Here I am a few weeks later and I've already had to spend $5000 on attic work and aesbestos removal that HomeGuard didn't notice. There are rats in my attic and aesbestos, how do you miss that during a home inspection? I'm kicking myself for using this company. HomeGuard Husband & I had our 2nd home inspection with HG 9/20/21. Unfortunately, they did not follow the contract guidelines that limited the inspections to just sq footage of the home. The Inspector who showed up on the first inspection with his supervisor was obviously a trainee and he negatively reported on space that should not have been in the final report. Consequently, prospective buyers have the perception that the home is a money pit with endless repairs which is inaccurate & unwarranted. Our house is garnering the reputation among agents that their buyers should avoid our house and move on. Like any home from 1954, we are fully aware that there are issues that are present, and we are very mindful of that. Unfortunately as we are bringing this to the attention of Home guard and Real Estate Agents, there is no ability to retract the previous & inaccurate negative reports that live on, and have been distributed to agents across the country. We were equally concerned that no COVID-19 protocols were followed and the surly nature of the inspector made us reluctant to bring it to his attention for fear of retaliation. In the event that you choose to use Home Guard, we would recommend that you clarify the scope of the inspection, such that they do not inspect areas beyond the permitted sq footage, and confirm the qualifications and certifications of the inspector. If possible, accompany the Inspector throughout the inspection to point out items that they may not recognize, understand how to operate, - or anything that has been taken out of service, but negatively reported on. The lack of specific details in the report is very disturbing. For example if they find one or two problems with the roof rafters, they use language that leads you to believe that the entire rafter and roofing system is about to fall down upon you, and would require endless and expensive repairs! We have had 17 prospective buyers view our house and while they loved the property they couldn't get past the in accurate and negative inspection report. One last thing - like our credit reporting bureaus, where we are powerless to correct or get them to retract inaccurate and negative information, do not let these home inspectors intimidate you and leave you with the feeling that you don't get to participate participate in the process because you are the one that knows your home intimately. This inspector never asked any questions about how things operated and then would report that they were broken. For example, a light switch that you had to push in and not just toggle up and down... He never even asked us if that was the correct way to turn the lights on. This is very disturbing and upsetting. We would suggest that you request copies of the draft report so that you can review it for accuracy prior to publication and distribution. read more

If you are thinking of buying a home warranty service HomeGuard is the best choice. We had our heater go out right before Christmas. We called HomeGuard and they sent someone out right away. Unfortunately, that fix didnt last long. I had to call HomeGuard to come back out and this whole process has been hassle free. I want to give a huge shout out to Cerena for making the process very smooth. She was very helpful in getting the information I needed. Jason and Adrian arrived as scheduled and had a little bit of time there with my client before I arrived. I was pleasantly surprised by their professionalism with the client who made a special point to me after letting me know how much she appreciates the collective effort of what everyone is accomplishing for her. Not only did we get a thorough inspection report from a reputable company, but also a brief and confidence promoting presentation on the spot of the main things the inspectors found and a personal experience. If I could I would put 0 stars. We are still in the middle of this nightmare they call service. My husband and I received their inspections of our now-home and were very impressed with the inspection. Because of this, we decided to go with them to get the repairs done. That was the biggest mistake we made. The first huge complaint I have is that they were not transparent at all in regards to their pricing. It turns out there was more work that needed to be done, and we were fine with it but wanted to know the cost. It took both my husband and myself emailing and calling (even speaking with the manager) to get transparency about pricing. The second hugest complaint is their timeliness. They were supposed to be done Monday, September 26th. Unfortunately, because of the additional repairs, they needed to do more. That was understandable, and the person handling our account stated it would be done by this upcoming Thursday, October 4th. This was imperative because we are going on a very tight schedule. In the meantime, they have left a gaping hole in the middle of our bathroom, turned off the water, and have not sent anyone to finish the work. They did not work on it today, October 1st, because one man was sick. That is not acceptable. When my husband called the company, they were not aware that it had to be done on Thursday and stated that they will make sure to be done by October 11th. Which is absolutely not okay because we told them that was not possible. Their work is shoddy, and it should be an embarrassment to them that they left a gaping hole in the middle of their customer's house for more than a day. They are not transparent with their costs at all until you push them to pull out a calculator. It would have been better for us to have hired a contractor and Terminex to get this job done. This is an update. I have had issues with using HomeGuard. Their customer service in office is really good and I just hope their inspectors get enough training to embody the same customer service. Given my experience with the inspectors Were they had pretty good customer service as they were nice, but just not thorough or were refusing to inspect certain areas that were apart of the inspection. My issues were resolved. I am happy to know that they hold their inspectors to high standards & that's good to know! read more

