Garret was incredibly helpful; he was very open about the different insurances available, and what parts of our policies to review before the upcoming increases to the CA Fair Plan. Your organization of this informal meeting with our neighbors allowed us to obtain an objective view on how to lower our insurance costs with minimal risk, as well as details on how to determine our specific coverage needs. Others in the group asked Garret insightful questions I hadn't even thought of before the meeting. A few that missed this gathering are hoping you will be able to to invite Garret again!     As a buyer, dealing with Zachary has been difficult, and that's being polite. I am writing this…read morereview so that others can avoid the experience we endured. Buying a new home (new to us anyway) is supposed to be a happy occasion, a memory you keep for the rest of your life. Thanks to Zach, our recent home buying experience was turned into a nightmare. At every turn Zach throws a tantrum if he doesn't get his way, his go to line is "take it or leave it, I have another buyer...". He has gone so far as to recommend a termite inspector to us, which we used. Then Zach didn't like the termite report Zach contracted a second termite inspector without telling us. I'm certain Zach's "independent" termite inspector was competent, but he of course didn't confirm any of the findings the initial inspector did, surprise! Zach went so far as to claim the initial inspection was fraudulent! Why then did Zach refer us to this termite inspector which he initially stated he had worked with in the past only to later claim the inspection was fraudulent? Here's where it gets good, items that were flagged by the first termite inspector in his report, items that Zach refused to acknowledge, were secretly repaired before we took possession. Nobody acknowledged the repairs were needed, but they were repaired without telling us. Why make repairs you alleged were fraudulent without telling the Buyer? Here's the bombshell, we hired a third termite inspector at our expense again, to put our minds at ease regarding the potential termite damage, jackpot! The third termite inspector arrived at the property and recalled having been to the property in 2021! He shared his initial findings from the 2021 inspection - there were termites on the premises, tenting was recommended but not performed. Eventually some local spraying was performed in 2021. None of this was disclosed to us! Zach and the Sellers were adamant that termites were not present on the premises, yet they failed to disclose prior termite issues or related repairs that were performed in 2021, and they didn't inform us of the repairs that were performed as a result of appearing in the initial termite report we received from our initial termite inspection. Third termite inspector confirmed the findings from the first termite inspector. I have to ask, which report was fraudulent? There's even more! Our insurance rep contacted Zach for some details on the house so we could move ahead with obtaining insurance and not hold up the loan. The timeline was a challenge, but we did everything possible to stay on track for Zach's required 21-day close. Zach flat out hung up on our insurance rep, the call was on speaker and there was a witness that can confirm Zach hung up on our insurance agent. Who does that? I could share more regarding how we were treated personally, but I think you get the picture. Suffice to say, there will be some calls and letters sent to various licensing boards and consumer watchdog groups in Sacramento.

    I contacted Gregg Phillipson for a showing of a home for sale. That went well, so I made an offer,…read morewhich was accepted. Then the fun part began: the home inspection. There were several findings and Gregg used his pool of professionals to come up with reasonable dollar amounts to request from the seller as compensation for needed repairs. With this thorough documentation in hand, the seller agreed to every penny. I then retained Gregg's services for the sale of my old home. With an acceptable offer quickly received, I swapped roles as my buyers submitted a dollar amount request for compensation based on the results of their inspection of my home. Skeptic that I am, I half expected Gregg to just say, "Remember how it went down when you bought? Just pay them what they're asking and be done with it." But no. As we talked, he keyed on my comment that I had employed the same roofing company throughout my years of ownership and he suggested that I have that roofer inspect my home and provide a repair estimate that might well be lower than what the buyers' inspector quoted. Sure enough, that turned out to be the case, allowing me to counter the buyers' request with supporting documentation in hand, saving me money when they agreed. I'm always a little leery when I hear boasts such as "#1 agent in East County," which is what Gregg's signs read. But you get something with Gregg that you don't get with the mega-agencies that advertise all over radio. When you call Gregg, you get Gregg. Evenings, weekends, whenever (though I never tried 3 a.m.). He's quick to respond, even if he doesn't have an answer right then & there. It will come soon. Yes, he has a team that works for him and I had interactions with all of them, but if I ever wanted to speak to the big guy, I could. And service continues even after he's been paid. For example, when Kamps Propane was gullibly convinced by the former owners (or their agent) to bill me for the gas remaining in their tanks at the time of the sale (even though our sales contract explicitly stated otherwise), I contacted Gregg. He wrote out and hand-delivered a check to me that same day to cover the charge, saying he'd work it out with the sellers and their agent later. When I had a question about the effects of the recently passed Prop 19 on my new property tax bill that Gregg couldn't answer, he arranged a free phone consultation for me with his CPA, who was able to explain the new law to me.
