Just needed a place to stay & shower. Covid precautions were implemented well. Breakfast was minimal due to CDC guidelines. Grab and go items: packaged muffins, water, juice, yogurt, snack bars. Coffee & Tea is via your room coffee machine. Front desk staff is courteous as well at this location. *****Parking is adequate. I do SUGGEST that if you have a hitch, towing or a larger bus/RV that you access the parking area via the Lancaster Pike/Bus30 entrance and enter through the back. The front entrance off Rte100 is VERY STEEP and you may bottom out. I noticed a few divots on the hill where hitches have dragged. read more

Room was outdated and a light waa blasting thru windows all night. There wasn't a curtain to curtail it. I was charged 50 dollars in case of damage and for vending food I never even bought. Was told it'd be refunded when I checked out.. It was not. Called twice and gm said wait until after holiday etc. I did what he asked and bam, just like I knew it, was charged 70.83. May not seem alot to many but that's a gas tank full. Its the principal of these companies who are like thieves in the night. Same thing occurs with streaming once they hqve your debit card! I deplore cagey. Holiday Inn Express was, no longer is. my favorite hotel but this one waa dingy and dated and tried ripping me off on top of it! Wont be back, evee! I had a great stay here. When we checked in, there was a nice cocoa bar for guests. The room was spacious and comfortable. There was only an outdoor pool, so I wasn't able to use that. The free breakfast in the morning was great and included a waffle maker and one of those pancake makers along with yogurt, fruit, eggs, etc., so it actually made for a filling and diverse breakfast option. If I could give this place a negative thousand I would. We stayed from Wednesday to Sunday and asked no less than 10 times to have our room and no one came. Next the water stopped working and we were not notified until we went to use the shower. Next we had to call the front desk as the football game Sunday was only on in the lobby and not in the room. I will NEVER come to this hotel and tell everyone I know to stay away from this place. Then to top if off when you call to make the reservation they do not mention the $50 a day incidental fee. This place charged a $50 deposit and did not return it. I called them 4 separate times over A MONTH and they kept taking my info and giving me the manager's info all to never correspond with me or offer solutions. So, my $50 is stolen and nobody there will compensate me. I told them just give me a free room and do not charge me the deposit again and I'd accept it. They don't want to help you. Do NOT pay their deposit or you might never get it back. I'm not staying there again even though I thought it was nice and affordable. Shameful staff and management. Just simply shameful. read more

I will never stay there again and recommendation that no one else. I was there for the weekend. Check may have been smooth but that was the only thing. The room was small and muggy, the ac either below too cold or not at all. The TV had no signal and when attempting to contact the front desk, the room phone didn't work. FInally was able to report the TV issue and was told that it was hotel wide issue, not just our TV and it was being worked on. The following day, we went to breakfast 1hr before it ended and there was no bacon, no eggs, no potatoes left and not being replenished. After the day we came back to hotel to relax and watch a movie or anything on TV, still not working. THe following morning, no water (unable to flush toilet, wash fash or take shower!) Again was told it was a hotel wide concern. Breakfast was again lacking. Upon check out was not offered any compensation and when I asked for something I was told it would have one night compensation. Checked bank accounts later, no credit to account but initial 2 day stay charges then another one for a one night stay. ALso the card I held the room with when booking online, was charge a one night stay as well even though we confirmed that the charges were to go on the card we presented at the desk. Called hotel to talk to a manager regarding situation and when the person felt I was asking to many questions or expressing too many concerns, I was hung up on TWICE! NOT HAPPY, never have I ever had such a bad experience and promise that I will never stay there again. 10/10 would not recommend read more

