I recently found myself needing to move and found an apartment via zillow that is managed by "A Better Property Management Co" and I am very happy so far with the experience. The application process was easy enough and once approved Richard was very helpful getting everything handled, getting me the keys and getting the finishing touches done on the apartment. I also want to say that maintenance has been top notch on getting things up and running and handling a few maintenance requests I have had since moving in no matter how big or small. They had people out the next day to address the issues and get things squared away. Things started off well enough but within a couple of years turned really bad. Really once the yearly lease switched to month to month the management started behaving poorly. They said I broke a dishwasher and because they had to get a new one they kicked me out. New rental laws in Long Beach would have protected me but the dishwasher wasn't even broken. The management company has resolved several maintenance issues during our time here. Some requests were handled quickly, and the work itself was professional. That part is appreciated. Still, the overall experience has been more hands-on than expected. * The home has a number of lingering quirks. Not dealbreakers, but they add up. * As tenants, we've often had to take the lead: * Identifying recurring issues * Submitting tickets and uploading documentation * Communicating directly with vendors * Helping troubleshoot problems during repairs It starts to feel like a job. A job the property management company is already being paid to do. The neighborhood is beautiful and the location is premium, which helps justify the rent. But "market rate" should mean more than just what the area can command. It should reflect value delivered to the tenant as well. When tenants are helping improve and modernize an older home, the effort should feel collaborative, not one-sided. Any management company can fill a unit, charge fees, and freshen up with a coat of paint but creating long-term tenant satisfaction means doing more than the bare minimum. Their repair department (my contact was Javier) did a very solid job of responding and correcting the issue. Specifically, I needed them to respect a timeframe where workmen couldn't be in the house, and they did exactly what was needed. Modern day Slum Lords. If I could afford to go elsewhere I would. They want everything on email. Which I get to a certain extent BUT some situations merit a phone call. Oh & don't expect a signature on the emails either. They are deliberately NOT added. So they won't have to deal w the tenants. Then there wear tear method whenever a work order is requested. It's like pulling teeth!!!! They'll take their sweet time fixing ANYTHING. Multiple vendors are sent out. Whom will tell advise the same solution but what they're looking for is CHEAP CHEAP. Then they want you to contact the vendors for the repair BUT don't talk to them because that's forbidden. I mean come on me make it make sense people. The buildings fixtures I currently live in are completely outdated not to mention dirty. Some of the windows still have wooden frames while others don't. The pix posted on their website for listings are waterproof for a reason. So you can't zoom and really see the issues. Rent is raised every year and we're told it's for the bulidings up keep yadda yadda bunch of bologna. I told them about spider webs all over the building and that it should be power washed. Guess what they did! Sent a guy more than likely from one of those task rabbit/ thumb tacks apps w a broom to sweep them off. No one from the office has REALLY came to actually inspect the building. If they have they TOTALLY hid this fact from us so we wouldn't ask questions or complain. Again I've lived here 8 years and I have yet to have a "BETTER" property management experience. During that time I've only actually spoken to someone in the office less than handful of times. Oh because if you call me than once and for a legitimate reason mind you. You're "HARASSING" them! And during my time here I've seen over a Half dozen tenants come & go in less than a year. Don't get me started on all the Band-aid repairs!! These people LITERALLY have no shame. And regardless whether I could afford to move or not. Fact is that I nor any tenant should NOT be experiencing such DISRESPECT AND UNPROFESSIONALISM. DO NOT RENT FROM THIS PROPERTY MANAGEMENT! My unit's building had a plumbing emergency and was backed up and overflowing, they took weeks to address the issue then tried to blame the damage on us using baby wipes WHEN in fact the plumber who came on sight said there was structural damage to the pipes outside. They tried to get me to pay the bill out of pocket. My biggest issue with them is that after I moved out and turned in the keys, they took 3 weeks to go change the locks and secure the unit only to find out there were squatters at the vacated unit. They tried to tell me I was liable for said squatters, because the trespassers looked up my name and lied and said I illegally subleased to them (without proof) . ABPM then tried to say I need to pay rent for the months after I moved out and returned my keys. They tried to hold me liable for squatters taking the premises, when in fact they handed a brand new key to the squatters after the locks were changed without seeing proof of this fictional lease, as I do not know the squatters. I believe this company is full of scammers who are only worried about money and don't want to do the right thing. read more

