Inflated costs on my inspection to help his realtor. Stay away or walk through with them if they're doing an inspection.

PJM came recommended by some friends and now I know why. Paul personally took care of making sure every aspect of my home was looked at and analyzed for a fair price. The lengthy report and numerous photos that followed showed that a significant amount of time was dedicated to making sure that everything was in working order and listing anything in need of improvement. Suggestions were also given to obtain longevity from all moving parts. Our home was a new build, so we waited about 6 months post-closing to inspect, and Paul actually found things that we missed with our own punch list. 5 Stars for a great home inspection that was thorough, explained well, safe, and friendly. I used PJM based on my realtor's recommendation (shout-out, Beth Hobart!) and am so glad I did. Paul was armed with a mask whenever he and I spoke (he didn't wear a mask while inspecting the room, as one would expect on a 90+ degree Florida day) and he answered all of my initial questions about all the types of inspections (wind mitigation, 4 point inspection, etc.). He took into consideration the age of the roof in advising us about the inspections we should do- even when it was advising us against adding on certain inspections, which would have garnered him more money by the way. I really appreciate when I can tell that I'm being treated fairly and not just being upsold on services for no reason. Beyond that, Paul stood outside with us and went over all of his findings after he finished the inspection. He was going to send us the official report, but stayed to answer all questions and make sure we felt knowledgeable about every aspect of the findings. Finally, Paul was just a super nice guy. Very friendly, didn't make me feel foolish for certain basic questions, and clearly extremely knowledgeable. I would absolutely work with PJM again if I ever need another inspection on a home. I recently used PJM, Inc for my home inspection and I have been pleased with the process so far. Disclaimer is this...we haven't moved in and started living in the home so I'm praying that we don't find any surprises that PJM hasn't already alerted us to. Home inspector was Luis and he was very thorough, informative with good sense of humor. He showed me some of the items he identified, explained connected reset buttons, where water line for fridge was coming from (a bathroom which was closer), etc. which are very important to know. This is our second home that we have had PJM do the inspection on. We are located in California so looking for a reputable inspection company is in my feeling a shot in the dark unless you get believable reviews. We had the same inspector on both of them, Jason Solano, who I trust and would highly recommend, hence the reason we used him again and I am posting this review. Jason's knowledge and insight into the properties, he inspected, has greatly helped us in our decision making. First property got us out of a unseen/hidden nightmare he revealed to us. The second property we are knowledgeably able to go back to the table to re-negotiate. He has non-bias insights into the condition of the property structure, components and amenities. April 2021 inspection by PJM inspector missed to many items , it was a complete failure and contained mistaken information about the HOA responsibilities. When I moved in on May 3,2021 the Garbage disposal unit only hummed and did not work ,bathroom fan did not work , many window frames tops, bottoms and sides were broken , sliding screen door the lock was broken , air handler makes an oscillating low pitch sound and plants growing below the roof overhangs. All items missed were apparently not started or inspected as they should have been. NOBODY returns phone calls. read more

Home Inspections by PJM Inc and Bill Stewart exceeded my expectations. Bill had extensive knowledge and unlimited patience. He took the time to explain the issues and emphasize areas of concern. Most importantly, I felt that he was really looking out for my interests. He urged me to get a termite inspection, and his instincts were 100% correct. Home inspections are nerve-wracking, but Bill's personality is great. It was time and money well spent. I have been through 3 home inspection processes over the past several years. By far this is the most unreliable one. BUT You can't blame them Bc there's a disclaimer that's says: although appliances may be listed as functional, it is always a possibility that an appliance stops working shortly after it has been inspected. I guess if you put the same type of note under every section on the inspection report it will be ok! read more
