As both a resident and former HOA board member, I found working with HOA Community Solutions consistently frustrating. Communication and follow-through were often painfully slow (I personally have one request that has been in operational limbo for over 60 days and several records requests that have not received any substantive response), reactive, and lacking transparency. Records requests, website/account issues, and basic status updates frequently took far longer than expected to resolve and in recent cases are still unresolved despite engaging ownership and being given a commitment on response deadline that has, yet again, been missed. As a Board Member, I also experienced repeated delays in obtaining vendor bids and progressing operational matters, which created unnecessary bottlenecks for the board and homeowners alike. Architectural review and enforcement processes often lacked clear timelines or consistent communication, despite published HOA guidelines outlining response expectations. While HOA management is challenging work, homeowners and boards need timely communication, accountability, and organized operational support grounded in a clear understanding of each association's governing documents. Based on my experience, I would encourage any HOA considering this company to ask detailed questions about response timelines, records handling, website/account management, and vendor procurement processes before signing a contract. I was fined $150 for having a stroller briefly left out on my front porch after coming back inside with my small kids from a walk. The stroller was removed about an hour later, yet I still received an email that evening stating I was being fined for the property looking "unsightly" and for "remaining in violation." I've been trying to contact the HOA for two days now -- by phone, email, and voicemail -- with zero response. No one has followed up to clarify or even acknowledge my outreach. It feels like they couldn't find anything else wrong with my property, so they decided to charge me over a stroller. It's extremely frustrating to be ignored while they demand payment for something so minor and temporary. Very poor communication and unreasonable enforcement. read more

After living in a condo for a few years, I've experienced a couple different management companies and changes. My community recently switched to HOA Community Solutions and it was definitely worth it. I felt like I was intruding and a bother at other companies. Not with HOA! They answer phone calls and e mails is a timely manner and even pick up the phone! :) Emily is our rep for our property. She's professional, kind, diligent, and knows her stuff. My first-hand experience.. based on the fact that I own a condo at 6033 Illinois lane since 2014 and have sent many emails to the mgmt team to address this issue to no avail... The co. is inept/ incompetent in addressing basic quality of life issues. .. The quality of life is substandard when they can't seem to even enforce or adequately address the extreme amount of dog faeces piled up at the fire hydrants and mailboxes, water fountain and mailboxes. This makes Horizon Point look very trailer park and disgusting. Now, the bags of dog faeces have FINALLY been picked up. I don't care who picked it up.. but it took damn near a year and several trips to the City of Lacey to even get it addressed ... read more

After my feedback and few others, the current board changed the HOA management to Around the Clock Inc. The HOA cancelled the fines assessed from June to Sept, 2018. This didn't happen easily. Our volunteers distributed leaflets two times in September and October exposing the aggressiveness of the ascetics enforcement. The total fines paid was found to be $3050 for the last 10 months on the 85 house community. Equivalent to 61 first time fines ($50) out of 85 houses. I'm resident in the Horizon Pointe Island, Lacey WA. Our HOA has changed to this HOA management Co. I understand and wish both our goals are same to have a good, clean neighborhood to live. I am somehow uncomfortable with this HOA management. They have no compassion and are so meticulously sending us noted we will fine the neighborhood many times. Lori somebody or whomever always seems to watching our community using binoculars to poking - well, are they just observing from rooftops or outside condition - each condo was being embarrassed other day when I saw. No car wash anymore even we are always wash without suds just water - wish next year HOA dues must be down for that and less maintenance like before. Now not allowed to have air conditioner that we only use on the safe deck area with water drip maintained and no harm outside structure not like other tenants using in the bedroom window that looks very danger no support under the air conditioner at all. No house decorations of any kinds at all even it is not harm to outside construction or grounds. And instead everybody receiving nitpicks warning letter even though there's lots dog waste still, no leashing enforced, noisy car idling, speakers too loud in cars just sitting parked. Hope we are all not just easy targets to warn because specific dog owners or other trouble maker aren't being constrained. I really would like to solve those problems equally by them. read more

The weeds are growing through the sidewalk. The street is cracking. Common areas are full of weeds. The bricks are molding and breaking in the front. The mailbox was broken into and they kept it at the same spot. Some people get to park on the street, some people don't. Some people can have RV's and campers on the street. Random people from other neighborhoods walk their dogs and use our lawns without cleaning afterwards, even though we have a gate. The first houses in street have messy lawns, so drive up appeal is not good. The gate breaks all the time. Don't move here, unless you like to spend 2 grand for HOA fee that is for nothing. read more

