We started working with them back in 2018…read more They helped us locate our first renters and get the unit ready for them cheaply despite the need for a super fast turnaround. (Our new home was being completely remodeled and fell behind schedule, so we had nowhere to go until the last minute.) They handled all the interactions with the renters, including when the washing machine died shortly before the wife went into labor. They sent us options for a comparable machine via email, I picked one, and they had it installed next day. It was so hands-off and easy that when my mother-in-law moved out here, we decided to keep using them. While she reaches out to us for easy-to-fix problems, if it's anything more complicated, they can turn it around faster and cheaper than we can. It's worth the money to know that she won't be without, say, heat because she won't call us in the middle of the night and/or we can't find someone to come by fast enough.

    I wanted to update my review: Again...GREAT company if you…read moreown a rental. I'll let you fill in your own adjective for what they are if you are a renter in one of their properties. I'm reviewing twice (trying to update mine and not do two...oh well). After waiting 28 days after moving out, we finally received EXACTLY 50% of our deposit back. They hired a cleaner to reclean the house after finding any and every dust ball or smudge. They had to hire maintenance to weed (unrealistic level of weeding that no human can sustain). And charged us $375 for 6 holes in the wall that we puddied but couldn't paint due to their maintenance person not being available to get us matching paints. They didn't give us our utility bill so we incurred a late fee that they will not take ownership of or adjust. They also told us we wouldn't be charged for a light bulb that was out, charged us for it anyways, then half admitted to the issue and finally issued a refund of $110 for one burnt light!!! We work really hard and save our pennies. We can also barely afford to live in Kirkland. We've rented for over 13 years from multiple people and have NEVER had a penny withheld. Here's what a recommend to any future renters of Gregory Property Management: 1. Pay your rent but don't you dare live in the home. If you do, wear booties, and don't scuff the baseboards. 2. Don't use the lights...but still check them ALL before moving out or you'll be charged. 3. Just go ahead and let your small children be crushed by bookshelves as securing them to the wall will leave a hole, which you can't fix yourself and they have to charge you to paint the ENTIRE WALL again. 4. Just spray toxic pesticides everywhere you can...but keep the grass and bushes in perfect condition. 5. And they offer you so many options to hire "their people" to do yard care and cleaning for you. Get it in writing and amounts...but just take them up on their offer...They're going to charge you for them in the end anyways. These are facts and not an opinion (except for the last part...that's just my therapy so I don't cry). Companies should be held accountable, but I will definitely be checking if they manage a property I am looking to live in moving forward. I hope you do to.

I talked to multiple contractors - some who just didn't call back, a few who said they couldn't (wouldn't) build the fence I wanted, and frankly, a few that I just didn't like. Gerardo showed up, chatted with me about what I wanted, took measurements, and gave me a bid on the spot. I was moving into a house I was rehabbing and needed a portion of this fence done right away because I have a dog and he hustled to not only build the new portion I needed, but went out of his way to do some repairs on the existing fence to keep my dog safe and secure. He and the people working for him showed a lot of attention to detail, checked in with me often about the project to make sure it was coming along and looking as I expected, and every day at the end of the day the work site was clean and organized. I'm planning some plant installations and a new deck and Gerard's Landscaping is going to be my first call!

They asked me technical questions on the grade for my backyard and the kind of material i need for the steps, which i had no clue about. So I told them that i would need guidance. They sent me a very lengthy message. Whoever was responding, was in the field and took time out to respond and didnt like that I had not done my due diligence. They told me that the market has changed and they need their customers to do some research. Then they gave me an arbutrary deadline to join a COMPLIMENTARY 10min call. The number of red flags in 1 message exchange. First of all, if you are in the field don't respond to the message or hire someone who can do it without getting upset that their customer do not know what they need.
