I used Home Inspector Consultants for my condo purchase in Downtown Chicago in the Fall of 2017. I have nothing but good things to say about that process. I attended the inspection of the 1 bedroom condo, and pointed out several items that I believed were deficiencies. The inspector agreed and noted them in the inspection report. This gave me the leverage to negotiate approximately $2,000 in credits. Fantastic experience. Recently, the Fall of 2021, I purchased a single family residence in the NW suburbs of Chicago. Based on my prior experience with HIC, I gave them a call and chose their basic home inspection package and the radon testing. I spoke to Larry who gave me a quote for $550 ($375 for the home inspection and $175 for the radon test). Set that up right away. **Pricing** Several hours later, I get a text message from Mike, who is the owner. He said there was a confusion with the pricing. The total was actually going to be $700. A bit confused I double checked the website, and the math wasn't adding up. Super confused, I asked why the website showed $375 + $175. He clarified there was some 'local fee' since their office was more than 70 miles away. Not ideal, but totally understandable. Considering my prior good experience with HIC, I looked past that miscommunication and confirmed the appointment. **Inspection** The inspection was less than 45 minutes for a 3000 sq ft house. Most of the time Jay, the inspector (not the same guy I had for my condo purchase), was here, he was distracted and chatting with the seller's agent. In fact, most of Jay's time at the house was spent talking -- not inspecting. He took good photos though, and verbally noted several deficiencies, although his report did not highlight these. **Radon** Jay set up the radon test in the basement. It's a shoebox sized machine that sits on a small table. It needs to be running for at least 72 hours. It supposedly has tamper detection. After Jay picked up the test, the report showed the house was within a safe range for Radon. After moving in, and considering the availability of at home radon tests, I decided to do my own test. The tests were showing radon readings in excess of 15.0 (the safe level for EPA is 4.0). Based on those readings, I asked a third-party to come do another professional test. That professional test came back 3 times the safe level. Ended up having to pay $1200 out of pocket for radon remediation and then make a claim on the Radon Warranty (thankfully HIC offers that), but the whole process was a HUGE pain and took several months to sort out. On a separate note, I would give Residential Warranty Services (the warranty provider for HIC) a terrible review, but I would be wasting my breath -- they already have tons of terrible reviews on Yelp and BBB. **Electrical** Jay inspected the main breaker panel in the basement. Even took photos and made a note about missing 'knockouts'. Based on a professional electrician, who came several months later to give a quote for something unrelated, those missing knockouts were actually related to breakers catching on fire. The electrician noted those missing breakers are a safety hazard. These are things that a professional inspector should be able to identify (or at least point highlight in their report) so I could negotiate a credit. I now have to pay $2,500 to replace the panel and have new breakers installed. read more

Inspection arranged for an energy evaluation March 2017 because of a specific area of the house that is colder in winter/warmer in summer. Excellent work. Philip walked through snapping thermal pics and explained everything he was doing. Took photos of the area I was most concerned about. The evaluation report was posted for me to download in April and there was NOTHING INCLUDED about the specific area that prompted the entire visit. I have called, texted and emailed to get these specific photos so I can move to the next stage of fixing the problem area. One email (April 17) got a reply (April 24) confirming my request andacknowledging they got my message, but there was no follow through. Called (June 8) to reiterate all this and they asked me to resend the initial email. Their reply was "I'll try to get it to you by Monday." Today is June 16... still NOTHING. UPDATE 11/5/2017 Borkstrom responded to my June 8 email (see above) the day I posted this review. The promise was to take care of it the same day. After that: NOTHING. UPDATE 11/16/2108 Borkstrom reaches out to me on 9/14, requesting that I reverse my review. They mention that "I don't want to give too many excuses, but..." and offer to revise the report. I again explain the issue. They AGAIN send me the exact same report. Nothing was revised, nothing about the specific area of the house that is colder in winter/warmer in summer. I let them know about this and have heard nothing since 9/18 when I replied to them with the entire email history of the conversation. read more

Because of the great review our house was given by the inspector, we paid full price at closing. A few months after purchasing the home we decided to repair our leaking gutters. 18,000$ later we have had to get a new roof, replace the soffit, fascia, and gutters around the whole house. The rafters are dry rotted due to the roof damage. The inspector admitted he never actually went on the roof. We have also discovered that the gas lines in the home were run incorrectly as well as the pipes not being up to code. We've just made our first anniversary in the home and what should be joyous has turned into a nightmare. Insurance is fighting us because the damage is "preexisting". When I contacted the inspection company to make it right, Michael has done nothing but lie to try and cover their butts. I would not recommend using this company. I spoke with Larry and scheduled a home inspection for the following week. We agreed on a day and time, and he let me know that Shane would be performing the work. On the day of inspection, I called Home Inspector Consultants 10 minutes after my scheduled inspection, and the scheduler had "forgotten" to put the appointment on the calendar! This was a major inconvenience, as I had to take a day off work for the inspection. I would not recommend, unless you enjoy being "stood-up." read more