KUDOS FOR SUE During THE past 2 1/2 years as owners in NANTUCKET WEST HOA, we've experienced consistent excellence in timely communication and costumer service led by our agent Lacrectia. October 28, while on an extended out-of-state road trip, we had an urgent need to obtain an HOA Master Policy insurance policy certificate (again!) due to inept re-fi loan processors. Community Solutions had already provided requested document on two previous occasions, but processors (did I mention inept) had failed to load said document into our underwriting file. So approval was blocked and our 3% re-fi loan rate lock was put in jeopardy. Enter the amazing Sue Dupuis. For more than an hour, during the noon hour, Sue juggled our lender conference call and HOA insurance company to obtain a new certificate - which had expired Oct 26! Juggling accomplished by the talented, unflappable, patient, can-do Amazing Sue, new certificate was obtained and emailed to necessary multiple parties. Loan was approved 3 hours later! Cannot express adequately to Sue our immense gratitude for the above-and-beyond service. But we do also want to express to HOA Community Solutions owner, Juanita, what a valued Team Member Sue Dupuis is AND that she be recognized for such excellence in customer service. Thank You. I live in the Copper leaf community. This HOA give me a ticket for my lawn, but they never give me a warning letters. They supposed send me a 2 letters before give me a ticket. And this is my second time. I complained first time but they didn't except it. I really don't like this company!!! read more

Warning: Steer clear of this HOA. They make up their own CCRs as it fits their needs. They have sent me three notices which I had no choice to ignore since they referenced paragraphs not in the HOA CCRs. When I called Debra Porter to discuss my issue and to point out their mistake, she revised the letter to point to another nonsensical paragraph in the CCRs that never existed, and sent that instead. Unbelievable incompetence. Steer clear before you hire this group to manage your HOA. They will just lead your HOA down a legal nightmare, and your HOA will get sued for damages. I know because these folks are making up their own HOA CCRs as it suits them. read more

The first time I spoke with Juanita, I felt hope that things could be better for us. During 2018, our HOA's board of directors researched, debated amongst ourselves and consulted with HOA Community Solutions during our decision process on whether or not to use their services. Although the board voted in majority in favor, the membership at our annual meeting voted down the proposed budget, which would have accommodated this with a very modest increase. During the year, however, Community Solutions, by my estimation, spent 50-100 hours in attending meetings to give presentations, phone conversations, and email exchanges answering many questions. Personally, I'm very disappointed that this time, we were unable to convince our membership that using Community Solutions would be a valuable asset to our community. When I reached out to 7 of the references provided by Community Solutions, they ALL replied to me within 24-hours and with "five star" reviews. Having been exposed to Community Solutions over this past year, though, I feel compelled to heap as much praise as I can on them for their dedication, expertise and willingness to spend the time and resources they did with us! read more

Friends, this is incompetence at it's finest! If you are looking for quality or knowledge look the other way. I can't give negative stars so I have to settle for one star :( Tracy is the worst thing to happen to our association and I have been able to share our experience with other properties and have successfully stopped them from using this company. I am not sure if any of the other people are any good but it was one screw up after another with Tracy. It became too much and we finally made the best decision to terminate our contract. Since terminating the contract we have found out Tracy has been bad mouthing our board to our vendors and being a general nuisance. read more

For three years I was president of the Bridgewood Estates homeowners association in Gig Harbor, WA. HOA Community Solutions was and is our management company. I worked very closely with the owner, Juanita Carbaugh. I cannot say enough good things about Juanita or the company. They are highly professional and extremely easy to work with. They are also very responsive. I always got a very prompt reply. They are exceptional at follow through. If they say they will do it, it will be done. Juanita was constantly concerned about what was best for the community. She was always mindful of helping us do the maximum amount while keeping a close eye on cost. Juanita is always patient and professional. I have seen her deal with very difficult people in person at meetings, through email and on the phone. She is always respectful and gracious. I frequently receive inquiries from other HOA's about hiring HOA Community Solutions. I have always given them the highest recommendation possible. Our HOA changed to this company and what had been a reasonable and pleasant experience over the past 10 years has quickly changed into a costly nightmare. Our HOA fees had been on auto draft for the past ten years and when this company took over they halted all automatic payments with no notification. Additionally they did not send any notices to our residence, any emails, or any phone calls informing that we were now becoming delinquent on payments since we did not realize the payments were no longer being drafted. Our first notice of the issue was a letter from a law firm demanding the overdue charges and an additional $700 in unspecified "attorney fees". I immediately contacted the HOA, whom directed me to the board and I was told the excessive late fees would be dropped. We were told to wait for a response with how to make the payment. With no response, I contacted the board again 30 days later and was told the same thing; "The issue was getting worked and I'll receive directions soon". I waited another 30 days and recontacted then (mind you I was yet to receive any contact outside the initial letter) and was told my "attorney fees had doubled". So now I'm paying $1400 for a mistake made by this company and no way to protests the charges if I don't want a lien on my home. read more