We had our son stay at your hotel beginning on March 23rd with a reservation for 5 nights. He came home Tuesday morning and we tried to reach your hotel to cancel the balance of his registration. The phone just rang and rang after numerous times of our calling. We then called your Holiday Inn corporate reservation line and cancelled the balance of his stay. Then we discovered that we were billed for all 5 nights totaling $528.31 plus and additional one night charge of $114.94. We tried contacting you by phone but your voicemail was full. Additionally, while he was there we called to check in on him. An old man at the front desk said there was no one staying there named our son. He continued to state that there was no one staying there with the last name starting with a "B". As we obviously knew that he had no idea of what he was talking about, we drove there and kept pushing him to find our son. Even then, after giving him everything required to straighten this out he still spelled his name incorrectly. The payment for this stay was charged under my wife's credit card stating the name correctly. Since then, we have had to go to your hotel several times to straighten this out with no success. We also have registered a complaint with your corporate office. Frankly, your hotel is full of incompetent staff who are rude and dysfunctional. So I would definitely not purposely book here again. The place is just gross and dirty! Rooms are much cleaner then the outside of our rooms . Lol.. my only complaint inside the room would be that our shower door was somewhat not working properly and it was odvisely an ongoing thing. So it was very loud and somewhat difficult to open and close door. The pool closes early at 8:00pm. Looks like it could use a good skimming. They have an outside area with a fire pit, but people be out there cooking over it and leaving there garbege everywhere. Now I know that's not hotel's problem but when you see it blowing around next day, you would think hotel would have someone picking up garbage around the hotel that works here. Not sure if this is an old building or not but you can hear EVERYTHING people say and do (walking/running ) outside your room. I do want to say though out of the last 3 hotels that I stayed in that this continental breakfast had a lot more options. Now thinking of that is it risky to be to close to people and being up in your face? The dining area is not set up efficiently. So people are waiting long time on line for that one person who is up by the toaster. Went down today for breakfast and couldn't even get hot breakfast because the minute they served the the eggs or bacon it was gone. It was as if they didn't have enough food but definitely couldn't keep up with the demand.. So that was sad for me. read more

Jeez, people have alot to complain about when it comes to hotels. Maybe they paid more than the $50 I spent on Hotwire but I was pretty satisfied. They have a nice pool, good breakfast, the hotel is fairly new and very well kept and the staff is very nice. What more could you want? Huge assortment of bagels and pastries, their self proclaimed "famous cinnamon rolls" hot items, juice, coffee, enough to get you through the morning. Internet connections was great, fridge, coffemaker and toiletries in the room, all is good here, it was one of the nicest budget hotels we stayed in during our east coast road trip. read more

It was one of the worst experiences I have ever had in hotels. I stayed in that hotel for 17 nights and literally begged for a full cleaning of my room. It has an advertisement in the elevator where the housekeeper just cleans your room if you request and every 5 nights she makes a full cleaning. It is not true. I literally begged for a full cleaning, change of my blankets and sheets and put my garbage out. As I mentioned, I was in the hotel for 17 nights and nobody cleaned my room. I wrote on the cards in capital letters for a full cleaning and they didn't do it. I had to look for one of the housekeepers to get toilet paper. Unbelievable!!!! I asked for the manager and he never was there. One of the people at the front desk gave me a card telling me that he just assists by email. Finally, I left the room and nobody cleaned it in 17 days. Close to night 17 I saw the beds were made, but Im left with the doubt on whether they really changed my blankets and sheets or just made my bed. The laundry room didn't work. I tried with 3 cards (debit and credit) and I asked for assistance , one of the guys in the reception just told me "it should work, keep trying" I just took my clothes and i went to a laundry place. The price sort of sets the tone for this one - it was not the W Hotel in terms of price so it really did not need to woo my pants off with amazingness. This is a good option if you have business anywhere nearby and decide to stay out here rather than take the long drive in from Philly. Exercise room: fail. TV at awkward angle. One failboat elliptical, one treadmill (the only good part of this section,) one stationary bike, and a failboat selection of three dumbbells with the heaviest one being twenty pounds. Failboat water dispenser that had an aftertaste of disgusting. And failboat blinds that don't adequately shut, making me think someone is staring in the window and about to stalk me. Channel selection on the cable was pitiful but maybe that was not the hotel's fault - or maybe it was? Long story short, do not expect to keep up your LA Fitness standards when you come into this exercise room. But it is better than nothing. The room: no complaints. Beds, shower, toilet, yep it is all there. And poor cable channel selection again - but maybe not their fault. The breakfast: goooooooooooood. They have bagels and cream cheese! Always! I love the everything bagel and it was always well stocked. And they always have a lot of cream cheese to scoop up. For the coffee they have those little flavored hazelnut (and irish creme also) packages to dump in your coffee. The coffee was not always well-stocked, a couple times it was out, but eventually it came back. It seemed like an alternating scheme of disgusting stuff (sausage patty and weird egg/cheese monstrosity) and awesome stuff (biscuits and gravy!) morning to morning. But eh, they have waffles, bagels, muffins, and enough other stuff to fulfill your morning requirements as you jet out of the hotel and on to business. The best part: free water bottles at the main desk on your way out. read more