I would like to rate them a 5 star but we asked for a mold test and believed it would only add a few days to complete the report findings. We kept calling and couldn't get a return date on the results. Well it took a FULL 7 days to get the report, which put us right against the timeline of reporting any defects to the seller per the contract. I chose this company purely based on availability and yelp reviews *which is why I'm writing one.* The man on the phone, Larry, was absolutely delightful and booked the inspection at a time convenient to my schedule. The report itself seemed standard and I was happy to see there were no major issues. Additionally, there are warranties included in the price which other companies do not provide. Great! However... 1) Items were outlined in the report that were not identified to me onsite - the whole point of me being there for the entirety of the 2 hour inspection. Additionally, there were not sufficient pictures to identify these issues. 2) Don't bother with the add-on's. When I questioned the inspector/owner on the termite report which was provided to me for an additional $75, I was met with awe followed by a condescending speech never addressing my sole concern "what was exactly inspected if all of these areas were marked 'inaccessible'?" Response included "We went to Purdue..." "You're not a licensed inspector, so you don't understand." (well, duh, why else would I be calling) "This is basic reporting" and, my favorite, "For your 'little' $75 there is a warranty" even though the paperwork specifically states otherwise. I finally just decided to get off the phone since I was done being talked down to (which I said), but apparently I was the one being rude because I asked one question and didn't want a backstory on licensing and experience. I hired these consultants for a home inspection in Feb 2011. The candidate condo was located in south loop. Phil and Mike (or Mark?) did a great job with the inspection. The inspection had to be at 6pm on a saturday and I was happy that they could accommodate us for the inspection at a very short notice. The inspectors figured that the walls had a lot of moisture (using the thermal imaging) which lead us to do two mold tests in the house. The test came positive for black mold which put us (buyers) in a panic mode. Phil/Mike answered all my mold-related questions patiently and to the best of their knowledge. I, however, decided to skip that condo. I found another condo in 20 days. I called this company again for inspection (again at a less than 24 hour notice). They did a thorough inspection. I also made them do a two mold inspection tests to cover the condo. As a note - these folks had a special going on because of which I didnt have to pay for the second inspection (had to pay for the mold testing though). The special was something along the lines that : they give free inspection for 30 days on any (comparable) houses starting from the pfirst inspection day, in case the prior house contract falls apart. Of course, I thought this was great! :-) In summary, I am quite pleased with them :) And will recommend and work with them again in the future. read more

This Home Inspector Consultants company is by far one of the worst companies I have ever had the displeasure of working with from start to finish. I purchased a condo 2 months ago. From attempting to pay for the inspection to the actual inspection it seems I have been deceived. The administrator lacked basic knowledge to enter my email properly to pay for a $400 inspection of a condo. The inspection was completed by none other than the owner and he had missed the windows that leak and the electrical amperage that's not up to code to even power the condo. Home buyers beware and trust but verify. I have suffered from no heat while the weather dropped. $400 lack of knowledge inspection is costing me upwards of $3000+ to fix issues, such as faulty electrical and windows from 1997 that leak. I could have negotiated for at minimum electrical to be fixed and have the right to do so. Heck, I can't even power an appliance properly in the kitchen without it flickering or not working at all. If you're going to be in business, at least have some humility and knowledge in your craft. read more

Whether you're the buyer or seller I would not hire this company or let them in a house for the following reasons. They will work with the buyer and their team to deceptively cheat the seller out of money. Their inspection report will be completely different then your own previous inspection report. This company will come to bizarre conclusions when they should only report what they see .Good inspection companies will have a sliding scale of reported findings and will list the problems as minor to severe[this company does not do that]. This company does not report the truth, they will have numerous exaggerations in their findings so they are never liable. I believe this company to be lazy or partially blind in their reporting and that's why they describe a house in an inaccurate way. In my opinion this is not a fair or honest company. We had our home inspection with Phil of Home Inspector-Consultants on a rainy day in March. The first thing Phil did was sit down with us and explain the company and what the process would be. He was detailed in his explanation and was very knowledgeable not only about the company, but also the home inspection process. He has done over 10,000 inspections. He was personable and took his time during the inspection. He was thorough and detailed - he took pictures and allowed us to walk the inspection with him. He helped us to understand everything he was finding and gave recommendations on how to fix such problems. He was prepared to do all requested tests the day of our inspection. This company offers a 90 Day Home Warranty post inspection also, which seemed to stand out from other companies. They also keep record of your appliances - this is to check for recalls. They keep this information in their systems so if a recall comes about in the future, you are notified. Used them to do a home inspection and was less than happy with the end result. Things that I were told were an issue (i.e. hot water heater not working) were actually not an issue (the pilot light wasn't lit...). Things that I was told were in great shape were actually huge issues! They "looked" at the roof, but never got up on the roof. I was told the roof was in great condition and looked brand new. Come first rain I had a very flooded house. If the inspector would have gotten on the roof he would have seen that the roof was never flashed to the fireplace of the second story siding. This literally created a waterfall into my home upon the first rain (inspection happened in feb, first rain didn't happen until late march). I could go on for days with other issues that came up that the inspector missed. Would recommend you stay away from this inspection company. read more