Unfortunately the property had become a huge mess with residents discarding all sorts of trash, even kitchen sinks, cafeteria trays and cooking pots were in the yard. This was not a situation of a few plants in the yard, it needed a full overhaul. We notified everyone back in October to remove all personal items from common areas and when requested we gave everyone more time. The vendor was off by a few days on their cleanup however everyone was given over 2 months to cleanup, with the original cleanup deadline Oct 28 2022. We will work with our vendors to ensure they do not change the date going forward." A hummingbird feeder and windchimes hanging off the upstairs porch awning is hardly "trash". Someone had to go out of their way to walk up the stairs leading to the back door to a private back porch, which is NOT part of the common area and took those things down off their hooks and threw them away. I have been a happy and fortunate tenant in a lovely 1890's cottage on the peninsula, on the boardwalk, on the beach, in the city of Long Beach, since 2015. I just asked A Better Property Management to ask the Landlord if she would be so kind and repaint the interior of my cottage and replace two broken blinds. 72 hours later the painters had completed a fine coat of paint - even in the cabinets. A stellar Job as always by Ephraim and his cohort. Not a drop of paint on the furniture or on the floor! No slop over the wall sockets or switches. Fantastic job. The blinds arrived and were installed by Ephraim the nest day after that. I imagine there are few tougher jobs than fielding and solving endless tenants requests and complaints day in and day out. I want to give CUDO's to My Landlord and to my Management Company. Today I say.... You surely are "A Better Property Management Company"! Let me say this to the serious renters who - like me - have very high expectations that their management company will act fairly and ensure you have a quiet, clean, safe place to reside: ABPM is an excellent choice. I lived in a Long Beach apartment managed by ABPM for two years and for the last year or so, I was resident manager of a 16 unit complex. From the day I first began the application process right up until the end, they handled everything with total professionalism. They were always available, always communicate, and always clear-cut. Were I moving back to that area, they would be the first ones I would call. From looking over a few of the negative reviews posted here, I genuinely have a very hard time believing that this many people actually had this many (and this severe of) bad experiences and aren't instead just disgruntled because they didn't get into the apartment they wanted, got told to stop having parties at 3AM on a Tuesday, etc. During the the course of my stay, I interacted with almost every single staff member including Richard (mostly), Juan, Kiara, and Saahiry dozens and dozens of times collectively. In every single instance, they handled all of my wide-ranging concerns in the best manner one could ask for: timely, straightforward, and helpful. Just one illustration of how dedicated they were: the neighbors next to our complex were extremely loud and disruptive. Technically, this was not a matter ABPM was responsible for. However, despite the obstacles (and there were a lot since these people would not answer their door, disregarded the police, etc.), ABPM went out of their way to research the property's owner to contact him about his out-of-control tenants. It proved to be extremely difficult and took a great deal of time to get a hold of him as I believe he was overseas or out-of-state, but they took every measure that was legally in their power to address this issue and regularly kept me up to date as they made progress and I am grateful that they were so persistent in doing so. In another smaller instance, I had a neighbor who would regularly have loud parties past midnight. I had asked him on several occasions to keep it down, but he continued. After notifying Richard at ABPM, I literally never heard another single sound come from that unit. My only regret is that I didn't just call Richard sooner. This was reflective of any type of issue I brought up with ABPM: 1) call or send an email 2) issue gets promptly handled 3) they follow up to ensure you're satisfied with outcome. So, ultimately, if you're like me and you want your management company to make sure you live in a quiet, clean place and have reasonable expectations of the surrounding tenants, ABPM is for you. If you're like my old neighbor, then there's a good chance you're one of the people who will end up leaving a negative review because you were asked to have some common decency. 