    We are a military family who relocated from out of state and signed a one-year lease in June 2025…read more From the beginning, the move-in process was disorganized. We were given multiple keys and a garage door opener that didn't work, along with a nonfunctional mailbox key. Because I had a flight home to continue our military move, I had no choice but to address the issues after we fully relocated in July. After I contacted Spinnaker, they initially asked us to drive 30 minutes back to the office, despite providing the incorrect keys. Thankfully, maintenance resolved the issue quickly. Due to the rushed nature of our move, I regret not documenting the home's condition more thoroughly. The house was not very clean, the carpets were heavily worn and smelled of mildew, and we paid to have them professionally cleaned shortly after moving in. As our lease expiration approached, we repeatedly asked to renew for another year. Spinnaker repeatedly said they were "behind on leases" and eventually allowed us to roll into month-to-month despite both us and the homeowners requesting a new lease. They never followed up, which ultimately led us to find another home. Before moving out, we professionally cleaned both the home and the carpets. Spinnaker later cited carpet odor and lawn damage. We accept responsibility for normal pet-related wear from our three dogs, but their communication throughout the process was consistently poor. For example, they emailed us at 2 p.m. on a Friday and expected a response by Monday, despite knowing we are working professionals in the military and healthcare. We have excellent credit, a strong rental history, and have never experienced such poor organization, communication, professionalism, or customer service from a property management company. Based on our experience, I would not recommend Spinnaker to either tenants or homeowners. Photos of carpet stains dated the day we acquired keys. Photos of the "landscaper maintained" yard dated the day we got the keys. Both of which we were charged from our deposit.

My family hired Spinnaker Property Management to rent out our home while we relocated across the country. We signed our agreement in September 2025, and they knew from day one exactly where our home was located. They came to the property multiple times, had maintenance out there, told us the house had to be vacant before they could market it, and even referred us to the house cleaning and carpet cleaning companies they recommended. We followed all of their instructions. We spent over $2,000 getting the house ready, completely moved out on October 28, and started our cross-country move believing they would be listing and managing the property. Then communication basically stopped. We were still working with their maintenance department on November 12 to finish the last few items, and the very next day, while we were driving through Utah, I got a phone call saying they were terminating our contract because our home was "too far away" or "outside their service area." That explanation made absolutely no sense to us. They had known our address from the beginning, accepted our contract, visited the property multiple times, and worked with us for nearly two months before suddenly deciding they wouldn't manage it after all. We were left without a property manager after already relocating across the country and ultimately had to put the house back on the market for sale instead. I understand that businesses can change their minds or their service areas. What I don't understand is accepting a property, having the owners spend thousands of dollars preparing it based on your instructions, and then cancelling after they've already moved. Based on our experience, I would not recommend Spinnaker Property Management.
