Oh, thank for finally responding to me, Marcel. Since I was never able to reach you before. This review is for landlords looking for a property management company.Genuine Property Management failed me in many ways. 1. None of the departments informed the tenants to transfer the water bill into their own name, resulting in me having to cover the bill for several months. 2. The maintenance department was ineffective. They repeatedly claimed that one of my properties was not rentable. They hired a company to inspect the house and provided me with a repair list, which I completed. Then, they hired the same company to re-inspect the house with a new list of repairs. There was no accountability. Marcel Ford initially showed up, spoke highly of the company, and then disappeared when issues arose. The maintenance manager, Javier, asked Hendy Kusumadilaga to approach me about renting the house to him at a discounted rate. I declined and reminded him of their own policy prohibiting renting to friends or family. In apparent retaliation, Javier consistently outsourced inspections--part of the property management company's responsibilities--to a company likely connected to him. I tried explaining my situation to Marcel, but I was ignored. I ultimately terminated my contract with this company due to a complete lack of professionalism, integrity, fairness, and the clear presence of nepotism. read more

A car hit our triplex on Saturday night. I talked to Genuine's maintenance manager at 1:30AM on Sunday. Their maintenance manager was at the triplex Sunday morning, evaluated the damage and had a contractor complete temporary repairs to safeguard the property that had been red-tagged. Would not rent from genuine again. They were pretty MIA anytime we needed something at our last place, and when we moved out, we were WAY over charged for basic move out costs. When I called to ask about the several $1,000 charges, no one could give me an answer and I was told several times someone would give me a call back with answers and no one ever did. We also had documented several damages to the home before we moved in, and we were charged for those things as well at move out. It seems people at genuine are pretty disorganized and out of the loop as to what's going on most of the time. Update in response to Marcel: for example, the ring door bell patching was there before we moved in! This is an example of the many things overlooked by your team. we never had any doorbell other than the one that was there when we arrived. ATTN: Genuine Management Company, This letter serves as formal notice and my final communication on the matter of unauthorized or improperly identified entry into my home. I want to make it unequivocally clear that I have never denied access to any verified employee or representative from your company for repairs, inspections, or otherwise. Any suggestion to the contrary is completely false and misrepresents my position. Recently, I received a phone call from an unknown individual claiming to be affiliated with your firm, requesting access for a property inspection. This person failed to provide a last name, credentials, or any verifiable identification. There was no prior written notification on your company letterhead, no email confirmation, and no indication that this person had been vetted by your office. As a single 67-year-old woman living alone, I find this approach both unprofessional and alarming--particularly given the rise in crime in the area, including a recent incident involving a blood-soaked mattress found against my neighbor's garage. This incident documented by the police, and 30-feet from my garage. Understandably, she and I are both on edge. Your continued response--citing lease terms and ignoring the valid security concerns I've repeatedly expressed--is unacceptable. I have asked multiple times for basic, reasonable proof of identity for anyone requesting entry. This is not a refusal of access; it is a request for safety and verification. It is irresponsible to expect tenants to allow unknown individuals into their homes based solely on a phone call. Scams targeting elderly residents are not uncommon, and your lack of protocol exposes me to risk. This is not just about policy--it's about common sense and basic safety. I don't know who this person is? I cannot assume anything as it is a safety issue. You are now formally on notice: I will allow access to any properly identified and vetted representative from your company. The property I have been renting was taken over by this company. Here's a list of how that's gone. 1 Landscaping is now a disaster. 2Peeling paint all over the outside. 3They've tried to raise rent more than what is allowed by 4law and with in a year of the last rent increase. 5Constant account manager turnover. 6New fees for the payment portal they want you to use 7They want to come in and take pictures of all your things every 6 months. After loosing those pictures they insisted to come in again. This was during Covid and 2 years ago while my wife was undergoing Chemo treatments. I have asked to speak with the owner Marcel. The smug new kid in charge of our account say Marcel is refusing to talk with me. Watching him squirm as he sits clueless about any of the laws pertaining to the job he is supposed to be doing. The TL;DR: THEY HELPED ME EVEN WHEN THEY GOT NOTHING OUT OF IT. I called Genuine Property Management because I had been burned repeatedly by other firms. I would inquire at other businesses and the moment other firms figured out that they wouldn't get any money out of me, they went from polite and happy to help to hanging up and offering no advice or