I was told about two major issues with the house which one turned out to be in compliance with city code. What he failed to note was that my basement walls were leaking. Phil performed our inspection and we felt he was very thorough and took his time making sure that he inspected everything. He seems very nice and professional. He says he has done over 10,000 home inspections and seems both knowledgable and passionate about his work. He did not try to up sell us on more inspections or testing, but rather seemed to make honest attempts to be most cost effective to us. The house we were looking to buy was a 1920's house and my wife insisted on extra testing (good thing she did)! The extra testing revealed 3 different health concerns that ultimately caused us to decide not to buy the house. The testing that was done was very straight forward, comparing our results to the acceptable standards by law. Phil's Radon testing equiptment is very sophisticated compared to another inspector we considered. Phil's Radon inspection monitors the house for 2 days and can tell if either the monitor or the air in the house has been tampered with. The results were undeniable and a snap shot inspection would not have revealed the true radon danger. Phil did not try to sway us one way or another about our decision to purchase or not. Instead he provided sound advise on how to address the problems and seemed supportive of what ever decision we made. Phil's mobile command center is neat, but I personally did not see a benefit to myself. My report was emailed days later. The test results took several days to come back, but I supposed that is standard. The report itself seemed thorough and included many pictures detailing the issue being discussed. I will use Phil again for my next inspection. read more

I would rate lower if it was a possibility. Not only did they not get our test results to us on time, they won't even give us the courtesy of a call explaining what the issue is! We had to submit our list of issues to the seller without knowing what the mold test results are after a WEEK since our inspection. We were told it would take a couple business days... sounds like they may not have done the test at all but still charged us for it. Also, neither the owner nor his assistant "could get into the crawl space". Funny how my dad could, so the owner handed him the camera to take the pics for him! What a joke. read more

e experience we had with this company was terrible. My husband made an appointment to have an inspection done with this company with the intent of having a full inspection done and we ultimately could not have the utilities turned on at the list minute. We were still quoted the full price for the inspection. We explained the situation the day before the inspection and were told that it was going to involve the same amount of work to write up a report and we agreed to still pay the full price. KEY WORD "REPORT"! We called the company and tried to explain that we were upset with the quality and outcome of the situation and felt that it just was not worth the price(the price of a full inspection with all of the utilities turned on). They were extremely insensitive and condescending. As first time homeowners, we feel very taken advantage of. He explained that because it still involved an equal amount of "desk work" to write the report that he could not do anything about it. (Keep in mind that we were speaking to the owner of this company) & to think that this entire time we were trying to argue that the quality of the inspection was not worth the price that we paid. These people obviously care more about the money and do not care enough about the customers and we had to learn this the hard way. We basically payed them $350 to write a bland "report" because the inspection felt very pointless. read more

Wow, I'm surprised they have so few reviews. Phil did my inspection for my home purchase (first time homeowner) and he was extremely knowledgeable. I was especially pleased with the report he sent after the inspection which was complete with pictures, recommendations, etc. Maybe that is standard for home inspections but I was impressed nonetheless. WOULD NOT RECOMMEND! First, I thought the service was overpriced, but I needed someone to fit into the seller's schedule, so this company had to do. The home inspection appt was set up for 10am at the condo property. Phil, my inspector, was late. The not so pleasant seller complained that if he didn't hurry up, we could not get in his property and would have to reschedule. Phil performed his services, which took about 50 minute since with he only inspects the "drywall in" with a condo, no exterior. He was pleasant and explained his concerns with he property but the part that has me so angry was that he didn't produce the report until 3 days later. Totally unacceptable since home inspections are under a time period constraint!!!! After numerous calls to Phil and Mike, the owner, and numerous excuses; i.e. the power went out, "I thought I sent it last night", we got our report. And that was only after I threatened that they need to refund me my money. Thank GOD, there were not major issues with the property b/c we would have been out of our window to cancel the contract based on inspection. read more
