Beware of false claims, as well as Unlawful and Deceptive Charges. My husband and I rented from this company several years ago, and we were very disappointed with how our security deposit was handled. Despite leaving the property in immaculate condition, we only received a small fraction of our deposit back. During our pre-move in walkthrough, were told the everything including the carpets had been professionally cleaned --but upon actual move-in, it was clear that wasn't the case. We spent several days deep-cleaning before we could even settle in. The top of the kitchen cupboards and stove vents were coated in grease and grime, the dishwasher was unusable due to a moldy, debris-filled filter, and the shower drains were clogged with hair. Light fixtures, shelving, and baseboards were also neglected. On top of that, we discovered fleas in our daughter's bedroom, requiring multiple treatments and carpet bombs before the issue was resolved. Because of the chemicals we reshampened the carpets and found that they were also not adequately cleaned. Clearly we felt that nothing other than a surface level cleaning had been done, however, even if a professional service had been hired, it was property managers responsibility, not ours, to ensure their work had been completed successfully before hand. We resented the additional expenses and false claims. Despite all of this, when we moved out, we left the property in better condition than we found it. Still, we were nickel-and-dimed for petty and unnecessary charges like battery replacements, light bulbs, and post-move-out cleaning fees. Unfortunately, we trusted that Leslie, the property manager was an honest and trustworthy person. We now understand that these charges were unlawful. Landlords cannot legally deduct for normal wear and tear, nor can they charge for damages they don't properly document. If you are considering renting from this company, protect yourself: Document everything Take photos before move-in and after move-out Request a detailed, itemized list of any deductions Know your rights as a tenant Do a THOROUGH WALKTHROUGH! I 1000% recommend Soundview property management as Leslie and Patty have been incredible to work with. Last spring, I fell in love with one of their rentals located near where I am a teacher. From the start, they were very accommodating, despite the many demands, the homeowners placed up upon them. They had to do a quick turnaround and the previous renter did not clean......they apologized for the inconvenience and took a chunk off of my rent as I had to clean it. They also did not charge me the nonrefundable carpet fee because the owner is going to replace the carpets. Right after I moved in, the owner decided she wanted to do some major remodeling and replace carpets. They were able to convince the owner to wait until the summer so it would be a little disruption to my life. Unfortunately, only 5 and a 1/2 months of living there, I came home on a Friday after work to find the water not working. I text Leslie, she responded right away, and had a plumber there Saturday. Leslie immediately offered a hotel for myself and my college son who was home on break. She was in close contact with the plumbing company and homeowner, quickly finding out that this was not going to be an easy fix. Sunday she had a new rental for us to look at and even showed up with a five gallon jug of Primo water for us. The following day we signed the papers and she made the process very easy! Leslie transferred my deposit, giving me back money, due to the difference in price and even let us overlap days due to this emergency move. They made this stressful time tolerable! Please be mindful when deciding to rent from this company!!!! I lived at one of their properties for 5 years, upon moving in I had to pay double deposit plus a 250 dollar non refundable carpet cleaning fee. The carpet was not brand new when I moved in and the tenants before me had dogs. Right after I moved in I noticed the bathtub faucet could literally be pulled from the wall. I notified the rental company and they had someone come take a look at it. The cost to repair the issues was too much so IN WRITING I was told to try and keep things as dry as possible, the issue was never followed up on. When I moved in the yard was not maintained at all, it was not professionally cleaned as they claimed and as a rental company they take care of NOTHING, it is your responsibility. I recently just moved out and received the paperwork from my deposit. They charged me 600 hundred dollars for yard maintenance! Claimed that the lawn was not mowed and I didn't water, fertilize or remove the blackberry bushes on the side of the house that were there when I moved in. There were charges on there that yes I agree with but there is no actual receipt attached to the paperwork showing how much each item cost, it's a basic word document that Leslie typed up herself. They also charged me their gas and toll fees because their company is in Gig harbor but their rentals are across the bridge so that's my responsibility to pay for your toll fees that your company should be covering?! Oh and they charged me 400 on top of the 250 dollar carpet cleaning fee because of excessive wear and tear! Seeing's how they are so cheap and in it for the money no kidding their would be more wear and tear it's the same carpet that been in that place the last what 10+ years. Out of a 3840 deposit I got 104 dollars back. Nothing that I was charged for was shown proof of, there was not actual