Fair enough place to stay usually - but tonight I am so angry! Booked a room a week ago - non-refundable. Arrived today at two, and was informed by a sign at the desk that water was turned off from 11AM to 5PM. It's now 7PM, and no water. Apparently they waited 'til the very last minute to schedule some kind of inspection; if it wasn't done today, they'd shut off the water. Came here during March Madness. They didn't have the local CBS which was an inconvenience. I went to call the front desk about this issue but the phone didn't work. The phone has a different number attached. I walked up to the front desk about the issue. Front desk said they would notify the manager. Never heard back. We were put in a handicap room which is fine however when showering be careful where you put your clothes! The water did not drain very well and left standing water all over the floor. Oh, and if you like cold showers, this is the place for you! No hot water whatsoever. read more

We spent two nights at the Holiday Inn Express Exton-Lionville recently while in Philadelphia to attend the festivities surrounding our son's wedding. The hotel appeared to have been recently freshened. The lobby and breakfast area were light and bright and clean. We got an early check-in and bonus points through the IHG Elite Platinum rewards program. The room was very nice. The Holiday Inn Express bed linens and pillows were perfect. The bath was very nice and stocked with toiletries. Our room was very clean. The only issues we had were with the temperature in the room and the amount of food available for the complementary hot breakfast. We were not able to get the room as cold as we would have preferred. The unit had very few settings and it did not allow for the fan to run continuously. When we were having breakfast the staff was not replenishing several items - which just happened to be the ones I wanted - on the buffet. It was about 30 minutes from the time breakfast would be stopped. I understand that they have to stop bringing out items at some point but bacon!!!!! I suppose it was all for the best and I saved a few fat calories. Neither of these small issues would stop me from booking this hotel again in the future. read more

For a hotel in this price range, this is a nice hotel. The hotel and rooms were clean. The towels and linens were clean as well. The breakfast is probably a little better than most of the free breakfasts that are offered elsewhere. I want to being by saying, I know that I'm a hotel snob. I like to stay in really nice places. During my recent trip to Exton, the area was unusually busy and I was having difficulty finding a hotel and, reluctantly booked a room at the Holiday Inn Express Exton-Lionville. To begin, the hotel is under construction. I wish I was made aware of this ahead of time. There is construction going on and it is loud throughout the entire hotel. The hotel is a cross between ancient and dirty and updated with low quality materials. I was fortunate to have an updated room but the finishes were not very nice. The room's TV was large but had very few channels. I will say that as disappointed as I was with the hotel, the bed was amazingly comfortable. The hotel did offer a free breakfast. While I wasn't impressed with the eggs, sausage or bacon, they have Cinnabon cinnamon rolls as a breakfast option and they were delicious! The staff, in my opinion, was sub par. The woman at the front desk both nights was not exceptionally friendly or welcoming. Most frustrating was, the hotel elevator that made an old fashioned dinging sound every time it reached a floor. This could be heard in my hotel room all night long. If you're in the area and looking for a relatively inexpensive hotel, go to the Hampton Inn and skip the Holiday Inn Express. read more

