    1 week worth of trash buildup because they bailed on taking the dumpsters out to the street.

    The lease signing process went great. Communicative, fast, efficient. The actual living in one of their buildings? A lot of nonsense. I've lived here a year and the management will just skip trash days at random. Sometimes it's because of a holiday, but sometimes it's just at random. So the dumpster area piles up into a beyond-disgusting mess. I've communicated about it with them a million times and there's no change. As I write this, they skipped the last two weeks of trash. The whole dumpster area is overflowing with garbage and they just tried to blame it on "the neighborhood." Then there was a full 3 months last year where the front building door just didn't lock. Anyone could straight up walk in and someone did: someone broke in to a unit and started a fire, and it still took management 2 months to fix it. Other tenants I've talked to say they've had issues with repairs not getting fixed. They ghost on emails and when they do respond they gaslight, avoid accountability, and delay delay delay.

    I've been facing significant communication issues regarding my rent payment. I've attempted to drop off my payment and plan to cover the upcoming month's rent, but I'm confused about my tenant status since I moved into my girlfriend's apartment a while back. I've kept records of all communications and have been trying to resolve this situation to avoid eviction. ( I also want to add I am only speaking for myself, and no one else that is on the lease.) This is for the Hollywood location. I'm sure the other locations for this company are great and until this specific issue, I have had no real problems and planned on resigning my lease

    I have no idea how anyone could give this place a positive review. I can only assume those people live in a newer building because my experience at the 7th Street property has been awful. I've lived here for three years, and due to financial constraints, I'm currently stuck--but I'm actively trying to leave. Over two years ago, my apartment flooded, and management has refused to address the water damage. Despite multiple attempts to get a response, they ignore my messages. Meanwhile, they've cycled through at least four different property managers since I moved in. The building has a roach problem and severe structural issues, which I've reported to the city. I'm now waiting on an inspection. The management team refuses to answer texts when I ask about repairs, yet they're quick to harass me if I'm even a day late on rent. It's infuriating. I once called the emergency maintenance line to get someone out here, only to be charged $130 because they didn't consider it a "real emergency." When maintenance does show up, they never fully fix anything--it takes months to get even basic repairs done. I've submitted countless maintenance requests, but sometimes they just don't show up, forcing me to start the process over again. When they do come, they only apply temporary fixes instead of actually solving the underlying problems. For example, after my apartment flooded, the floors and walls began to crumble, and the flooring started peeling up. When maintenance finally arrived, they simply filled the hole with cement, painted over it to match the wood, and called it a day. Meanwhile, despite all these ongoing issues, my rent continues to increase every year. At one point, I withheld part of my rent because they weren't making repairs, and my outstanding balance was around $4,000. However, the three-day notices they sent me claimed I owed $9,000--an amount no one ever explained. Thankfully, "The People Concern" stepped in and paid off the full $9,000, which I'm incredibly grateful for, but I still don't believe that amount was accurate or fair. This place is an absolute nightmare. Unfortunately, as a first-time renter, I didn't take the negative reviews seriously, but I wish I had. Please don't make the same mistake--do not give these slumlords your money. They do not care, no matter how patient or nice you are. Check out my videos and photos if you want to see for yourself.

    We moved into a building on Bronson managed by Concord almost two years ago and have had a great experience with them! The building is older, so the regular things that come with an older building exist, but the grounds are kept nice and the building is always being kept up. Everyone has been patient, responsive, and kind. Maintenance requests get dealt with fast (we love our regular maintenance man Edwin!!) and our friendly property manager on site, Curtis, has let me in to my apartment a few times when I've forgotten my keys . We recently renewed our lease no problem but then learned the bigger apartment below us would be available soon so we contacted everyone in the office to make a move happen and everyone (Elad, Abraham, and and Jon) made it so easy! Everything transferred no problem and prices/rents were adjusted with no issue, I can't believe how easy it was -- we are so grateful. Also, I feel like their units from the first one we rented to this new one are reasonable or on the cheaper side of market value. And because of that units move fast! We are happy to be at the building and don't foresee leaving any time soon now that we have the bigger apartment!

