To make it perfectly clear, the ONLY flowers and plants I have complained about, are those in my front area. They moved me into rhis apartment back in December without clearing out all of the flower and plants the previous person put into the ground. I have been asking for months when they will be taking care of this, as it is becoming a jungle. I refuse to take care of it, as I am disabled, in a HUD property, where management couldn't care less about their residents. Thanks a lot management for trying to pin my neighbors against me, for a situation that should have been resolved BEFORE yall moved me in. Not to mention the mold and moisture in this apartment. It took them almost 5 months to figure out that the exhaust fan in my bathroom was NOT connected to a pipe in order for the moisture to escape the building. 4 months of 70% humidity in my home. Had to purchase a dehumidifier, as i am deathly allergic to mold. Did I mention there is a bullet hole in my living room window? Guardian should be investigated for fraud, fair housing violations, management fraternities with other residents, and that is a huge no no. Dariya and Maia need proper fair housing training, otherwise Guardian will be getting sued, not just by me, there's a few others here considering the same. When you see signs on people doors denying entry using RCW's, we know something is not right. Do better, and I dare you to try and eviction me for speaking out.

    KUDOS FOR SUE During THE past 2 1/2 years as owners in…read moreNANTUCKET WEST HOA, we've experienced consistent excellence in timely communication and costumer service led by our agent Lacrectia. October 28, while on an extended out-of-state road trip, we had an urgent need to obtain an HOA Master Policy insurance policy certificate (again!) due to inept re-fi loan processors. Community Solutions had already provided requested document on two previous occasions, but processors (did I mention inept) had failed to load said document into our underwriting file. So approval was blocked and our 3% re-fi loan rate lock was put in jeopardy. Enter the amazing Sue Dupuis. For more than an hour, during the noon hour, Sue juggled our lender conference call and HOA insurance company to obtain a new certificate - which had expired Oct 26! Juggling accomplished by the talented, unflappable, patient, can-do Amazing Sue, new certificate was obtained and emailed to necessary multiple parties. Loan was approved 3 hours later! Cannot express adequately to Sue our immense gratitude for the above-and-beyond service. But we do also want to express to HOA Community Solutions owner, Juanita, what a valued Team Member Sue Dupuis is AND that she be recognized for such excellence in customer service. Thank You.     As both a resident and former HOA board member, I found working with HOA Community Solutions…read moreconsistently frustrating. Communication and follow-through were often painfully slow (I personally have one request that has been in operational limbo for over 60 days and several records requests that have not received any substantive response), reactive, and lacking transparency. Records requests, website/account issues, and basic status updates frequently took far longer than expected to resolve and in recent cases are still unresolved despite engaging ownership and being given a commitment on response deadline that has, yet again, been missed. As a Board Member, I also experienced repeated delays in obtaining vendor bids and progressing operational matters, which created unnecessary bottlenecks for the board and homeowners alike. Architectural review and enforcement processes often lacked clear timelines or consistent communication, despite published HOA guidelines outlining response expectations. While HOA management is challenging work, homeowners and boards need timely communication, accountability, and organized operational support grounded in a clear understanding of each association's governing documents. Based on my experience, I would encourage any HOA considering this company to ask detailed questions about response timelines, records handling, website/account management, and vendor procurement processes before signing a contract. As Washington State welcomes more HOA governed communities through aggressive planned community developments, especially in Thurston, Pierce, and Kitsap County, it's critical that new HOA's choose a management company wisely - with HOA Community Solutions our community now pays a premium for management while suffering a quality of service on par with a company that would charge thousands less per year.