receipt attached for any of the doors or 15 lightbulbs they replaced because they were "mismatched". I have emailed Leslie who's the property manager twice requesting for the proof of purchase because it's Washington state law for them to provide that, she has yet to respond. It's crazy how these rental companies try and get away with taking peoples money but don't show proof of where it went, how much each item cost and the hours logged from the apparent work they put in. This is the WORST rental company. AVOID at all costs!!!! I wish I had! I wish I had listened to the reviews. They are not responsive! They promised yard maintenance in the lease and then that was never delivered. They charged me $4000.00 in damages for normal wear over the last 4 years. I'm having to pay to replace carpets that were already old and stained and had been through 3 other tenants when I moved in. They are liars and thieves! Im a single mom and working professional. If I could leave zero stars, I would. A house that we have been renting for more than two years was just switched to Soundview Property Management. For the first time in the two years we've been renting, we were unable to make the rent on time due to the Corona virus. Our daughter was diagnosed with cancer and due to her immune system, we were put on quarantine in mid February for her health. We informed Soundview PM and received an email with the $70 charge plus the $10/day. I get it, they're a business, but there's running a decent business and still being able to have compassion and Soundview Property Management has neither. They don't care what the renters are going through. I would not rent from this company! Run the other way!! read more

Often times I find myself to be to busy too take the time to write a review, but when you have been egregiously wronged from someone it will stimulate you to warn others. Currently I am in the process of bringing Soundview Property Management to court to have my rental deposit returned. Having lived in a rental home that they managed for two years I have had several dealings with them. Where do I begin??? From the beginning the house was not cleaned or completely ready when I moved in. I did have to wait for them to take care of things that should have been fixed before I moved in. Most of my dealings had to do with getting things fixed that were broken. Dealing with them I found them difficult and to not be very accommodating at all and that they were more than happy to have me take the time to take care of things. My biggest gripe with them was after I moved out. There was no final walk through, but rather a pre-inspection walk through a couple of weeks before I moved out. There was some damage to screens and windows from my dog and we discussed that they needed to be fixed and that they will come from my deposit. Upon my departure I had the house professionally cleaned and it was in much better shape than when I first moved in. Time passed after I moved out and I contacted Soundview Property Management for my deposit. They made no attempt to get in contact with me then sent a certified letter the day I called (14days after I moved out) with the wrong address.... the letter stated that there was damage and also a $26 charge for 3 light bulbs and a smoke detector battery. I only found this out after I contacted them again for my deposit as then they sent me an email with copies of the certified letter to the wrong address, they clearly misspelled my house number by blending a 0 and a 1 to look like a 9. I was not shocked that they did not call me after they claimed ignorance for not having my correct address when it was clearly written on the papers I gave them before I left. Roughly 40 days after I moved out, I again inquired again about my deposit, they mentioned that the work was not done and that they needed to get it completed then they would return my deposit. I happened to speak with the owner of the rental home and she informed me that someone else had moved into the rental 2 weeks earlier. I had enough of Soundview Property Management and decided to take them to small claims court. I used certified mail to serve them the court documents about the upcoming small claims case. I did not receive my return receipt from the US mail, but rather received a letter and small check from Soundview Property Management a few days later. Ultimately I will be seeing them in court. I strongly recommend that you avoid these people at all cost. They seemed very nice and caring at first but when you have to deal with them their true colors are on full display. I did not anticipate such a classless move as them trying to keep my deposit, but as they kept avoiding me it became quite clear. I rented a home on Bering Street in Gig Harbor for a year. It was a pretty uneventful year in the house. The heat broke down and that was fixed right away but nothing really big happened. The part I always dread is the move out because property management places always manage to find something wrong and its nearly impossible to argue even if you take a million pictures, which I did, so many pictures in fact my battery died in my cellphone haha! But it will all be worth if it I can prove it was left perfectly. The incredible news is I did not even need the photos they gave me my full security and pet deposit back ALL of it!! I have nothing but good things to say about this company! I left the house in great shape but that has not seemed to matter renting in the past. I wholeheartedly recommend Soundview!