5-STAR reviews are primarily from out of the area. A little suspect, no? Our condo building is next to one of the buildings "managed" by A "Better" Property Management Company. Most ironic name ever. Every time we have contacted them about an issue, they literally respond "it's not our problem". The fundamental responsibility of a management company is to resolve conflicts. ABPMC has absolutely no interest in doing anything helpful. They are masters at gaslighting by evading responsibility, changing the subject and outright lying. They are also incompetent. I know more about the city's laws and codes than the person I was dealing with did. They do not even know that alleys are public property. Their strategy is to make all interactions so unpleasant and unproductive that you will stop contacting them. Our HOA has decided to bypass them in the future and contact the property owner and/or the city directly. Our most recent issue was a simple problem with an easy fix. 10 emails later filled with requests for pictures, misinformation, and irrelevant subjects, they refused to do anything. The kicker: they claim that the tenants in their building have been complaining about one of our outside lights "for years". We have NEVER been notified of any problem in this regard. Why would they wait "years" until WE CONTACT THEM (about something unrelated) to try and resolve this problem? This is all you need to know about ABPMC. Rented from this place a small 1 bedroom apt in a building managed by them. It was fine until there were issues. They rarely responded on time and when they did, they were not professional. Moved out after a year and cleaned the place like a pro when I left. I luckily took photos of when I moved in and out in case they tried to make false claims. They tried to keep half of my deposit for damages and wear and tear. I told them to show me a statement of what needs to be done and photos but they didn't provide any. Long story short, I got all but 100$ of my deposit back. They said they paid a cleaning lady for 2 hours of work cause I didn't clean throughly. Whatever. Stay away from this company. read more

I applied for an apartment. To which I should have known would be a scam. Reason being, I have seen the apartment listed years before, when I was searching then and same thing posted about the property; not enough pictures showing the inside, said they will post pictures soon. well apparently they've rented it out. I applied for the apartment on a Friday... late Friday. Practically before they closed at 5pm. I received an email from Hotpad saying the listing was taken off market. I called on a Monday and Richard answered. continuously repeated the same thing over and over. saying the apartment was rented. if you did not get accepted you will receive a notice in the mail. However, I'm trying to understand how did the apartment get rented so fast. Richard said someone's application was ran on a Monday. completed credit check and they came in a and put a down-payment on the property. Now, I've rented a couple of apartment in my time, and I know for sure that is not how fast the process goes. 70 dollars for the two applications gone! ITS a SCAM and for the people who actually receives an apartment from this place... I feel terribly and utterly bad for your years you will have to spend with this management company. Update: They tried to give me $77 dollars out of a $700 deposit for literally no damages. They not only charged me for all new carpet but also for carpet cleaning! Wow! I also asked for pictures proving all the walls were damaged, guess what? I never got any because they weren't damaged! I ended up getting my ENTIRE deposit back, why? Look up your rental laws! There are specific laws to protect renters. For instance: any management company is required by law to send an itemized statement to the previous tenant no later than 21 days after move out date, they must include the itemized statement as well as a check with any money that's not deducted. If they do not do this within 21 days they forfeit the entire deposit to previous renter, and this is what happened to me. But before this happened and I found out about this law I disputed my refund 3 times and finally had to tell them I was going to take them to small claims court. read more