Do not used these guys. I had roof inspection prior to HomeGuard inspection with less than 30days from previous buyer and it was fine. Now new buyer they had HomeGuard inspection and they now found some broken tile, found some chip and punters flashing. Very disappointed that someone would purposely do this just because no one home. 5 broken tile and metal flashing doesn't cost 2,000.00 to repair. read more

I strongly urge you against using this company. My wife and I have just spoken to Curtis Preese at some length. 1. All he did was quote legalities. There was no expression of concern about our dissatisfaction. 2. We understand this is is technically not a termite-only report but is widely regarded as such. 3. Many other issues were discussed that are not mentioned in their on-line response, like the ethics of attaching bids to inspections, the lack of impartiality of the reports, and the sloppiness of the inspections. read more

Our experience with HomeGuard was a complete disaster. The person doing the inspection was more like a contractor in the guise of an inspector, making tremendous efforts to note all kinds of make-work issues, for the purpose of getting payment for doing the corrective work. In fact, he showed up a few days later, with this "team" in tow, to work on the house, without any arrangements having been made for this. It was like, "OK: We're here now to collect the thousands of dollars that we wrote you up for, so get out of our way." We were flabbergasted. As a "bonus," the "inspector" did a good deal of damage to the home in the process of his "inspection," tearing out pieces of the siding, in his search for dry rot. We suggest that buyers, sellers and their agents think very carefully about getting this company involved in their transaction. These scoundrels can ruin the deal, as they came very close to doing for us. Thankfully, in our case, they failed but others might not be as fortunate. read more

I had a great experience with Homeguard. We went with them to replace a deteriorated basement door after they did the inspection report on the house we moved into. Their handyman came over with the new door when it arrived, showed up right on time, wore a mask all day (even when we weren't near him), and did great work. He replaced the whole door jamb and made the door fit perfectly after the original frame was in bad shape. He also had to run to the hardware store for a tool during the job, and thoughtfully moved all of his tools so we could easily get our car out of our driveway. read more

He emailed me back with careless email (pic ATTACHED)saying his job done base on the condition of the house with half of the house didn't inspect. if the house is inaccessible, should I be charged for the full price? When they didn't inspect craw space I asked them to refund because the most important half of the house is not inspected. And VP Curtis Reese asked us why he want to do that? What a stupid attitude to customer?!Roof report is useless, told us to find a roofer to check. Curtis Reese did NOT offer us second craw space inspection. My Agent schedule via Emily James who sent out our report. VP CURTIS REESE replied us two horrible and careless email. That's the only communication he has with us! I can tell by looking at it! not helping anything. 3) on both home and termite inspection, no crow space evaluation. report says they cannot get under because the craw space opening is two small.  We paid full price for all the inspections, but on the reports we did not the craw spaces checked. We did not get electric panel ,electric wire, and garage door checked. And we do not know if there is termite under craw space, we do not know if we have fungus under the craw space wood. The report's picture only show very obvious damages, any one look at the house would know that it damaged. what do we pay $980 for! Inspection are only done on some obvious damages that everyone can tell, all those important places are not checked.  I do not want to have inspector back! I think it is fair Home Guard refund us because all those important areas are not check. We are not paying for and obvious damaged picture.  And by the way, no customer expect to see inspection reports tell us to go find a roofer to exam roof and go get electrician to exam electric panel to evaluate again. What's the point of getting home inspection from Home Guard? Why do not we go find yourself a roofer, electrician,  and termite instead of going with Home Guard.  So that's the reasons why we are not happy. before we posted on yelp I want to see if this problem can be solved. Again we do not want inspector to go back, we want refund, AND I think we should get money back, because all those important area are not evaluated. I needed urgent inspections for home purchase and the earliest appointment I could get was 10 days away since all the inspectors are super busy right now. I sent them an email last night to help me find inspectors sooner. To my surprise, I got out of the office hours email response at 6 AM from Kristi McPartland with a great update that she was able to help find me an appointment for today. I was super impressed with the prompt service. Their inspectors are also very helpful as they walk buyers through the home and explain findings in detail. My real estate agent suggested we use their repair service for 2 items found on the inspection report when we were selling our house. A loose toilet and gutter caulking. They showed up with no idea where to caulk the gutters, wasted time reinspecting the gutters that HomeGuard had already inspected a week earlier. The toilet was a mystery to them, they claim to have never worked on such a modern toilet. They spent 15 mins finally caulking one seam on one gutter downspout and sent us a bill for $670!!!! I disputed the charges and the 2 hours they claimed to have spent here.( I was home when they came so I know first hand how long they were here) After 3 phone calls with various people in accounting and repairs they agreed to discount the invoice to $225. This company has no integrity, does poor work, lacks expertise to conduct the simplest of repairs and will overcharge you by claiming they spent more time than they actually spent. I would caution any home owner, buyer or real estate agent to not do business with them. There are much better options available. read more