    My building got sold in December 2020 and Concord is the real estate "management" company that took over. "Management" is in quotation marks as it seems their main job is ignoring maintenance requests and not caring about their tenants. This review is going to be long, so maybe go use the bathroom and grab a snack. I'll try to list every reason I'm unhappy with these people... 1) NO BUILDING MANAGER. From these other reviews, it sounds like at least other tenants have a building manager. You know, someone who can be your first point of contact in case of an emergency or maintenance issue? Well, my building doesn't have one. This is only speculation, but I think what happened is they were fully expecting to trick every tenant into voluntarily giving up their apartment (IN THE MIDDLE OF A PANDEMIC), so they didn't bother with assigning a manager. Who cares if all the tenants are "voluntarily leaving," right? They were able to prey on other tenants' ignorance and did get most of the tenants out, but their predatory tactics didn't work on us. So, not having a building manager leads me to my second point... 2) POOR COMMUNICATION. Getting a hold of these people is HARD. Maintenance barely answers their phone. For a while I thought email was the way to go, but I have had all my emails except my first one ignored. I've sent a couple of requests since February that have gone ignored. IF YOU GET LOCKED OUT, tough cookies. Concord will NOT help you if you get locked out of your apartment. The landlord who owned the building before wasn't great, but he was at least easy to contact. 3) MAINTENANCE DOES NOT CARE ABOUT YOUR EMERGENCY. I've had a hole in my wall since February 2021 (it's now August 2021). The wall tile just fell off. Back in February we were told we had to wait on an approval from a higher-up for our maintenance request. Must be some really bureaucratic system for maintenance requests over at Concord, or they forgot/don't care. I'm going with the latter. This is speculation, but I feel they were instructed to ignore our requests as a form of harassment to get us to "voluntarily leave." 4) THEIR CONTRACTORS KIND OF SUCK AND THEY'RE LUCKY THEY DIDN'T KILL ME; I COULD HAVE DIED ON MY TOILET. They're "renovating" the apartment above me. Yesterday, the contractors/construction people managed to have a pipe fall THROUGH our bathroom ceiling. It landed right on our TOILET. I could've been taking a dump and DIED if this had landed on my head. I was lucky I wasn't in the bathroom. Even though I wasn't there, it's traumatizing knowing I could have been killed on the toilet. I'm shook, for real. By the way, they patched up the ceiling, but it's still unfinished. Someone was supposed to be here yesterday to check it out. Not holding my breath, but now I doubt anyone will come fix the ceiling. On top of everything, they didn't really clean up the mess. The wife and I had to spend a whole night cleaning the debris and dust in the bathroom. 4a) THEIR CONTRACTORS SIPHONED OUR ELECTRICITY FOR A WHILE. Yep, that happened. The contractors only disconnected when we noticed and told them, but they said they were instructed to connect to our power and had been using it for days. Requests to have Concord reimburse us for the electricity they used have, of course, been ignored. I guess the next step is going to LADWP and letting them know our electricity was being stolen. 4b) THEIR CONTRACTORS WILL USE SHOWERS IN UNOCCUPIED APARTMENTS. The only issue I have with this is that they used a shower in the unit directly above my living room, which, historically, has leaked into my living room. Guess what? One of these contractors took a shower and, sure enough, it flooded the space between the floors and I had a big leak in my living room. Nothing has been done about this. 5) MY APARTMENT IS LISTED FOR RENT (SORT OF). So, the apartment right next to mine got renovated and got listed on all the websites for rent. Only problem is they put the WRONG UNIT NUMBER in the listings. THEY USED MY UNIT NUMBER for the listings. They use lock boxes to have potential renters come see the apartment without any supervision. This has resulted in several potential renters trying to get into my apartment. None of these potential renters seemed dangerous or anything, but it's pretty inconvenient to have a complete stranger try to get into your apartment. To this day they have NOT corrected their listings. Every time I have complained about this they try to gaslight me into thinking they have corrected it. I literally just pulled up the listing and my unit number is still there. I have a feeling my main problem is that I'm not rich and I'm renting my apartment below market value. Maybe if I was renting at market value they would care.

