on their $35 M to $135 M listings. read more