I'm a Realtor, I use various Inspection companies all the time. I like that HomeGuard makes it easy to have all your inspections done with one company. That being said, I am extremely disappointed and irritated that the home inspector (Emery Shandil) communicated results that contradicted his report. Further he skipped over the entire electrical system incorrectly stating that the electrical panel was locked. In his report he showed a picture of the electrical panel from the street to the house. (Which would've simply been unlocked had he mentioned it was locked!) The homes actual electrical panel that he was paid to inspect, was unlocked and located in the garage in an easily accessible spot. Further, he verbally said there was some old rodent feces in the dirt under the house, but didn't see any current activity, and mentioned there was nothing in the traps. His written report alluded to a rodent infestation (which doesn't exist) and added...."there are probably rats in areas that I didn't inspect." WTF! Completely irresponsible and unethical. Now I have to have someone come out and reinspect the house. Thanks for wasting my time and with your negligence costing myself and my client money! Not happy at all! read more

Edited 1/5/20 Note: this review is mainly based off of the repair team. My review is based off of termite inspection and repair work. Inspection: The inspector showed up on time and was knowledgeable, quick, and detailed. He answered all my questions and showed me examples of what he was looking at. He quickly provided a detailed report shortly after he left. Repairs: This was one of the most stressful experiences we've had. We agreed to proceed with a set list of items that were recommended through the inspection report. This included chemical injection, cutting and repairing beams, patching back the roof, caulking the spout in the bathroom. I called and made an appointment for a Monday and Friday (if the work was not complete). A crew of two guys showed up slightly late but began to work on the repairs. Before starting, one of the crew members asked if he could come the day after (Tuesday) if the work was not complete because it would be convenient for them. He was extremely rude and pushy. My husband declined stating that we'd not be available to be there. The crew left for lunch without letting us know, which was fine, but never came back after lunch. I called the main office for 2 hours to see what was going on. The initial response was that the crew was away for lunch and would be back 30 minutes after. After an hour, no one contacted us to let us know what's going on. I continued to call to see what was going on to find that their car broken down. I was extremely disappointed that no one communicated any of that information with us and that we had to put in effort to find out what was going on. I then called the office to confirm that the crew would not show up Tuesday and would show up on Friday as scheduled. The office confirmed. Even with this information, I didn't feel comforted that this was actually the case. With this being said, We scheduled around our work to stay home on Tuesday in case the crew showed up, which they did (Even through we specifically told them not to, and had Friday scheduled). The same crew "finished" their work on Tuesday and said their office would send us a completion email and bill. When we looked at their "finished" work, it was clear that the roof was not patched back and they didn't even come in the house to work on the caulking work. I received an email on Wednesday stating that the work was complete and that they were ready to send the bill. I called them to let them know the caulk work wasn't complete and the roof was not repaired. They then let me know that they would send out a roofing crew on Friday during our original appointment time and could cancel the caulk work. We waited all day Friday for the crew to show up and called the office. I was then notified that the roofing crew would be at the house between 9AM- 5PM. This was such a huge range...... I was very confused considering that we had a 9:30AM appointment. The crew ended up showing up at 4:30 and finished the work in 30 minutes. After their customer representative reviewed the yelp comments regarding the problems faced with the communication between the field and office staff, they reached out to me in order to understand fully the details regarding my specific case. They have now taken my comments and are working on building a team within their repair department that addresses crew/office communications, specifically, to prevent this from happening again. I feel more reassured that future customers will not have to deal with similar issues. read more