Don't expect to get your deposit back if you are just some everyday household of a few people who like to live. Don't clog anything. They will send you the plumber bill. Don't be late in rent, that's $100 extra. DO: If and when you decide to move, start packing 2 months in advance, hire a maid, have the steam cleaner guy clean the carpet, hire a painter to repaint the wall, patch up holes. You may get SOME of it back because no matter how good of a job you do, they will find something broken/dirty/in need of a invoice. Is this something you want to do???? This company will nickle and dime you to death on your deposit back statement. No matter how clean you try to be or no matter how many years you have lived there (and do NOT think about taking a lease over from people that have lived there previously.) Now, not to say we were perfect angels and cleanliness and somethings were not in perfect condition like the shitty closet doors that never worked or the Shitty Blinds that never worked, or the shitty paint job the workers had done to make the apartment "pretty for our lease". But we did have the floor steam cleaned twice [professionally once] over the course of our lease, scrubbed the walls, patched up like a zillion holes, threw out 8 peoples worth of old roommates shit, cleaned for a fucking week. Cleaned for ONE FUCKING week. Two GIRLS. I actually lost weight that week because I didn't even have time to eat. But really? $1300 wasn't enough of a deposit to give the place a thorough cleaning? You want to charge $150? They also charged for the new paint job and carpet steaming. And Hello New Tenants. Yeah, your "clean carpet"? Yeah, they are cheapskates and don't follow rental law or whatever the hell it's called. It's probably our old carpet. There are all these "Bill Back" amounts but no clue what they are for?? Over $200??? What's that you lowly renter? We say, "We OWE YOU $200!!!!!"?????? If you want to know why and give ABPMCO a piece of your mind, you have put it in writing. Don't call them on the telephone. They will still tell you to put in writing. Get it? You can't have a phone conversation. They hate you and confrontations. Too bad they aren't on g-chat. My rating is based on a call that I placed to ask about seeing a unit. I called and could barely hear let along understand the girl who answered the phone. I asked her name at the end of the call...her name is Lindsey. It seems like I was inturrpting her social media browsing or some other non-worked related event. She wasn't friendly, didn't seem concernd with renting properties and gave one line answers. So if you don't know the quesitons to ask, they are not going to tell. What you should know, because I asked: - They are closed on the weekends and do not show properties - You have to arrive between 9am - 3pm, Mon- Fri if you want to see their units - You have to go to their office, leave them $25 cash and a credit card and you will get a key to the property to view it yourself. (Lindsey says you get it back when you return) Based on my first impresion and these Yelp reviews, I will not be looking at any of their properties to rent. But now the things have gotten CRAZY, my heater has not worked since I moved in which they were informed about. My toilet was disconnected for over 24 hrs and the crack in my tub which I told them about some time ago caused my downstairs neighbor's bathroom ceiling to collapse. When I went down to the leasing office in person (because no one wants to give straight answers over the phone) the supervisor refused to speak to me claiming she was busy! After my complaints to them they sent me a notice saying that they won't be renewing my lease because they don't do major repairs while the unit is occupied. A total waste of time, gas an energy. Hunting for an apartment? Don't bother, this is a dead end! I called them, I was told I had to pick up a key from their office to see the perspective 2 bedroom apartment in Long Beach, so set my sites on their office, hoping to find a new home. Driving up and down PCH 5-6 times, I finally found "A Better Property Management Co" hidden in a building, behind several other buildings, with no signs visible to see where the business is located. It took my phones GPS, and 6 times calling them to eventually find my way in the front door. Obviously a shady operation that doesn't want to be found easily. Once inside, I was immediately told that the property I'm looking at is only a 1 bedroom. I was offered to rent a list of other properties which were supposedly 2 bedrooms. The man behind the counter told me that they had made a mistake in the number of rooms and location (how do you make a mistake like that?). Insulted and upset, I left with the knowledge that I dodged a scam, and feel a lot better that "A Better Property Management" showed their true colors quickly, thus saving me a lot further of a headache. Feel like I dodged a bullet! Reading further at the other reviews, you have to leave a credit card (an action against bank policies) and $25 to see a unit, but if you ask them over the phone, they say you can just pick up the keys from their office with no further details. DO NOT RENT WITH THESE PEOPLE!!! My God, they literally cause more problems than they fix, and they couldn't care less about their tenants. Example: When we signed the papers to rent our apartment I noticed that although the building was in decent condition, the exterior was covered in cobwebs...a lot of them. I asked if they ever get cleaned off and they said "yes, once a month." I had no reason not to believe them, so we signed. A few months goes by and the webs only get worse, and clearly nobody is cleaning them off. I politely email ABP mentioning what I was told they would be removed once a month, and the woman who answers the emails (the secretary or some similar role) questioned me in a completely rude way, some