Stayed here while at a hockey tournament for my son. Good sized parking with variety of restaurants and shops within walking distance. The staff was friendly when we checked in and the facility was pretty clean. Complimentary coffee was available in the lobby all day long and the free breakfast was not bad. We did have a issue with the cleanliness of the room when we first walked in. The cleaning bottle the maids used was left in the bathroom strands is hair were left from the previous guests. There was also what looked like blood on the shower wall which my son noticed. We notified the front desk and the GM Rob came up personally to inspect the room. He ended up comp'ing me for a half a nights stay and gave us a gift card for $50 to use at the Pour House restaurant just next door. Overall, the hotel stay went well and the issue with the room was handled professionally. Can't ask for any more from a guy looking to do his job with integrity. read more

I made an attempt to get a room at the Holiday Inn Express Exton, but no one was manning the front desk... for two hours in the middle of the night. The greatest concern that I have about this is that I was able to freely walk about the lobby, the hotel proper and the property looking for hotel staff to no avail. This gives me great concern as a patron. I called the hotel front desk and no one answered. I knocked on the counter and back door to the office and no one answered. What happens if a guest has an emergency situation, is in need of security, or needs general assistance? The hotel seemed very nice. The coffee that I helped myself to was good. The rest I can't comment on... I slept in my car in the parking lot. read more

As someone who travels for my job, I try to be as open minded as I can about different facilities but this one disappointed on so many levels. Front desk staff was poorly trained, lacked a clear commitment to the customer experience and the grounds were not maintained regularly (trash cans not emptied). Holiday Inn Express offered a meeting room for our networking group to use on a weekly basis. The room worked perfect for our organization at our current size, the A/V equipment was an added bonus for us to use but the problem was the scheduling. We meet weekly, same time, same place, same approximate amount of people that had been arranged with management but I guess the calendars do not work or they just neglect to look at them. Four times this year we have been "bumped" by I guess "more important" groups that have random meetings. You would think having a set time and schedule you could easily coordinate but that is NOT the case with the HIE in Exton. Business event planners be weary when scheduling your next event, they may double book you! read more

I'm sitting in the lobby waiting for a friend to be done speaking to the assistant manager. This place has the worst customer service. They over charged her 3 separate times and refuses to give her money back. Carmella, the desk manager should be replaced from her position. I cannot believe my friend had been dealing with this for over a week and has gotten NOTHING resolved. My husband and I had a reservation (a month in advance!) and when we went to check in they told us they didn't have a room for us because they had "gotten busy all of a sudden." The manager tried to put us in a room with a full sized bed (we had reserved a king) and it was a room without a fridge. This was completely unacceptable, and after a complaint they were able to find us a room with a queen sized bed. The room we had smelled like feet and sweat. We were not given a copy of our bill until we asked. We have stayed at HIE's before and they have been very nice, this location, however, leaves a lot to be desired. read more

Disappointing and frustrating. First of all they are going through some serious construction. Can understand and appreciate need to remodel but can be a real annoyance and think they should make up for it with either cheaper price, room upgrade or more points or something. Was warned at check in not to try to get too close to check in table as surrounded by yellow tape and wood. Was like a police scene only thing missing was chalk of body. Then am told I have room on 4th floor like I am going to penthouse suite (turned out to be regular room). Why is this relevant? Well after making for elevator was told it was not working and I would have to take stairs. She did offer to help me with my bags. At this point i just laughed and walked the stairs. Unfortunately I forgot something in car and had to repeat process but hey at least got some cardio in! Breakfast was forgettable- and again had to dodge all the construction again in the morning. Anyone remember what it was like before TV remotes? Manually changing channel? How fun was that? If you liked that you will like the remotes here. Takes several seconds to change channels. Laughably slow. Was expecting tv to change to black and white at one point. Finally gave up and just turned it off. The one positive is the location alot of choices here as far as dining. Easy to find from highway. Room was quiet despite the construction (fortunately they did that during the day) Had a need to stay another night but chose a different hotel even though was inconvenient cause just didnt like the vibe here read more

Stayed here while visiting my freshman at West Chester University. Great location with a Pour house restaurant literally next door. Very close to the University. Could not have been nicer people at the front desk and at breakfast. For a free breakfast it had everything I needed. read more
