The positives I will say is that Russ was very responsive from the moment we inquired about him and set things up and communicating with him. He'll even show up on time unlike most people nowadays. Russ did his job fine but me and my wife on site felt like he was not checking out other things that we noticed that were worth noting, picturing or documented so I could have a way to possibly get the owner to fix it before I purchase. All in all, Russ is friendly , his prices are fair and you'll learn a great thing or two from him personally which are great but just be vigilant to find and point out your issues and ask questions to make sure it can be documented.

They missed 2 active infestations, Mud daubers (wasps) in the side attic. Carpenter ants in the basement. Both which we found about a month after we moved in, on our own. The exterminator said that had the inspector looked, there was no way to miss that they had been active for quite a while. I could maybe let the wasps slide, you would have to pay attention to general details to find it. The carpenter ants we found after cleaning. Had they looked at the joists in the basement they would never have missed the 2 spots. He also missed the flashing around the exhaust for the heat and fireplace while on the roof, had to have that repaired the 1st year we were in the house. Then there was the wood above the entrance that had it's own damage from the carpenter ants that needed to fully be replaced. He will point out some minor things, outlets in the bathroom, missing window cranks/ broken gear in window. Gutters needing more hangers... To top it off his assistant (wife) tried to turn us into collections for non payment, when I called and paid the day after the inspection. We emailed them the credit card receipt, and was I was right. That that kind of mistake doesn't often happen, and they would update their records. He couldn't even own that one and say they were sorry. I'm sure they would have excuses for everything they miss, and blame the homeowner or God. I highly recommend finding someone else or brush up on YouTube, you can only have better results. The one star is warranted, this has to do with your home. At the end, he walked us through everything verbally before sending the written report, which was extremely helpful. He explained what really mattered, what was more routine, and what we should keep an eye on, all in plain language. That conversation alone made the whole inspection feel much less stressful. Joe was also very flexible and accommodating with our tight schedule, which we really appreciated. When the written report came through, it was thorough, clear, and matched exactly what he had already explained to us in person. On the scheduling side, Christina was fantastic. She was professional, responsive, and quick to follow up. Coordinating the inspection was smooth and efficient, even with a compressed timeline, and communication was clear every step of the way. Overall, we had a really positive experience with First Choice Inspectors. Between Joe's knowledge and communication and Christina's excellent coordination, everything felt well organized and well handled. We'd absolutely recommend them and would happily work with them again.

    Incredibly poor service and lack of accountability. We hired this company for a home inspection,…read moreand they completely missed extensive mold on the basement ceiling caused by a leaking steam shower. This oversight ended up costing us $15,000 to remediate and repair. When we confronted them, they came back out to the property and saw the visible mold themselves, yet they still refused to take full responsibility. Instead, they offered a insulting $1,200 settlement. I highly recommend looking elsewhere if you want a thorough and honest inspection. The pictures below show the mold found on the basement ceiling, as well as the mold discovered after we had to rip apart our shower. It's funny Ross says what the public should know.   First the adjacent steam shower unit he talks about is 14' away from the actual shower that was leaking. And was not leaking during inspection.  This was noted that it was fixed years earlier by the previous owner.  The closing of the house was not 90 days after the inspection it was the normal 45 days that is very common. Also the lack of construction experience by CBI.  When first confronted about the leak I was informed in an email that we were told there was caulk issues around the shower. Anyone that has ever put in or been around a walk in shower knows the shower doesn't leak because of the water proofing membrane.  Not caulk.  What this means is the shower should not leak before tile, grout, and caulk are installed.  Once again not experienced with construction practices. All I have to say is watch what you sign when hiring a building inspector. We were denied by there insurance company due to waivers being signed taking all liability away from CBI before they even stepped foot on the property to perform the inspection.  Oh yeah.  I didn't mention the house down the street that they missed the kitchen sink leaking and the wall of mold behind it. Got our family twice they did.

I am very satisfied with joe's inspection of a condo in the south suburbs . They are located about 25 miles away so I'm grateful for the on time arrival . Joe is methodical and gets to work on major and minor details . Before your report is finished he asks about any concerns that the buyer might have . A walk through and detailed explanation of any discovered problems set my mind at ease . This is the company you want when you reached that milestone of purchasing a house or condo .

    Joseph Konopacki and his company Insight Property Services are guilty of gross negligence. They…read moreperformed inspection of my house in La Grange Park in August 2024. Their inspection failed to identify the following problems: 1. A significant smell during the running of the two furnaces was deemed to be normal, and the furnaces were reported to be functioning well. However, an inspection by Precision HVAC identified that both furnaces were cracked and at risk of carbon monoxide leaks which could be lethal. Precision turned off the gas to prevent the carbon monoxide leak from causing harm. A second HVAC company (ABC) confirmed the cracks and mentioned that it was unsafe to continue to use the furnaces. They also suggested replacement of both the furnaces. 2. The sump pump battery was described as follows: "There is a battery backup system which appears functional and is charging." However, there had been no recent rain in the previous 3 days (per the report). When a plumber from ABC inspected the battery, he found that the backup battery system was swollen and nonfunctional. It was "charging" because there was no output to the battery. The battery was swollen and at risk for explosion or rupture, per the plumber's report. The backup sump pump was turned off due to the risks. Perma-Seal confirmed the problem and replaced it. The purpose of a home inspection is to make sure that the home is safe for its inhabitants. Joseph Konopacki and Insight Property Services failed these basic requirements and should lose their license for gross negligence.