    This company owned our building for around 2 years. I have only interacted with their property…read moremanagement side as a tenant at a property in Hollywood. In those 2 years, I got the impression that nobody in charge really wanted to put any effort into anything, as a lot of issues that occurred under their supervision were fumbled into oblivion. A rundown: The hot water went out for a few days at least once a month. The elevator would break regularly, and at one point was broken for over a week (in a 7 floor building including parking). A tenant caused an accident that flooded 3 units and the gym, repairs took almost 5 months and was constantly delayed. During the repairs, workers would park in the garage, and my car was broken into during this time. I asked management to review the footage to find the culprit but they never responded past "we'll look into it" Front door call box would frequently stop working, and it also took them until over a year into our lease until they properly designated phone numbers and names into the call box. The former property manager, Teri, was very dismissive in emails, when you could get her to reply. Numerous emails and phone messages were left unreturned and the issues unresolved. No onsite manager, despite having an office built in. They DID have an on-site maintenance guy for a few months (shout out to Pedro), but he was also the maintenance guy for their other properties as well so he wasn't always available. The only good things I can really say about their property management is that they were willing to shave 3% off my rent for all the issues, and that the new assistant property manager, Benn, was good people. That said, less than 6 months after Benn started, Bolour sold off the building to Goldrich and Kest management, and in the process neglected to transfer any records or details of the building or any of its tenants, leaving GK blind and also causing several ripple effect mistakes that have cost me almost 500 dollars at this point. So that little bit of good is bittersweet.

    Worst property management company I've ever had the displeasure of dealing with…read more We rented a furnished studio in Hermosa Beach from Bolour for a couple of months this past summer. I should have known better when their leasing agent, Amy with Vista Sotheby's, was unresponsive and flaky. But the location of the studio was great and it had what we needed so I thought maybe it was just Amy. After a week, we finally got an approval. We moved in and the bathroom sink was clogged. It took Bolour four days to get it fixed. The property supervisor, Scott, was grumpy and gruff. He bad mouthed Amy and Amy bad mouthed Scott. Eventually, Amy and Vista Sotheby's was replaced by Grand Harbor Management as the leasing agent. We wanted an inventory check because the studio was fully furnished. I repeatedly asked Scott and Bolour when that was going to happen. Scott finally came but the inventory list was completely wrong and had numerous items that were not included in the studio. He amended the list by hand and said he'd get me a copy. We never heard back from him. Over a weekend, the electricity went out. Scott never answered his phone despite repeated tries. My calls to Bolour and their property assistant, Shavay, went unanswered because Bolour is closed over the weekend. Bolour never gave us a number to call for emergencies. The electric company asked us to check the circuit breakers but we couldn't because they were behind a locked box. Our refrigerator and freezer completely defrosted. Bolour finally sent someone Monday afternoon. The studio did not have air conditioning. The unit has only has several large floor to ceiling glass windows on one side of the unit. Those windows do not open. At the top of those windows are a row of small windows that can be opened but using a pole to pull them ajar. There were no screens on those windows. During the summer, the unit would bake from the morning sun and later in the evening, we were eaten alive by the mosquitoes that would come in. Later, I learned that Scott was fired. We still did not have an inventory list but eventually, Bolour sent Sergio to do it again. We were missing a set of plates and Sergio promised to get us some but that never came to pass. The whole inventory check took over six weeks after move in to complete. In the three months we lived at the studio, we were never able to receive our mail there and had to go to the post office to pick up our mail. Bolour installed a mailbox but there was a problem with the master lock so the postmaster could not deliver the mail. We talked to the postmaster, who asked us to have Bolour fix the master lock. We left messages with Teri, the property manager, but the lock was never fixed. Almost the entire team at Bolour were incompetent and/or unprofessional. They had no problem calling or contacting us when they wanted something from us but either never responded or dragged their feet when we needed something from them. The only reason why Bolour is even worth one star is their new assistant property manager, Benn. Sadly, Benn came on board shortly before we were leaving. He was friendly, helpful, and responsive. But even with Benn, I would not rent from Bolour again.