response along the lines of "and who told you that?" Well it was her boss who told me, who confirmed that he did indeed say that as we were signing the papers, and then proceeded to blame the gardeners who were apparently supposed to be doing it all along. These gardeners had the hammer brought down on them I guess, because they went to clean the webs the next day...with a power hose...while all our windows were open. So, in addition to flooding several areas of our place (which I'm sure we'll be blamed for come time to move and get the security deposit back) they wrecked this antique table given to me by my grandma. When we told them, ABP was hardly apologetic, but did say they would pay me back once I went out and got a quote for the damage. And P.S. - the spiderwebs remain in full force. Also, plumbing problems will always be blamed on you, no matter what. Even if you've only been living there a month and have a buzzed head, they'll say you clogged the drain with your hair before actually getting to the real problem. Our plumbing problems are clearly due to bad pipes in this old building. But I know we'll continue to be blamed for our drains backing up (which happens fairly often) until the day we move, which I pray is sooner rather than later. My sister and I rented an apartment out of desperation and necessity and I wish we had just taken one extra day of looking before signing a year lease with them. We did have a rodent infestation and they literally sent a guy out to look around and lay traps down. He told us he didn't see any evidence that mice could be getting into our apartment when there was clearly a hole under our cabinets in the kitchen. He visited our unit once after that and besides laying down more traps no further action was taken. NONE. Our neighbors had outdoor cats who would use our property as their own personal litter box and climb our screens and also nothing was done about that. We paid $35 a month for one of the three parking spots behind our unit and our neighbor would constantly park behind us because apparently we only pay for the stall and behind it its ok to park. Our walls were molding behind the paint. I hung up a picture and when we moved out behind it was disgusting with mold which they probably just painted over. In the bathroom the paint was chipping and you could see layers of mold covered with layers paint. There were tons of cracks that would appear daily in the paint one of which was from one end of the wall to the other... Rent is due on the first and is late after that which is understandable. However they only take mailed payment so if we put the check in the mail on the first sometimes it went out on the second and we were charged $65. So they began taking online payments and my sister mistyped her account number into the system and the payment said it went through with them, they even sent a confirmation number. when we got a bill in the mail including the late fee and a nsf fee we were shocked due to them confirming that we had paid. When she called and told them this they were unapologetic and basically told us too bad we still had to pay them the fees. Very unethical. Sang like a bird when contacted by my attorney. Stay away from this company. They made it a practice of not refunding the full deposit of ours and others in the building. Farmers and Merchants Trust Company is a far better property management company. Very caring and treat their tenants with care and respect. read more

A wolf in sheep's clothing. Watch out. I rented from this company in Long Beach, CA. Initially everything was cool. When I mentioned things that needed to be fixed, Robin was on top of it all. Robin is probably the only person in that office that is up front. I lived there for 2 years. The roof leaked for the first 1.5 years I was there and although it only caused water stains in my apartment, I had neighbors that broke their leases and left in the night because of water damage. The kicker: The owner owns a roofing company!! Whenever I had something that needed to be fixed, it was attended to, even if it took up to 2 months to rectify things. The problem comes when you go to move out. No matter how well you clean they will take $400+ out of your deposit. 5 apartments vacated within months of each other and we all scrubbed our places as per their move out notice and still got nickle and dimed out of money- some of it repairs they made upon my move in, and some of it damage caused to my paint my the company they hired to replace my windows!! They also charged me for a SCE bill that wasn't mine! When I called them on it, they said, "oops." I wrote them 4 weeks ago about $256 of fees that were not appropriate and am STILL awaiting their reply. I have pictures of the apartment before, during, and after my time there along with pics of the place now that it is back on the market. They were charging ME for upgrades made to old hardware!! Stay away from this place if at all possible. And yes, it s true, there is no grace period. If you get paid on the 5th, you are screwed and will be paying an extra $60/month in late fees. read more
