Used them for an inspection on my own house. Inspector was told SEVERAL TIMES not to test the dishwasher because it was being replaced via warranty due to a faulty valve. My "go-to" inspectors. :) I've been using X-Cellence Inspection Services for 8+ years. They're often early if not on time for each inspection. They typically take a minimum of 2 hrs. They wear shoe covers in the home. They wear gloves when opening the attic or crawlspaces. Unlike other inspectors I've met, they Test the temperatures of the water & air with a device (looks like a mini gun) which actually gives you the temperature. That device helps them determine if the a/c unit & hot water heater are working efficiently. They will get on the roof Or use a drone if the roof is inaccessible. The report comes in often on the same day as the inspection. There is at least 35+ page report on homes with Minor issues and the report grows as more items are found. Pictures come with the report. The report is emailed out to the buyer and their team (if ok'd by the buyer) within a day. read more

Pros - Professional On time Knowledgeable Excellent reporting features and very clear photos Cons - The average price for an inspection is $200-400 and the higher end of $400 or even slightly over is generally for larger homes over 2,000 sq feet. The average price for an inspection is around $315. I had a small 2 bedroom condo for less than 1,100 sq feet and my fee was $400, which is in my opinion too high for an inspection that is limited for just the inside of the unit. ******** Outside of the actual cost the services were top notch! I've heard excellent things about this business and the advance level of knowledge and customer service skills of the inspectors. Everyone was polite, professional, and patient. I am a first time home buyer and was looking to get assurance on the quality of the home I was in the process of closing. I called Xcellence upon recommendation and the representative was more than helpful. He looked up the property and provided a quote instantly. I had heard that home inspections can be pricey, however, given the size of the home, I thought it more than appropriate (some have paid just as much for a 1bdrm condo). My inspector was Robert McGee and he arrived right on time. He explained the process to me and noted what items he would be looking at. He was very professional and gave great advice on improvements and recommendations. He also let me know about the items he was seeing and whether they were normal given the age of the home. His pictures and report were very thorough and informative. The turn around time from the time of inspection (which lasted about 2.5hours) to when I received the report were less than 24hours. This service was selected by my agent at the time for the home I currently own. I'm sorry to report that I found out my unit does not have enough return vents for the space and that this unit should not have passed inspection. Admittedly, I was very inexperienced and had no idea what was going on, the process is so quick when you put in an offer with so many different things happening. Regardless, this was the service that was selected and I paid for the unit to be inspected. The service paid for was not comprehensive, and I am paying for something that should have been cited in the inspection. So I just bought a condo, and decided to call Xcellence Inspection because they came highly recommended. The water in the condo was turned off, so the inspector did not check any pipes, water heater, dishwasher, nothing. I now realize that all he had to do was turn the water back on by the flip a valve, because that's all I did when I moved in. Since turning the water on myself, I have come to discover that the dishwasher doesn't work, and I need a new water heater. Prior to me finding out that I needed a new water heater, I paid a guy $600 to get the igniter switch (basically the entire bottom part) replaced, only for it to go back out less than an hour later. Long story short, the water heater is leaking. I feel like this could have been discovered in the inspection, but feel like the inspector was just a bit lazy. After conversing with friends who have bought homes, they informed me of the wide array of things their inspectors inspected, and I feel like mine didn't do half of the things they were telling me. I'm so totally disappointed because this is my very first home and now it's costing me more money than I anticipated, and feel that the excitement I should have is now ruined. I may as well have not even gotten an inspection at all. I called Xcellence Inspection to communicate my concerns, and am still waiting on a call back from the owner. I would not recommend this company to anyone. Very shoddy work. Not comprehensive. There were glaring issues in a building we had "Xcellence" inspect. Issues that a non-inspector could see, yet it wasn't included in their report. Due to their shoddy reporting, it left me in a weakened bargaining position, because I relied on the details within the report. I was referred to Sean by my realtor and after reading several reviews decided to go with him for my inspection a week and half ago. I must say it was one of the best choices I have ever made, Sean is extremely knowledgeable and thorough. This is our first home purchase and as you can imagine I was extremely excited and in the excitement did not notice things that Sean pointed out to me right away even though I had visited the property twice prior to the inspection. Sean arrived before our scheduled time so when I pulled up he had already begun the inspection on the outside of the property. He walked us through any issues he found, letting us know whether they were minor maintenance or something of great concern and even rough estimates as to what some of the repairs would cost. He also went out of his way to squeeze us in schedule with just two days notice(on a Sunday at that!). All in all a great experience and I would definitely use this company again for any future home inspection needs. read more