guidance for how to remedy my particular needs for management. I had a terrible experience while dealing with other companies who only cared about me as long as they thought they could get something out of me. By random happenstance I saw Genuine a bit lower on my google results than the other firms, and called them hoping that their company name also represented their personal values. Thankfully my hope turned out to be correct! I spoke with a woman named Carol, and she was kind and genuine. Unfortunately they weren't able to take my particular job as I'm looking for short term vacation property management for my condo in Corona del Mar and they specialize in leasing, but despite that, instead of hanging up the moment they learned they wouldn't get money from me, Carol instead helped me think up and come up with some ideas to try and get management for my property that COULD assist with my specific situation! She treated me with respect and honor, and didn't discard me the moment they couldn't couldn't get money out of me, like other places have. I'm extremely grateful for the treat that it was to have such a positive experience, and though I can't utilize their services for my short term vacation property, if I get a property that they CAN service, I will most definitely be looking to them first. I am a tenant for a property that Genuine PM helps manage. They are by far the best property management company that I've worked with. Being in a client facing industry myself, I understand the value of responsiveness and following up. Luckily, we had Shannon and Carol who had helped us along the way. Compared to other PM, Genuine has been a breath of fresh air for those trying to settle into a new home. With that being said, it would be dishonest of me to say our move has been without any issues. There was some miscommunication with the ulitility setup and the availability of the key to access the property. But I would argue that this was the responsibility of the property owner. Being a renter there is always that concern how the property management will treat their tenants. Since Genuine Property Management took over I cannot remember a time I was treated disrespectful. They fixed and were on top of every service call, and in a timely manner. This is a 5 star property management company. If your managed by them you know your in good hands. If your looking for a mgmt company (coming from a renter) I recommend this company. I don't usually do reviews but this was needed. Recently, I had an issue and those I spoke to helped me out and didn't avoid my concerns, they addressed them accordingly and professionally. I am so grateful for Tori Selk for taking the time to listen to me and sending me to the right person, but didn't stop there, she followed up on my issues until it was resolved. She went above and beyond what she needed to do, a perfect example of an employee with character and whose dedication is a reflection of the company she works for. You don't find that type of employee too often that treats renters with respect, that us renters appreciate. Unfortunately I finally had to let them go after trying very hard to continue using their services to manage a couple of apartments for me. They were very responsive to me when I had questions/issues, but they did not respond to my tenants in a timely manner, and much of the time they did not respond at all to them until I prompted them to answer my tenant. Poor communication. Sometimes rude to my tenant of 7 years . "Worthless" per a new tenant placed by them. High turnover so a lack of consistency between managers assigned to my property. I'm sure they'll have a "rebuttal" but in the end I could no longer continue to intervene between them and our renters. That's not the point of hiring a property management company. read more

Reached out to Genuine Property Management due to the excellent reviews on Google and Yelp. However my brief experience with them was subpar at best. My bf has a property in Fountain Valley that needs management so I reached out to several local property management companies and Marcel Ford responded on behalf of Genuine Property Management. When they talked about the pricing for the unit it was clear that there was no consideration of any other properties in the area (comps) and that his estimated rental valuation took no considerations outside of the square footage. When that was brought up to him he said that it is difficult to make an evaluation without seeing the property. Firstly, I'd like to highlight the fact that several other property management companies have not had any issue doing so without viewing the property, nor did they undervalue the property's rental potential. Despite this, he was told that he was welcomed to survey the property in person to give a better estimate. He declined and said he wouldn't go out to any property unless his company managed it. His exact words were: "once you decide on your property manager and if it is us, then I will be happy to view the property. Until then, may [sic] days are far to full to drive around the county. " I'm going to start by saying that it didn't realize the drive from Costa Mesa to Fountain Valley constitutes all over Orange County. But more importantly what a completely dismissive way to speak to a potential client. In other words what Marcel Ford said during that exchange is: I'm going to undervalue your property, show no interest in your business and if you're still stupid enough to decide on us then I'll take the time to give you the bare minimum. Lol no thanks man. Keep it. Time is precious, don't bother wasting yours contacting this company. read more
