HB Rental came highly recommended from a close friend who owns numerous properties in Huntington Beach and has used Barbara's team for years. They know Huntington Beach and the surrounding area far better than anyone else we considered. We have worked with other property managers in other areas but no one has been more knowledgeable and professional than HB Rentals. Carey, Barry, and Barbara were exceptionally responsive, answered all of our questions, and proactively resolved small issues before they might evolve into large problems. They explained the tenant's rights to us so we could always resolve any issue fairly and amicably. They also have a large team of vendors who they have worked with for years who can handle repairs both inside and outside the residence. If you are a tenant and timely pay your rent, you'll love them. If a tenant somehow thinks they don't need to pay their rent or live up to their end of the lease, the tenant should expect them (and any property manager for that matter) to get that issue resolved asap. Based on our experience with Barbara and her team, it strikes me that anyone complaining on Yelp likely had difficulties living up to their obligations in their lease agreement. I've had the unfortunate experience of dealing with this business on two separate home rentals. Honestly, I'm amazed they remain in business. Every single time I spoke with Barb, she approached the conversation in an adversarial manner. If anything in the property quit working- it was automatically assumed to be the renters fault. She would then bring in a band of hand picked handymen who charged outrageous prices after which you would be handed the bill. After a short amount of time we realized it was actually in our best interests to hire our own repair crew and pay for it out-of-pocket. I could go on to fill several pages. After we left one property we were actually forced to file a lawsuit to recover our deposit. Only after a hearing during which they were presented with our evidence did then did they come to the bargaining table. We got the majority of our money back. Look, I don't write reviews. Doesn't matter how good the food or experience was, it just doesn't feel like a worthwhile community service. But here, it definitely feels appropriate to warn fellow Orange County residents. If you rent a property from these people, walk into it knowing that you will be treated as an enemy. Like you annoy them. Like you owe them for some reason. It doesn't matter how nice you are, you will be treated without an ounce of respect. Additionally, please know that they will make every effort to extract every cent from you they can, morals are not a consideration. Know that the normal services one comes to expect from a property management company should not be expected here. I'm sure you have all dealt with completely miserable people in the past- well, these are you quintessential examples, and given the chance, they will show you time after time. More than anything, I hope property owners read this review. I'm sure most of you are good intentioned people. By hiring these malcontents, who honestly don't even show a cursory knowledge of landlord tenant law, you automatically become associated with a group of individuals any sound minded person can attest are ill fitted to be in any business which even touches on "customer service." And make no mistake- the lack of competence effects you as well. One example- upon moving into one property we noted that the toilet continued to run after being flushed. When we reported this to Barb, she told us she would have someone come out to replace the toilet in a week or so. Any average citizen with basic plumbing knowledge could surmise that was improper and unnecessary. After watching a YouTube video we fixed it ourselves and saved the owners what was likely to be several hundred dollars. When we lived under the management of this company, they were great! Very fast to react to any issues and the handyman that worked with them was great!!!! But.... when we moved out we made that place look great! Move in ready! Still, they deducted money from our deposit for flee spray, yet we had an inside cat that didn't have flees, and it wasn't on their line item list of things they would check. $150. They deducted money for "removal of weeds" but that wasn't on the list of items they would check for. $40 Oh ya, and the area that had weeds was about 6x4' Still, it was a great company that took care of us while we lived there. read more

Since they keep having my review deleted, I guess I have to keep posting. This is an unprofessionally run family business. The matriarch is nasty, impatient, aggressive, and just totally unpleasant. The children, who clearly fear her, just do her will, even when their face and eyes say hey know it's wrong. I'm sure, in her typically shady way, this will be deleted too, but the truth should be known. If you are looking to lease a property, look elsewhere. After trying to schedule a visit to one of their open apartments for one week, i finnaly get lucky and schedule one up. I guess when it rains here in California we should just close all businesses doors due to the water. That was the reason i was given to not be shown the place. Was raining... After my successful appointment schedule i showed up to see the place. On time. The rep did not seem to realize that someone was just standing there waiting. Coincidentally? No call no email. No hi. Nothing. Looked at me and just kept walking as if she was a resident. Then she decided leave 10 minutes after our appointment time was due with me waiting there the entire time. Not a call not an email. Thank you very much for wasting two hours of my day. And 50 miles on the road. For nothing. I dont write reviews. But u guys sure deserve it. Wow, just talked to this guy on the phone. So unhelpful and unprofessional. "What do you want?" Well just a 1-2 bedroom under $2000 a month. He said had nothing available... when I clearly see plenty of properties on the website. I am looking for a rental agency that wants business and will work with someone to find a home solution. We have great credit, proof of income, willing to sign a year lease, and happy to pay first, last, and all deposits up front. My only request was a July 1st lease start, however I would happily flexible on that if we found the right rental. But he basically wrote me off after saying July 1st. So, only call here if you are ready to move within 30 days, not 40-50 days. I guess we will bring our business elsewhere. read more

We lived in a gorgeous house HB Rentals managed for years. They were professional from the start. Most impressive was when a drug rehab opened next door they offered to let us out of our lease. We, with the help of the property owner, HB Rentals and our other neighbors were able to get the rehab temporarily shut down. After being shutdown for a few months the rehab came back fully licensed with vengeance. Our lease was up at the time so we ended up moving. This was the worst rental experience I have ever had. Barbara, Berry and Tom rush you into the unit and when its time to get your deposit, they give you a complete run around.They manage cheap properties and treat their customers like children at the end of the lease. They are obviously hurting for cash. I have a 793 credit score, have never dealt with such unprofessional people. There are only 3 positive reviews, that speaks for itself. Simply put, they are very frustrating to deal with, and in person it is worse. Not polite and no people skills. Stay away from this company at all costs.
