If you are considering who to represent you and reading this review then you are doing your homework upfront, good for you! In the course of less than 6 months under Rick's lead we have bought an investment property, sold a condo and bought a house. We wanted to provide a testimonial that spells out our experience working with Rick that we hope you will find helpful in weighing your decision. First a bit on our background to provide context, we are small time real estate investors and we have had second-rate experiences with several real estate agents. Without going into too much detail some of our experiences ranged from missing out on submitting offers because the agent took a day to get back to us and we even had an open house event where the agent stood us up, never even showed up after trying to contact them. We met Rick at an open house event and given our history we were skeptical of all agents. We were looking for an investment (long term rental) property and I asked him given the recent rebound in the condo market here in SD what kind of strategy would he recommend to beat the multiple offers per property that has recently reappeared. He explained from the seller's perspective that their pecking order would most likely be based on the buyer's financial strength and probability of a successful close (factors such as cash buyers, closing times, types of loans, down payments, earnest money deposits, pre-approval vs. underwritten, etc.) After discussing these factors in more detail I felt confident in his knowledge. Rick offered to set us up on Sandicor (the live MLS) so we could pinpoint the types of properties we were looking to invest. We decided that given his knowledge if he had us set up on Sandicor before we made it home in 15 minutes then we'd give him a try. Sure enough he delivered so we decided to give him a shot and asked him to represent us. After a few months of checking out potential rental properties Rick and I went to check out a condo that came onto the market. Rick happened to notice another unit in the complex was being renovated so he went right over to speak with the construction workers to get information on the company doing the renovation. He immediately called the company and was able to find out how much they planned to list it once the flip was complete. This provided me with a future listing price point to consider along with the comps (awesome!). I employed Rick's strategy of presenting my strongest financial position and Rick worked with my mortgage broker based in another state which resulted in successfully purchasing the condo. Rick was very accommodating to me by allowing me to manage signing the required documents online via DocuSign which made it very efficient. The next step was to house hunt and then put our own condo onto the market. Our mortgage broker required that we had to sell the condo first to get financing for the upgrade to a house so we would be involved with two escrow companies and two closings simultaneously. During our house search we hit a few open houses and when the agents asked who was representing us nearly every agent knew Rick personally and spoke highly of him; this is very important to have a well networked agent working for us as it tends to calm the anxieties when both agents already know each other or have worked on prior transactions together. There was even one real estate broker who said he has been trying to convince Rick to come work for his company because he was "the most straight up honest person that he knows" and that was who he wanted on his team. Throughout the double closing Rick was available at all hours of the day. He is a hard worker and is very thorough; on his own accord he investigated an easement on the house we just purchased after confirming the property line. Rick gives you 100% of his time and knowledge to make sure you understand everything and you don't feel overwhelmed. In the end Rick successfully transacted the sale of our condo and new home.
