If you're a college student looking to rent downtown, I'd definitely recommend Hodge! We rented from them for 3 years during undergrad and I can say that compared to other companies that operate downtown Hodge has great customer service and EXTREMELY fair pricing for the location! We lived at the 130 E. Jefferson property (directly across from the biology building) and Y'ALL we were paying less than some of my friends who lived down near the railroad tracks renting from other companies. Central air, secured keypad entry (not like some of these any-key-will-open-the-door buildings!!!), walking distance (literally less than a minute to the PBB or Pentacrest), and CLEAN. Monthly pest control and the hallways in the building were always pristine as well. Jodi was always extremely helpful answering any questions or helping resolve any issues and never acted like tenants were an annoyance. SERIOUSLY ALL OF THE EMPLOYEES ARE SO NICE! THE NICEST COMPANY I'VE RENTED FROM. If you're looking for your first apartment out of the dorms and want to live downtown/east campus and not get screwed over by all of the awful housing in downtown Iowa City, I'd HIGHLY recommend Hodge. read more

I lived at 203 Myrtle Avenue from 2014 to 2017, in 2 different apartments. I would definitely recommend it to anyone looking for a cheap but decent place to live. It's way cheaper than anywhere else downtown because it's dorm style, not because there's anything wrong with it. Every floor has a men's room, a ladies' room, and a kitchen. The restrooms have multiple toilets and showers, plus you can always go to another floor. I never couldn't shower when I wanted to and usually had the whole room to myself. The common areas are clean and the appliances work. Washers and dryers stopped working occasionally but always got fixed or replaced soon. Management were responsive and helpful. They always answered the phone during business hours and had an emergency number you could call 24/7. The bathroom ceiling started leaking at 1 a.m. and was fixed by 5 a.m. That's the only major maintenance issue in 3 years. Pest control sprayed every month, and I never had more than the occasional lone insect. Heating and AC were powerful and never broke. I got my security deposit back even though I didn't clean super thoroughly. Rent increases were modest, around 10 dollars a year. I rented a parking spot in my last year and never had anyone else park in it. As for safety, I'm a young woman and I walked around outside at all hours. Never had any problems. I didn't even bother locking my door when I was just going to the restroom. As far as I know, nobody was robbed while I lived there. Some of the tenants hung out on the steps to smoke, which I guess could look scary to some people at night, but they were always polite. I only had a couple of small problems, which are normal in apartment buildings in my experience. The smoke alarms went off every few months, usually in the middle of the night. It usually took around half an hour to get them turned off, since the fire department had to come and confirm there wasn't a fire. The building's heat was set high, so I was sometimes too hot in winter and had to open the window. I also kept my own heater turned off a lot of the time, which saved electricity. When I lived on the first floor, anyone in the parking lot could see right in, so I kept the blinds closed most of the time. The first floor apartment also smelled a bit, though I probably should have aired it out more often. I would recommend living on a higher floor. I made an account on Google today solely to post about why Hodge Construction is awful. First of all, you'll never get your security deposit back--don't even bother asking for it, even if you hire professional cleaners to get your place fixed up. Secondly, don't expect to be considered a human being, even if you live in a Hodge property for over 3 years. That simply won't happen; all we are are dollar signs. Thirdly, don't even assume they won't give you a three day eviction notice for a noise complaint not related to yourself. Illegal? Yes. Do they care? No. Of course, such a notice would elicit a certain amount of concern on the renter's side. It did for me, anyways. I called in telling Jodi that her notice was bullshit and that I hadn't done anything wrong. She didn't deem it necessary to call me back until a day later, even though she was there all along. Even though I've always paid rent on time and have never complained about anything until now. When Jodi did call back, she left a message saying that my voicemail was "immature" and that she wouldn't deign to call me back in the future should I leave more of that nature. Well Jodi, last time I checked I wasn't able to afford a half-million dollar home that I couldn't be removed from. Unlike you, of course. Moreover, you aren't old enough to call anything ANYBODY does "immature." So perhaps you should consider being a professional some point. Especially in cases like mine, you are not only required by your JOB to talk to me, but also by LAW. I know it's hard working for the shadiest property management/construction racket in Iowa City, but it might be advisable not to stoop so low next time. If I could do it all over again, I'd rent something out on Broadway--even that would be preferable to dealing with Hodge's stooges. read more

First of all Josh, you are grossly mistaken. Hodge is one of the best companies to rent from. Your posting shows your own immaturity and lack of understanding and knowledge of just how apartment rentals work. You are correct however, as you are, as I am, as hundreds of kids each year are, we are all dollar signs!!! But isn't that how a business works? I mean really, think about it. How many businesses are in it to lose money? They are in business to make money. Let me put this into a perspective you would understand: You go to the bar, as I am sure you have done, have drinks with friends, then write a review saying that the bar sucks and all the bar is out for is to make money. The bar doesn't care about me, boo freakin hoo. It's the whiney a** kids such as you that drive the costs up on rental properties because of the damage and destruction you cause and more times than not, you're not even paying your own rent. Must be nice to rely in Mommy and Daddy in there half million dollar home to support you for 4 extra years!!! Between myself and my family, we have rented from Hodge Property management for over 13 years straight and have never had the issues you are complaining about. The staff is the same now as it has been for the last 10 years. I am sure Jodi loves the compliment about her not being old enough to pass judgement, and I am guessing that she has never came across a bad tennant!! NOT!! To simplify: GROW UP!! read more
